  • "We recently stayed at this lovely holiday flat in Keswick and were impressed with many aspects."

    The flat was spacious, spotlessly clean, and equipped with all necessary amenities, which made our stay very comfortable. Having two bathrooms was especially convenient, and the private parking space was a huge plus given Keswick's limited parking. However, while everything else was perfect, we found the settees in the living room very uncomfortable. Unfortunately, this impacted our ability to relax and enjoy the space fully, leading us to leave a bit earlier than planned. With an upgrade in seating, this property would be ideal for a comfortable, extended stay in Keswick.

  • "The apartment was more spacious than we were expecting."

    Good location. Lovely newly appointed bathrooms. Excellent accommodation. Great views of Skiddaw from the lounge. Very good to have an allocated parking space. Reported to the agents a problem with TV aerial as TV reception intermittent. Would return again.

  • "Amba is a lovely flat in the centre of Keswick with the bonus of an allocated parking space."

    The flat was bigger than I thought and very clean and the kitchen was well equipped. There was a little noise from the bar below but if you want to stay in the centre of town you have to expect this. It didn't bother us though. You definitely don't need to use your car to go walking and exploring. We loved it and have booked the same place twice for next year. The only slight negative is the sofas. They could do with being replaced as it felt like they had sunk and were a bit uncomfortable. It hasn't put us off booking again though! A great flat in the centre of a beautiful town.

  • "When we arrived the lounge curtains were hanging off the track we had to use clothes pegs to hold them together at night."

    We reported this several times and the fact that the door into the flat was not locking properly. Although the door was fixed the day after the man even coming in on his day off to fix it the curtains were still not looked at when we left a week later. I did ring up several times to ask for these to be looked at even asking to speak to the manager and was told it could take up to 2 days to be able to speak to a manager !! Considering we paid over £800 for the week we thought this was very bad customer service.

  • "Positives Great accomadation, warm, comfortable, everything you need."

    We said we would return again, until. Negatives, stripped the beds as requested and to my dismay the Duvet was badly stained, looked like dried urine, to think we had slept in that bed for a week turned my stomach, won’t be returning. Very disappointing. Andrea

  • "Lovely clean and well equipped apartment, in a great position, with a handy parking space across the road."

    Only slight negatives, were the noise from the taco bar next door until midnight or so, & the very squeaky floor boards below and above us. Also, a coffee table &/or a pouffe in front of the two settees would have been very useful for us personally. We found the leather settees a bit cold & slightly uncomfortable, but on a positive, the heating was good, & the beautiful Xmas tree was very much appreciated with it being Xmas week. All in all, a good apartment.

  • "Great apartment with everything we needed right in the centre of town."

    Only slight drawback is the early checkout, especially on a Sunday morning… 9.00am & have the car moved also. The reason seems to be extra cleaning due to Covid 19- whilst I applaud the cleanliness I do think a slightly later checkout would be very welcome by many guests- it all seemed like a massive rush at the end of our break.

  • "First the positives: -Very central property, handy to have parking nearby."

    -Kitchen well stocked; bathrooms small but decent, recently refurbished. -Owners provide a wealth of dvds, books, guides, games etc… lovely touch. -Everything clean and worked fine -Comfy beds! Now the less good: -Noise!!! Terrible soundproofing. On the Friday and Saturday nights the Tapas Bar outside all windows plays loud music outside and has people talking loudly until 0030. Listing should mention this. With all windows closed, it kept us awake. Quieter the rest of week. On Tuesday night, the people in the (holiday) flat above Amba decided to do washing between midnight and 0230am. Machine so loud it might as well have been in our bedroom. You will literally hear every footstep from the flat upstairs. May not bother you; it really grated with us. -Some areas looking a bit dated and tired, notably carpets and cushions. -0900 checkout is unwelcome, especially having been kept up by noise the night before. But then to ask guests to empty the bins and recycling too? Come on… this takes the p***. Overall: the 4 stars is for the flat, minus the noise issues. Decent enough if you don’t mind noise and/or go to bed late, but we’d not return.

The building contains both residential and holiday lets and so there is a message in the communal hallway requesting rubbish is taken to external bins. This is due to previous holiday makers leaving bin bags in the communal areas. The check-out time has recently be changed to 10am and a note has been left on the dining table to this effect, in-case the update was not received prior to pre-holiday e-mails were sent.   • "Front window looks onto a tapas bar roof."

    Can be a bit noisy at weekends until midnight. Very comfortable accommodation. Apartment spotless and very clean. Very nicely furnished and decorated throughout. Lovely central location. Parking bay very narrow, luckily I have a small car. Yes I would stay here again.

  • "The accommodation was spacious and really lovely, it had everything we needed, from a well stocked kitchen of utensils/crockery, dining table, washing machine, to netflix, when the weather sadly wasn’t that great."

    Able to control the heating ourselves was great, at times it was very cold outside, but thankfully much warmer inside. A lovely modern bathroom and on suite, modern furniture, very clean and tidy accommodation. Beds were comfy and furnishings, curtains/bedding etc were great quality. Location to the centre/shops was brilliant. This was our 5th stay in Keswick, we love it so much. The only minor negative feedback is the booking out time of 9am and also having to leave the car park at 9am too. Never had to leave this early in other accommodation. Meant the last day (a busy Saturday) felt sadly very rushed and as we couldn’t find a space without additional cost, we came home earlier than planned and as usual, (without our end of holiday cafe breakfast treat) which kind of felt we cut short our break away.

    Had a problem with the toilet in the en-suite and reported it. Went out for the day and on our return late afternoon the problem had been totally fixed. Would recommend this flat to anyone. Noticed updates with furniture and general care and cleanliness of flat totally acceptable. Thank you for a lovely stay.

    ! Added bonus of DVDs and books also. We would definitely recommend this property to others and would return in a heartbeat!! Only negative was having to leave no later than 9am as we felt this was too early (we did know this when we booked) and feel maybe 10am or 11am would be better! Look forward to returning.

  • "We have stayed at Amba several times and like the location, size and comfort of the accommodation."

    It is well equipped for most needs. On the down side, the checkout time of 9am is a never-have-I-ever had to before thing. It's shame, to have to get up and get out, when the new occupants won't be checking in until 4pm. This has a poor last day of the holiday vibe. Also, there were a few cobwebs, and the bathroom radiator was dusty/mucky.

  • "The property overall was ok but there are a few little issues that need ironing out."

    There is no igniter on the cooker hob top which meant we couldn’t cook anything in a pan. Also this is not very safe as while we were trying to get the cooker to work obviously gas is escaping. Secondly the tumble dryer on the washer doesn’t work - this meant that after three very wet days in the lakes we had wet clothes all over the apartment trying to dry them - we appreciate that dryers aren’t cheap to run but if there is one you expect it to work Finally, there is nothing that the owner can do about it but the noise from the restaurant downstairs is much greater than we expected - not so much guests but the operations such as emptying the bottle bank after closing or very early in the morning

  • "The apartment is very nice, comfortable, very clean, furnished with everything we needed and a great location."

    The car parking is a little tight but fine. We would consider staying again. The singular downside is the ES Tapas Bar opposite with outside seating which is below the apartment windows in the alleyway which was nosey. It would be better if the outside seating was only allowed until 21:00. The staff were also turning the music up inside at 22:30 until 23:00 with all the windows open, which was annoying.

  • "Just spent a weeks holiday staying at Amba."

    Location of this apartment is fantastic and right in the heart of Keswick town centre. Spacious accommodation and ideal for a couple or a family of 4 people. Just to expand on others comments that it is right next to a Tapas Bar but there was little noise from there only people chatting and this never caused us any issues even with the windows open. Only thing I would say to be aware of is that the space to park your car is a little tight so just beware if you have a larger car but other than that a fantastic place to stay. So good we have already booked the same place for next year.

  • "Great apartment."

    Had all the facilities we could have asked for. It was nice that the owner allows dogs. Our springer spaniel settled in straight away and chilled out on his own bed which we brought with us. Would definitely return.Don’t be put off by the Tapas Bar located nearby. We had the windows open each evening and had no problem with any noise whatsoever. Just the sound of people quietly chatting and enjoying themselves, which is nice to hear in the background anyway after the covid lockdowns and it stopped early evening.

  • "Nice comfortable flat for 3 or 4 people, a handy location for the centre of Keswick with all amenities within walking distance."

    There is a bar next door with outdoor seating, however patrons do seem to leave quietly at 11pm so there is a background noise till this time, but personally we didn't find it obtrusive, you are after all in the centre of town. The en suite is a little on the small side but quite adequate for it's purpose, the car parking is in a dedicated car park across, a short trek if you need the use of your car during your stay & we would consider staying there again.

    The only fault was the showers, as we couldn't have a hot shower, but it seemed to be a problem with all the apartments, so probably a problem with the water supply rather than the shower, wouldn't stop us from recommending, or booking again.

    ! My husband suffers with dust allergies and my dog has severe dust allergy, my husband was sneezing like mad and his breathing got bad and my poor dog has lost her fur on her chest and legs . This is the first time we have had an issue

    30 pm.The weather on the week we were there was hot and humid so you had no choice but to leave every window open so it became difficult to sleep until after 12 midnight.Looking at the layout of Amba I assume it’s the only apartment affected by this.

  • "Great location, lovely airy, clean apartment and well equipped."

    The big let down was the noise and smells. The Bar es tapas bar is located across the narrow alleyway and a fairly large pop up gazebo was erected every day , around 4.00 pm and dismantled around 11.30 pm. The noise from the people availing themselves of this facility was very, very loud and very annoying, you would almost think that they were sitting in the lounge of the apartment. Unfortunately, we both have lung problems and need to have adequate ventilation, so the windows needed to be open and the strong smells from the very spicy food was quite overpowering and nauseating. We also experienced much thumping about from the above apartment, from children running around, which started quite early in the morning - no lie ins for us!! I am sorry to say that these problems really diminished our enjoyment of our stay in Keswick.

  • "The apartment was 15C when we arrived."

    I am used to arriving in a previously warmed apartment, so was quite surprised. There are no recycling facilities and the kitchen bin was broken. The plumbing in the en-suite bathroom needs attention. Apart from those things, we had a great week in a lovely apartment. Office staff are friendly and helpful. The parking lock needs attention. On 2 occasions we were locked in the Carpark, unable to open the mechanism of the padlock to get out. On a third occasion, we were asked to help someone else who couldn’t get out.

    The property was well equipped with good quality cutlery and crockery. The apartment had good wifi throughout, the TV in the living room has iPlayer. Shame there isn't a TV in the twin bedroom. There was also a good selection of books and DVDs available. The flat also has its own dedicated parking space in a car park across the road. However, if you have mobility difficulties this property may not be for you. The lift is very small (3 people can just about squeeze in), and there are three steps in the corridor on the way to the apartment. It is quite a trail from your car to the apartment, though there is a loading bay outside the building.

  • "A well positioned and very well equipped apartment."

    Read the advice carefully re the parking space - it is against the far wall of the car park. A spare set of keys would have been useful as would a window Karcher (or similar) as there was a lot of window condensation In a couple of rooms. Would probably not be a problem apart from in Winter.

  • "This is a great place to stay if you want a central location, in Keswick."

    There was plenty of space for our family of 4 and our Pointer. However, the main double bed is very uncomfortable (you would do better on the floor or on one of the sofas) also, the tapas restaurant (located opposite the living room, but at ground level) is noisy Friday and Saturday nights - and when the weather is sunny - so be aware of this if you are coming with younger children. Finally, the curtains in the twin room are very thin, in contrast to the other rooms, you may need to hang something over the window to keep the light out during summer evenings. Apart from these downsides Amba is a great place to spend you time in Keswick!

    there are 3 x no.4 parking spots as one of the posts had been laid down I choose that spot which happened to be the wrong one, on returning to my car later I found a curt note on the windscreen, there was just the one set of keys making it awkward if we both wanted to go out separately,

    Other reviewers commented about noise from the Tapas bar, there is noise occasionally but it didn’t bother us much. The bathrooms are a little tired but they were clean and functional. We very much enjoyed our stay.

  • "The towels in the apartment had a very musty smell which my wife tells me either indicates poor washing or that they have been stored damp or for a prolonged period without washing."

    I pointed this out to staff at the office when returning the keys. The allocated parking space is awfully small and the overhanging tree definitely needs to be pruned back to allow better access. Both my wife and I have no mobility or size issues but getting in and out of the parking space was extremely tight. Noise from the Tapas bar directly below the apartment was also a bugbear with the fine weather, people sitting outside partied until after midnight making it very difficult to get to sleep.

Lady from office even phoned to say if we need anything just to pop in or call and wished us a lovely holiday. Whoever was staying upstairs had 3 small dogs that where getting left in apartment and were barking quite a bit which was annoying! But that’s wasn’t down to agents that run Amba

    The only problem we had and it was quite a problem, was the bar, directly below the lounge and bedroom windows. People outside having drinking and smoking until the early hours. It was extremely noisy, we did complain to the bar but they didn’t take any notice. The windows are only single glazed so it sounded like this was all happening in the room. 3 out of the 7 nights we had a problem with this, one night being the bar staff having an altercation outsides until 130 in the morning. Obviously not the letting agency fault but it would put me off returning to the same flat.

  • "1. We were assaulted with very unpleasant, staled, wet carpet smell!"

    We had to open all windows just to breath. 2. I noticed mold in the windowsills as I opened the windows! 3. The en-suite shower didn’t work. 4.,The en-suite’s toilet doesn’t flush properly and when I opened the tank to try to fix it, I noticed mold inside the tank as well!

  • "Great place to stay with all you could need."

    Only problem was where the parking was there was a large tree near that shed lots of sticky, fluffy stuff over the car that was hard to get off.

  • "This apartment is really well equipped with everything you need for a comfortable weeks stay."

    I’ve now stayed at this apartment on 4 occasions all at different times of the year. The only criticism we have is that the property would massively benefit from double glazing. The condensation in the bedrooms is really bad during the night. It got so bad some mornings the carpet was wet because of this problem. But all in all a very good week had by all.

  • "Comfortable and spaceous centrally located 1st floor apartment."

    Lift worked fine. Well equiped, clean and tidy. Parking is close by with allocated/padlocked bay. Pub/tapas bar is opposite. Nice view of moutains from living room.. even nicer hiking up them! Enjoyed our short stay, would stay again.

  • "Great location in centre of town."

    Apartment had well equipped kitchen with dishwasher. It was clean and comfy. Working lift was very much appreciated by my mother in law. Bit noisy from.pub goers in the street below on the weekend but not enough to spoil the holiday. Shower in ensuite low pressure but reported abd assured wiuld be looked at before next people went in. Ww would definately book with sykes and use these apartments again.

  • "The apartment was lovely we were very comfortable."

    The only disappointment we had was the view from the front window. It said on the advert a view of the fells, all we could see was a roof top, a little of the fells in the corner of the window but the advert was a little misleading. Also very noisy at nights from below. Didn’t let it spoil the holiday though.

  • "This apartment is perfectly located, right in the centre of Keswick, and was so clean, warm and comfortable."

    The facilities were excellent and I really appreciated the little essentials provided such as washing up liquid, cleaning products, kitchen rolls etc as some self catering lets we have used before do not provide any of this. Little touches like this really make a difference - We will definitely be back and would highly recommend both Amba and Lakes Cottage Holidays to others.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit.
