  • "We had a wonderful time at Hazelseat!"

    Stunning views, incredibly quiet and tranquil and a perfect retreat from city life. The house is so spacious and everyone aged 1-60, including the dog, felt immediately at home. The bedrooms are all lovely with very comfy beds and plenty of bathrooms with good showers. We all loved the hot tub overlooking the rolling hills, playing silly card games around the dining table and a perfect house for hide and seek! The sitting rooms were so comfy for catching up on TV. The kitchen is fab and so well equipped, with complimetary box of goodies. The first challenge when we arrived was to find the cutlery drawer...it's so clever! (We found the answer in the property manual!) We drove to the indoor swimming pool/games room/shop/playground and really enjoyed having the pool to ourselves for our 45 min session. There are quite a few damp patches on the walls in the house, but it's such a large property and so full of character it didn't bother us, but needs repairing to ensure it can continue to be enjoyed in the future. You also need to take care on the drive, I can confirm it is a little uneven :) as you negotiate the turns up to this magnificent house, take it slowly! We packed so much in to our 3-night stay, hiring a boat on Windermere and walking in Grasmere, it was the perfect start to our summer break! We all loved the house

  • "Lovely property with amazing views."

    More than comfortable for 10 adults, 2 children and 2 dogs. Decor in some areas is getting a bit tired but doesn’t detract from the overall experience. Ideal location for activities on the Graythwaite estate and staff from the estate were extremely helpful and accommodating. Nearest shops are 20 mins drive away so do need to plan for food shopping. Overall great place and would definitely go back.

  • "Would be glorious if looked after."

    Very shabby,holes in walls half filled,skirting hanging off,damp wet walls in most of the bedrooms,wardines with no rail,ill fitting doors,mould growing in the lounge all making hazelseat a sorry sight compared to reviews from last year which is a shame as the location is beautiful. Facilities wise we had 8 of everything... For 11 guests... 1 toilet roll per floor...and literally 2 pumps of hand wash for fear of it getting stolen. It hadn't been cleaned adequately before arrival,yet we were expected to strip all beds and leave clean and tidy....it was certainly left cleaner than when we arrived. Also the pool is a 20 minute walk away,as is the shop...no details of this within the house or operating instructions for any of the white goods. I would also like to point out that there is either very large mice,or paranormal activity between the hours of 2/2:45am... As we were woken most nights to shuffling tapping and banging downstairs and also in the yellow bedroom. Wouldn't stay again or recommend without some big changes and a makeover

    We are aware of the damp issues which have been raised in this feedback and measures have been taken to resolve the situation. A full inventory has been completed and the property stocks double the requirement of all glassware and crochery. We only provide an initial supply of toilet rolls, 2 per toilet as this is a self catering property. The swimming pool is a shared access with 28 properties and is therefore central to all, not situated at the property. We encourage all guests who may experience a housekeeping issue to contact the office so that we are able to rectify the situation as soon as possible, rather than it have a negative impact on your stay.     We had a great family weekend at hazelseat the house was clean and well equipped, the maintenance man and lady in the shop were both very helpful and friendly, there’s two of everything making cooking for 10 easier, the hot tub was used daily the pool was nice, we had a independent travel agent with us and she was very impressed

  • "Hi, the property was very nice indeed and all that stayed for the weekend were pleased with it."

    We were, to be honest, a little disappointed to find that the pool and games room were situated 1.5 miles away, the directions were given by a Graythwaite member of staff when I called to enquire were these facilities where. We felt that the house description was a little misleading as it intimated that they were on the grounds. Indeed they are on the grounds, it just so happens the grounds are 5,000 acres. Finally, hand towels for all guests would be great.

  • "We had a fabulous time in your beautiful property."

    There were 3 generations and it couldn’t have been any better. We used the hot tub every day and Matthew gave us directions for walks. We had axe throwing and archery and Monty was fantastic on graythwaite adventure great fun we would all love to do it again. The swimming pool was an added bonus. We were very lucky with the weather which made it even better. We would certainly love to book Hazelseat House again. It was fantastic.

  • "The property was in a superb location, we enjoyed our holiday ,it was most relaxed ."

    The location was great for walking and we walked every day. The house with a snug and a lounge gave us plenty of space. The house was well equipped, we had a small problem one night with the hob. However it soon righted itself and we feel it was a user error, and had no further problems. It would have been useful to have a few user guides, we thought they may have been removed because of covid. The hot tub was used daily, and the swimming pool on the estate booked for the three sessions allowed. We would gladly book Hazelseat again or any other building on the Graythwaite estate, This is our second booking on this estate would recommend it to anyone who wants a quiet and relaxing holiday oin a well equipped and very clean accommodation

  • "A lovely, large property for a family holiday."

    We went as two couples, each with a baby and a toddler and felt like there was plenty of space. The accommodation was of a high standard. One observation is that it's very remote. Great for us but no good if you want easy access to pubs and restaurants.

  • "The views from this house (Hazel Seat) are simply breathtaking."

    I don’t think I could tire of sitting at the kitchen table looking out at the changing vista - we’ve had snow in mountains and deer running through the fields. But what makes this house special is what’s inside. I’ve been to some wonderful hotels and houses in my past but this is by far the nicest most well equipped rental I have ever stayed in. It is decorated beautifully, spacious, clean. The beds are all wonderfully comfortable, there was not one moment when we ran out of hot water with all 13 adults here all week … even down to the detail … the matching wooden hangers in all the wardrobes, the fact that the house is for 12 people and there are actually more than 12 of everything - cups, teapots … a fridge and freezer large enough for all, and it all matches. We will definitely return here again. In fact we haven’t even left yet and we are already planning our stay next year. Thank you for sorting out the faulty hob so quickly, you were friendly, efficient and very quick. We are sad to be leaving but looking forward to sharing your beautiful home again soon.

  • "We had an extremely comfortable stay at Hazel seat, The kitchen was well equipped for 12 people, Our only criticism was that we didn’t get a good , reliable continuous signal for WiFi, we saw messages to re-start the router but we didn’t find it."

    A couple of our guests had important work such as law cases, and found it quite frustrating to be cut off There was no practical information (print-outs) about the estate, such as shop times, location of the estate facilities

    space for 6 cars and a well equipped kitchen. Internet is very poor unable to stream anything without it buffering every few seconds. We had better luck using 4G. A knife sharpener would be a bonus Had to call service as we ran out of hot water. There are two extra hot water tanks which hadnt been turned on? All in all a great week

  • "Beautiful house in an ideal situation."

    Ideal for large families and plenty of space for children to run around. Listing says there's a washing machine in the property, but there was only ones in the courtyard. Think this may have been replaced with a second dishwasher which was ideal. Waste bin lid was dirty on arrival. Also on arrival there was evidence of mice in one of the kitchen cupboards but then one was seen in the upstairs ensuite. Management were quick to come out and deal with the issue, but then my guests spent 2 nights listening to mice running around the loft. Also couldn't get hot tub to heat up to more than 12° but once again management said they would fix it as soon as possible but we were able to make the most of the lovely pool in the courtyard. Would I go back ? Probably but maybe during warmer weather when I could be sure of no mice!!!

  • "Lovely location with fabulous views, lovely walks straight from the property, some a little more challenging, with fairly steep climbs."

    The pool was a bonus, which we used frequently as the weather was typical lakeland, rain and wind. When the clouds cleared the views were more stupendous and at night the stars were amazing.

Ulverston is a traditional market town built around a cobbled main street. It boasts a fine selection of independent shops, café’s, and pubs with open fires and real ales. There is an extensive selection of eating places to suit everyone, from fine dining to traditional pub food. Ulverston is also well known as a festival town, with events ranging from flags and walking to art and music festivals throughout the summer months and with the renowned Dickensian Christmas festival in late November. It is the birthplace of Stan Laurel and world record holder of the biggest foam pie fight in the world giving a glimpse into the fun community spirited little town.
