  • "Overall a good stay."

    Positives, a great welcome pack and good selection of games, the hot tub is massive which is great. Good to have off-road parking and location right in the town centre is excellent. I agree with others that the pictures do make it look bigger than it is. Staying with a baby, we couldn’t get the pram in the front door as the corridor and baby gate made is so narrow. I used the washer - an essential staying with a baby - but then found the dryer wouldn’t work as the water tub was full but it was impossible to empty without taking the kitchen apart to get to it. The mattress in the first floor double room sinks in the middle and wasn’t comfortable. The bathroom on the first floor has been grouted not silicon sealed between the tiles and bath meaning it’s got gaps and the grout looking a bit dirty - you notice these things when bathing a baby! Staying with a parent who has mobility and sight issues, the floors are uneven throughout the property and the downstairs shower room is very small. Part of the reason of booking this property was it had a ground floor bathroom and bedroom. One of the jets in the hot tub doesn’t work as the grey dial that switches it on/off is stuck/broken in the off position. This is an honest review of what we found and feedback to the owners and we did have a good stay.

    Thank you for your feedback that we appreciate to receive good and bad as long as it is honest and fair. This helps us to provide the best kind of accommodation for guests. I am sorry that you had some negatives with the property and I will try and cover them all .It would have been better if you had contacted us at the time of your stay as most could have been sorted straight away as not to cause any inconvenience . Owners should be given a fair chance to rectify any issues at the time as most likely they are not aware of them. THE BABY GATE we could have removed or moved it to the bottom of the stairs instead of in the hall this then would have widened the hall. It is the roller blind style not a gate it just unclips from the wall. TUMBLE DRYER . This is a normal condenser dryer, the water tub is on the left side of the big round central control knob at the top of the dryer, the draw just pulls out and easily empties If we would have received contact about this also we would have come down and shown you or emptied it for you thus not impacting negatively with your stay. THE MATTRESS. I must thank you for bringing this to our attention you are right it does bow in the middle a little the central support leg which was underneath the bed has disappeared. The mattress is good quality and heavy but medium soft as the other double bed is medium firm so we wanted to have choice for guests. Losing the support leg the mattress being large kingsize bowed in the middle with the weight as it sits on wooden slats so sorry but again this could have been rectified quickly if reported to us. THE BATHROOM GROUT. Again you are correct the sealant seems to be grouted in grey . The property was newly internally fitted out in 2023 the tiler grouted around the bath instead of sealant causing it to crack and noticeable when the weight of water was in the bath. We have corrected this issue now THE HOT TUB. Again we found one of the switches for a jet very stiff to turn sorry about that this too was fixed quickly. UNEVEN FLOORS. This is where I am not sure where abouts you are referring to as all the ground floor is flat laminate flooring apart from the bedroom which is carpeted, there are not any steps or slopes apart from the entry step . Unless you mean the none square rooms the house is over 120yrs old some lines and squares may be out. The property is a Victorian semi detached town house I would say it is average size for its type apart from the kitchen/diner that we did extend.. I have asked Sykes if we could put the sizes of each room in the listings as this may help in sizing they are getting back yo me about this. The shower room is compact but holds a standard 800 quadrant shower separate toilet and sink it is not the main bathroom. but serves well (usually). Again I am sorry that you were disappointed with some parts of the property and appreciate your feedback but feel that we were never given the chance to fix the issues only being informed about them when reading your feedback on Sykes which is unfair but glad that you enjoyed your stay with us regardless.   • "I was surprised that the property was smaller than it looked on line."

    The house was clean but the garden needed some tlc. I was also surprised the hot tub wasn't checked all week. At other properties we've stayed at they are checked every couple of days. The location of the property is spot on though with relatively easy access to the beach which we spent all week on as we had amazing weather

  • "Beach House could not be better situated or equipped and the owners could not have done more to ensure we had a wonderful stay."

    It was a beautifully clean house and a there was a lovely welcome pack when we arrived. Weather wise we had a few bad days but you wouldn't have wanted to spend those days in any other place in Mablethorpe, lots of space, plenty of games and puzzles, smart TV's in every room and a wonderfully large and fully equipped kitchen.

  • "On arrival first thoughts were a bit daunting with close proximity of tall trees and dark outlook to front, however once inside the front rooms were bedrooms so no problem."

    , house well laid out and a, very well equipped modern kitchen , very generous welcome basket of goods, excellent.,wall lights in lounge not working very well Bedrooms okay and large bathroom upstairs, shower room and downstairs toilet , Large hot tub and covered area for dining let down by the grass not being cut and loungers covered in bird droppings, good location and close for everything, we all enjoyed the stay., shame not allowed barbeque,

Regarding the wall lights in the lounge I am not sure if you realised that they are on a dimmer switch that once pushed in then needs turning up or down as they are working fine. There is a large tree at the side which belongs to the neighbour where sometimes seagulls perch and can mess, the outside furniture is cleaned before each let so this may have happened after the cleaners had gone, so sorry this and the long grass let down the outside for you. Regarding the barbeque , we were advised not to allow them at this property for fire and safety reasons. The garden is small and close to the house, the patio has a covered roof made of wood and plastic there would not have been enough recommended safe distance to light a barbecue safely .   • "Perfect !! Location is superb"

    ...minutes from beach, high street , supermarket and parks. Luxurious hot tub. Secure garden for dogs. Super comfy beds and fluffy towels. Downstairs bedroom and bathroom ideal for elderly parents. Spacious, exceptionally clean with everything you need. A '3 generation" family, with dogs, had a lovely week here.

  • "We have just returned from a lovely weeks break and felt totally at home."

  • "This is a lovely property which catered for all our needs."

    The welcome basket was a lovely addition and was totally unexpected. The location was perfect, being so close to the beach you could hear the waves at night. The property was roomy and an ample garden for the dogs to go out into. In addition the garden was completely secure. We enjoyed our three weeks there and in no doubt others will too.

  • "Access at 4pm is too late and departures at 10."

    00 am is Too early. Sykes needs to revert to pre covid access/departure times

    I am very sorry that you were not happy about the booking in time at 4pm being too late and the departures at 10am being too early for you. The reason that some properties need this time is for a full house clean and in our case a hot-tub empty, clean and re-fill. Having an 8 bed let and a 3 storey house, it really takes this long to do the work. The hot-tub alone takes 3-4hr to empty / clean/ change filters and re-fill, and also doing any maintenance/gardening needed. I honestly can say that every hour is used doing these works which involves a cleaner a maintenance man and owners getting the property ready for the next guests.   • "This is a very good and clean family property ideal for families with dogs."

    It could have done with some extra towels but otherwise the owners keep this cottage very clean including the hottub which was also well looked after

  • "Just returned from a long weekend with family (6 adults, 3 children & 2 dogs)."

    Plenty of space - enclosed & private outdoor area which was great for the kids and dogs. Hot tub was great. Location is spot on - 3 minute walk to beach (which is dog friendly) and town, yet surprisingly quiet location. Plenty of parking for 3 big cars. Would highly recommend.

MABLETHORPE

Louth 15 miles; Skegness 17 miles.

Mablethorpe is a small seaside town on the Lincolnshire coast. The town boasts a sandy beach and sand dunes where you can wander and enjoy the sea air. Mablethorpe has a small selection of high street stores and a range of independent shops, bars and restaurants. The town is home to the Mablethorpe Seal Sanctuary where you can meet the seals along with an array of other friendly animals. A few miles down the coast is the traditional seaside resort of Skegness which plays host to a wide range of family-friendly attractions. Alternatively, head inland to the town of Louth with its Georgian streets with Grade II listed buildings, St James Church, a theatre, art deco cinema, museum, golf course, modern leisure centre complex and excellent shopping, including weekly market days and a vast assortment of eateries catering for all tastes. A superb base for discovering the beautiful Lincolnshire countryside and coast.
