  • "Very clean and tidy."

Recently decorated and fresh Central heating was top notch. Instant hot water at all the hot taps. plenty water pressure. two lovely showers in this house. The Wood burner in the lounge was brilliant for heating this pretty big room. Off the street parking worked very well. Very comfortable beds. A couple of minor details (not worth mentioning in this review) were sorted out the very next day, by a friendly host. The upstairs Velox windows gave wonderful views of the stars on those crispy dark clear sky nights. The only small downside was that there is no dishwasher!!!

  • "Overall our stay at Newlands was great."

The location of this cottage is great and we found plenty to do around us. Newlands accommodated 7 of us and our 2 dogs. Our beds were extremely comfortable and it was lovely waking up with a view. We weren’t however informed that the cottage was in front of a working farm, this was not stated in the listing. Due to the farm being directly behind the cottage the upstairs bedrooms and bathroom also looked directly on to it. The upstairs bathroom window was not frosted so was easy for people to see in. There was a blind but frosted glass would be preferred. Overall we would love to stay here again in the future

  • "This is a Well equipped property in beautiful surroundings with good quality bedding unfortunately the double bed remains extremely noisy everytime you move, waking you ( we mentioned this last October when we stayed)."

The cleanliness of the pots and pans was disappointing we had to wash everything before we used them, but the kitchen was had a good selection to use. There was a bulb out in the kitchen area making this area dark. All in all a great rental property in a gorgeous location. We will definitely be back for another stay

  • "The decor and facilities in the cottage are now very tired."

This is typified by significant mould around both shower enclosures. (which is actually visible in the cottage publicity photos). The crockery and glass has numerous pieces which are chipped and therefore unsanitary. The cleanliness of the cooker and glass doors look as though the cleaning has been rushed, for example an unwashed pan. There is a poor overall smell in the cottage, probably old cooking smells, necessitating the purchase of fragrance candles. The positioning of the cottage although very close to the village is let down by needing to walk along a non side pathed grass verge. This means any visit to the excellent hotel has a less than pleasant walk back All in all not the best of places to stay.

  • "Newlands is a great property for exploring Speyside with some great walks/cycles in the area, particularly the Speyside Way."

The house was very clean and in a great location - beautiful view of Ben Rinnes from the kitchen. The nearby self-service farm shop is worth a look (great sausages) and it would be rude not to have a dram or two when you’re in this part of Scotland (the Mash Tun in Aberlour does great whisky and food). We were a party of 5 (with Hamish, the border terrier too) and would recommend the house and the area.

Jobs needing attention Upstairs: shower doesn't drain well, toilet seat moves alot, double bed very noisy everytime you move Downstairs: Toilet flush doesn't always work and Radiator in lounge was turned off which made bedroom radiators not work upstairs when turned back on upstairs radiators worked Owner of the property is very helpful and responsive to emails and help with firewood, key collection and general information. Lots of warm bedding and towels provided Highly recommended prperty Beautiful part of the country to visit

  • "A very comfortable cottage which was neat and tidy on arrival."

A log fire helps to keep it cosy on a cold night. Very well positioned for visiting distilleries. Archiestown is a quaint village but regrettably has no restaurants for eating out. The Archiestown hotel which, if Googled, shows a nice restaurant but the hotel has been closed for some time. Aberlour nearby has many facilities but it does mean driving there.

  • "We had a good week at Newlands."

It is a cosy cottage with plenty of space for a family (only 5 of us but our kids prefer to have their own rooms - hence the need for somewhere with 4 bedrooms!). It could perhaps do with a bit of TLC - some shoogly fittings etc. But it is in a lovely location with nice views to the hills and the enclosed garden is great for the dog. We found some good walks in the area.

Great view from the kitchen and living room. Could do with some clear instructions on using the television. We would of loved some information of the history of the house.

Big kitchen diner with everything you need. Unfortunately the only Hotel within walking distance for a drink or food was closed for refurb at the time we were there, end of July. The map location on Sykes app actually sends you up the wrong dirt track road. But it is close by.

  • "Not deep cleaned to a suitable standard."

Both outside and inside required money spent and attention to detail on level of cleanliness and tidiness. I felt the property had been charged out at the highest price with as little spent on it as possible. The list was long but to find cobwebs and dead flies behind the curtains , poor cleanliness in the bathrooms and dust around the skirtings and window sills was something no one should have missed. As a family we choose many cottage holidays often several a year and Sykes is one of our go to companies. I am not in the habit of giving poor feedback but I felt this property was letting the normal high standards down. Maybe some form of inspection is over due.

  • "We've stayed in a lot of self catering holiday cottages in Scotland and this was well below the standard we are used to."

There was a leftover dog toy which obviously belonged to a previous visitor under one of the chairs which doesn't give you much confidence the place has been cleaned thoroughly. The beds (and a lot of the other furniture) were old and worn and not that comfortable. Bedding and linen was fine but the beds need replacing. The bathrooms were also in need of an update, very basic and a bit shabby looking. There is a lovely big garden but the only outdoor seating was an old bench and table, it would be nice to have some proper outdoor seating so you can make the most of the garden/eat outside of the weather is nice. The cottage was well equipped with all the basics and location was great but some investment is needed to upgrade the furniture/bathrooms to make this a more enjoyable holiday cottage.

  • "A comfortable, warm house."

Decor was a bit dated but fitted the farmhouse feel of the property. There is a lovely big garden in the property with Apple trees. Garden is not totally enclosed. Property is a short walk from the village but on a busy road. Village is very quiet but there are some nice walks not far from the house. We had a nice stay in the property.

  • "Newlands was the perfect getaway for New Year."

The house was clean, cosy and comfortable with a very well equipped kitchen for cooking. Central heating was super efficient and log fire added to the winter warmth. The 5 ring stove and double oven were a treat. Views over Ben Rinnes were stunning. Sunrise and sunset were especially amazing. We loved standing outside at night time and admiring all the stars. Lovely walk down a forest track to Aberlour for a pint in the Mash Tun, then along the Spey to Craigellachie for lunch at the Copper Dog and a wee Dram in the Highlander. Pippa was very helpful. Great walks in the woods behind Archiestown too. Loved it. Hope to be back soon.

  • "We were very uncomfortable on the beds, the mattresses were too hard and the springs in them lumpy."

As I have arthritis the pain was worse after trying to sleep on the beds. I had to put am duvet on top of the matress to enable me to sleep at all, my daughter suffered back pain and this worried me as she is only young. We left early on the Wednesday instead of Saturday due to this and the weather drawing in. There were too few logs left for the log burner and we had to purchase our own which were hard to find, and when we did they were expensive. We needed the burner as it got quite cool in the evenings. We had not expected this additional expense so we left early.

Good location as can do inland and coastal walks - Morayshire coast was spectacular . Note - no dishwasher - may be an issue for a large party. Initial issues with level of cleaning on arrival - owner apologised and plans to address with cleaning staff, so hopefully will no longer be an issue. Despite above we would return to this property and we had an excellent holiday here.

About the location

ARCHIESTOWN

Elgin 17 miles; Grantown-on-Spey 24 miles.

Archiestown is a pretty and tranquil village located in beautiful Morayshire to the north of the River Spey and is one of the highest villages in Moray. In the centre of the village is a pretty tree-lined square, which is a designated conservation area, and the Archiestown Hotel occupies a corner location on the square. Archiestown is a very well kept and friendly village that has won the Moray ‘village in bloom’ competition on many occasions. The village is home to a shop, Post Office and local craft outlets, while the village’s hotel houses a cosy pub and popular restaurant. Archiestown is situated on the Malt Whisky Trail, with the famous Macallan Distillery to the east and the Cardhu Distillery to the west. Being in the heart of Speyside, Archiestown is an excellent location for touring this general area, including the nearby villages and towns.
