  • "A really great little cottage in an amazing location."

    The view is incredible and the balcony perfect for catching the illusive Lake District sunshine! I could imagine in summer driving to the property could be tricky with people queuing for the ferry but we actually didn’t use the car once as there was so much to do from the doorstep. Hilltop, Wray Castle, Blackwell House, Latterbarrow then on bus or boat, Ambleside, Tarn Hows and Hawkshead. The property is clean and well cared for but minimal in kitchen/extra equipment. We had a dry week but an airer might be helpful to dry out wet kit if it rains/you do washing. We will definitely return for a holiday here again as we loved it so much!

    Amazing views and easy access to windermere via the ferry on the doorstep. One disappointing thing was there was a used sanitary towel still in the bathroom bin which is quite unhygienic.

  • "Beautiful place and location."

    Views were incredible to wake up to every morning and was even better to be able to sit on the balcony. Welcome basket was a very nice touch and added to our stay, only thing that was missing for us was soap in the bathroom and kitchen which just meant we had to nip back out after arriving but other than that it was perfect!

  • "Great place to stay with lovely view with lots of wildlife ."

    Right next to ferry. Bowness pier 10 minutes walk with boat trips and local bus stops for further journeys without having to use the car. Only slight issue is only one loo roll and just one bath towel each for the week . This will not stop us returning .

  • "Can't beat the position, very well kept cottage, with all amenities needed for a really enjoyable stay."

    The only thing I would add is to recommend a spare toilet roll be left,to just have the one in the roller seems a bit mean. We love the position for cycling, and enjoyed relaxing with the view out of the window over the Lake. Thankyou

  • "A superb accommodation and great location."

    Fabulous views of the lake from the windows. However, the cleaning in the bathroom let it down slightly. I had to wash the bath before I could get in it. It would have been nice for some cleaning products to have been left in the bathroom for us to use during our stay. We were asked to leave the property clean when we left but to do this cleaning products are a necessity. Also one loo roll for two people for one week appears in our opinion to be penny pinching. The kitchen was lovely and clean and we even managed to cook a Christmas dinner on Christmas day. We loved the little Christmas tree complete with lights and the treat hamper in the kitchen was a nice touch too.

  • "It was a lovely stay in a beautiful location."

    The fridge is in need of a clean as it is showing mould and uncleanliness. The cutlery all needed washing again and some of the plates were dirty. The hamper basket was a nice touch but the basket could do with a clean as it has old food nestled in the bottom. The water pressure in the shower is not very good. The majority of the time, it just dribbled out. Overall we loved our stay and these are only minor issues.

  • "Perfect location lovely kitchen everything we needed ."

    Settee in room rather uncomfortable. Would have loved a tv in bedroom. The apartment could have done with abit more attention to detail in the cleaning. kitchen cupboards/ doors and top all needed a good wipe down. The hand rail down the stairs was very dirty the cloth was black after just one wipe . But otherwise the place was just perfect would highly recommend.

  • "We had a lovely week at the apartment and surrounding area."

    The apartment suited the two of us perfectly and is quite well situated for the west side of the lake in particular. The apartment was well equipped with a comfortable bed. It had a nice quiet outlook from both lounge level and from the upstairs bedroom which was being improved at the time with shrub/trees in front of the balcony having a much needed trim. Parking was okay but at busy ferry times it could be a little awkward getting out (or in) as the queue parks right in front of the apartments spaces. The 'keep clear' sign writing on the road is virtually non-existent. For potential frequent users the car ferry was £6 each way and pedestrians £1 each way. Lovely walk along the lake's west side to Wray Castle, 8 miles round walk. Would go back to the apartment in future.

  • "Lovely 2nd visit to Pearsall."

    No major issues. Noticed the shower temp control comes loose so needs looking at. New tin opener needed. Recommendation - a sun parasol for balcony as it's a sun trap and gets so hot. I would like the bushes cut down for more of a view but overall beautiful time which we thoroughly enjoyed

    The only potential downside being this side of the lake there are only a few restaurants in walking distance. Of course being so close to the ferry does help as you can pop into Bowness without too much of an issue.

  • "What a beautiful holiday home and such a gorgeous setting, right on Lake Windermere."

    We've visited the Lakes many time before but never this side (Far Sawrey) of the Lake. It's a perfect location if you want something a little quieter but also a ferry ride away for the more popular locations such as Bowness, Ambleside etc. We would definitely come back again.

  • "It would be lovely if there were a couple more towels for a six night stay."

    They are very thin and got soggy early on and wouldn't dry out. If we'd had two more, then we could have used clean ones for the last three nights. However, the kitchen was really well appointed and we found everything spotless on arrival. It was a lovely bonus to have the welcome hamper too.

  • "Amazing property."

    Fully furnished with everything you need for a stay. Clean and tidy. Open plan bedroom is lovely but cannot block out light from glass panel at the front door (curtain or blind would help) Good communication from Sykes leading up to stay. Personal preference would be to change the downstairs cupboard into a toilet. Also a shower mat in shower would help. Only issue was coming back to apartment early evening with the ferry queue (keep clear sign on road needs repainting) but people moved if asked. Overall we will stay here again as it was easy to travel to lots of lovely locations and be based here.

  • "We got back to pearsall on Thursday to find the balcony furniture moved."

    That freaked me out a bit thinking someone had been there. One chair was pushed up against the neighbours fence ( as if some one was balcony hopping). The next morning on speaking to one of the others they said their window had been closed and their chair had also been moved. Turns out everyone’s chair was up against their neighbours fence. They put it down to the window cleaner although none of us could see any trace of windows being cleaned. Even if it was the window cleaner should he have been balcony hopping?

  • "The apartment was as advertised and we found it very clean, comfortable, and everything worked first time!"

    ! We had everything we needed in the kitchen and everything was straightforward to use. The bed was very roomy and comfortable and lashings of hot water for washing! The view from the balcony was delightful. The only minus was parking in front of the apartment as cars queued here to use the ferry. We had to ask drivers to move so that we could reverse in - most were accommodating! The journey from the main road to the apartment was sometimes arduous as it was all narrow winding roads and took around 40 minutes if you didn't want to use the ferry across from Bowness.

  • "The appartment was immaculately clean and well appointed."

    It was right on the waterfront as advertised. We really enjoyed being so close to the ferry and watching the visitors come and go. A small complementary hamper was a really nice touch. The views were amazing with large windows overlooking the lake. A large bedroom with a kingsize bed seemed a luxury in a relatively modest accomodation. Excellent spacey bathroom. Great little verandah on the waters edge. A really useful foreshore to launch our inflatable kayak. Parking directly outside. Two problems. We found the kitchen almost unusable because of the high tech appliances - no physical switches, dials or buttons on the cooker, dishwasher and washing machine. We really didn't fancy spending half our holiday reading instruction manuals. The technology we really needed we didn't get. The wifi went down for two days at a time when we needed to have zoom meetings.

    Modern appartment.The only thing missing is a pub within staggering distance !!! but being right at the Ferry Bowness is only a few minutes away with its shops, pubs and restaurants. We will definitely book again

    The accommodation exceeded our expectations! It was so clean, the fixtures and fittings were of a really high standard and we found the house really comfortable. Loved the added touch of the basket of goodies. We loved the balcony, it was so lovely to sit out and watch the birds. It's a lovely peaceful and relaxing area with the benefit of being next to the Windermere ferry, so really easy to get where you want to. We'd definitely come back here!

Named after botanist and first FBA Director, Harold Pearsall, this wonderful cottage has a quality bedroom with super king-size bed and a welcoming open-plan living area with private balcony overlooking the stunning Windermere.

About the owner - Founded in 1929, The Freshwater Biological Association (FBA) is a thriving membership association, independent scientific organisation and a registered charity.

The FBA promote freshwater science through a number of ways, such as innovative research, science projects, training courses and workshops, maintained specialist scientific facilities, national and international scientific meetings and publications.

Mitchell Wyke Bay

This lovely set of seven cottages rest in the village of Far Sawrey, close to Hawkshead and Bowness. FAR SAWREY

Hawkshead 3.9 miles; Bowness (via ferry) 1.5 miles.

The village of Far Sawrey has a pub/restaurant, whilst Bowness, with all its shops, restaurants and leisure facilities, is just a short distance across the lake by ferry. Also close by is ‘Hill Top’, once the home of Beatrix Potter, and Hawkshead with its picturesque 17th century cottages. Footpaths lead from the grounds to the village and Claife Heights - a noted beauty spot of forests and tarns. Watersports are close at hand on Windermere, along with Lake Cruises and the majestic Wray Castle to admire. Fishing can be enjoyed on nearby Esthwaite Water and, of course, fell walking.
