    We had a very relaxing stay. The house is very well equipped with 6 comfortable and spacious bedrooms and plenty of space. Dartmouth is an easy walk and the coast path is on the doorstep.

  • "We stayed at Woodlands as an extended family of 10 adults, a child and a toddler."

    Woodlands house gave us the space to spend a wonderful week together, but was also big enough to allow people to grab a quiet 10 minutes when needed. The multiple bathrooms/en suites were fabulous and we all enjoyed nice relaxing baths after days at the beach. The house itself is very impressive, decorated to a high standard with all the pots, pans and crockery needed for a big family - we cooked and ate in most nights and found everything we needed. Small maintenance issues such as the door knobs falling off, we also couldn't find the key for the connecting bedroom door lock. This didn't affect us too much but does need attention. The location of Woodlands is brilliant, the garden, patio and multiple windows offer beautiful views, many of the nearby cove. It was a gentle 15 min walk into town, which we all managed easily enough. The drive is steep as described. We hardly used our cars as there is so much to do in Dartmouth, we also took some boat and steam train trips. Blackpool Sands beach was a 5 min drive and we enjoyed a couple of days there doing watersports. In summary, a beautiful home that is big enough to accommodate a large family, great location and beautifully presented.

  • "This is our second stay at this beautiful blue house."

    We are a large family and there are enough rooms and bathrooms to host three generations. The gardens and views and absolutely stunning and it is wonderful sitting on the terrace or having a family meal in the dinning room. The location is also perfect walking distance to Dartmouth and the amazing castle and beaches. Perfect family bolt hold we love the place.

  • "A wonderful week at Woodlands celebrating my 70th birthday with the family - 12 adults and 2 dogs."

    The house was comfortable, clean and very well appointed, with space for us all in lovely rooms, with excellent bathroom facilities. The garden was magnificent and well tended, and there were glorious views from the terrace, where we spent our evenings, sipping aperitifs or bbq-ing. We also used the services of Cellar Door, a local catering company, for our celebration dinner, which was great. The property is within easy walking distance of the town and all its many amenities and activities on the river, and also very well located for walking the South West coastal footpath and visiting the local area. All in all a fabulous place to stay.

  • "I was very nervous about booking this property as it clearly stated that it’s not suitable for those who are mobility impaired."

    5/7 of us fell into that category. Fortunately, it’s possible to drive up and unload directly outside the house which was a game changer. The most able of us enjoyed the top two bedrooms. The others were able to manage the stairs to the other 4 rooms. Each of which has a view to the river. Everyone was able to get to the veranda even though most are in their mid 80’s. The house is gorgeous, and even the piano is in tune. It’s extremely well equipped, although the Aga was a bit of a challenge as there are no temperature dials on the oven. Still, magnificent meals were prepared, and I enjoyed ringing the dinner bell. Alas, there is a road collapse, so vehicle access to town is via the long way. We coped, and it’s not a bad walk for people into their 60’s. For the more elderly, we drove them down to the road closed sign. My cousin did have slight difficulty driving his people mover up the steep driveway when it was wet. However, I had no problem in my mid sized, but powerful car. Grocery shopping is very handy. Lovely walk to the castle. During dinner one evening, we enjoyed watching deer bound up the opposite hill. The garden is gorgeous. Everything is well maintained. It was a real treat to stay in such a historic home, that has been clearly loved for almost 225 years.

  • "Absolutely beautiful house and location!"

    We holidayed with our family and there were 12 of us two dogs and plenty of room. The house felt like home and was well equipped with everything we could possibly need and more. Lovely gardens with a waterfall running through. Brownies in the kitchen on arrival was a nice touch after a long journey. Fabulous views from all the windows. Will definitely try to book again!

The house is beautifully decorated and the sense that it is still a family home and not a holiday house is a real bonus. The weather was dreadful so we didn't really make use of the outside but the gardens look nice.

  • "We were a group of ladies getting together to celebrate our 60 th birthday."

    We spent a week at Woodlands and had the most fabulous time. The house is really spacious, well - equipped and comfortable. We were so lucky with the weather so we could also appreciate the stunning garden. Great location to walk into Dartmouth and along the coastal path to some lovely coves. We went swimming out of Sugary Cove. Apparently there was an issue with the shower in the main bathroom and a plumber came out but I'm not sure we'd have noticed any issue. Bedrooms were all comfortable and spacious with enough bathrooms that no one had to share. I would highly recommend for a larger group but the warning about the steep driveway is not too be ignored.

  • "We all enjoyed our stay at Woodlands."

    The beds were so clean and the kitchen so well equipped, a big tick for our family of 11. The children enjoyed having their own play room and the adults enjoyed the homely atmosphere created by the personal pictures and belongings. I didn’t want to go home!! We would love to rent the property again, but I think the price rise in summer will prevent this. However we had a super stay and loved Dartmouth so thank you. No complaints here.

    This is the most beautiful house we have ever stayed in and it has everything you could possibly need or want. We immediately felt at home here. The gardens are amazing and are lovingly tended by the gardeners who visited a couple of times while we were there to do the watering etc. I cannot say enough about this house and we were all so sad to leave.   • "A wonderful cottage which was very well equipped."

    All rooms were very comfortable. Unfortunately, nobodies fault, but one of my ladies had mobile issues and the very steep hill to access property was a problem for her, so please note the description which mentioned a steep hill. Thank you for the welcoming gifts. Very much appreciated. I will definitely book this again, in fact family are looking at suitable dates. Dartmouth is lovely with great shops and eating establishments, not that we ate out in evenings. The kitchen was well equipped and there was plenty of cutlery and crockery., so ate in every night.. All close to where ferries depart.

    Very well equipped. The downstairs toilet is raised up a couple of steps (a real throne!) and felt very unsafe when using it as could do with a couple of grab rails. Overall a lovely break.

  • "We were. Family of 7 adults and 4 children staying for a long weekend."

    From the moment we opened the front door, it was like being in the house of your dreams. There were homemade chocolate brownies, milk and wine provided. Beautiful daffodils in a vase and the heating was on making it gorgeous and warm. Every little thing you could possibly need was provided - coffee/tea, coffee pods, washing up liquid to dishwasher tablets. The kitchen is fantastically well equipped and a lovely big dining room. Then....the wow factor....the bedrooms. Amazing! The games room was just right and the air hockey had plenty of use with lots of competitions had. There was wood provided for the log burning fires, and was in plentiful supply. We were able to walk into Dartmouth a couple of times and had a lovely boat trip on the Sandpiper boat, to Dittisham and back and the captain of the boat was very informative and interesting. The only problem was that we just didn’t have enough time there and could easily have enjoyed another few days! Thank you to the owners and caretaker for making my 60th birthday family weekend so perfect and memorable.

  • "Our party had a wonderful Christmas at Woodlands."

    The house was beautifully presented and we were amazed at how well it was equipped. It has everything you need in the kitchen and more. The Lounge’s and Dining Room were spacious and with plenty of seating areas. The bedrooms and bathrooms were very roomy and had everything you needed. The added benefit of the breakout room on the 2nd floor would be a boon for families with teenagers. We are all in agreement that we would definitely visit Woodlands again Thank you to the local team for preparing the house so well and for the clear directions given. A truly great holiday. Jenny

  • "Everything was lovely."

    If we had to give a negative it was the fact that we had to go outside with the dog, when she wanted to "go out" and it was very steep down to the lawn area, and the track up to the house from the road was also very steep and not gated at all, so not secure for a wanderer. The house is very comfortable, and very clean, with everything you need. Plenty of books! Kitchen was well equipped. Really good.

  • "Very nice property with plenty of indoor space for a large group."

    The level grassed area at the bottom of the steep slope is a pleasant outdoor space to sit when the weather is good. The planting of the steep slope makes for a pleasant backdrop when sitting outside. Dartmouth town is a 20 minute walk from the house and provides plenty of options for eating and drinking. Pleasant coastal walks can be accessed from the house. The ration of one loo roll per toilet for a week is mean, especially considering the cost of the property. Sykes Cottages did not respond to all the questions I submitted via their portal, but answers were eventually obtained from the on site property manager.

  • "Woodlands was a fantastic holiday house for a large group with easy walking distance to Dartmouth."

    We stayed at Christmas and had a very special time with 10 of us aged 87 to 12. It was brilliantly equipped ( kitchen had everything you would needs and lots of supplies of plates, bowls, glasses etc..) , extremely clean and the beds were very comfortable. Lots of space for children and adults and the games room was a real plus for the teenagers. Elaine was also brilliant at communicating with us prior to our stay and responding to a couple of a queries we had. Two points to feedback are that there were a number of lightbulbs in the bathrooms that didn't work and the central heating temperature and times could not be controlled by the guests- this meant the house was often cold. We recognise it was an old property, which we loved in terms of character, but think the heating control should be accessible by the guests. We would highly recommend Woodlands for a large group or family stay in Devon.

  • "Woodlands is a huge and beautiful period property, and a lovely house and location for a family or group gathering."

    The facilities are excellent with a very well equipped, if quite small for the size of the property (period again), kitchen. There are three comfortable, communal seating and dining areas, all of the many bedrooms and bathrooms/ensuites are large, comfortable, modern and well appointed, and the "chill" room was great for the kids. Immediately outdoors there's a roughly East facing (so morning sun only) colonial style covered veranda and a patio with a vast table & chairs and 2 BBQs, all with superb views over the surrounding countryside and down to Warfleet Creek. There are also extensive and well-maintained gardens, though with steep steps/paths down to access most of them. Also at the bottom of the garden is a newly laid large, flat-ish area of lawn, which couldn't be accessed at the time of our stay but would be good for kids when established. The house is a 15ish minute walk from the centre of delightful Dartmouth, although it's along a tight and rolling (if reasonably quiet) road with no footpath for the 200m closest to the house. It's a very picturesque and quiet 10 minute walk round to the castle & beaches and straight on to the stunning SW Coast Path. As mentioned in other reviews, there is a steep, tight drive up to the house, which might be a test for some drivers and/or the less mobile. We rarely saw the owners who live in an adjoining cottage, though they were very pleasant when we did, and assuming you're not planning a rave I wouldn't let this put you off in any way. In summary, it's hard to fault Woodlands and we thoroughly enjoyed our week living as Lords of the Manor!

  • "Overall Woodland is a great large family (group of friends) holiday house, WiFi in parts of the house are questionable, the kitchen is functional but the island limiteds the amount of people at one time (can be a bit of a pain)."

    However these where the only downsides of the house, but the property owners should show pictures and description of the driveway as some new or nervous drivers may have issues accessing the house.

    Tastefully furnished with a period nautical theme and old family photographs which were very interesting and gave a homely touch. Fantastically well equipped kitchen and beautifully appointed bedrooms and gorgeous bathrooms. All the furniture was comfortable and the cleanliness was exceptional. Our grandchildren loved the games of hide and seek. All in all a great family house, we all loved it, thank you.

  • "This is an exceptional place to stay - so incredibly comfortable, lots of space, big squishy sofas, very well equipped kitchen, lovely bedrooms and bathrooms and in a fabulous location, just off the busy-ness of lovely Dartmouth but perfectly placed to step straight onto the SW coast path, great little beach for a very chilly (January) dip and surrounded by woodland and green space - we heard a tawny owl on our first evening almost as soon as we stepped out of the car, then throughout each of the three nights we were there, plus the call of a buzzard regularly over the weekend."

    This is the perfect space for a large group of friends to have some easy comfortable time out together!

  • "This house is incredible value for money."

    A 13 minute walk to Dartmouth pontoon, where you can pick up buses and boats. We stayed during a very wet and cold week in November, but the house was warm, and we purchased additional logs (for £40) so that two of the log burners were kept burning each evening. Well equipped kitchen, large bedrooms, and recently refitted bathrooms made our stay comfortable and enjoyable.

The upstairs lounge was brilliant for our younger members and we had a brilliant Halloween party as the house was perfect for spooky hide and seek!   • "We are a group of Four couples and have been holidaying together in September for 7 years , usually in Devon ."

    Some of us are keen walkers others not , so it is always a challenge to find something that suits everyone. Woodlands has been the most outstanding property yet and ticked every box . It has a fascinating history, and the decor and memorabilia reflect this . Its position with great views and proximity to Dartmouth town with its many eateries and pubs and shops was ideal , although the nearest pub The Dartmouth Arms was more than 10 mins away as stipulated , more like 20mins for fast walkers .! We all had our own bath/shower room (a real boon ) , and as we had jazz musicians in our midst , the Bechstein piano was in good tune and was well used . We did the Round Robin trip up the Dart by boat, to Totes, bus to Paignton then Steam train to Kingswear , brilliant . Altogether a fantastic holiday that will live long in our memories .     Lots of space everyone having their own bathrooms with continual hot water . Well equipped with plenty of everything needed .Great to all sit around the huge table for family meals with all matching dinner service . The grand piano was loved by Great nannie playing to everyone . Gorgeous views from the house and terrace where we had a few bbq s . Garden was lovely although wouldnt recommend for young children as steep . Our youngest was 5 and supervised was ok. Walking distance into dartmouth and 2 local coves. Highly recommend this beautiful magical ( my granddaughters words ) house .

  • "Absolutely superb accommodation."

    a lovely Georgian house but with 21st Century facilities .I'm a doddery old 85 year old and so had to watch my step around the grounds but the rest of the family (40 to 60 year olds plus my wife) found everything to be -'no problem'. Every thing we wanted in the house, was available. Dartmouth and surrounding coastline was beautiful and the weather was ideal. Once again Helpful Holidays provided us with a wonderful holiday.

  • "This is a beautiful house."

    The position affords lovely views towards Dartmouth but is easy walking distance to the town. We had a lovely family gathering and in the well equipped kitchen we prepared some great meals. The games room was good fun but the only thing was that the internet didn’t work very well with the big TV but we found lots more to entertain us.

    Probably advisable to highlight that the place is probably not suitable to people with poor mobility from the perspective of walking to town or anywhere from the house, although close enough the hilly aspect would be an issue. The whole waste disposal took some understanding and clearly the people before did not get it as they had thrown their doggy waste in the wrong bin!

    Enough room to be together and yet have space to ourselves; always important! The wet weather was welcomed as we had wood burners to sit by and a great kitchen in which to cook good food; even a grand piano to play a little. A short stroll to the creek, a brisk walk into town, a short drive to amazing beaches; all good things to do, or stay indoors with lovely views of the water. Fabulous.

    It's very comfortable and clean with plenty of space - lovely soft bed linen and fluffy pillows and towels. Delicious brownies and wine on arrival, along with basics like milk, tea, coffee, sugar. The location is superb, 15 mins walk into the middle of Dartmouth but still very quiet and with amazing views.   • "This was a great house for the size of our group (12)."

    On the whole a great experience. Just a couple of things though - one of the double beds had a very old mattress with springs literally raising out of it so made for a very uncomfortable and sleep disturbed night for the week. Thankfully my husband and I had chosen this room so the other members of the family didn’t get it. The tumble dryer was broken so we were unable to use it for the whole week. We did need to do a few washes so thankfully found a radiator in a bathroom that could be turned on intermittently when we needed items to dry. Elaine and her husband did come over and did try to fix it which we were grateful for. They also looked at couple of the gas rings that weren’t working. One member of the family nearly got locked in a bathroom one night as the door handle came off.. this happened to a couple of other doors too. We did have a lovely family time in this amazing house. Just thought it helpful for you to know these few things. Elaine and her husband were very friendly and have kindly let us know about items we’ve left too! In answer to the next question- Happy for you to publish if you want to.

  • "This was my first time booking a holiday via Helpful Holidays and we couldn't have been more thrilled with Woodlands."

    An imposing Georgian house, fully equipped, very luxurious, (especially the bedding), it was more than home from home. We were 3 family's totallying 12 people but the house is large enough to not feel on top of each other, with 3 living rooms and the kitchen on the ground floor as well as the outside terrace which we spent many hours sitting out looking at the amazing view. The games room on the top floor was a hit for the younger members of our party however as we were lucky enough to have such amazing weather we didn't really make the best use of the inside space, however if the weather had been more challanging then you could easily lose a few hours here. The area is lovely and quiet and took us around 10 minutes to walk into the main town, a pleasant walk but not for the fainthearted as it is quite steep on the walk home, but worth it for the views from both both the balcony and the main windows in the house. Am already looking at returning for our next large family get together in 18 months time as this really is a fantastic house and unusual as we have found that many houses that accommodate large numbers are often in rural areas, and Dartmouth really has everything you need for all ages.

    Woodlands house was stunning, my family were over the moon with how wonderful this house was. We had 14 of us staying at Woodlands for the week but it felt so spacious it didn’t feel like we were on top of each other. There is nothing bad I could say about this place and would definitely recommend it to anyone. Thank you for a lovely, enchanting and fabulous week.

  • "A perfect house in a great location with lovely walks and close by to high quality local amenities saving us having to drive everywhere."

    Owners/house keepers were extremely thoughtful and nothing was a problem. Our large and extended families have stayed in many holiday houses over the years and Woodlands rates at the very top of properties for our needs.

  • "Brilliant week away in Dartmouth, great location and fantastic house."

    Goof for walks into Dartmouth and surrounding area. Cosy and comfortable house with everything you needed for a fun weeks stay. Plenty of space for all 12 of us and the kids loved the chill room in the top floor, would never know there were 6 kids in the house, plenty of peace and quiet for the parents! Comfy beds, good sized rooms, good bathrooms, very clean and well equipped home, thank you.

The property

This handsome three-storey Grade II listed Georgian house is situated near the historic Dartmouth creek from which ships departed for The Crusades.

With charming views of the River Dart and a welcoming and impressive interior, it is excellent family accommodation.

From the steep drive and parking area, leave your coats and boots in the porch and head into the comfortable sitting room with its cosy wood burning stove or the second sitting room, also with a wood burning stove, where you can watch the smart TV or gaze across the water.

Prepare family meals in the well equipped kitchen and enjoy them together around the table beside the wood burning stove in the dining room, where you can play the piano after dinner.

The bedrooms ramble over two upper floors, with a lovely room for the children on the top floor where they can play games and watch TV.

The terrace which stretches along the front of the house is a fine place to sit and share barbecues whilst admiring the view.

The children can play happily in the lower garden but must be supervised whilst you sit peacefully above on the Veranda (you cannot see the lower garden from the Veranda).

You have everything on the doorstep since you can wander out to the restaurants, cafes, shops and galleries or take a tour of the Britannia Royal Naval College.

About a 10 minute walk from the house are the Dartmouth Castle landing steps from where you can catch a ferry (seasonal) into Dartmouth.

For a longer walk, a footpath leads through NT woodland to the South West Coast Path.

You can catch the ferry to pretty Kingswear or take a boat trip to the interesting town of Totnes, or even hire a boat to skipper yourself.

And, of course, there are lovely beaches all around the area.
