  • "This is a nice little annex property in a gorgeous village but, some of it is starting to look tired and dated."

    Bed comfy for 1/2 nights. The noise from the appliances can disturb your sleep as fridge and freezer are in the same room as you sleep. Towels are supplied but are not bath sheets, so on the small side. If you are over 5’9 mind your head on the beams. Overall it’s pleasant and good for a couple of nights and a great base for the local area.

    Thanks for your feedback . The towels provided are standard-sized hand and bath towels you find in most hotel rooms . If not using the freezer , it can be turned off at mains and when the fridge was bought it was the lowest decibel output available . The bed is of standard firmness with a mattress topper but I appreciate it's a personal choice when it comes to the ideal mattress . Property Owner

  • "The property was superb and met all our needs We didn’t use the outside space so much, there was no sun whilst we were in during the evening but we were late as we were sailing."

    On returning the last evening, our parking space was taken by someone in the house which left us not knowing where to park and trying to be respectful to the neighbours etc. Was disturbed by the fridge fan at night being an open plan design. But enjoyed our stay

  • "29th dec 23 arrived a little early got into it ok."

    Started to unpack very little hanging space for two also you had to hang your coats on the same rail and the fram was very rickety.got up the stairs what a nice very large rook.put our food away then went for a meal down the road.went back to the cottage as we shut the door the wind was coming in as the door was closed very cold.had a brew then went to watch t v put all3 radiators on full approx 18.30.the radiators was inadequate for the size of room.put our coats on and wrapped our selfs up.went to bed 22.00hrs.my wife went to the toilet 5times in the night and could not find the light stwich as this was on the floor.my side of the bed no lihgt at all?next morning took our dog for his walk.we spoke about how cold it was and we decided that we shoul go home.spoke to the owner just befoe we left she said tha we should have taken the mobile heater up i found this inappropriate as i am 72yrs old and what would have happed if i had a fall?. last the said cottage is not a cottage but a studio in my oppion this would be a nice place to stay in in the summer.so for the 17hrs we stayed there it cost us £301 full cost was£401 they gave us £100 refund. yours thankfully roy walters.

  • "We have spent a lovely week in the Annex Eden House."

    A good place to stay for visiting the lakes , we went to Ullswater and also Hadrians wall both worth a visit. Our dog Archie a Cockapoo spent Saturday with Mark a Fell Walker which we booked previously with Cumbrian dog services in Penrith. Edenhall is a lovely village , everyone so friendly. Langwathby is a lovely village nearby and has a shop/ Post office .

  • "We had a lovely stay at the Annex."

    The property is ideally located for exploring the moors, the Lakes and Scotland. Everything we needed was provided for, the bed and sofas were very comfortable and the courtyard was safe, enclosed and ideal for a dog. The Annex was tastefully decorated for Christmas, and we were surprised and delighted to find a Christmas card, box of chocolates, Christmas cake and prosecco left for us. These were thoroughly enjoyed! Gabrielle and Trevor sent very detailed directions to the property and lots of information about places to visit. We wouldn't hesitate to return to and recommend this property.

  • "The annex is lovely, a perfect size for a long or short break."

    Everything you need in one place and the bed is lush. The surrounding countryside is beautiful with local walks to enjoy. A short drive and you have a lovely little village called Pooley bridge. With local shops and several local pubs, would recommend the Pooley bridge inn, fantastic food. On our next visit to the lakes i will not hesitate to try and book the Annex, it was just such a comfortable place to stay. Many thanks to Gabrielle and Trevor for the use of the Annex and the Complimentry wine went down a treat.

    Sorry you had trouble locating the house . The postcode for the satnav does not take you directly to the house but there is a detailed description of how to find the property in the notes I send out. Mattresses are a difficult one . It's a personal preference (the last review said the mattress was comfortable ) . We have added a mattress topper for extra comfort. We offer 2 pillows per person . Property Owner

    The bed and sofa very comfy. The downstairs hanging space is very inconvenient, wooden staircase extremely slippery in bare feet during the night. We will not be able to return to the property due to the bathroom/staircase issues.

  • "It was very comfortable, clean, and warm, in an attractive area, and very handy for Penrith."

    Most things were provided. The main downside is the shower room being downstairs, but we knew this in advance - the main problem being visits in the night. The Venetian blinds need attention - it took me 10 minutes to coax the ones at the north end down, so we left them down for the whole stay. The freezer is noisy. The neighbour to the east needs to trim the creeper on the wall, because it is interfering with the ability to close the window at the back of the sink.

  • "First of all the arrival did not have the WOW factor."

    But it sort of grew on us. A problem with the TV was found to be the leads from the Freesat aerial being disconnected. It is quirky that the bathroom, hanging space, drawers, mirror etc are in the entrance area on the ground floor whilst the rest of the studio is upstairs. The fact that there are uneven steps outside and frequent use of the stairs inside should be more prominently mentioned. Good basic holiday let but very good value for money

  • "Lovely little apartment."

    Bit chilly at the end of February as only heated by electric heaters. The owners request that these are turned off if out so coming back in the evenings, it was particularly cold. The heaters were quite noisy so we had to also turn them off throughout the night to sleep. Other than this a lovely place to stay and the pub across the road serves delicious food.

The request to turn off the heaters if you went out , was only for the portable heater located downstairs . As with any electrical appliance , if left unattended , it could potentially be a fire hazard . For the mains wall heaters in the main living/sleeping area , we only requested to lower or switch off when going out - only if not too cold . We are in general trying to reduce energy usage due to climate change and rising costs but not to the discomfort of our guests. It is the first time the heaters have been mentioned as being noisy .     Very comfortable and cosy holiday let with all the amenities you need for your stay. The bed was comfortable, the shower has good pressure and everything was very clean. Owner Gabrielle provided lots of great information about the flat and the area, which was very helpful. Edenhall is very quiet, and the surrounding countryside is beautiful. There was a small issue with the Wifi, but Gabrielle was able to sort it very quickly, which was very nice. The only odd thing was that the fridge and freezer were both off and warm when I arrived, and it would have been nice if these were properly cold upon arrival. Loved my stay and would stay again!

  • "I'd happily book this property again - well equipped and very comfortable."

    The design of the space is good and it is very well located for hiking in the Eastern and Northern Lakes as well as the North Pennines and Howgils. Two issues, neither of which affected me (i) despite my best endeavors I could not get the Television to work although I did manage the DVD - the very old equipment really needs an update (ii) internet access is problematic. The advice, after I had booked, was that access was best by a window. This was true, despite having a newish Macbook Pro I could not connect other than by the window, and t there the bandwidth was so low that web pages would not load. This was not an issue for me as there was 3G and I could chain to the iPhone but I had committed to online lectures on two evenings and this could have been a real issue. Nothing here that could not be solved by putting a cheap signal amplifier in said window by the way. On this point, there is a general issue here that I found in several Sykes (and other agencies). If you tick wifi on search criteria then it is not unreasonable to expect it, or for the property description to include any restrictions. So I think this is a QA question for Sykes as much as for the property

We have since discovered that the wifi range extender had been inadvertently unplugged in the house next door and hence the reception problems . The issue has now been rectified and all working well again. The TV has been checked and is working fine however we take on board that it may need updating and aim to install a new television soon.     Our only issues was that there were lots of old dusty spider webs in the windows and the rafters. The headboard and the stairs were also dusty. The house could do with a good deep cleaning. Also as we were there for four days some more towels or washing machine tabs to wash the towels would have been handy. Other than that the place was great and we would love to stay there again.

  • "We had a lovely stay although we both struggled to sleep mainly due to the fact that everything is in one room, as it were, so you hear the noise of the fridge, the heating and all other little clicks and creaks through the night."

    We hadn't appreciated that there were low beams in the property: at 6ft 1in my partner struggled with this and hit his head more than once when he forgot to 'dip' under the beams. We spent all of our days out and our evenings in at the property. Cooking there is easy and there's a good fridge and little freezer. The kitchen utensils could do with a little overhaul: things to stir with would be useful as would some serving spoons (there is only one wooden spoon and that is broken and split...very unhygienic). WiFi was good until the visitors at the main house, next door, went online and then it struggled to provide a strong signal to the Annex. This only affected us badly once or twice when we were trying to use the internet to plan our next day's activities. Overall, we enjoyed our stay at this warm and cosy rental. Edenhall is a lovely, well placed quiet little village from which you can do a couple of easy walks straight from the front door which we did as well as venturing further afield.

    I was dubious about the size since it was all in one room, but there is plenty of room and didn't feel cramped.Everything you could possibly want was provided. Including a bottle of wine and some milk. Only thing is it wouldhave been nice to have some plants in the courtyard. Such a nice place to sit would be perfect with a bit of colour. I will be booking again.

    Edenhall is a beautiful village and Ladies Walk is a pleasant easy walk. The cottage has all the amenities you need and sitting at the window trying to spot red squirrels is a must (we didn't see any on this trip). The heating is electric and gets a little getting used to after central heating but did not spoil the experience. The beams are a little low for anyone 6 foot or more! Would recommend staying here with a dog patio secure and bar in village dog friendly. Food is good here too.

    Felt a bit like the end of the season with things like soap powder , salt pepper etc all empty when we arrived. I think also some new plates are needed as the existing ones or very badly cracked. On the whole good, the owner more than helpful when l could not work the tv ,which l think could do with updating. Would go back as location very good .

    We had the Annex for 7 days, and was planning to plan our trips as we went along. It just got to hard because the wifi dropped in and out all the time and the signal was very weak, except if you went ouside under the window of the main house, where you could get a strong signal. Which isn't very practical having to go outside when you wanted to use it, or when it rained.

    I go with my 14 year old daughter and dog, and, it feels like our own home...only better! There are no signs of anyone having used it-only the visitors book. The place is immaculate! For anyone who needs to get away from the hustle and bustle of daily life then this is the place for you. The only sounds heard are the birds singing. The studio has everything you could possibly need and it’s very spacious. It’s decorated to a very high standard with the inside front wall left in brick. A very peaceful little village with friendly neighbors. This last time I couldn’t get the washing machine working so I rang the owner and she sorted it out without delay. The lady seemed genuinely concerned that our stay would be comfortable. I have stayed in many places even posh hotels abroad but this is definitely my favourite place. I have already recommended Sykes Cottages and will continue to do so (for this property). Thank you. I can’t wait to return.

The property

This is a lovely mostly first floor annexe, attached to a Grade II listed detached house, in the village of Edenhall in Cumbria.

This delightful annexe is set in superb countryside and offers an ideal retreat for two.

The perfect base for discovering all the delights of the Eden Valley and the Northern Lakes.

From the front door, take the stairs up to the first floor open plan living space which has character beams, a well-equipped kitchen, dining area, a comfortable seating area and a king-size double bed, plus there's a separate ground floor shower room.

Outside this delightful cottage there is a small courtyard garden where you can relax with a refreshing drink, after a day spent walking in the beautiful local countryside.

The surrounding area provides an array of interesting walks, excellent cycling and good touring opportunities.

The market town of Penrith has a good selection of shops, pubs and restaurants, as well as a swimming pool and cinema, and further afield is the Lake District National Park.

A short drive away are Alston, Appleby, Keswick and the magnificent lakes of Ullswater and Haweswater.

Down the road from Edenhall there are many other attractive villages with country pubs serving fine quality cask ales.

Drive to Langwathby on what has been voted among the top ten scenic driving roads in the world.

The Eden Gorge is also well worth a visit, from where you can join the Settle-Carlisle Railway and enjoy one of the most beautiful railway journeys.

Visit Alston, the highest market town in England, or take a day trip to discover the stunning scenery of both the Lake District and the Yorkshire Dales National Parks.
