  • "A delightful and relaxing holiday."

    From the moment we arrived, we were struck by the charm and attention to detail that made our holiday memorable. It's about 6 minutes from Annan and sits alone in a large garden. The garden is ideal—large and well maintained. It gave us a peaceful retreat to play with the dog. We got to enjoy the willow dome and swing seat, surrounded by greenery. The lilies by the front door were stunning, and we loved walking past them and catching their scent. The cottage is so very peaceful, with a comfortable bed, two good showers, a well-equipped kitchen with high-quality appliances and utensils and the living areas were furnished with a perfect blend of style and practicality. The cottage has thoughtful touches, from the welcome backet and milk in the fridge to the art pieces. We very quickly found ourselves slowing down to a peaceful holiday-pace, and Una the dog enjoyed the calm and quiet and pootling about the garden. We can easily imagine how cosy the cottage would be with the fire lit during the autumn and winter months. We are looking forward to returning.

  • "This cottage and garden excelled our hopes, it was all so perfectly beautiful."

    The garden with its two woven willow gazebos were gorgeous to sit in on a sunny day and everything illuminates at night with solar lights. I've never felt such peace on a holiday, it's somewhere you could enjoy without leaving the grounds, and we did just that every other day. So many wild birds in the garden and you can even see from there a small castle/tower. Moffat' is a tip for a lovely village to visit along with Cairnholy standing stones.We're definitely going back at some point. :)

  • "What a lovely furnished cottage, with a garden to match."

    So many little touches, to compliment the decor. Cosy and really comfortable. We had the good fortune to meet Elaine and Mal, on the day of our departure. They told us about the history of the building and its recent refurbishment. What a lovely couple. We really enjoyed our stay and would highly recommend it. A perfect base for a days exploration and comfy return. Loved the downstairs shower and we cannot compliment the cottage, the decor and the garden enough. As for weather, who can predict the changes? We packed our best waterproof skins and did fine.

  • "This property is beautiful very welcoming, it was bright and airy and exceptionally clean."

    There was a welcome pack which was much appreciated after a long drive. The cottage is furnished really well and having a bathroom upstairs as well as the shower room downstairs is very handy. The bed were very comfortable and although some reviews say about the tractors early morning can be noisy it didn’t disturb us, the road is busy but did not bother us. The garden is lovely plenty of room for our cockerpoo milo to run around although due to the weather we didn’t use it as much as we would like. The kitchen has everything you need very well equipped. Had some lovely walks down the river when the weather was nice. All in all a beautiful place and would recommend it highly. Thanks to the owners for such a lovely cosy place.

  • "We loved staying at Stapleton Toll!"

    It was the best cottage we have ever stayed in. It was spotlessly clean with everything we could possibly want (and more) provided. The accommodation was so cosy, comfortable with beautiful décor throughout. The garden and different seating areas were fabulous. Our dog never wanted to come in as he loved playing outside so much. We are looking forward to returning in the future!!

  • "Beautifully finished to a very high standard."

    The extension across the back of this lovely building makes for a spacious holiday let. It was great having a bath upstairs and a large shower downstairs. We slept well in a very comfortable bed and, though we didn't use the second bedroom it looked equally comfortable. Great garden and lots of parking space.

    Had a fabulous stay. From a purely personal preference, and in no way meant as a detriment to the fabulous interior, but I would have preferred dinning chairs as opposed to a bench at the dinning table.

  • "Such a gorgeous, comfortable cottage."

    It's wonderfully cosy on the rainy days, which we had a couple of. But oh my, the garden is incredible! You should have seen our dog's face when we got home and I let him out into our own back garden - he wasn't amused! This place is truly dog friendly, unlike most pet friendly cottages, which meant I could relax a lot more. The owners were friendly and incredibly helpful. And the surrounding area is simply beautiful. The only downside is the busy and speedy road, which can't be helped. But if you're out and about during the day, you'll hardly notice it. I've already recommended this place to everyone I know.

  • "Much time and care must have been spent on Stapleton Toll and it shows."

    The cottage was spotless with quality fittings and equipment. We loved the decor which is a mix of traditional and funky. The owners' wish to provide a relaxing retreat continues in to the large garden: a willow dome providing shade, a large swing seat and lots of space for Daisy the dog to explore.

    Everything you are likely to need is in there. The garden is delightful and the location is ideal for visiting much of Dumfries and Galloway and north Cumbria. On this occasion the swallows and sparrows were enjoying the eaves and the weather all week was amazing!

  • "Well, what can I say, that hasn’t been said before!"

    Wonderful, beautiful cottage, very tastefully decorated, with great character and a great garden, to tire out pups chasing a ball( if not already tired after a great walk along the beautiful river Annan, watching Herons, kingfishers and fish jumping) we even saw a bee swarm which was amazing to see… the noise!!), back to the cottage, super clean and well stocked kitchen? Blimey, you need something, it’s there! At night the garden comes alive, with a fantastic light show, but as well as that the dark sky allowed us to lie on our backs and look at the million stars. We really enjoyed the swing seat and willow dome for a sundowner and our autistic son went from one tree swing to the next, loving the garden. We went to Powfoot beach a couple of times as we were blessed with amazing weather, sun cream and sun hats! A wonderful stay, can whole heartedly recommend this fantastic cottage!!

    A well stocked kitchen, lovely décor, and a welcome pack to greet us. A great base to visit Dumfries, Gretna, Annon (lovely river walk) and Powfoot beach. Only downside was the traffic but if you look past that its still a fantastic cottage to stay and we loved it. Thank you.

  • "I cannot recommend this cottage enough!"

    It really is beautiful. It is the best equipped holiday home we have stayed in and probably the cleanest. The whole house is comfortable and cosy, but spacious. This was given the seal of approval by our son who has autism and struggles to settle in new spaces - he was right at home here, which made for a lovely week. The garden is just WOW!! Loads of space and appealing to the senses (again approved by our son who loved sitting under the willow dome on a windy evening - as did we). Toasting marshmallows on the firepit under the dome, watching the sunset and then being treated to the garden light show is a perfect memory! The location is great and ideal for exploring Dumfries and Galloway. The cottage is situated on a local (tractors) busy junction but as the house is so well insulated the noise is absolutely minimal and the coming and going of tractors and cows provides some entertainment. We had one rainy afternoon (after a morning out) and it was a pleasure to just spend time in the cottage to enjoy the warmth and space. The welcome pack Elaine and Mal left was very generous and very much appreciated - it was lovely to meet the owners, by chance, who are warm, welcoming, friendly and knowledgeable about the area. Stapleton Toll is an easy place to stay in and a very hard place to leave. We will definitely be returning. Thank you so much to Elaine and Mal for sharing your gorgeous home. x

  • "Lovely property, beautifully adorned and decorated with a wonderful garden and facilities."

    Slight downside, is that it is on a busy road junction with heavy tractor usage. Google earth the property to make your own mind up. Not made clear on listing. It did not detract from our stay. We enjoyed it immensely.

    In our defence further up the road repairs were being carried out and they detoured Annan to the crossroads where we are. Property Owner

    The garden is lovely, especially the willow seating area. Annan is a good base for exploring the area - the tourist route along the Solway Firth is fabulous and full of interest. This is our first visit to Dumfries and Galloway but certainly will not be the last!

  • "What a lovely house just perfect everything has been thought of to make it a comfortable stay."

    We loved it . Location is lovely and great base for exploring Solway Firth. We were welcomed by a very generous basket of goodies which was a lovely touch and much appreciated. We were sad not to be able to use the lovely garden as our weather wasn't great but again everything had been thought out and it was just lovely . I think Summer would be perfect in a garden like that. We highly recommend this beautiful house and we look forward to another visit in the future. Lovely to meet the owner Elaine who was very welcoming . Five stars all round !!

  • "Just returned from a week at Stapleton Toll with my Father."

    . Very comfortable, extremely clean and full of everything you might need for your stay. When we arrived the owners had left us a much appreciated welcome basket with a good variety of goods to save us going shopping right away which considering we had driven up from Kent was a very nice surprise. To date we have stayed in about a dozen Sykes cottages in various parts of UK and Ireland and this with any doubt has to be the most well equipped property we have stayed in. Stapleton Toll sets the standard by which in my opinion all other holiday cottages should be judged John and Chris Austin, Gillingham Kent.

  • "Stapleton Toll House is a very comfortable holiday accommodation and the owners have thought of everything to make your stay perfect."

    The house was spotlessly clean and is full of lovely furnishings which make it very homely, the kitchen has every utensil and dish you would ever need. An added bonus is having the open lounge to sit at watching TV, Netflix etc whilst someone else takes a turn cooking. The beds were extremely comfortable, both bathrooms and showers were also very modern and nice to use to. We liked having the other sitting room/lounge to use as this gave our teenager space to do his own thing using the Wi-Fi or watching the other large flat screen TV. The garden is just wonderful it is a lovely outdoor space to use as part of your holiday to relax and unwind either sat on the swing seat or under the dome taking in the surrounding country views. We loved sitting under the dome when the sun was too hot and then later roasting marshmallows over the fire pit watching all the garden lights twinkle. It is also great for any furry friends with plenty of space to run around and do their business, just be aware the whole garden is not 100% secure. The owners definitely take much pride in their holiday home and work very hard to make it perfect for their visitors by going that extra mile with all the small details. The Welcome hamper was also very much appreciated. Elaine was so helpful when i stupidly forgot something important, she sorted it all out and posted the items to my home address the same day...superb owners who really care! if in this area again we would definitely try to book Stapleton Toll again as the house is so central for lots of visits to places such as Dumfries, Carlisle, Gretna or even the lakes! Annan is only 2.5 miles away and has everything you need re small shops, pubs, chip shops, take away, and cafes there is also a Tesco and Aldi for groceries., We can recommend the friendly Bluebell Inn for a nice drink in their beer garden (taxi £5 each way) or Cafe 91 in Lockerbie for some tasty snacks. We also visited Hollywood Bowl in Carlisle for 10 pin bowling which we also enjoyed. Gretna is also worth a visit with its shopping gateway centre and also the Blacksmiths shop at the village just a few hundred yards away.. Ecclefechan has a lovely park to walk your dog s well as a dog friendly hotel if you want some refreshments afterwards. The park in Annan is also lovely, we used it every day to walk our dog. It is lovely and clean and has a path that runs alongside the River which our dog played in every day....he loved to have a swim and cool down in this warm weather! All in all if you book Stapleton Toll House you wont be disappointed in both the area or the accommodation,

    The decor is to the highest standard, and kitted out so you don’t need to bring anything with you. The garden is a haven, and spacious another outside space to relax in. Highly recommend staying here if you don’t want to be in town but nearby lots of local amenities. Enjoy.

  • "The house and garden are beautiful, apart from passing traffic, it is so quiet."

    Just wish the weather had been better to enjoy it more. A lovely generous welcome pack awaited us. The house is comfortable and well equipped. The owners are lovely. If you are looking to have six guests, they need to be early risers, as the sofa bed is in the main living area - sleepy head teenagers beware! The house is ideally situated for local villages but also accessible to some beautiful scenery, lochs and larger cities.

  • "We had a fantastic week in Scotland whilst staying at Stapleton Toll cottage."

    It met all of our expectations and more. The location of the cottage made it easy to explore the Dumfries area and we had many great days out exploring and keeping ourselves entertained. The cottage had everything we needed and we made full use of the large garden and charcoal barbecue as well as spending a couple of evenings round the fire pit located under the willow arch. We will definitely be back and can highly recommend.

  • "We spent a really memorable week at Stapleton Toll."

    The house is beautifully decorated and the owners have thought of absolutely everything for a comfortable and luxurious holiday. The beds are extremely comfortable and the living areas cosy and inviting. But the garden is the best bit about this place - large and surrounded by open fields, with a babbling brook running through it. The willow dome is gorgeous and we spent a lot of time lounging under it, and toasting marshmallows over the fire pit. The house is well-located to get to lots of different places of interest and very close to supermarkets and amenities. We have rented a lot of cottages over the years and this has definitely been one of the best. We would highly recommend it and would love to return some time.

Admire the exterior of the characterful stone-built abode with a striking azure wooden porch frame and window panels (formerly a toll bar for passing traffic) before you make your way to behold the contemporary furnishings inside, with everything you could possibly need for a self-catered stay, including a very thoughtful Welcome Pack for all to enjoy.

Gather with your family and friends within the social hub of the home, the stylishly tasteful open-plan living space, comprising of a lounge/ dining area, a very spacious corner-sofa (which has the option to be transformed into a king-size sofa bed) leading on to the kitchen.

The sleek kitchen invites you in to prepare a home-cooked meal, with plenty of space for others to assist the chef of the group, whilst others snuggle up in front of the woodburning stove and TV.

From here, you can head to Annan Beach to enjoy the peaceful views across to the Cumbrian Hills or visit nearby Caerlaverock Castle to immerse yourself in the local history.

A short drive away, while home to the Blacksmiths Shop and a vast designer shopping outlet, is the historically noted village of Gretna Green, also famous for being the marriage capital of the UK, where couples have come to get married since 1754.

The town of Annan, a former harbour, lies on the banks of the River Annan, in East Dumfries and Galloway, and is steeped in history, with the area once the site of Roman camps and the workplace of the writer Thomas Carlyle. Each year, the town celebrates the Riding of the Marches, in honour of the Royal Charter bestowed by King James V, which involves parades, massed pipe bands and competitions. The area around Annan has many small towns, picture postcard villages and hamlets, plus beautiful unspoilt coastline, with sandy beaches and hidden coves. Visit nearby Caerlaverock Castle, one of Scotland's finest ruined castles or Annandale Distillery. Take a day trip and marvel at the majestic architecture of the grand abbeys of Melrose and Jedburgh or visit the northern Lake District and the historic Hadrian’s Wall. Annan is an ideal base for exploring this lovely area.
