  • "I am extremely happy with our stay here."

    . Very large, roomy accommodation. Accurate description. There were 5 adults and 4 children, and 4 dogs. Not once were we overwhelmed by the sound of the children playing hide and seek (yes, this house lends itself perfectly to this name!) Stunning views, well equipped. We are all in agreement that we'd definitely return. Highly recommend *****

  • "Great property with loads of space and a table tennis cellar which was brilliant for our grandchildren."

    Rayburn in kitchen was great for drying out damp kit. Well equipped kitchen with a brand new dishwasher and plenty of fridge on freezer space for 11 people. Panoramic view from kitchen was stunning and everything we wanted to visit was less than 30 minutes away. Definitely recommended

  • "When we arrived at the house, all seemed good, but it was as we went further into the house that we were hit in the face with some funky smells, these were only in the left side of the house where the main kitchen is."

    That seemed to be all that was wrong until we went to bed, this is because the beds were rock solid, it was like sleeping on a concrete slab. When we got up and we were cooking breakfast, to our surprise we found that all the cups and most of the plates/bowls were dirty. So instead of enjoying our breakfast we had to clean all the pots before we even started, whilst we’re on the topic of pots, there are way too many and so many that I looked at and didn’t know what it could possibly be used for. There were that many pots that there was no where in the kitchen to put our food! Out of the hundreds of dishes there was not 1 single plastic cup for kids, there was also only about 3 tea spoons! After we had managed to eat out breakfast we loaded the dishwasher and followed all the instructions in the book provided and to our surprise when we went to get the clean dishes out of the dishwasher, they were all still dirty!! We raised this and they sent a maintenance man out twice to fix it, but it never worked for the 2 weeks we were there! We were stuck with a slimline dishwasher for 7 people. Moving on, we quickly found out that there are no where near enough bins in the property. I think I counted a total of 5 and 4 of those are tiny bins that do not hold a lot. We also got quite annoyed with the dining table as it is an extendable one but all the clips to hold it together are broken so it kept coming apart. The placemats were also an issue for us as there wasn’t once complete set and the majority of them looked as though they had been eaten at the corner. There were multiple light bulbs throughout the property that were not working. When it came to wash our clothes we struggled to get them dry as the only radiators that worked were in the boot room and bedroom above the boot room. One of the beds in the small twin room has clearly been broken in the past and had a bodge job to fix it as there were L brackets holding up the head board, but they weren’t doing a good job and the headboard was moving a lot just sitting on the bed. When using the showers we found that we couldn’t rinse the shower down afterwards as the shower heads didn’t come off the wall. This made the showers very dirty very quickly. One morning we woke up and found a puddle on the main kitchen floor, we looked up and found a rather large wet patch on the ceiling and it turned out one of the skylights is leaking. The door on the master bedroom would not shut as the hinge was hanging off the doorframe, several screws had come out. We also found that there was no where near enough wardrobe space for 2 people in the master bedroom, we ended up living out of suitcases for the 2 weeks. And finally the WiFi is really bad.

  • "Beautiful house, stunning views."

    We chose a great weekend for the weather too, which helps. Perfect for our 9 adults, 3 child, 3 dog family. Enough space for everyone to eat, play and rest. There aren't any easily accessible dog walks nearby but we drove into other areas for this. Our 3 year olds loved walking up to see the miniature ponies about 5 minutes away. Highly recommend!

  • "Second visit to Groffa Crag Farmhouse, so that probably tells a story."

    Brilliant property for our family "clan gathering", including the dogs. Plenty of space for quiet time and noisy/games/music time, and ability to choose a room which didn't disturb the young one sleeping upstairs. Good garden space for a youngster and well-controlled dogs to run around, plus access to the hill rising behind. Ulverston a nice place and only just down the road, and Lakes attractions not too far away either. Only negatives, which are barely worth the mention considering how we used the house, is that the dining room tv and the one in the end snug didn't work, and there was eventually an issue with the wc in the main bathroom...none of these really affected our stay, though. Overall, Groffa Crag played its part in making our gathering fun, again!

  • "Brilliant spacious yet homely holiday home."

    Lots of room for large family to stay yet still find your own personal space. The most amazing views of the Lake District from the enormous kitchen windows with its changing views from dark and dramatic to beautiful sunshine and clear views of multiple mountain ranges. The best place I have ever stayed with a view!!! Really warm home - loads of cooking utensils and crockery - just bring large roasting dish / oven dishes if you’re planning cooking for a large number in the oven. I would definitely return again if the occasion arose that we needed such a large house to stay. Excellent.

  • "Thoroughly enjoyed our stay and found the bedding, towels, fridge and dishwasher were very clean also the bathrooms."

    There was certainly ample crockery, cutlery and glasses. Plenty of room for the 11 of us (also the dog) and the boot room was an excellent idea.The only downfall was the standard cleanliness in the rest of the accommodation, it being very dusty and some of the cupboards and drawers left a lot to be desired. We also had a visit from a couple of mice who chewed through some of the packaging on the food. The view made up for this as it was absolutely stunning. All this feedback has been written by my wife whose standards are generally very high

  • "There was a Dyson in the property but it doesn’t work so we couldn’t really vacuum when we left There is nowhere clear for recycling to go - I took ours home!"

    ! We searched for the tumble dryer that was listed in the facilities but couldn’t find it…. The bathrooms were fine and beds clean, but the carpet wasn't particularly clean. Perhaps the broken Dyson is to blame!!

  • "This is an exceptional house given its size and location and I will be recommending it to people."

    The views are amongst the best of anywhere I've stayed. Very quiet, and noise doesn't travel through the property either. Our group of 12 was comfortably accommodated and more can sleep on capacious floor space if people wanted to increase their group sizes - though seated eating would have to be in sittings if more than 12. I loved the antique style dark furniture and classic patterned bedrooms. 3 lounges! Easy drive to the Lakes we did 2 big day walks. Ulverston is a pleasant town and we had a lovely Sunday roast lunch there at the Rose & Crown. Only reasons for less than full marks for facilities was that could do with more toilet paper for larger groups and there was minimal washing up liquid on arrival too. Minor things - but important for more remote properties where you have to drive to shops.

    Plenty of space and beautiful views. The only negatives were that 2 of the cookers and ovens failed, so we couldn’t use the raeburn and the electric oven in the main kitchen failed and was replaced the following day.

  • "Our three families thoughly enjoyed our Christmas stay in this massive house!"

    ! Beautifully decorated for Christmas (although no tree) but we took a collapsible one which did the job.The house was very well equiped,but maybe bins in the bedrooms would be good, also some occassional tables in the smaller lounge,maybe a note in the information book as to the location of the main bin outside.No oroblem with anything major,fabulous views,well worth a visit !!

  • "This property was very good."

    The photos do not do it justice. We were a family of 6 adults on holiday for the week. It exceeded our expectations. The house had everything we needed and we all had plenty of space. There was plenty of crockery and cooking equipment but only one wine glass! Fortunately some of our party were arriving the next day and we were able to ask them to bring some. So if you enjoy your wine, pack your glassware. It is in a lovely spot and perfect for the southern lakes. We had an amazing week and would recommend this property.

    The views were amazing with Coniston to the East and Morecombe bay to the West. The dogs absolutely loved the large enclosed garden. The only fly in the ointment was the lack of recycling facilities or information. We would love to stay here again.

    Instructions on finding the house were great. The views from the kitchen were amazing. The house was perfect. Great communication with the owner, he was very helpful and accomodating. My only tiny problem was the shower on the top floor. It seemed the hot water couldn't quite make it that far. Everything else was great. Would absolutely stay here again.

    This was an idyllic place to be for a wonderful family gathering.The cottage was so well planned and so spacious. Views from the kitchen ,spanned the Lakes to Coniston and panoramic to Morecambe Bay. Amazing vista. We were so surprised too to note our skills at table tennis. This was great for all. We all used the kitchen to its utmost, with family takingturns to produce fabulous menus. Definitely one of the tops holidays. Thank you to the owners

  • "We had organised a surprise birthday celebration away with family for my 90 year old mum - she had no idea but when we drew up at the house she was delighted!"

    ! The tour of the house itself brought “wow”s from all of us !! It is just lovely with ample room for everyone to spread out, have their own space and yet still be able to gather together beside a cosy fire !! Our ages ranged from 11 weeks old to 90 and yet it suited all our needs. Just stunning views in all directions- sea behind and mountains in front! Later in the week we visited Ulverston which was minutes away - a lovely little town! We had never been to that part of the Lakes but would definitely recommend it - very close to the motorway so easily accessible !! Think the photo doesn’t do it justice - ample parking and beautiful home!! We cannot thank you enough for making our family time away making memories, so special !!

  • "Recently returned home after a stay at the farmhouse for a surprise 60th."

    Such a beautiful property, great location and facilities everyone commented about how much space we had. The views from the property was lovely. The only thing that I would say is that due to covid and the extra cleaning that is required that the check in time of 6pm means you are mostly travelling in the dark. With that being said I feel that maybe some extra sign posting would make it easier to find the property. Had a brilliant time and would definitely recommend/ return.

  • "We have just returned from a fantastic weekend stay at Groffa Crag Farmhouse."

    A family get together for my mother’s 80th where 11 of us stayed in wonderful comfort. The house is huge with various living rooms and bedrooms spread over three floors (and table tennis in the basement). Perfectly clean and extremely well-appointed with a huge dining room where we enjoyed family meals. Setting is awe-inspiring with views for miles towards Coniston in one direction and Morecambe Bay in the other. Groffa Crag is warm, secure and welcoming with Ulverston market town a ten minute drive away. The current owner is extremely helpful and the management company also went out their way to ensure a trouble-free stay. We noticed a poor review posted previously. I would encourage anyone reading this to disregard that review. It was absolutely not our experience.

  • "The property is clearly ‘tired’."

    I see it has been sold now which would indicate why it’s so run down. The sofas in the main living area smell and had crumbs and food from previous people under the cushions, taps broken, extractor fans in bathrooms not working properly. Cleaners were late finishing before we checked in. A door was being repaired. The list goes on. We had a good holiday but we all felt the property was a bit of a let down especially for the money we paid. Luckily the amazing views counteracted these issues enough but Sykes cottages need to be aware for any future bookings!

  • "The farmhouse was really lovely and the views are amazing!"

    It was very comfortable and my hubby and I enjoyed star gazing outside and while laying in bed at night! It was wonderful being able to have most of our family together and the children loved playing hide and seek! Our only negative was that quite a lot of the light bulbs didn’t work and we couldn’t find any replacements! We Would highly recommend staying at the farmhouse!

  • "Absolutely fabulous location."

    We were there with a family of 11 and 3 dogs and there was more than enough space for everyone. The outside garden is massive to enjoy bbqs etc and a seperate bbq area with fantastic views over conniston etc. We will definitely be going back there in the near future. Also the red lion pub which is only 3 miles away were very accommodating with excellent food and drink (with 50% off at the minute). Overall definitely worth a visit.

  • "Fantastic house, plenty of space and incredible views (fuschia will need trimming soon as restricting kitchen view in one direction!"

    ). Kitchen well stocked although some bigger mugs would be very appreciated. Aga seemed to only do roast or off, but was lovely to roast with! Plenty of fridge and freezer space. Beds on the top floor are very much on the firm side and the doubles on the first floor are soft - so choose your bedroom accordingly!! Bathrooms are lovely, clean and with decent showers. Sky sports was a bonus! Looking forward to a return visit with the extended family who had to miss this trip due to lockdown.

    There is so much space and so plenty of room for everyone to spread out and not be on top of each other. The views are incredible and we had a brilliant week celebrating the grandparents' 40th anniversary. Also, praise for the owner - we had a slight problem with one of the showers and it was all sorted the day I rang which also happened to be the Saturday of a Bank Holiday weekend. I wish I could afford to rent the property more often, but it is great value for money.

  • "What a fabulous place!"

    We celebrated a 60th birthday party over the weekend. Six bedrooms, several sitting rooms and a great dining room to seat all 12 family members (brothers , wives , children and grandchildren) Two kitchens, but we all spent time cooking and chatting in the large kitchen where the views far exceeded our expectations. Fabulous views over to the fells and Morecambe Bay. A warm, welcoming ,very well equipped farm house We had a wonderful weekend and would definitely go again. Thank you for making the birthday weekend a special place to be with special memories.

    We were celebrating a joint 30th / 60th birthday and our party consisted of 7 adults, 2 children and 3 dogs. There was plenty of room for us to spread out or be together. The views from the kitchen are amazing! The added bonus was the table tennis in the basement. This kept children and adults active and entertained. The large garden and forest area provided plenty of solace for the dogs and children to run. The house was very well equipped and we had a wonderful weekend there.

  • "It’s only when you wake each morning that you can appreciate the views around the farmhouse."

    The owner provides not only bed linen and towels but toiletries and cleaning essentials as well. The inside space is fantastic much larger than we expected. One part is a fully contained one bedroomed house that can be locked to provide complete privacy if required. Amazing place!

  • "We very nearly lost our holiday booking for 9 people as Sykes couldn’t take a payment & didn’t think it necessary to call me!"

    All the email notifications went into my junk folder. This was our main family holiday & we cane very close to losing it. Not good enough not to call me in this situation as it could of been rectified immediately. Sykes put in the wrong expiry date on my c card so it wasn’t even my error! Very stressful

    It is huge! So many rooms and all so large. We came here with all my family (8 adults, 4 children and 1 dog) for my 40th birthday. The amount of space made it very comfortable for us all to stay together. It was a very cold weekend when we visited, so we enjoyed staying in more than we normally would when visiting the Lakes. The position of the kitchen is perfect and the views are breathtaking. We hope to visit again soon. Thank you!

  • "Went for daughters 30th birthday, party of 11, 9 adults and 2 children and 3dogs."

    Plenty of space for large party. 3 sittingrooms all with wood burning stoves which was excellent as weather was lovely but very cold. Facilities were excellent for all of us and kitchen was very well equipped. Excellent base for all planned family activities and beautiful scenery and panoramic views from kitchen and outdoor seating area. Large garden with small wooded area to the rear which was excellent for the dogs. Going in February there were fields with no livestock so we were able to take dogs in the field across from farmhouse.Would highly recommend a visit to Grizedale forest can take dogs and has a tarmac wheelchair friendly route.Would highly recommend this farmhouse for brilliant short break, a home from home, cosy and relaxing. If I had to be critical at all 1 double and 2twin bedrooms need updating but were very comfortable. Thank you for a lovely time would love to come again for longer!!

  • "This is a fabulous property."

    Excellent for what we had booked it for an early Christmas celebration with friends. The main, larger kitchen was amazing with simply fantastic views of Coniston and the surrounding area and very well stocked with all we needed. 2 large fridges which was great as 8 of us! Property is quite remote so no nipping out for anything forgotten. Lovely and peaceful. Parking good, plenty of room. My only suggestions would be to have a spare supply of toilet roll and to have curtains on the windows in the Boot Room bedroom. Only had blinds which were of a light colour too so didn’t sleep too well. Towels adequate but could have been larger. Had to wash oven trays before use as had all been put away dirty and greasy. Couldn’t get TV in dinning area to work but didn’t really need it anyway. Otherwise, all good and we loved our stay. Didn’t find the welcome folder till we were leaving so maybe this needs to be left out and took a while to find the underground games room. Also a dog poster with instructions about dogs and farmers needs to be bigger and in a more prominent place Would definitely stay again. Thank you.

    ...loved the table tennis...Rayburn...views.....easy walks from house....easy food delivery from Asda....not far from Ulverston Station. We were sorry that the Laurel and Hardy Museum was closed, but would recommend a visit to Tarn Hows and Tom Gill waterfall, and the Cathedral Cave at Tilbertwaite Quarries and the old packhorse bridge, Slaters Bridge.

  • "This cottage is in a wonderful setting giving breath taking views towards Coniston Water and the coast."

    It is very spacious and suited our party of 12 adults and 3 dogs really well. There is a huge amount of parking space- great as we had 6 cars between us. The rooms, both sitting rooms and bedrooms are of a really good size. There are plenty of bathroom facilities for a large party. There is a great boot room for leaving outdoor equipment. The property was well heated and warm throughout. There was a constant supply of hot water.We appreciated the large dining table as we could sit and eat an evening meal as a group of 12. It was nice to have three separate sitting areas so we could split in to smaller groups when we chose to do so. The twelve of us have been spending a week away together for a number of years, in different locations, and we have experienced a wide range of accommodation of very varying standards. Grofa Crag has been one of the best cottages we have used. We had a great holiday!

  • "The farmhouse was amazing, it appeared a lot larger than the pictures on the website."

    It a great place to stay as one big group, where everyone can eat/socialise together, but also it can easily be divided into smaller groups, with various living/lounge areas, two kitchens, etc. The views are amazing and although there are a few properties in the locality because of the position of the farmhouse it feels like it is totally isolated.

ULVERSTON

Lake Windermere 10 miles; Coniston Water 11 miles.

Ulverston is a traditional market town built around a cobbled main street. It boasts a fine selection of independent shops, café’s, and pubs with open fires and real ales. There is an extensive selection of eating places to suit everyone, from fine dining to traditional pub food. Ulverston is also well known as a festival town, with events ranging from flags and walking to art and music festivals throughout the summer months and with the renowned Dickensian Christmas festival in late November. It is the birthplace of Stan Laurel and world record holder of the biggest foam pie fight in the world giving a glimpse into the fun community spirited little town. There are excellent walks around the town and beautiful countryside, with views of the southern Lake District and Morecambe Bay. Home to the deepest, widest and shortest canal, which makes for a lovely afternoon walk with a pub at the end and views over the bay. All of the attractions of the National Park are also easily reached. The Furness Coast boasts sandy beaches and good birdwatching. Nearby family attractions include the South Lakes Wild Animal Park, Lakes Windermere and Coniston and popular Birkrigg Common, with its incredible panoramic views across Morecambe Bay.
