    Beautiful surroundings and a fantastic view. Owner Ross was great at resolving an issue with the cooker with a quick response. New House is so spacious and perfect for our family 50th and 20th birthday celebrations. Hayton swimming pool is fantastic to book online we had a few early morning swims. Brampton is handy for shopping. Had a lovely break enjoying the peace and quiet. Lots of stairs and steps up and down to bathrooms and dining area - we are all a little fitter but worth noting as my older parents struggled a little at times but didn't spoil what was a fantastic week.

  • "Brilliant property."

    The photos don't do it justice! Big kitchen (well equipped) with open plan family area. Loads of quite areas to sit and escape if required. Ample space for us (4 adults 4 kids) Big garden. Good walks from the house. Hose for dogs, Boot room and stoves (coke and wood) make this ideal for walks with the dog. Plenty of sheep in the fields. Good coms with host. It's 25 mins drive to the nearest shops. We got a food delivery (Asda) for the week and just topped up while we were out and about. Talking Tarn is worth a visit for a swim/paddle board/easy walk and good cafe.

  • "I have written quite a long review, so accept it would have to be edited for publication The Lawson family has just enjoyed a long weekend in The New House ,in a very rural part of Cumbria."

    Take the advice of Sykes Cottages and don’t arrive without that essential bottle of milk, as you can’t just pop out to the shops. The house is very spacious and comfortable, with plenty of room for a family of 9 adults, as we are. The main living, cooking and recreational area is open plan and most attractive, leading out to a furnished patio, within extensive and beautiful gardens. The kitchen is well equipped for self catering, which we mainly did, but we also enjoyed a very high quality and reasonably priced dinner at athe Crossings, about 20 minutes away. All the bedrooms and bathrooms are upstairs, quite a long and steep climb to be expected in this high ceilinged property. There is a downstairs toilet and utility room with an extra fridge freezer for all those provisions. There are empty cupboards in the kitchen for other groceries. For anyone wishing to be away from the biz of the family room, there is another attractive and comfortable sitting room, leading through to a library, with its extensive and eclectic collections of books. There is also a small, formal dining room, which we didn’t even think of using, as the large (very covetable) table in the family room accommodated us perfectly. From the house there is a fabulous panoramic view for miles around, totally unspoiled by any modern intrusions, pylons, etc., giving a wide open feel to the hilltop house. It is set in a truly historic landscape, with the 4th century Bewcastle Cross, all 15 feet of it carved beautifully in sandstone, to be found at the bottom of the hill. A special exhibition, housed within the churchyard, is well worth a visit. A visit to Birdoswald Roman fort is a must. A huge amount of excavation has been done, and a fine exhibition and cafe all make for a great visit, ideal for Wall enthusiasts, like us. The New House is advertised as a family home, and it certainly has that feel, not at all a sterile holiday let. However, we felt the, to us, rather off colour cartoons in the main bathroom would not be to the taste of many renters. Probably because of its remote position, the WiFi was quite patchy. These two comments apart, our family would highly recommend this lovely house and setting to any prospective customers, particularly anyone seeking peace and quiet. And it was a lovely place for celebrating our 60 th wedding anniversary, the diamond geezers as we became known! Moira Lawson

  • "This large gorgeous family home was perfect for our stay recently."

    20 adults and a dog stayed here for 5 days whilst we got married. It is a very functional family feel home complete with everything you need for your stay. The views are just stunning for miles and miles around. We took plenty of provisions as the house is very remote but the shops are only a 20-30 minute drive. The house was extremely clean, tidy and the communication with the home owner was excellent. You will not be disappointed. We would definitely stay here again. Thank you again Ross for allowing us to stay in your beautiful home.

  • "New House is a beautiful house, it’s well appointed, comfortable, the kitchen is very well equipped and has fantastic views."

    We hired the house in the winter so to anyone going during the winter months my advice would be not to underestimate how remote the house is (and wouldn’t advise trying to find it in the dark), and take plenty of logs for the fires as the central heating / radiators could have been more effective, however overall it’s a great house, enjoy!

  • "A large property in a wonderful, though remote location."

    New House was perfect for a family gathering of 6 adults and 4 children. The house was mostly very clean. Some of the radiators were not working. The house's water supply comes across the moor from a spring and is therefore discoloured. Fine for washing but it would be advisable to bring bottled water. The house contains many of the owner's items which gives the impression of being houseguests rather than holidaymakers. This would be a wonderful location for a summer visit with extensive gardens and moorland walks. It is a fair drive to the nearest shops so best to bring your own supplies. We had an excellent three nights here - enjoyed by all.

  • "The space in this house is amazing!"

    Great for a family gathering like ours (my Dads 70th). The kitchen was well stocked with equipment and it was warm when we arrived which was lovely. The sofas and mattresses would benefit from being updated as they were rather uncomfy. There are also some inappropriate pictures in the family bathroom which were definitely not suitable for children and offended the adults too. The gardens were amazing and the views were breathtaking so all in all we had a great stay.

  • "We had a great week at New House."

    It is a beautiful home with amazing views. The house had everything we needed. Would love the garden in the summer, even so it’s a gorgeous space. We loved having the extra space. The house is remote, which we loved. The fire in the kitchen was fabulous. We purchased some more coal/coke and it stayed lit all day, keeping a large room quite warm. We walked over the fields straight from the door. Kershope forest is 8 minutes drive and we drove into Scotland taking about 15 minutes. The only negatives we had were the garden isn’t secure for dogs, but we wouldn’t leave them out alone anyway. And the water. It is safe to bathe in etc but it comes from a spring which is very peaty. The water is brown and therefore bottled water is advised for drinking. Sykes don’t provide this information before booking and they should.

  • "The house is obviously a well-loved family home, but as others have mentioned in the visitors book and online, it is now in need of some TLC to bring it back to a good standard."

    Some of the kitchen equipment really needs replacing. Dishwasher doesn't work and obviously hasn't been working for a while. And a house of this size really needs a dishwasher and it does state dishwasher in the listing. The outdoor furniture shown in the listing is not provided. The mattresses are awful and in need of replacement. The sofas in the kitchen area are dirty and uncomfortable. Lovely to have wood and coal for the fire, which we very much appreciated. The house remained warm and cosy during our stay. The house also needs a really good thorough clean. One guest had particular trouble with the amount of dust and dog hair. It was really nice to have some basics provided (salt, pepper, olive oil etc.). The large downstairs spaces are ideal for family gatherings and very social, as is the lovely large dining table in the kitchen. The location is very quiet, which we loved, and there are lots of walks from the door. Property was easy to find.

    We particularly liked the downstairs layout with big kitchen, sitting and dining room area all open plan, not to mention a further, more formal dining room and lounge. The views are stunning from the house and garden giving a truly rural experience. The house was always comfortable temperature wise during our stay, with wood and coal available for the burner. The house is fully furnished and being a family home everything is there, making it a home from home experience. If I was to close my eyes and imagine a large country house I would love to live in - this would be it!

  • "We booked New House for my husbands 66th birthday."

    It was perfect for our group of nine adults and two dogs. The house is secluded and set in beautiful open countryside. It was cosy and comfortable and had everything we needed for our stay. We loved the big open kitchen/living area where we would gather together for meals, but there was plenty of space if someone wanted to go and read or do a jigsaw etc. The weather wasn't great but didn't spoil things! We did have a powercut due to storm Eunice, which lasted a couple of hours - wasnt an issue, but one minor point - the torches in boot room cupboard didnt work so might be a good idea to bring your own torch. We didnt venture too far, but Gelt Woods is a must, also found Bewcastle church and ruins very interesting. All in all a great holiday, and most definitely recommend

    We were a little nervous about staying there because there was a lot of rules and things to follow but once we arrived we realised it is a well lived in and very comfortable house with loads of space and facilities. We are a family of 8 adults, 2 young toddlers and a dog and all of us enjoyed the house and beautiful gardens. The views from the dining area are just wonderful and even though the weather wasnt good we made the most of the large garden areas and we also enjoyed local walks and visits to nearby Bewcastle, Brampton, Talking Tarn and Gelt Woods.

  • "Lovely cottage and beautiful fantastic views but in need of someTLC."

    .very warm and comfortable, but could of been a bit cleaner ..would of been nice for all outside lights to be working.. . Also would of been helpful for a folder with all local services ( shops, coal, Drs, vets etc)to be available . Fire utensils and cooking/pans/utensils need replacing....a change of bed linen and/or a tumble drier/washing line would of been appreciated as we were there 2 weeks and could not change the sheets.. other than that is was lovely.. Ps Tesco do a home delivery ( don’t forget to order bottle water )

  • "Had a great family time at this lovely cottage."

    Plenty of space for 10 adults, 2 babies and 2 dogs. We particularly liked the large open plan area at the back of the cottage, great for cooking, dining and socialising together. Other rooms were available for those wanting quieter moments. The log/multi fuel fires were very welcome and had been lit for our arrival and once the house warmed up we were very comfortable during a very stormy week. The cottage is remote so take plenty of food/drink supplies, we did a supermarket order which arrived safely. Amazing views and potential for local walks.

  • "New House was perfect for celebrating my birthday with family and friends."

    Fantastic property, well presented with lots of character, it felt like home with photos and personal items not too fussy but better than being sterile and was very comfortable and relaxing. Kitchen was well equipped and included everything we needed. Bedrooms were clean and beds very comfortable. Plenty of room for all my family and friends to be together or do their own thing and the views were spectacular. It may be a little off the beaten path but worth it; wether you go walking or running or just want a relaxing time New House was perfect. It was an excellent base to use to visit local places of interest such as Hadrians Wall, Carlisle, Gretna Green and you soon get to recognise the surrounding area and villages. The local Bewcastle Church and Cross is worth a walk to clear your head after celebrations and is around 1 1/2 miles away. A local traffic jam is a herd of sheep or cows coming towards you which is a novelty but different to my usual commute and the memory will make me smile. My family and friends all enjoyed their visit over the week and confirmed what a good idea it was to do this. The house made the celebrations and Ross had thought of everything except a hair dryer, we couldn’t find one anywhere but anything else you thought of was there! The heating isn’t like your CH st home and it took some getting used to but that’s part of the charm and the log burners were a great focal point and additional heat source. First time we have used Sykes but will be doing it again. Fabulous time highly recommend New House.

    The accommodation was superb, very spacious, comfortable, dog-friendly and well-equipped. The outside area is also first class with a variety of spaces, including well-presented gardens, lawned areas for the kids to play on and a patio for having a bbq, while taking in the breathtaking views. This is well-suited for a large family like ours, but would also be a great venue for a group of adults celebrating a special event or wanting to spend time together, just getting away from the hustle and bustle of daily life. The house is very well situated for exploring the Lake District, Scotland, Hadrian's Wall and a whole host of other attractions, but also full of cosy places to curl up with a book on a rainy day. I wish we had booked a fortnight as we ran out of time to do everything we had planned. We always go on holiday in the UK and this is the nicest place we have ever stayed. We definitely plan a return visit.

  • "Amazing view, could not be bettered!"

    Lovely big house with plenty of room for all. However could do with some TLC. Although some personal touches are welcome there were maybe too many photos and some of them not quite suitable for family viewing. Not totally friendly for children due to steps and different levels both in the house and also the garden but having said that it was still a lovely place to be in. So peaceful! There was a problem with the drains while we were there but it was delt with promptly and efficiently. Also we had some lovely weather witch was a bonus but there are plenty of board games for if it rains!

  • "New House is a big fabulous house with amazing views in a very quiet area, the only sound you'll hear is the occasional shepherds quad bike and the constant bleating of sheep, and therein lies the problem if you have a dog who is not 100% obedient."

    One side of the garden is completely unfenced with a drop to a sheep filled field. The sheep like to shelter under the drop and can't be seen by people, but can be smelt by dogs. We were never able to relax in the garden, even with the dog on a lead as the sheep were just too close for comfort. So do book this beautiful house if you want a really away from it all holiday, but not if you have a dog who shows even the slightest interest in sheep.

  • "Amazing Extented cottage for family gatherings any time of the year."

    Everything you need except food supplies. We choose New year 2016/17 for our gathering when we arrived the christmas decs were still up which was great and made feel very festive. The house was lovely and warm with the log fireplaces twof the rooms. The veiw is amazing as it is on a hillside you can see for miles. Lastly plenty of good walks and sites to visit.

Originally built in 1909, with commanding views of the Scottish Borders and rolling farmland it is set in its own 2 acres of gardens.

The town boasts a rich and colourful history going back to the Roman occupation, Border reivers from Scotland and the Jacobite uprisings, plus bonnie Prince Charlie established his headquarters in one of the old buildings in Brampton. In the centre of the town is Moot Hall, which was built in 1817, and now houses the Tourist Information Centre, and there is a large motte to the east of the town, which is 135 feet high and has the statue of the 7th Earl of Carlisle on it. A few miles outside Brampton is Talkin Tarn Country Park. It covers 120 acres of farmland and woodland, 65 of which make up the Tarn, a 10,000 year old glacial lake, fed by underwater springs. Two miles away is Gelt Woods, which is an ancient woodland and RSPB nature reserve and has the River Gelt running through it. Brampton is a wonderful base for exploring this historic and scenic area.
