    Property is beautiful, really cosy, and for 1 adult and a small dog ample in size Kitchen is fully equipped including an air fryer, and with underfloor heating in the dressing area, and a wood burning stove, toasty warm Owner really nice and got a broadband glitch fixed asap with great communication, and also recommended some places for us to go You have to be, or quickly become confident with country roads in this area because it is gloriously remote, but busier places are quickly accessible Loved it, wouldn't hesitate to recommend it to anyone

  • "Had a lovely relaxing break in this beautiful bespoke cottage."

    Couldn't get the heating to work and the George Inn wasn't open on Monday evening as your guide book suggested. Very minor points but overall our stay was everything we wanted!

  • "Paid for 1 week."

    Arrived Friday evening after struggling to find cottage, left 9 o'clock next morning. Only stayed the night because of 360 mile drive home. Advert stated END OF LANE ON LEFT. The "Lane" was actually a converted farm yard. Our cottage was a badly converted Pigsty/cattle shed. The interior was in desperate need of renovation. All furniture looked as if it had come from a reclamation center. "Four poster bed " was a joke. The mattress was lumpy and obviously very old. The so called shower was disgusting as was the floor. Wood panel beside sink coming off. Stayed just one night. Very expensive lesson learnt.

  • "Delightful little cottage all as per the description."

    It was great to be able to give the dog a short spin around the orchard when needed. For me, the only negative was the noise of the air-conditioning/dehumidifier unit. I would like to have been able to turn it off at night but if you are someone who’s used to AC, you wouldn’t even notice. Although there were people in the other cottages, one really was not aware of them. I will definitely go back there if I’m in that part of Devon again.

  • "Excellent and relaxing place to unwind."

    Unique and pleasing venue. Needs garden furniture updating but owner was honest about that and it didn’t effect our stay in anyway. Will rebook another time.

  • "The outside furniture needs replacing as it is very uncomfortable."

    The chippings outside the property were very unpleasant for my dog to walk on. There was some food and sauces left in the fridge , maybe it was thought of as being helpful but personally, I wouldn’t anything left by others . We had to contact the owner about the loss of WI-FI and he was very helpful .

  • "Lovely cosy charming quirky cottage in a convenient location for exploring the South Hams."

    Small but well equipped kitchen, toasty warm (we didn’t need the wood burner and we were there over Xmas) no TV reception but plenty of DVD’s and we took some of our own. Communication with the owner was really good and he provided very useful information. Fabulous pub in the nearby village (The George) Thoroughly enjoyed our Xmas stay

  • "We arrived on a dark very wet evening."

    It was impossible to find this place. We eventually had to call at a house to ask for help. He agreed it was not very easy to find. Put up some directions. The cottage was freezing cold. Had a radiator in lounge area, which we later discovered, was not operable due to no gas in the property!!!. We sat with blankets around us until we got the fire going. The TV did not work for the whole of our visit. Misadvertising. Loads of DVD’s which proved TV did not work. Now the bed. We are both in our 70’s. The person next to the wall had to get the other person to move every time they get up. The only place that was warm all the time was the toilet area. Not much good. We would never visit this property again. It needs a lot of jobs doing to it. Ps no freezer compartment in the fridge. Couldn’t get the cooker top ever to work.

  • "Whilst this is a lovely little cottage in the middle of nowhere, yet easy driving distance of may attractions I felt it was more suited to guests younger than myself."

    Its a beautiful place, in a lovely setting , well equipped & had helpful neighbours. Unfortunately, as the evenings were chilly, I found the radiator in the main room did not work &, as I didn't want to try & light the log burner, I used a blanket to keep me warm on the sofa. My other complaint is the Tv has no reception so had to try & watch programs later on catch up! Finally as its been so wet the front hedge is overgrown so I had to clip back a briar get past unscathed.

  • "Beautiful place to stay."

    Very safe for our dog as an enclosed orchard for her to run around. Typical country lanes all around , narrow and care needed to drive through, as a result very quiet place to relax and unwind.

  • "The cottage is placed in a lovely location."

    Very clear instructions about everything you need to know. Loved the ideas given by the owner about places where teens can enjoy a good meal and have some fun. Me and my son we enjoyed the barbeque in the orchard. There was a strong damp smell when we entered. Could use a pen to write in the guests book :)

  • "A quirky unusual cottage, very clean, excellent shower, but we found a few difficulties with the television and Induction Hob, so managed by using oven."

    (which was no problem). It would be very useful to have full instructions on the induction hob, (not having used one), and also on how to reset the television when signal is lost. aapart from these 2 niggles our stay was very enjoyable. Barry & Rod.

  • "Lovely cottage superb setting with friendly neighbours south hams really lovely area details from owner to get to cottage spot on."

    Felt cottage could do with little bit more cleaning attention ie-went to use oven but decided against as not been cleaned glasses needed washing before use .also in winter months feel that we needed full tv stations. We felt poor ventilation caused condensation but on the whole enjoyed very close to family and would use again but only in warmer months

  • "Quirky cosy comfortable cottage in a very peaceful rural hamlet setting, with lots of narrow lanes to navigate to get too."

    Amazed by the ceiling friesche beautiful detail, cottage all on one level which was easier for our older dog. We made full use of the log burner on the coldest November nights. Only a few small negative points maybe a welcome pack would have been a nice touch, and we had to wash the cutlery draw as was dirty with long grey hairs in there. Was very central to all South Devon has to offer Totnes, Dartmouth and salcombe and some lovely beaches. Recommend the Old Inn halwell lovely evening meal and The Sportsman's Arms Blackawton for a fabulous Sunday carvery. Just two suggestions maybe an iron and ironing board would be handy, and for privacy a side curtain or net for the small side window by sofa. Enjoyed our time thoroughly thank you.

  • "The owner's direct contact with us was potentially helpful, but in fact the keys were not where they were said to be by him but were in the key safe as expected."

    The name sign for the property is barely legible and should be renewed as a matter of urgency. The owners directions to the property were misleading, although we recognize that navigating Devon lanes is a nightmare. For the information of future visitors to the property can we respectfully suggest the following: the easiest route to Toad Hall in the final stages is to proceed from Totnes via Harbertonford until the BP filling station is reached on the junction with the Dartmouth road on the left. Proceed past the turn to Dartmouth for a few hundred metres and look out for the LEFT turn to SLAPTON. Take this LEFT turn and proceed until there is a RIGHT turn marked with a white finger post. Take the LEFT turn immediately beyond this RIGHT turn. This lane goes directly to the final destination. Toad Hall is on the left behind the first group of houses that will appear. Turn in left at the sign "Middle Hutcherleigh" between the buildings and make an immediate - and very tight - right turn that will take you past Toad Hall, which is a single storey building on the left, hopefully with a renewed name sign. Further ahead down the slope and round a left curve in the track is the parking area. We think that a teapot should be provided. The food bin was in a disgusting state and wasn't where it was supposed to be.

  • "We found the property to be as advertised; pleasant communal gardens and very quiet."

    However, there was a problem with the electrics during our stay; the lighting fuse kept blowing. The owner was contacted and he arranged for an electrician to call. The other comment would be that if I had intended cooking for the whole week there were insufficient dishes to cook in/with. A Pyrex bowl was the only microwaveable item, could do with oven to table cookware.

    More Pyrex now in situ. Thanks for flagging the need for more oven to tableware. Really sorry about the lighting glitch. The cause was promptly identified and dealt with. We've immediately replaced and upgraded all of the lights. Additional exterior PIR sensor lighting to be installed within the next week. Property Owner

  • "I had a wonderful break."

    If you're looking for peace and quiet this is the place. Few miles drive and you're by the beach or town. There are plenty of walks near by, so if you don't want the hassle you don't need to go out. Having said that it's in the middle of the country side so go prepared for no close facilities.

  • "Cottage was very cold and damp we arrived on the 6/12/21 at 15."

    15 and left that night as we could not stay as it was damp tried to air it out with log burner but no good,I did contact you to let you know but I have had no reply,paid for cottage that we did not use,very unsatisfied.

    Always unfortunate when visitors have an unsatisfactory stay. I'm sorry it felt damp. Two weeks previously, another visitor provided 100% feedback, so this stuff can be subjective, literally depending on the weather ! The following week we installed Underfloor Heating in the bathroom / luggage room area which was a long planned upgrade. As with many Devon cottages, built before Damp Proof Courses were introduced, the honest truth is that they do get damp in the winter months to some extent. This is the trade off for not staying at a Travelodge / Premier Inn. You get character by the bucket load and a log burner, but , yes, in the winter, its a bit damp sometimes. We have humidity sensitive ventilators that circulate the air, venting and drying the space, running at 10 decibels. They are barely audible and highly effective. Property Owner

  • "A lovely quirky little cottage in a very peaceful setting, which we found cosy and comfortable."

    Also great for our dog to run around the orchard. Well located to visit Dartmouth as well as various local beaches and hostelries once we got used to the narrow country lanes. The owner provided comprehensive directions etc. before our visit, and was very helpful during our stay. We found the neighbours very friendly and helpful as well We certainly want to stay there again next time we holiday in South Devon.

  • "Lovely size property for myself and my two small dogs."

    Lovely little hamlet, and pretty countryside, however not great for dog walking due to typical no footpath Devon roads. Did find 2 public footpaths which were fine in dry weather, probably not in wet. The cottage itself is comfortable, especially the bed. The up and coming underfloor heating in the bathroom will be much appreciated. Good value for money, everything you need. A lovely stay thank you.

    Quirky ceiling painting together with a four post bed made for a romantic break to celebrate our Ruby Anniversary. The cottage is located conveniently for a number of seaside resorts as well as Dartmouth. The peace and quiet as your in the middle of the country is second to none.

  • "Fabulous week at the cottage."

    Only 1 minor point regarding log fire. We had to move the furniture, wooden tv stand/cabinet which was to the right of the burner as it got very hot. It was impossible to touch the side of tv cabinet as too hot to the touch...and could possibly damage the tv in the long term. Otherwise the location was fabulous and we were blessed with excellent weather. After a day out it was a really peaceful and romantic cottage to relax in. Thank you Mr Kemp.

  • "It proved to be a good base for visits in the area, with a lot of attractions within easy reach."

    The directions to he cottage are very good, you soon learn to adapt to the narrow lanes. The garage being a location point was good also coming from the other direction on the main road the communication masts and agricultural supplier just before the cross roads. The food in all of the pubs/restaurants we tried was excellent and reasonably priced and good portions with a lot of choice. I would recommend the Old Inn at Halwell, close to the cottage, we needed to book at most. Salcombe has parking issues, the small park and ride was not working during our attempted visit. It may be better to use the local bus service for a visit.
