  • "Just returned from our week’s holiday in this cottage."

    The cottage is really comfortable with very good quality furnishings. The WiFi connection was enough for us to watch streamed programmes on Netflix and U. We had a couple of minor problems early on that the owner Helen sorted out very quickly. I have mentioned this as it’s important for guests to know that the owner does care about your holiday enjoyment. The outdoor space is slightly limited but Helen presents it well with flower tubs etc. Well done Helen keep up the good work.

  • "I booked this property for its convenient location to town centre and bus station and it didn’ t disappoint."

    The cottage itself was comfortable but I felt it could be improved with very little expense by painting some of the walls in the kitchen and living room to up lift the ambience a little. The bedrooms and bathroom were absolutely great but noted that there was no water coming out of the taps in the main bedroom. Also the information regarding the appliances was not left on view and the thermostat on the kitchen wall should be removed as it is redundant due to new boiler being installed, which we only found out about by chance from the owner who kindly assisted us with the heating. All in all,we enjoyed our stay at Holly Cottage and would not hesitate to book again.

  • "We were sadly very disappointed with our stay at Holly Cottage."

    When we first arrived, we were greeted by a cold house with a strong, dank smell, concentrated in the downstairs bathroom and cupboard, but noticeable across the house. This smell was present throughout our stay. Whilst bedding and carpets appeared clean, the house seemed in real need of a proper deep clean or maintenance. There were dead flies in light fixtures, what we assumed to be mud splattered up the wall in the hallway landing, and further dirt marks on the walls in the kitchen, what looked like water marks on the walls of the back bedroom and lounge, hair on the bathroom wall, and wallpaper that was chipped and peeling throughout. The furniture was also tired in places, with the cupboard in the bedroom having parts half hanging off. When we got to the back bedroom, we also noticed that the light and shaving fixture above the sink was hanging off the wall by the wires, with the glass lampshade on the floor. It looked like this had damaged the sink too. Upon seeing all of the above, we were of course really quite upset and wanted to talk to someone who could help. We noted that the first port of call should be Lakes Cottages according to the slip in the kitchen, so we rang them but were sent through a call tree which never ended with anyone who could help. We were eventually able to get through to a person at Sykes, who told us to go to the Lakes Cottages office in town, which we did. We spoke to the individual there, who was unfortunately not able to be much help and didn’t seem familiar with the property, and told us to get back in touch with Sykes, which we did. We got through to a representative, who we explained everything to, and said would call us back. An hour passed before we phoned back to follow up, which was when the number informed us that the phoneline was closed for the evening, which we hadn’t been made aware of beforehand. At this point, I hope you can appreciate we were really upset and felt quite abandoned. We left a message on the emergency line for Sykes, as it was the only number we could find, and in the end booked a hotel room for the evening. We didn’t feel it was right to complain about the house’s condition being unacceptable whilst simultaneously staying there, and wanted to give whoever would respond the opportunity to rectify the situation. We did eventually hear back from the emergency line, who were helpful and told us to keep hold of our receipt to organise reimbursement. We appreciate this gesture, but haven’t heard more about how to actually arrange this. This individual said they would organise a cleaning of the house and maintenance to fix the bulb by the following morning. We did get a call the following morning, from an individual at Sykes, asking us if the situation had been resolved. We went back to the property and were able to see that nothing had changed, which we relayed and were told again it would be resolved as soon as possible. We returned to the house in the evening, and found that the heating had been fixed, but the house wasn’t cleaned and the socket was still hanging off the wall and was hot to the touch. We felt as if nothing was going to change so made the decision to unpack and try and make the most of our stay having already lost out on a quarter of it. We were called again by Sykes who relayed that the lightbulb has been fixed and the heating was working: We were in the room with the lightbulb still hanging off the wall, so confirmed it hadn’t. It wasn’t till the following day that we noted it had been removed. We want to make clear that Sykes does not offer the ability to contact the owner or even indirectly speak to them, which means the owner wasn’t offered the chance to put anything right. What we do hope, however, is clear is how difficult it was to resolve any of the issues that were present, and how let down we felt by the service and the stay. We haven’t ever complained about a stay before, but felt so disappointed and frankly upset that we felt we had to. We would appreciate a response, as well as a response about how to settle reimbursement for the hotel stay.

  • "Great accommodation in great location."

    Perfect for access straight into Keswick. Very accommodating for us staying an extra night whilst there. Beds very comfy. Owner has thought of everything, hairdryers etc in bedrooms. Parking for one car, can be tight if next doors cars are big. Can be noisy with deliveries at shop opposite but this was written in listing and we expected this. Would definitely stay again. Note for owner- tap in kitchen constantly drips wasting you a lot of water.

  • "Lovely cottage but was spoilt by noise and parking."

    Very awkward to reverse park into tight space. With the car back to plant pots we were just over the white line. Having to leave room for Trespass staff to get past car and next door conservatory the seating area was only about four feet wide. With three chairs, a table and two bags of compost there wasn't much space. Plus the cottage was very cold when we arrived, with all windows left open. Awkward sash windows meant I had to climb on a chair to close them, not good for someone of a certain age.

    Thanks for the feedback. The cottage is advertised as being on the main road in the centre of town, that's why it's so convenient for the shops. We'll move the compost further up our yard and pots back to give more space outside to sit. There's also space to sit out and have a relax, because you've also got the benefit of the large end strip of land to use (marked Bridgedale and Holly Cottage use only). The central heating system is relatively new and so you'll have warmed up fast. We are generous with the heating and don't have a limited control on it because the comfort of our guests is important to us. To make sure you knew checkout was now 9,30am from 9am our caretaker put a note through your door to give you another half an hour in the morning. He wouldn't have minded closing the window for you , when you'd arrived, we're all of a certain age. We're delighted you thought the cottage lovely. It's very popular. We are lucky to have such an exceptional cleaner who goes the extra mile, which everyone greatly appreciates. We hope to welcome you back before long, thanks for staying with us.     . If i had one negative comment that would be checking in and out times, would be nice to check in earlier than 4pm and leave later than 9am...

    Delighted you liked the cottage. The spring bulbs should be plentiful I planted lots of crocuses, daffodils and tulips. We don't restrict the heating so it's always cosy.   • "Lovely cosy cottage close to shops walks and restaurants."

    Very clean on arrival, having a parking space is a bonus too. This is our 2nd visit to Holly cottage. Only issue this stay was the main bedroom the mattress was super hard and protectors on pillows crinkly so we did not sleep well all week but bed hardness is personal preference and unfortunately was uncomfortably hard for us. The cottage is on a main road but that did not bother us as we wore earplugs.

  • "Had everything we needed- except a cheese grater."

    Blinds in the bedroom would be nice-( tho we were equipped with earplugs having read reviewd about the noise from the co-op oopposite) as would a sl later check out time. Otherwise great- thanks

  • "Loved the location, couldn’t have been more central."

    The cottage had everywhere needed. The only reason we’re not giving a score of 10 is we were disappointed that departure time was 9am. We book cottages on a regular basis and have never been asked to vacate so early before.

    Second time of staying this year and will stay again

    Hello Sandra, it's great to hear you've had a comfortable stay. We had a new boiler installed a few months ago and it's really excellent. I don't have limits set on the heating so guests will always be cosy. I have put lots of spring bulbs in the back so guests can enjoy tulips, daffodils, crocuses etc. There's outdoor seat cushions, knee throws (under the stairs) for those sitting out on a chilly day.   • "This cottage was in an ideal situation in Keswick just seconds from the town and all its amenities."

    Has its own parking space which was not a problem for our Audi estate car, though some complaints were made that it was “tight”. We made many visits to Booths supermarket just round the corner for supplies and also the Co-op supermarket was just across the road. As it’s a terraced cottage right on the road our dog kept barking when people walked past the window, so we had to keep the curtains closed and light on. A very enjoyable stay.

  • "Property obviously in a good location."

    Parking is an issue though. We were blocked in all week and gave up asking people to move their cars so didn't do any sightseeing. Traffic is noisy so be sure to take earplugs. Other than that it was a pleasant stay

    I did try to phone you but couldn't get through as there was a voicemail message saying it was no longer your phone. The property is on a main street and this is stated in the particulars.   • "More reasonable check out time needed, I understand this during COVID but not now."

    The bedroom in the front is lovely and bed very comfy however the noise from the traffic spoils it, maybe better sound proofing would help. We really enjoyed our stay, thank you.

  • "Our 2nd stay n this fabulous cottage."

    It's a great place to stay. The only thing that could make this cottage better would be a bit of TLC to the outside seating area at the back, which we like to make use off whilst here.

  • "Property small garden overgrown."

    Cut head on light fitting on top of the stairs. Noise from Co Op store across the road at 6 am , onwards was diabolical. Informed Sykes while we were there and when we came back but they showed no interest. If I'd known how bad the noise was I would not have booked. This property needs to be advertised with excessive noise .

    Thanks for the feedback. A gardener has been to the sitting area and some summer flowers are going in to the pots as we speak. Unfortunately I've been in hospital so wasn't able to keep the sitting area to its usual colourful displays. However, we should be almost back to normal. You'll see previous feedback mentioning the coop delivery at 6am, but also how handy it is. Two hundred year old cosy cottages are not for everyone. Comments are acted on immediately to keep the cottage lovely and your comments are appreciated. The cottage is in the centre of town but only pedestrians and cars going slowly. There's very few people walking about early morning and in my rear yard you can hear the birds sing its so quiet. Property Owner

    Good location for walking, shops, restaurants , buses , ferry. Single Mattress needs replacement very uncomfortable but double room great.

  • "Lovely cosy, well equipped cottage."

    Cleanest cottage we have stayed in!! Cosy living room, large bedrooms and bathroom. Great having back enterence to put coats and boots in especially on a wet day. Location excellent for town and starting walks once parked car did not move it. Parking tight at back of property as we have a large car but managed ok. Will definitely book to stay here again.

  • "Excellent position."

    Spotless, spacious and very well equipped. I'm a very light sleeper, so was woken early by the deliveries at the Co Op (which is in itself, very handy and sells everything) - opposite. However, this would not put me off staying at this lovely cottage again.

  • "A lovely little cottage."

    Everything there that you need. Had a slight problem with the TV as the booster plug had been taken out and a lamp plugged in (we didn't know this), but, this was sorted straight away. Everything close to hand e.g shops, pubs, walks. Just booked another holiday with Sykes for next March.

    I'm very pleased you had a good stay. Sykes manage the cottage and they are very good. There's always an improvement happening at the cottage, there's a lovely grey arm chair and lots of new cushions waiting for the carrier and a new mattress for the back bedroom on the way. Property Owner

  • "Do not stay here unless you want an absolute fab cottage with great facilities bang in the middle of Keswick."

    We loved all aspects of the cottage, great kitchen and lounge, bonus of downstairs WC and extra space for kit by the back door. Double room is very spacious and single room is a decent size too with a great bathroom upstairs. Parking spot a bonus, we were out in the car each day as bagging wainwrights further afield and you soon used to the manoeuvre of parking in the tightish space. Would we stay here again - YES. Only slight issue was street noise, which is down to being centrally located and ignorance of others on way home late at night, but in no way should this detract from this fabulous cottage.

  • "I loved my stay in this cottage."

    It was so clean and well decorated. I stayed on my own (and my little dog Sam) for the week. I slept in the back bedroom away from the road, it was nice and quiet, but I have to say the bed could do with a new mattress. Otherwise I thoughly enjoyed my stay. The new 3 seater settee in the front room was a great added bonus. The car parking was fun to get in and out of, a neighbour did have to help me get out. I would recommend this holiday cottage :)

  • "Holly Cottage is a lovely sized cottage."

    It is well kitted out with everything you might need, if not, the owner, a friendly and lovely lady, will happily lend you what you need, in our case a potato masher. The rooms are a good size and we found it to be very comfortable. The CO OP across the road can be a bit noisy but it didn't particularly impinge on our stay, it and Booths are very convenient for Groceries. It is less than a 5 minute walk to the town centre and all its amenities. We very much enjoyed our stay at Holly Cottage.

  • "We were really impressed with this property."

    It was a very last minute spontaneous booking and what a delightful surprise. The photos do not do it justice. The bedrooms were lovely a spacious and as a family we really appreciated how simple but tasteful the house was furnished. We also appreciated the porch and downstairs loo, especially for storing a pushchair. We were slightly worried about parking our car but pleasantly surprised that it fitted into the space provided (VW Touran). Great location, especially for serving at the Keswick Convention, lovely house and we will definitely be booking to stay again. Thank you so much.

  • "The house was absolutely brilliant, and it turned out to be in the perfect place for our reason for going to Keswick, we were going to the Bible Convention which was holding it's meetings on the other side of the road!"

    All that we needed was in the house. Perhaps strangely we were not disturbed by traffic noise which was right outside the main bedroom window. Was also good to meet and chat with the owner. We had a chipped plate, not sure if it was our fault or not, but she was totally unfased by that. Not to worry, she said. Would definitely seriously consider booking the house again.

  • "Holly cottage is in a prime location with the co op supermarket directly opposite and all other shops, bars etc within a few minutes walking distance."

    The bus station is just around the corner. Parking space at the back of property along with outdoor seating area. The kitchen is of a good size and very well equipped. Cleaning products, tea towels,oven gloves are all provided. There were even spare bulbs and batteries if needed. In the kitchen there were also cook books available and herbs and spices if you would rather cook for yourself. The lounge was comfortable and I can see that previous reviews have suggested settee uncomfortable. The owner has listened to their customers views as the settee has been changed . There is a downstairs toilet available which is a bonus. Upstairs there is a decent sized bathroom, single bedroom and a double bedroom. Plenty of wardrobe space and lots of hangers. There is a hairdryer in the spacious main bedroom. The whole cottage is colour coordinated in shades of greys and yellows. On our departure we met the owner of the cottage and she was most interested to hear if we had any complaints or suggestions that she should act on. As far as we are concerned the cottage is perfect in every way and we wouldn’t change a thing. Hopefully we will return to Holly cottage again in the future. A lovely holiday highly recommended.

  • "The property was location location location."

    Could not wish for anything better. The property was lovely and clean however I would like to mention as others have the furniture in the lounge was a bit uncomfortable. However this did not spoil our stay it was a lovely cottage. The parking was a real bonus. We enjoyed our stay and would definitely recommend to others.

  • "Well situated cottage, covenient to town centre."

    Front of cottage a littlle drab, needs at little TLC. Large kitchen/ diner, which is well l equipped. A bit lacking in work surface and cupboard space. Couldn't open window without climbing on sink or lower blinds. No big problem though.. Large down stairs cloakroom, drying room and boot racks, very useful. Our biggest problem was the lounge, where we, as did other guests, find the furniture very uncomfortable, after a days walking.! We als found the large wooden dresser a bit of a waste of space and it was filled with the owners private mail. Could only get catch up on tv and I assume this is to save on licence fee.No problem with that, but some instructions would help. Bathroom was excellent. Main bedroom a little hot, but very nice, with a very comfortable bed. Not sure about having the bedside lamp next to the sink. All in all a nice cottage and would stay again, if lounge furniture were changed, as it is important part of walking holidays

  • "The cottage is beautiful in every way."

    Bit of trouble with hot water but I’m sure that will be resolved. I agree with other comments on comfort of lounge furniture and low stools in the kitchen but this would not put me off returning. It was exceptional and the owners should feel very proud of their establishment

  • "A lovely cottage right next to the centre of Keswick."

    Positioned opposite the Co-op and behind Booths so very handy for supplies. Access to the parking space at the rear is a bit tight but essential for Keswick, unless you want to pay in the car parks. We have a Quashqai and it fitted just right. On entering the cottage we were pleasantly surprised by the size of accommodation. The kitchen is a great size with everything you would need. The living room is really cosy and has a fab TV with Netflix, but the sofa was a bit small, it is not the sort you can lounge on after a long walk. A nice wide staircase leads upstairs, the master is positioned to the front of the property and is a great size with plenty of wardrobe space and a nice little dressing table. The bed was very comfy! The second bedroom fits a single, it is the quieter of the two rooms with it being at the back. There is also a useful rear porch/boot room and downstairs WC. There were plenty of towels, toilet rolls and cleaning products, the cottage was very clean, warm and cosy. We loved our stay at Holly Cottage and would definitely look to stay again. A couple of points to note; The garden is not enclosed. The Co-op receive deliveries quite early in the morning.

I've bought new cushions too and now a new armchair is with the carrier, I tried it out in dfs it's very comfortable. The cottage itself is in its own grounds. It owns the yard. Except for the patio area outside the end two cottages and their parking spaces . Make yourselves at home, feel free to enjoy the space and wander about.. Feel free to use the end space too, if it's not being used. Property Owner

  • "Had a lovely stay at Holly cottage, very conveniently located, close to all that Keswick has to offer."

    Just a couple of niggles in the cottage, the upstairs loo didn't work which was a bit of a pain and the curtains in the main bedroom were very light and the light from the shop over the road lit up the bedroom all night, maybe could do with blackout curtains. Overall the cottage was clean, warm and everything that's needed for a long weekend in Keswick.

  • "The central heating was very efficient and kept the property nice and warm."

    The bed was very comfortable. The location is ideal close to the town and good walks. The maps provided were very useful. We had a problem with the flush button on the toilet and would advise that this is sorted out. We also think that the door lock on the bathroom needs fixing. There were 2 nice bedside lamps in the main bedroom but only one socket! This could be sorted with an extension lead. We would suggest a similiar arrangement for the sitting room. There is also a constant drip from underneath the central heating boiler. We enjoyed our time in the property and would definitely come again.

  • "Holly Cottage is very well situated near the center of Keswick and is clean and well kept, our only critical points are as follows:- Parking is very difficult and we had to make alternative arrangements Some proper chairs in the kitchen would be good as would a small TV in the kitchen as we like to watch the TV during dinner."

    Thanks for the feedback. The kitchen stools were replaced with chairs. I'm sorry to hear you had difficulty parking. Please advise me what was difficult. The guest house and Tearooms own the yard and the end two houses have a parking space tight against the wrought iron fence and wall and pedestrian access from their car space to their back doors. There should be sufficient room to reverse in and drive out no problem. There's also extra space for the guest house and Holly cottage to use on the end of the yard if it's free, make yourselves at home, and potter about , Thanks for taking the time to feedback and sorry I've just seen it. With easy access to the Lake District's attractions and stunning sights, Holly Cottage is the ideal dwelling for a family of three with a furry friend.

After soaking in your delightful surroundings in the heart of this picturesque town, make your way inside the abode to be welcomed by a charming sitting room; the space provides you with ample seating to unwind on as you watch your favourite Freeview show on the TV.

Continue through the property to find the pleasant kitchen/diner, where the chef of the group will be pleased with the selection of appliances available, including a countertop dishwasher and electric oven.

When the budding chef has rustled up a tasty meal, enjoy it at the dining table whilst your catch up on your lakefront activities.

Completing the ground floor is a handy cloakroom with a basin and WC; continue upstairs to find a fantastic bathroom, where you can relax your muscles in the bath with shower over.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre.
