  • "We had a fabulous stay, property was lovely and immaculately clean."

There are lots of stairs and rooms are on different levels, plus it’s a short walking distance from the car park, but we understood this when we booked. Close to the town centre and walking distance to shops and pubs which was ideal. We paid for the car park using the pay by phone app and some of us got the early bird, but other members of the party were charged full price and we couldn’t figure out why. Only problem we had during our trip was the dishwasher wasn’t working (we only realised this after we’d fully loaded it). Overall a lovey stay, really great space and the added bonus is the sauna. Thanks

Dear Karen Thank you so much for taking the time to share your review of your stay with us. We're delighted to hear that you had a fabulous time and enjoyed the property. We're sorry to hear about the issue with the dishwasher. We understand how frustrating this can be, and we apologise for any inconvenience it caused. We've since replaced the dishwasher to ensure that future guests don't encounter the same problem. We hope to have the opportunity to welcome you back in the future. • "Worth noting somewhere to other customers how many stairs there are!"

From the car park to the house as no toilet on the living area floor and outside steps to the property are steep! Some people may not manage this Perfect location in walking distance to main town. ! The car park does get busy just outside, others in walking distance though but would recommend to drop bags off first for ease! This time of year, heating didn’t need to be on in all rooms! It was like a sauna without the sauna initially

Dear Nicola Thank you for taking the time to share your review of your recent stay. We appreciate your feedback, as it helps us continue to improve our services. We've taken your comments about the stairs and we'll ensure this information is clearly communicated to future guests. • "Overall a lovely place to base yourself to explore the area."

The 9 of us had a great stay. The kitchen and the bathrooms were very good. Lots of space for wet weather gear and boots. Things that could be improved; the sofas in lounge and some of the beds need renewing soon. Bigger recycling bins outside would also be good.

We're so glad to hear you enjoyed your stay! We take guest feedback very seriously, and we apologise for the inconvenience caused by the bed base that was damaged during the previous stay. We've replaced it now. We have Simba mattresses, which are still like-new since we purchased them just c. 12 months ago, so now the bed is fixed that should resolve the issue. We hope you'll choose to stay with us again soon! Property Owner

Great location and cheap parking right next to the building. Only took thing it was missing was a toilet on the middle floor as stated by others on previous reviews. Would recommend.

  • "Had a great week here with family - 10 of us, all over 18."

The property is in an ideal location, next to a car park where day tickets can be purchased cheaply each evening (though over the bank holiday weekend we avoided moving our cars since spaces were hard to find at that time). It is conveniently close to shops, pubs, bus stop and all local amenities. Rooms are well furnished and the property provides ample space, although the sitting area on the first floor is rather cramped for a large group. However, since the space is open plan and the kitchen and dining area are all together, this does mean the whole group can be close to each other. Table would not easily fit more than 10 people, though there is another small table nearby and stools for the kitchen counter. One bathroom is ensuite to the attic bedroom which means it is less easy to access for guests in other rooms, but there is a shower on each of the other floors, and two toilets on the lowest floor. Towels could do with replacing however, as mentioned in a previous review, as they are rough and worn, with one having a hole in it. The kitchen is well-equipped and there are plenty of glasses, crockery and cutlery etc. Only issue we had was that there were no dishes suitable for use in the microwave and more medium sized saucepans would have been useful. Overall the property is quirky and charming, and we would be happy to re-book if the occasion arose.

  • "Dixons Court is a hidden gem in Ambleside, a perfect place for our group of five friends."

We loved the local walks - very doable even on soggy February days - and really appreciated having restaurants, cinemas, and shops just a few steps away. The property’s layout is unusual thanks to its three floors, two staircases, and many nooks and crannies, but we liked its quirkiness. And it gave us a good communal space as well as plenty of privacy. The showers were great, the kitchen was well equipped, and the beds were comfortable. The one problem was the intrusive green light from a fire exit sign in one of the bedrooms (the double room which provides access to the second staircase), making it hard to sleep. Given fire regulations it’s probably impossible to do anything to mitigate that, but we thought we should mention it: perhaps whoever gets that room would do well to bring an eye mask.

Hello, thank you for your kind and detailed feedback. We are delighted to hear that you enjoyed your stay at Dixons Court and found it to be a perfect place for your group of friends. We are sorry to hear about the issue with the green light from the fire exit sign in one of the bedrooms. You are correct it is due to the fire regulations, we will look into this to see if there is something we can do. We hope to see you again soon at Dixons Court and thank you again for choosing us. • "1.Excellent location."

    2. Cleanliness poor(under sofa , skirting, windows in kitchen, oven door) 3.Sauna good however no infra red. This feature was why we chose this property, we spent time from our holiday sourcing batteries for the remote( £7.40) which still didn't rectify the problem. 4.No plug in bedroom basin, hot water tap in downstairs shower room not working, toilet roll holder broken. 5.Top floor bedroom freezing, took a long time to heat , very uncomfortable. 6.One would expect for the price, supplies like toilet roll for 7 guests would be plentiful, very disappointed. 7. Towels not great, hole in one and one stained quality All of these issues could have been easily remedied , it is an accumulation of little things that affect your overall experience . We would suggest a few changes that would enhance the experience.. Sensor light to steps leading to front door the light only covers the door area, a little unsafe with pets and children. A more generous welcome basket, tea and coffee is a little poor at this price point ( underwhelmed). Checklist conducted prior to arrival, advise guests of any issues, eg Sauna no infra red. This property could be great but shouldn't rely solely upon its location and expect guests to overlook its unnecessary flaws.

Dear Margaret Thank you for taking the time to provide such detailed feedback on your recent stay at our property. While we are thrilled you enjoyed the excellent location, we are sincerely sorry to hear about the various issues that affected your overall experience. We understand your disappointment and truly appreciate you bringing these points to our attention. • "Dixon Court was a wonderful home from home in Ambleside."

The property was clean and extremely spacious, with all mod cons. The sauna in the house was such a great asset and very welcoming after a day of walking in the rain. There are great restaurants, pubs and shops on your doorstep, making this house a fantastic base. The only downside was trying to secure a space in the North Lake Car Park daily as this was very popular. We ended up parking opposite the Garden Centre, which was about a 10 minute walk away. Parking in the Lakes is problematic at the very best of times due to the amount of tourists so this is to be expected. We had a wonderful week at Dixon Court and despite the lack of parking adjacent to the property, we most definitely will return. Thank you!

Thank you so much for your positive feedback. There are a few closer carparks which we’ve now added to the arrival instructions. We’ve found Lake Road carpark is usually quieter after 4pm. We’re really glad you enjoyed your stay and will hopefully come again :) Kind Regards Jane & Chris Property Owner

  • "Would be helpful if tea towels were included, also some dish washer tablets and bin bags."

Otherwise we had a very pleasant stay. Despite being on a main road the apartment was quiet. Handy for getting some food shopping, pubs and cafes, restaurants only a short walk away. Despite having to park on public car park this wasn’t a problem, we always found spaces, however, this could be a problem at a busier time of year.

Thank you for your feedback. We take all comments on board. We provide a starter pack which includes tea towels, 1 dishwasher tablet and 2 bin bags etc and will make sure this is available for all future stays. The flat is so much larger than it looks on the pictures and we had ample (too much) space for a group of 5 people. The flat could easily fit 12 people. The location is perfect for both local hikes and casual wanders around town. Although we had a particularly rainy week, we braved the wet and cold as we knew we'd come back to a warm living room where we could cosy up with some local bakes from The Apple Pie and have enough space to read and play board games. Already dreaming of coming back in the future.

  • "We booked a 3 day mini Christmas break at this beautiful apartment in Ambelside."

The first word we said when we entered the property was wow We were 6 ladies wanting to do some walks and this place was highly suited for that. We arrived early afternoon to snow covered mountains. Absolutely beautiful. We were not disappointed. The accommodation was perfect. 5 gorgeous bedrooms with great views off the dining room. The apartment was well equipped with everything you need for a few days away or longer. A super wine cooler which came in very handy. All the bedrooms were beautifully furnished to a very high standard and extremely comfortable beds. We cooked meals in the apartment because it just seemed daft going out to the local restaurants when we had that amazing view and balcony to sit on with our wine and take it all in. The log burning stove was also a real bonus. Very cosy in the evenings. Overall a fantastic stay. Very relaxing and would highly recommend this property. Forgot to say a two minute walk to our favourite pub. All us ladies agreed we would definitely make a return visit.

  • "Hi, I would like to provide a review of Dixon Court, Ambleside."

Following our three days spent there with family. The first thing is the location, right in the centre of Ambleside so no need to drive anywhere to take advantage of the shops and amenities which are all on your doorstep. The views from the rear balcony show you how close you are to the superb countryside Ambleside is famous for. Parking is in the public car park to the rear so its not far to carry your luggage. There are steps up to the main door and the accommodation is over three floors but that wasn't an issue for us. Its all been refurbished to a really good standard and keeps a lot of the original features you would expect. It was exceptionally clean and had everything we needed in the kitchen. The bathrooms are great and we loved the sauna. The lounge is a little small for 12 people but it's in with the kitchen and then an archway to the dining area so we had more than enough room. We will definitely be returning. Thanks

The property

In the heart of Ambleside, amidst the breathtaking surroundings of the Lake District National Park, is Dixon Court, a spectacular three-story apartment.

Twelve visitors are invited to spend a fun-filled holiday at Dixons Court with their two four-legged friends in this stunning region of Cumbria. It offers a wood-burning stove, an open-plan living room that is ideal for entertaining guests and spending quality time with loved ones, and parking in the lot next door.

Ascend to the first-floor terrace entrance area from the courtyard.

Once you pass through the front door, you will be on the first floor, where there is a spacious cloakroom and a family room with twin singles and a bunk bed in addition to three gorgeous bedrooms, including two king-size rooms.

You can get ready for the day in elegance or freshen up before going to the neighbourhood bar in this section, which also includes the main bathroom and additional WC.

And what better way is there to unwind and relax after a day of exploration than in the sauna room.

A beautifully furnished open-plan sitting area with a Smart TV and a blazing wood stove can be found on the second floor, along with a well-equipped kitchen with a breakfast bar where you can prepare and serve delectable meals.

You may access the quaint alpine dining space and a ski-themed snug from the kitchen and living area that are open to one another.

Step outside the dining area onto the west balcony, where you can sit back and relax while admiring the stunning views of Loughrigg as the sun sets.

A double bedroom with a vanity, a Juliet balcony, and a shower room comletes this floor, making it the perfect location to unwind and read a book.

You'll find everything you need in one room as you up the stairs to the third level, including a lovely attic king-size bedroom with an ensuite bathroom, a living space with a sofa, and a kitchenette area with coffee/tea making facilities.

If you can tear yourself away from this magnificent home, start your day with a fun activity for the whole family at White Platts Miniature Golf or the climbing wall at Ambleside (right next door), and then explore the town centre of Ambleside, where there are a tonne of places to stop for a satisfying lunch or a sweet treat.

Outside your door, take in the breathtaking beauty of Stock Ghyll Force waterfall, or see The Bridge House, a strange 17th-century structure that overlooks the River Rothay.

Ambleside is a great place to base yourself if you want to explore the eastern fells of the Lake District.

Numerous hikes, both short and long, high and low, begin from this town.

Why not schedule a Shampooch at the ground-floor dog grooming salon if you have planned a muddy excursion with your four-legged friend?

At the renowned Lake Windermere, just a short drive away, you can test your skills at a range of water sports, including paddleboarding and kayaking.

Visit Wray Castle or The World of Beatrix Potter Attraction to relive your youth if you'd prefer to learn about history and literature.

Why not reserve a table at one of Ambleside's Michelin-starred eateries, several of which are nearby?

Because Orrest Head Viewpoint, Rydal Mount and Gardens, and Wordsworth Grasmere are all within easy driving distance from here, there will never be a shortage of things to do and see.

For a unique escape, stay at Dixons Court any time of year.

Note: This property has a Good Housekeeping bond of £300.

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
