  • "A perfect traditional stone cottage in a great location."

    Easy access into the lakes and a well placed base for exploring from. The cottage is well equipped with high end decor and furnishings and the view from the garden is everything you'd want from the lake district. We thoroughly enjoyed our stay and would highly recommend this property.

  • "Lovely space, very cosy with great views and brilliant access to nearby locations."

    The property had all the amenities needed and was warm with very comfy beds. Out only issue was with the lighting. Lights seemed to flicker a lot and some wouldn't even turn on including most lamps. Not the end of the world but something to consider for the future. Thank you for providing a lovely space for our little break.

  • "A beautiful quaint little cottage in a stunning location."

    The cottage is so cosy and warm (almost a little too warm!), and the views from the garden are spectacular! The garden is safe and secure for dogs and the three of us had a wonderful stay. The lights in the lounge do tend to flicker for a while when first put on which can be a bit annoying when you’re trying to read, and you do need them on as it’s quite a dark room. As for the moans about the road, you needn’t worry. It’s only 16 paces from the car to the back gate and it’s easy to see if anything’s coming. It’s not too busy and not noisy. Any improvements? … maybe a welcome pack, starter pack for the log burner and some spray and cloths for wiping down surfaces. A fantastic place, would definitely recommend!

  • "We have just returned from a one week stay at Knotts Cottage."

    The property was lovely and clean on our arrival. The cottage is cosy and comfortable and had everything we needed for our stay. Great location for exploring the lakes. The property is on a main road but we did not find any problems with noise. You do have to walk on this road to get to the parking which is in front of the cottage but again we did not have any problems with this as traffic can be easily seen from both gates. Beds were lovely and comfy and the shower was hot!

  • "This is a really interesting historical building and is very handy for the school, which we were opposite to."

    We were on a sailing course they run. There are some good features to the house, the bedrooms are nice and the bathroom is quite new. Downstairs is not well designed and needs sympathetic built in oak furniture and probably a modular sofa because it feels dark, and oppressive with the brown leather, black floors and small windows. Some lightbulbs were out. The freezer was inaccessible really, when coats were hung up, and needed a rethink. A more traditional dining area could really help. It’s the wrong shape and takes up too much room. I found downstairs very grubby with black animal hair on everything. Didn’t mind that too much but it is irritating. There’s no view whatsoever if you can’t go out in the garden due to bad weather and that makes the place depressing. The weather was poor and the clothes dryer was broken which caused some irritation. A man came out to fix it but obviously he couldn’t do it within the time of our stay. No logs were provided either and a fire would have been handy. My biggest concern was a feeling of vulnerability in the property. It was very close to the busy road, loud cars and passers by, at all hours, and despite the big back gate it seemed that bin men and gardeners just came in whenever they wanted to. I didn’t like that and found it unnerving. Others have mentioned the parking too, and that was an issue too. There isn’t really enough and the aggressive attitude of the neighbour about any perceived infringement of her space was another reason to feel vulnerable and edgy rather than relaxed. I’m a country dweller so perhaps I’m not used to the hustle and bustle, nor the aggressive territorial neighbours but I really think this a property worth about half what’s being charged. Sorry. The house itself deserves better and could be lovely.

The furniture and colour schemes throughout are shown in the photos on the website so we are sorry that this was not what you expected. In regards to the lighting, we would like to apologise for any problems that you experienced. We do tend to keep spare bulbs in the cupboard however we will keep a closer eye on the light bulbs, we will also mention to our cleaner about the dog hair that you brought to our attention and ask her to be more thorough with this. The description online does say that there are great views but it does state that the views are from the outdoor furniture on the patio and not from inside the house. We understand that given some of the weather that we have had it would be difficult to have been able to enjoy the view from outside but unfortunately that is out of our control. We will take on board your comments about the logs however there are logs sold close by in the local garage. We do hope that you had a lovely stay in the lake district. Property Owner

  • "Lovely cottage and location with parking a big plus along with the lovely garden , really enjoyed our stay."

    The only negative was the student reunion in adjacent property..partying til 5am..luckily they were only there for the weekend.

  • "This is a super little cottage, very well equipped and stunning views and location…except it is listed as Troutbeck and its really Troutbeck bridge."

    It’s dog friendly inside and in the garden, but the main road is scary to walk along with a dog any distance so this wasn’t at all dog friendly as the nearest walks did involve this and although the speed limit is 30 most cars ignored this. It was also hard unloading car for the same reason. Again beautiful cotttage, amazing location and we had a fabulous time but probably would t come back here with the dog.

  • "We really enjoyed our stay in this lovely cottage which was ideally situated for Central Lakeland and the Eastern Fells."

    The cottage was comfortable and well equipped, and we would definitely stay there again. A few small suggestions to make it a 10 out of 10 - providing little things like hand soap, spare toilet roll and a welcome pack are very much appreciated as it is hard to know what exactly you will need to bring.

  • "Brilliant week !"

    Good location as usual for starting a number of walks. Great accom ..we've used this property andl uv it ! Parking was a nightmare on the friday. We came back to being blocked in! On our leaving day we ssked thd ladies to move their vehicle.which they advised that the information re parking was ..rubbish ! If in doubt please contact the agent before booking and be considerate of other site users !

  • "The booking process with Heart of the Lakes was smooth and upon arrival the cittage was immaculate!"

    It had everything we could possibly need to get through Christmas with a 2yr okd and 5yr old which is no mean feat. Everything was excellent quality and the beds were dreamy! We have stayed in the Lakes every Christmas for the last 15 years and Knotts Cottage was by far the best we have stayed in, thank you!

  • "My only concern was the access and how dangerous it was to navigate the road especially when moving my belongings in and out."

    Many drivers did not adhere to the 30 mph speed limit. I arrived in the dark as I had to navigate a detour and it was raining so moving my belongings was a challenge. On a positive, the bed was one of the most comfortable I had ever slept in I did love the cottage

  • "The cottage was exactly as described and just what we wanted ."

    We parked as instructed off the road literally next to the cottage . The cottage was welcoming ,warm , clean , cosy and inviting . The bedrooms were lovely with plenty of storage , the bathroom very spacious . We had everything we needed to get our holiday started . The information about the cottage was clear . The recommendations for walking ,pubs,eating out were all to hand. The flooring was ideal for anybody with a dog and walking boots. All in all ideal for a day spent walking and enjoying the fabulous scenery , to return to a much needed hot bath , cosy fire and good food . John & Jo and Baileymou x

  • "Pleasant cosy little cottage must admit that finding the right door was not as easy as you would think, possibly the instructions could be a little more explicit, and the fact that there are 2 buttons to press to open the key safe could be added."

    The fact that the freezer is tucked in a cupboard under the stairs was interesting. The main problem we had is that the garden is not dog secure as there are loose and rotting stays and they do not go to the ground so a small dog, such as ours, can get into the next garden, which was OK as there was nobody next door but if you have another dog this could be a problem. Lastly the bathroom window is clear and the blind has definitely seen better days and as the toilet is next to the window this could be embarrassing to say the least. These are all minor thing s as on the whole it was a great little cottage and we enjoyed the break.

  • "We loved Knott's cottage."

    This was our first visit to the lake District and our first holiday with our German shepherd, we had a fantastic time. The cottage was everything that the description said except maybe the stairs, they are incredibly steep! The view from the well kept garden is glorious. Everything we needed for a comfortable stay was provided and we appreciated the quality of everything. Thank you. Please accept our apologies for accidentally breaking a mug. Our German shepherd has a strong tail and managed to knock it off the low coffee table. A lesson we quickly learnt. Minor niggles. Dripping kitchen tap, out of date walk maps, lack of suggested easy walks (we are OAPs.) No mastic on shower screen to wall, therefore water seepage, heating on 24/7 as old thermostat not updated to new boiler. (Husband retired heating engineer.)

  • "We loved our stay in this very unique cottage but the draw back was the very busy noisy road."

    We fortunately didn't have children but we did have our dog and the road we needed to walk to get to our car was very busy. Also the information regards how far to Windermere was incorrect it was very much further and although we would have walked it there where few paths so the roads with a dog would be for us dangerous not recommended.

  • "This cottage is in a great location within half a mile walk to Windermere town."

    There is parking on site and a small garden with a low fence to separate from the neighbouring property with whom you share a wall. The garden is beautifully kept and offers great views of the lake and opposite shore. Inside the kitchen provides everything you might need and the living room and bedrooms are very comfortable with a log burner (one night of logs provided, you would need to bring/buy more for a longer stay). Really enjoyed the accommodation and would come back

  • "A wonderful cottage with amazing views across Windermere towards the Coniston fells and the Langdales."

    The cottage itself was very cosy with a rustic charm and the garden area and patio were perfect for eating outside on the sunny days. Easy access for shorter walks up onto the fells behind and in the car over to Patterdale or via Ambleside to further afield. A beautiful place definitely worth returning to. Suited our tastes perfectly.

  • "Sadly on arrival we found both single beds to have dirty marks and staining on the sheets."

    Clean ones were brought to the cottage the following day, however we had to the change the sheets ourselves as no housekeeping staff were available. Furthermore the bathroom sink had long hair around the tap and in the sink bowl. Heart of the Lakes were informed of this but no one contacted us to re-clean the bathroom. Finally to top off our arrival we were met with a beautiful vase of dead daffodils. This cottage is a lovely property but really requires a thorough deep clean. We enjoyed our week in the Lake District but disappointed by the lack of follow up from the management company.

  • "We had a lovely three night stay at Knotts Cottage just after Christmas."

    The accommodation is very cosy and full of period features. Everything we needed was there. The location was great just a few minutes drive into town and well placed for touring the area. It is right on the road as others have mentioned, but noise wasn't an issue for us. Yes you do have to be careful walking from the front door to your car especially with children but you can see far ahead if anyhing is coming up the road. The view from the garden is beautiful and much better than the pictures. All in all we were very happy. Only one little suggestion is that they print out the instructions for the central heating timer as we couldn't work out how to change the times/temperature.

  • "From the moment we turned the key I was like an excited child."

    The cottage was beautiful and magical. Clean and tidy and everything you could need. The garden views are stunning. We have enjoyed our stay here so much. Explored windermere, ambelside, dungeons ghyll, slaters bridge and so much more. The property is beautiful and so glad we booked the week rather than the 4 nights originally planned. Coming home to put the log burner on and to have a lovely soak in the beautiful bathroom was delightful. We will be sad to leave and hope to return next year. Thank you for a beautiful break, it's been one to treasure. x

  • "It's a lovely little cottage but there were a number of niggles about the information provided."

    Firstly, the location is NOT in Troutbeck. We thought we were booking in the village of Troutbeck but it's about a 7 minute drive away. Secondly, IT IS RIGHT ON THE MAIN ROAD, ALMOST IN THE ROAD. The information does say that it's on the road and that you have to walk along it to get to the front door but this doesn't prepare you!! You park in the farm yard area then exit onto the road through one gate then walk about 20 yards to the next gate. It's quite dangerous and I would not want to be doing this with young children and wasn't very comfortable with our dog. It's really cosy and comfortable (not for the tall or claustrophobic) and for such a small property, very well appointed. The garden was nice with great views. Glad there was a tall gate to lock away the road but it rattled loudly every time a vehicle went past. Really shamefully over priced like all of the properties since covid. With all of that in mind, as long as you're prepared for these things, please don't be put off!

  • "We found the living area downstairs rather dark and gloomy, not helped by one of the wall lights not working."

    The views from the garden were beautiful but from the cottage we looked out over the busy and sometimes noisy road outside. Other than that it was warm, mostly comfortable and had the basics for a good stay for two people plus a dog (who also liked the garden). The location is really good and we enjoyed our time overall. Thank you for the walk leaflets and in particular the book of Dog Walks and Tea Rooms which was really excellent and proved a huge success.

    Springs felt through mattress and it needs replacing. Otherwise very comfortable and well equipped. Beautiful position overlooking Windermere and Troutbeck valley. Expensive, but we had a lovely weeks holiday in glorious weather.

    When we got to the accommodation there was no travel cot (which we had asked for in advance) and we had no towels. It didn't state on the booking that we had to bring our own towels. However both issues were rectified within the hour of us arriving by the Sykes team.

The property

Knotts Cottage is a two-bedroom, Grade ll listed character cottage in an elevated position overlooking the Troutbeck Valley with magnificent views of Lake Windermere, and the fells beyond.

It is part of an 18th Century farmstead situated on the main road to the acclaimed Kirkstone Pass and is approximately one mile from Windermere town centre.

Take in the stunning scenery as you enjoy breakfast on your patio, then take a leisurely walk to nearby Holehird Gardens where you will find a beautiful, secluded tarn.

Venture uphill to discover expansive hillside gardens, Victorian greenhouses, a fabulous walled garden and gorgeous views of the Langdale Pikes.

Head out on foot to enjoy one of the many scenic and dramatic trails that are available from your doorstep. This lovingly restored and refurbished cottage is a perfect base from which to tour the National Park’s breath-taking countryside by car.

Set out for the day on one of the many driving routes to discover beautiful lakes, valleys, picturesque villages and hamlets. Park your car in front of the cottage, walk through a gateway, then a few yards along the roadside to a second gateway.

This will lead you to your front door.

Step into your traditional living room with dining area and admire the soft furnishings, cosy log burner, original beams, flag floor and traditional rug. From here find your small, fully fitted kitchen; a room which simply oozes traditional character whilst at the same time benefiting from attractive shaker style units and contemporary equipment.

Start to prepare your meal on the meteoris granite worktops. Take a drink up the couple of steps into the garden.

Take in the panoramic views then watch the sun as it sets over the beautiful lake.

Climb the narrow stairs, which rise quite steeply, to a small landing to find your comfortable bedrooms.

One a king-size with views towards Wansfell Pike, the other a twin overlooking Lake Windermere and Claife Heights.

You will also find a modern bathroom with mood lighting and a p-shaped bath with power shower over.

Ambleside 5 miles; Kendal 8.7 miles.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip. Children will enjoy a trip to the 'World of Beatrix Potter' in Bowness whilst the villages of Grasmere, Coniston Water, Kendal, Keswick and the Lakeland Mountains are all within easy reach.
