  • "Just returned from our stay at Dudmire celebrating my 60th birthday and what an absolutely fantastic time we have all had!"

    ! We arrived to fresh muffins on the kitchen table and we found all the essentials had been provided by the owner (who was also so helpful prior to check-in). Everywhere was spotlessly clean and tastefully decorated. The rainfall shower in the en-suite was super powerful, just loved that. The views were to die for and we all enjoyed a sit outside with our morning coffee wrapped in blankets….we barely noticed the traffic on the road beside the property as it was very minimal. The only things I would comment on and this is by no means a complaint just feedback, is that the mattress in the main bedroom could do with being upgraded, it was very uncomfortable compared to the other beds and we were a bit short of seating in the living room sofa wise, I noticed that one of the sofas was missing from the listing pics and this would have made a big difference. So I would 100% recommend Dudmire and we will certainly be back, being from the West of Cumbria, it was just the perfect location for us and my family and I will remember this very special occasion (always☺️❤️)

  • "Beautiful cottage, very clean and had everything we needed."

    Very spacious and comfortable. We only stayed for the weekend as a surprise weekend for my Mum's birthday, but I wish we could have stayed longer. Bobbi-jo was very helpful and contacted me when the house was ready as she knew we were wanting to put up birthday decorations before my Mum arrived and she let us have a late checkout on the Sunday so we didn't feel rushed as they had no guests straight after us which was really lovely and just meant we could have a more relaxed morning. The views from the house were beautiful and we had a lovely walk straight from the house and spent Saturday afternoon sat in the garden which the children and dogs really enjoyed. Thank you, we absolutely loved our stay.

  • "What a great house, we were a group of 7 adults and 4 children and there was lots of space for all of us."

    The location has an away from it all feeling but is only a short drive to Appleby and the local village Dufton. (Recommend the Stag Inn Dufton for great food) Plenty of walks in the area and Dufton Gyll a lovely woodland walk right next to the house and riverside walk in Appleby spotting otters was a highlight. The house was super clean and had everything you would need for a comfortable stay.. All in all …….we loved it.

  • "Fantastic house with everything you need for a week away."

    Stayed as a group of 6 adults and 6 kids. There is loads of space, a dining area in the kitchen for 8 and a bigger area for 10 in the living room. Kitchen facilities are small, only one oven, but we more than managed to cope as this is obvious in the images. Garden to the front is a nice place to sit, with a table and chairs when back from a day of exploring. Honestly don’t understand some of the negative points made in previous reviews, this place more than lives up to the imagery provided.

  • "The cottage was lovely and in such a peaceful, scenic area."

    Some excellent eateries nearby and numerous places to visit within walking difference. It’s only a 45 minute drive to the heart of the Lake District too. Would highly recommend and would like to thank Bobbie Jo and team for all their hard work and hospitality.

  • "We were a group of 10 adults and we were left a little underwhelmed by this cottage."

    Although the cottage slept us all comfortably the rest of the facilities were inadequate for this number of guests. The kitchen was small and we were constantly moving chairs from the dining area to the lounge area in order to seat 10 people. The outside space left a lot to be desired. There was no back garden, only a small, dingy concreted yard and the small area of grass at the front had been left untended for what looked like weeks. We were also surprised to find that the son of the owner lived in an attached property. We discovered this when we were disturbed in the early hours of the morning by yelling and banging. A couple in our group investigated and it transpired that the owner’s son had locked his drunk girlfriend out of the property and was refusing to let her back in. After almost an hour of mediation the issue was resolved but this left a sour taste for the rest of our stay. On the positive side the cottage is located in a lovely part of the world with good access to the Lakes but I would be very wary of booking for a large group.

  • "Character property, well located for the Pennine trails and near the two very attractive villages of Dufton and Appleby."

    The rooms are spacious and the living dining room has historic character and charm. The south facing view from the property is of extensive hills and to the north are some impressive conical peaks. The only drawback is the huge new factory farm right on the other side of the farm complex. Bobby Jo the hostess was very helpful. Just one minor issue was the bright blue permanently on light in the plug socket right behind one of the beds.

  • "Dudmire cottage is fantastic, clean, spacious, had absolutly everything needed for a self catering holiday, also with added touches of cupcakes on arrival and tea/coffee etc which was great."

    There was 8 adults and 4 kids in our party and there was plenty room for us all. We left a ps5 game behind and the owner kindly posted it back to us. Would 100% recommend this cottage to others and we will hopefully be back!

  • "Difficult to see how this is a 'five tick' listing when it is essentially an old farmhouse on a working farm!"

    The kitchen facilities are woefully inadequate for twelve people regarding food storage, preparation surface area and size of the cooker - the fridge/freezer is two rooms away from the kitchen! No back garden that we could see (only a dark enclosure) and the front 'garden' is only a small grassy part of the yard with an adjoining very slippery patio (where the farm dogs enjoyed defecating). The adjoining 'quiet' country lane is actually very narrow with fast local traffic and HGVs travelling to and from the large hen sheds next to the property. Overall far from impressed and would be very wary of Sykes classification in the unlikely event of ever booking with them in the future.

    Perfect cottage for a weekend away for the family (7 adults, 5 children). Dudmire is so warm and comfortable and had everything we needed. There are some lovely local walks so once we'd arrived on Friday, we didn't get back into the cars until we left on Monday.

    The property was warm and welcoming on our arrival and the added festive touches were lovely. The surrounding area is beautiful and would recommend the local pub! Bobbi was very helpful and was easily contactable. The only thing I would suggest is for such a large party a larger oven would be useful but otherwise everything was great!   • "We had a wonderful stay at Dudmire to celebrate 70th Birthdays."

    The cottage was very well equipped with some lovely period features and undisturbed views of countryside. We had planned on utilising the log burner but the cottage was so cosy we had no need! Having one bedroom and bathroom downstairs was very handy for my Son’s broken leg! Thank you to the cottage owner Bobbi-Jo who was extremely helpful, having organised celebration balloons for us. There was also cake and a bottle of Prosecco on arrival, fantastic welcome treats. My only regret is not getting a chance to use the fabulous roll top bath !

  • "We enjoyed a fantastic stay at Dudmire Cottage, it is in a great location - felt very rural but only 40mins from nearest town Penrith."

    The cottage was spacious enough for our group of 9 Adults and 2 Children, the bedrooms were all a great size, comfy beds with plenty of towels and extra bedding and the roll top bath was a big hit. The facilities were all good, the only limitation we found was the oven felt small for the amount of people staying - wasn't a massive issue and we worked around it. After a 6 hour journey it was lovely to arrive to a supply of tea, coffee and muffins

  • "The property was great and as described when booking."

    On arrival we were met by one of the owners who was very friendly and helpful. She explained everything and told us if we needed anything not to hesitate to call her. I had just mentioned whilst calling to arrange the key pick up that it was a family weekend get together to celebrate a number of family members' birthdays. She had set out on the kitchen table two cakes, a bottle of prosecco in an ice bucket and several balloons. A very nice welcome. The accommodation was very comfortable and despite the snowy weekend was very warm. We all had a great time. We all would consider returning sometime in the future.

  • "Arrived at Dudmire to find it warm and cosy and a plate of enormous home made scones with jam and cream!"

    What a welcome indeed. Thank you Bobbi-Jo. We were 3 families with our 6 kids (adults in their twenties). Purpose… to eat, drink and play silly games all weekend. And that’s exactly what we did. The house feels very homely with 6 comfortable bedrooms and three shower rooms. Most of our time was spent in the lounge/dining room where there was a log fire. The dining table was big enough for everyone to gather round and although we were all in one room we never felt cramped up, The house has a large fridge freezer which of course you need for a large group. Apart from breakfast we didn’t cook. On the Saturday we went into Appleby for our meals which is a short drive away. All the shops you might need are to be found there. On the Sunday the weather was fine so we walked into the stunning village of Dufton which has a lovely pub. Sadly the chef was on holiday so we weren’t able to sample the food (which we heard was very good and bookings need to be made early). There are plenty of walks to be enjoyed near to the house and hills to climb in beautiful countryside. We would happily recommend Dudmire for a break.

  • "We booked Dudmire for a family long weekend for my 40th and had a wonderful time."

    When we entered the kitchen there were fresh flowers and some delicious tasty treats waiting for us. It is such a warm, inviting, cosy cottage and it was perfect for us (7 adults, 5 children and 2 dogs). Loved the décor and the beds were very comfy. The standing bath was fabulous and the showers were hot and powerful. The kitchen was very well stocked with crockery, pans and utensils so there was everything we needed. We'll definitely be booking again.

    Lovely little stroll down the road to the local pub but spent most of it at the house which was so cozy with the log burner . We made a Christmas dinner and after worrying and taking some of my own kitchen equipment there was everything you could need and more We will be back !

  • "We had a wonderful stay for my mum’s 80th birthday."

    The whole family stayed for the weekend and just my parents and us for the rest of the week. Beautiful property and so peaceful. Local pub is a miles walk into Dufton village where the food was amazing. Short drive to many many beautiful places so was a good base for us. We went to Appleby, Richmond, Keswick, Pooley Bridge and Settle on the train over the viaduct. So much to do. Bobbi the owner was so thoughtful. She left a cake and some balloons and confetti for my mums birthday which was a lovely surprise. The farmhouse had plenty of basics already there for example coffee, tea, sugar, washing liquid, dishwasher tabs, hand soaps so many towels that we didn’t need to bring any (which we did) so know for next time. Definitely recommend anyone wanting a fabulous holiday in a peaceful setting yet within easy reach of so many beautiful places to visit.

    We had cheese and biscuits left us on our arrival along with milk, coffee, tea etc. which was really thoughtful. There was every facility we needed and also enjoyed a bbq. We had a lovely week, many thanks to Bobbi who contacted us on the day to say when the house was ready and to give us any other help.

    The photos don't do it Justice it has had a makeover since the photos were first taken. There was milk tea coffee and cake left for us on arrival which was great. The Host was very helpful with anything we wanted, but also just left us to it. To sum up, loved it.

  • "We booked a family holiday to Dudmire and when we all arrived we were so happy that we choose this property."

    Bobbi had been fantastic with getting in contact with us and had left a lovely welcome package with hot cross buns and daffodils, as it was over easter, which was so lovely. The cottage itself is so spacious and we all had room to relax after lots of walking and the children had room to play inside and outside too. Brilliant location as we were able to explore different locations in the Lake District and also the area around the property too including walking up Dufton Pike! Would highly recommend.

    We were greeted with hot cross buns and cinnamon swirls on the table, milk in the fridge and tea, coffe and sugar ready to go and the log burner had been set up for us to light at our leisure. The property is simply fabulous. Bobbi was a great host, from the moment we made contact to arrange key collection, answering any questions we had, and available if we needed anything during our stay. There were 9 of us in the house, plenty of space for us all without being on top of each other. Will happily book again!

  • "We decided to take the whole family away for Feb half term, and were looking for a large house that would be ideal for those of us that wanted to get out and about and those older family members that wanted to take it easy."

    We were so luck to find this gem! The property itself is so beautiful and spacious. The location is ideal for getting out and about and seeing the area. The hosts were amazing, nothing was too much trouble, including them coming round with a basket of goodies to make sure that we were all looked after during storm Dudley!! We would definitely book to return with the family again :)

    It was warm and comfortable and there were a few extras we didn’t expect, e.g. tea and coffee, condiments, and milk in the fridge and a delicious lemon cake to welcome us. A great house for extended family to stay in. There are good walks nearby. We would definitely recommend it.

    There was a warm welcome, and the house was lovely and cosy with great bedding and towels. The one thing I would say is that one of the reasons we selected this house was because it had a downstairs double bedroom and bathroom. With the bed up against the wall it wasn't a very accessible bedroom. Whilst we could pull the bed out, there was a fixed chest of drawers which meant that wasn't really practical. I think others, like us, may assume it is accessible so it would be good to make that clear in the details. Thanks. Ruth

    Although as I kept saying during the week, "It has to rain a lot to make it so green." It's truly beautiful, and you as owners are so privileged to live in such a wonderful part of the country. Thank you for sharing it with us! We had a tremendous week and it was only enhanced by your lovely cottage. A tremendous building with original stone flagged floors, white washed original stone walls and beamed interior. It is well equipped and able to take disabled or elderly (struggling with mobility persons). Although it will help if there are strong people within your party. I suffer with mobility problems and was grateful of the downstairs bedroom, but it was a bit of a trek to the downstairs bathroom (although the physiotherapist would say that's good). It's not so good when you need the toilet during the night! We were grateful to come back to a wonderful, warm home. Thank you!

  • "In general we had a lovely week staying at Dudmire."

    The house was comfortable and in a great location for day trips. A few points need addressing to make the cottage perfect though. Firstly, on arrival we were greeted by two sheets of fly paper in the kitchen, each with around 30 flies on. Throughout the week we replaced these and used fly spray to try and contain the problem, but to no avail. There were 50+ buzzing around the kitchen all week. We didn't notice many flies when we ate outside, which suggests the infestation could be more than just the proximity to the farmland. The second issue is that the downstairs bedroom has a damp problem. On the first night when the guest staying in there turned off the dehumidifier to reduce the noise, and closed the window, it made for a very damp and unpleasant smelling room in the morning. The various dehumidifiers were fairly ineffective to resolve this. Finally, although less of a concern, the lighting was poor in the downstairs rooms. The location of downlights in the kitchen cast shadows over the hob and sink when in use, making them dysfunctional. In the lounge, some better lamps would be useful to avoid having to use the harsh and flickering downlights, especially in the dining area.

    The owner was incredibly helpful and always on hand if needed. I haven’t stayed in a cottage so well equipped before. A perfect base for exploring the lakes. Coming down a quiet country lane in the village of Dufton, you'll be taken aback by this beautiful sandstone farmhouse cottage, Dudmire is a picturesque property made for hosting the perfect family holiday, with six bedrooms, and a large garden it is sure to impress.

Heading in through the old wooden door, you come into the farmhouse-style kitchen, where you can sit at the breakfast table and watch breakfast being cooked up for you, with classic tiling on the walls and large stone slab flooring adding more character to this already charming property.

Attached is a utility room which has the washer/dryer and fridge, and further along is the ground-floor shower room.

On the other side of the property is the open-plan living/dining room, where the whole party can gather together, whether for a sit-down meal, or a takeaway on the sofa, you will delight in nestling into the leather sofa arrangement, and lighting the woodburning stove on a chilly evening.

This room still features its original brick fireplace, and the owners have done well to maintain the property's authenticity by furnishing it with beautiful antique furniture.

When it's time to head to bed after a long day of exploring the Pennines, you can choose from six rooms, the first being a ground-floor double which would be ideal for the older members of the party or less able with a shower room being found on the ground floor too.

Upstairs you will find a twin, three doubles and the master bedroom which has a king-size bed and an en-suite shower room, so you might have to draw straws for that one!

Serving the bedrooms is the spacious family bathroom featuring a beautiful roll-top bath and separate walk-in shower, so you can choose to have an indulgent soak in the tub, as the natural light pours in from the windows.

On a summer's day, eat lunch outside on the patio at the front of the property, and let the children run around on the grass with so much space to play.

When you don't feel like cooking, walk one mile over to the village pub and enjoy some lovely classic dishes with a cold drink, or for more choice journey over to nearby Appleby-in-Westmorland for a wider range of eateries and amenities.

The North Pennines Area of Outstanding Natural Beauty is on your doorstep, so get your walking boots out and enjoy a day of exploring on foot where you can enjoy heather-clad moors, tumbling waterfalls, peatlands, and outstanding views all the way to the Lake District Fells.

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is nestled between the Lakes and Yorkshire Dales, so guests can enjoy the contrasting scenery of these two National Parks, plus numerous walking and cycling opportunities as well as the fantastic leisure centre in the town. Appleby has a wonderful selection of quality independent shops, cafes and delicatessens selling locally produced food and crafts.
