• "Comfortable no frills accommodation in a good location, parking outside the cottage is not often possible, although parking in the same road can be found."

  Information on rubbish disposal is confusing and needs updating, kitchen units need replacing, door on one unit barely hanging on, furniture generally well used but clean.

• "This is our 3rd stay at Mulberry Cottage."

  All in all it is a great place to stay as Staveley is so convenient for getting to many places in the Lakes and has so may good facilities. The carpets on the stairs and in the main bedroom would definitely benefit from a deep clean as they are starting to look really grubby and there is a kitchen door front which needs resetting. It is well equipped and warm and cozy and we love the fire and seat out the front of the cottage. We would definitely book again as we love the situation.

• "One kichen cabinet door broken and a facsia board kept dropping off."

  Its also not acceptable to not provide a means of making coffee. A cafetiere cost £20 or less, there should be one. Or a stove top pot. Didn't find the soafas terribel comfortablem seen better days, The mattress in the single room needs replacing, it's knackered. But it is an OK cottage in a nice town with a great pub, but sadly without the Hawkshead Brewery Beer Hall which has just closed permanently,

A 6 cup cafetiere has now been purchased to be installed next week. The mattress in the single room is a quality item purchased in September 2021 and has a 5 year guarantee. • "The cottage had everything you needed for a comfortable stay."

  It was well maintained and in a superb location with easy access to the dales as well as the lakes. The only negatives were the absence of a parking space and no garden. This is supposed to be a dog friendly cottage but, there was no where safe to let a dog out.

• "This is the second time we have stayed at Mulberry Cottage - we really enjoy staying there and find it very comfortable and love Staveley as a base."

  The cottage has everything you need and is generally very well equipped. It could do with a spatula adding to the kitchen utensils. We enjoy the slate bench in the front garden to sit out in the sun. As a village Staveley has so many perks - Kimi’s ice-cream shop, the More Bakery, the Hawkshead Brewery bar, Cafes, a Fish and Chip shop, pub and a Spar. And its convenient to get to many places in the Lakes. There we a few light bulbs in the lamps that were blown and therefore not working but when we contacted Lakelovers about this they were responsive and said if would be rectified. We have already booked again for the end of September.

I am also aware that you have already booked a further stay in September. Over the years I have carried out a number of improvements to the cottage but must confess that a replacement spatula was not on my list !. A suitable item was purchased last week by me during my owners week. This will no doubt enhance your visit in 4 months time and I hope you have a further pleasant stay with appropriate good weather. • "Very clean cottage, spacious and in a great location."

  Stavely is a wonderful village. Perfect cottage for a short stay. Kitchen equipment is adequate but lacks some touches which other cottages offer. Narrow staircase to upstairs and low beam to be careful of if you are tall.

• "Unfortunately we spent the first 2 hours cleaning."

  ...had it nog been a Bank Holiday weekend we would have sourced alternative accommodation. Entering the cottage an obnoxious odour was prevalent. The kitchen bin and cupboard in the lounge were unbelievably horrendous. Hand rails on stairs were filthy. Double mattress stained. Broken slat on bed. Mirror glass fell out when touched. Carpet on stairs and bedroom heavily stained. Welcome pack contained 3 bin bags & dishwasher tablets....no dishwasher! We removed smelly cushions and cleaned sofas before we could sit down. Musty cushions on both beds. I never leave negative comments but in this case I felt compelled to do so. I have photographic evidence.

• "Great location first and foremost!"

  Terrible smell upon entering the cottage.... this was due to the red carpet in front of the wood burning stove, so this was removed and stored under the stairs for the duration of the stay. Cleanliness could be better; valve only just balancing on radiator in kitchen; hairline crack around one of the mugs and the fact that there was only one loo roll, no hand-wash in the bathroom and no wood for the wood burner was disappointing, also that there was no external space to the rear and the front of the property was not gated/fenced. The upstairs of the property was clean, but the bathroom could be better designed. If it were not for the great location, I think we would have been very disappointed. I'd say clean the downstairs and remove long lying dust and ensure that rugs are clean, so the first impression is not a bad smell and questioning of cleanliness!

• "Despite having a dog ourselves the cottage did smell of dog eg cushions and rugs which could have easily been cleaned/shampoo’d."

  No cleaning chemicals or disinfectants left in the cottage and one toilet roll !! The stair and bedroom carpet really does need replacing. Great that the lounge is ceramic tiles so easy to keep clean. Otherwise the cottage is fine.

• "The cottage itself was fine except the small bathroom which in our opinion is dangerous because I had a bad fall by catching my right foot on the step in front of where the wash basin is."

  I fell between the wash basin and the toilet. I have 2 replacement hips and 2 replacement knees and therefore falling on hard tiled floor is not a good thing to do. I have bad bruising to my right knee just bekow the kneecap,a small bruise on my right hip and also my right shoulder. I was unable to get up so my Son had to pick me up. There are no warning signs and a very small gap between the shower toilet and wash basin to get through. I feel it is the right thing to complain as I wouldn t like anyone else to suffer the same fate whether they be young or elderly. We have stayed at Sykes cottages before a few times and can say we have never had any complaints before.

• "Great place to stay in the Lake District."

  Staveley is a perfect village with Cafés, supermarket, fish and chips Shop, fantastic ice cream shop and perfect for travelling without car. We spent 6 days at Mullberry Cottage. It was perfect for us as familiy with our 6 year old son.

• "The lightbulb upstairs hallway is missing; the outside light is no longer there; a lot of the crockery has chips; there isn’t enough crockery (having stayed before we brought our own; we bought mugs and plates and left them there a few visits ago for future visitors; the pillows are stained and some of the cushion covers need replacing (some have holes); the filter in the hood fell out when we tried to use it (it is also extremely dirty); the kitchen area needs a deep clean."

  The walls need a lick of paint. I have stayed here four times and still do not understand why there is only one toilet roll supplied for a weeks stay. We were supplied with dishwasher tablets, yet there is no dishwasher and what is needed is washing up liquid, which is not supplied. Having said this the bed sheets were spotless; the bathroom was very clean and the furniture upstairs is of an excellent standard. We noticed there is a new oven and hob and sideboard which makes a huge difference. We will probably stay here again but the property is starting to look ‘grubby’ and if an alternative near Staveley becomes available we will choose this over mulberry cottage. Hopefully, the cottage will get the attention it deserves because Staveley is wonderful and the cottage can be perfect.

• "The cottage was generally clean and tidy although as I was cleaning up before our departure I found food debris under the sofa that was not dropped by us (as we had not eaten pringles!"

  ) There is a common complaint that the oven was missing the temperature numbers but it is good to be able to say that this has been rectified with a new oven. Unfortunately, the other common complaint of not enough toilet rolls has not been addressed and it would be an easy fix to supply a second toilet roll. The double mattress is getting quite 'tired' and was fairly uncomfortable and as such I didn't sleep very well. The two sofas are also quite small and uncomfortable as well as also being well worn. But the location is very good indeed, the chippy over the road is excellent and there are good pubs not very far away. I looked on Google Earth and noticed that there was an open recreation park close by so I thought that would be a great place to 'play ball' with our labrador but unfortunately there are signs up that say that dogs must be kept on a lead so our dog walks ended up along public footpaths which were still enjoyable but didn't involve too much running after a ball. All in all a reasonable cottage in a lovely little village.

  We found the cottage to be cosy, warm, well equipped and in a good location. The beds were very comfy. As cottage owners ourselves we understand the effort that goes into the upkeep and maintenance. We enjoyed staying at Mulberry Cottage - thank you.

• "We had an enjoyable stay here."

  The lounge area is nice with log burner. The kitchen has everything required and someone has obviously scrubbed off the settings on the oven etc however there are instructions which clearly show how to use the settings, so it’s easy to work out. There are plenty of utensils available. The bedrooms are well appointed. The only criticisms are that the stair carpet is stained and in need of replacement and the shower was not very clean especially around the grouting. We found it was situated in an ideal spot near the chippy and hawks head brewery and not too far from the Eagle and child pub. Great for walks to kentmere and beyond and ideal to pop down to Windermere or Kendal. Check opening times of the chippy, brewery and pub before going though

• "We found dirty crockery, a filfthy grill pan, a cooker that you couldn't read the dials of, stained carpets, cobwebs, one TV that didn't work, haphazard parking, no rear access, a minuscule front garden, no way of shutting the ground from first floors off and a minuscule shower which was nigh on impossible to use to clean a dog (& this was supposed to be a dog friendly cottage!"

  !). We complained via email on the Sunday am, and got a response offering a re-clean on the Mon am. We had already cleaned ourselves & there was no point. We were told compensation would be looked into.... nothing more heard. We phoned on Friday, we were told that nothing re compensation had been noted but they would come back to us. We got email confirmation of this, but nothing more has been heard. In our opinion this cottage has been oversold (ie facilities ramped up better than they actually are) at an inflated price & then customer service is unreliable, or non-existent. If you read the Cottage comments book, we are not the first to raise many of these points. Right at this moment, we certainly would not go back to this cottage, we probably would not use Sykes Cottages again & we certainly would not recommend you to others. The phrase "Ignored & ripped off" springs to mind. Put your house in order if you want repeat business!

  Cottage of contrasts, lovely sash windows, doors etc, however oven so old no numbers left on dial so no idea of temperature, stair carpet badly stained and walls in need of painting, single bed mattress and bedding badly stained, cottage for 2 nights charged at a premium so felt although we made it a lovely stay, cottage in lovely location , was very over priced

• "Fantastic location, lovely cottage."

  Has everything you need for a week. Have stayed here twice now, however, I noticed the property, although had been suitably cleaned, the coasters in the bedroom had coffee stains on them and some of the cups weren’t completely clean. Small issue, and things get missed . Would be nice to perhaps have salt/pepper and maybe a few more loo rolls, we were left with just one roll, which for a week is not enough. The wood burner was missing the door so we couldn’t use it, and the downstairs radiator still doesnt work. Having said that, I wouldn’t hesitate to stay here again. It’s a lovely cottage, lovely village and a fantastic location.

• "Lovely cottage."

  Surprisingly roomy downstairs. Parking wise, there is a car park for an office across from the property which the neighbour said we could park in from 5.30 pm to 8.30 am which was useful if we couldn't find a space on the road outside the property at anytime. Staveley is a lovely village and a very short walk took us too the Eagle and Child pub where we enjoyed sitting out in the pub garden by the side of a stream. We also visited Wilf's cafe for breakfast, again only a short walk from the cottage. The location was very convenient for visiting places around the Lakes. We would thoroughly recommend the cottage and will certainly visit again.

• "Mulberry Cottage is in Staveley, shout it from the roof tops."

  The walks, The Eagle and Child, Hawkshead Brewery, Wilks, More? and il meglio del gelato, literally a stone's throw away. Oh and fish and chips are available just walk across the tiny bridge and you're there. The walks are absolutely phenonmenal but I only know this because I met up with locals. I know you all take your surroundings for granted, as I do here in London or did until Lockdown took away my reason for being in this urban place, however you undersell your incredible place. Please know if you're reading this that this is a retreat with a back drop and fresh air and all the above.

• "Fantastic location, delightful village with stunning surrounding views and lovely walks."

  Cottage was nice and did provide us with all our basic needs in a delightful setting; however we did feel the cottage would benefit from a little re-vamp as fixtures and fittings were a little tired and worn and this did make it appear not as clean as we would have liked. We also had a dog and as a dog friendly advertised stay it was a shame not to have access to a secure outside rear garden or space.
