    Having the open space outside for the dogs was a real bonus. The property was clean and comfortable with everything we needed. Such a great location as a base to explore the local area.

    We appreciated the fields around the farm and the access to Estthwaite water was a real bonus and to walk our dog there was great. Some of the kitchen equipment could do with upgrading and the outside space felt a bit unloved but this did not detract from our holiday. We would definitely return to Loweswater.

  • "Great location."

    Nice area to exercise our dog opposite the cottage, you must clean up any mess by your dog on the field as children also play on the same area. Bed really comfy, has everything you need and close to the Tower Bank Arms pub. The only criticism was the lack of sugar and tea bags in the cottage. There was just a few in a small jar.

  • "Loweswater is a lovely little apartment within a small complex of apartments, set in beautiful surroundings, close to Esthwaite Tarn, Hill Top, a pub and a hotel."

    It has adequate facilities. It is mainly, clean and comfortable. The cobwebs on the ceilings have clearly been forming for sometime and would harbour months of dust. The carpets are tatty and the grips exposed at the doorway (although have been flattened, could catch a barefoot or dog’s pad). The holes in the carpet where I assume once stood a radiator, are unsightly. We used some WD40 to stop the door handles, into the bathroom and lounge, squeaking so badly, as it woke one of us up, each time the other went to the bath room at night. Small things, that if put right, would enhance a stay as this fabulous place. We assume that Graythwaite don’t bother to try very hard because the surroundings are so beautiful, and people will always come anyway. The cleaners that visited last Saturday were so noisy, it frightened our dog! Perhaps they are so busy being noisy, they don’t actually achieve a particularly good clean!?

  • "Overall a lovely location, easy to park and walking distance to a pub."

    The cottage was well presented and clean/tidy. Weaknesses-a strong doggy smell in the living room. We have 2 dogs so accepted this but it was there throughout the stay. No headboard on the bed, this meant the pillows were against the wall, they were cold and felt damp. This needs sorting. The shower tray fills up after a couple of minutes which I find is pretty gross.

  • "This is our second stay and we throughly enjoyed it."

    The only set back was the fact that the shower cubicle did not drain away properly so showering had to be short as we were afraid the tray would overflow. Apart from that it is a wonderful property and we are looking forward to next years visit.

    Very comfy. We stayed in the apartment above last year. I can report no dog dirt or dog poo bags at the entrance this year. No problem at all with the accommodation. It is well situated.

  • "Wonderful location with excellent views."

    We were met at the front entrance by a pile of dog poo bags that were full!!!!. Previous guests had mentioned lamp bulbs that need replacing but they have not been. There are clear holes in the carpet and it is frayed where it meets the bedroom. The bathroom was filthy with ground in dirt around the shower tray probably because it quickly overflows when showering. The whole place including the grounds is in need of some TLC. Wooden benches outside would benefit from some maintenance as they are all covered in moss.

We have been a little short staffed on our maintenance team this summer, but we are now have more staff members which will help with the continued upkeep of the estate. We do have signage reminding dog owners to pick up after themselves, we may need to extend this to ensuring that the bags are also placed in the bins in the courtyard. Property Owner

    We know the place as we have been there couple of times, and we have seen that they had improved a lot, new windows, new setting, it is realy nice and cosy, and the location is just perfect, but we can not rate it at 5 stars as the bathroom need more atention to the cleanningnes, the shower hose is all black from mold the drainige needs cleaning( last couple of times we had to buy solution to unplug the drain, and over all lack of cleaning in the bathroom The rest is all nice and clean and tidy we would like to come back hopefully the issues will be sorted

    There is a log fire and heaters to keep you warm, dishwasher, cooker onsite laundry facilities if you need them. There was minor things missing from listing such as on site logs for the fire, you had to travel 2.5 miles to the site shop for them, and the DVD had no wire to connect it to the TV. This did not spoil the holiday as we purchased a wire and left it for other users, and there are logs much closer on the road to Hawkshead. The emergency email address worked very well, and they were very polite despite me making an error with a senior moment over the key code. Overall a good place to holiday and would definitely go again.

    Thank you for providing feedback following your recent stay at Loweswater. Properties do not get logs provided. An honesty box system was in operation, and our sawmill was replenishing stocks, however we were finding that guests weren’t being honest, and therefore we made the decision to remove all logs. Guests are able to pre-order logs through our farm shop ordering system so that they have them prior to arrival, or alternatively they can go to the farm shop themselves to purchase logs.   • "We always have a fantastic time in The Lakes and this is the 4th year in a row that we’ve chosen to stay in this property."

    It’s perfectly located for us. The only criticism we have is the cleanliness. We commented about it last year as well but never had a reply. This year, it was worse. There were cobwebs everywhere. Especially noticible between the standard lamp and the wall. It clearly hadn’t been cleaned for weeks. There was also a thick layer of dust on all the skirting boards in every room. Also worth mentioning is the black mold on the wall behind the bed. We wouldn’t have noticed, but my boyfriend lost one of his earbuds so we pulled the bed out to look for it. Also there needs to be a mirror on the dressing table in the bedroom. There used to be one there but if someone had broken it, it should be replaced. Apart from that, we had a lovely stay. It’s just a bit annoying that no one replied to us last year and we had the same issues again this year. Since check out time is 9.30am and we couldn’t check in until 4.30pm, there is plenty of time to clean. Having said all this, we’ll still return to loweswater when we come to the Lake District because the location and views are perfect.

  • "This is our third consecutive year coming to this property and we love it so much."

    We come because the location is ideal, the views are wonderful and we can bring our pets. The cottage is perfect for us. This trip we had just a few little issues that I'd like to bring to your attention. In the handbook it says to not park blocking a neighbouring property's view. We have always adhered to this and never had an issue with other residents until this year. The people staying upstairs had people come to stay over and parked in front of our bedroom window. It was a little embarassing because my boyfriend was just getting out of bed as they stood directly ourside getting something from their boot. We spoke to them and they apologised and they were respectful in future. However a black Audi reg no MV66 NFF started to park outside our windows. It was there for a few days. When we enquired who's it was, we were told by our neighbour that they'd seen them park up and then walk round the corner to a property in the courtyard. After a few days of having to keep our curtains closed for privacy, I put a note on their car asking them to please park respectfully and note the 'house rules' and it didn't happen again. Maybe you could consider designated parking spots to stop confrontation or maybe put a note about this in your email confirmations instead of the handbook which people may not read. Another issue we had was internet access and wifi. We expect the signal to not be as good as at home but this was by far the worst year for wifi connection we've experienced with you. We are certainly not gadget addicts or internet junkies but we are walkers and adventurers and although we do a lot of planning and research before our holiday, we need to keep on top of weather reports while we are there and research alternative things to do if the need arises. We could rarely access internet even when we registered our details to be able to use the wifi. One final point which is very minor is that one of the glasses in the cupboard was dirty when we arrived and there were a few cobwebs on the ceiling in the bedroom. I normally wouldn't even notice the cobwebs but I've recently taken cleaning work myself after my business suffered over lockdown so I'm now prone to notincing that. After all of this we will still book for next year because we love it there so much.

  • "A lovely quiet location between Esthwaite water and Windermere, the accommodation was everything we expected from Sykes Cottages, very clean and tidy, well equipped and though other families we’re staying there it was still very peaceful, a great area for walking the dogs."

    Plenty of history around the area although very disappointing we were unable to visit Beatrix Potter house and gardens and Wordsworth’s house because of Covid-19. An ideal place to stay and thoroughly recommend these cottages.

  • "This is the second year running that we’ve stayed at this cottage and we’ll happily book for next year too."

    It’s perfect for our needs. Set in the most beautiful of settings, cosy, homely, with all the facilities we need. Location is great for access to all the main towns, Lakes and mountains. Parking is right outside our door. It’s pet friendly. And because there is no light pollution, it’s the perfect spot for star gazing on a clear night. We can’t recommend this property enough

    The only downside was problems with remote control for television think TV needs to be updated.Also apartment could be improved by putting a stool or chair in bedroom by dressing table. Would definitely go there again.

  • "We have stayed at this property previously."

    Unfortunately this time the cleanliness was not as expected outside the property. There were plant pots left in the communal area right outside the door of the property with used cigarette butts in them, laminated signs had fallen off the wall and left on the floor. The sofas inside the property seemed quite dirty and definitely need changing.

    Cracked plates. Not enough towels for a week. If were to self cater, lack of the above say to cook or to cater for a visitor or friend that could appear - say just for the day.

  • "The instructions were a little confusing to locate the property."

    The sat nav got us on the right turn off but actually finding our apartment was tricky. More detailed instructions would have been useful. The towel rail in the bathroom didn't work but otherwise it was fantastic. Would book the same property again and would book with Sykes again.

SAWREY

Hawkshead 2 miles.

The village of Sawrey is situated two miles from Hawkshead down the eastern side of Esthwaite Water, overlooked by the woods and tarns of Claife Heights. Sawrey consists of two separate hamlets - Near Sawrey and Far Sawrey - both with a cluster of picturesque cottages, tea rooms and pubs. Near Sawrey is famous for Hill Top, the 17th century farmhouse where Beatrix Potter wrote her acclaimed children's stories. Now a museum, owned and run by the National Trust, Hill Top is one of the most visited houses in the Lake District. Far Sawrey is the hamlet furthest away from Hawkshead and the nearest to the ferry point on Windermere. It offers a church and pub/restaurant with a beer garden. There are good walks in the area, including those to Claife Heights and in Grizedale Forest. It's also a great base for enjoying a wide variety of typical Lakeland pursuits - with watersports close at hand on Lake Windermere, fishing on nearby Esthwaite Water and, of course, fell walking.
