    The cottage is in excellent condition and was obvious on our arrival that there is a very good cleaning team in place. Parking on site is tricky but the parking permit is a good back up. We have already booked our 2025 holiday here.

  • "This was our third stay at Kynaston."

    We find the location ideal because we can park the car for the week and spend lots of time walking Polly the dog along the miles of beach. The pubs and cafes are all dog friendly too so we had a lovely, relaxing week. We hope to return next year.

  • "Small cottage, overall reasonably comfy, good location a short flat walk into village and to the beach ."

    Parking at front tight even for a small car as dustbins etc take up a lot of the space. Inside space snug, suits a small family rather than 4 adults. Settee comfy but other 2 lounge chairs are not. Kitchen very small, crockery needs replacing as quite worn. Beds very comfy small doubles, quite high and rear bedroom limited space and no side tables . A reading light over bed would be a useful addition. Up to date info re central heating required.

    It was so close to the beach which was great for swimming and on the pier for crabbing. There was a good virety of local shops and pubs/restaurants which did great food and drink .

  • "Old reviews, so very misleading."

    The lounge is dark, dingy and in dire need of a deep clean and painting, carpets are stained, dirty and hairy,crockery was, cracked, glazed and sparse.(An offer to hoover we refused as we were out at the time)

    Hi Judy, thank you for the feedback. The cottage is repainted every year and the current paint is less than 6 months old. In this time it can pick up the odd mark as people frequently carry bags up the stairs etc. I'm sorry if the cottage didn't meet your expectations but I feel that for an old cottage it isn't "dark & dingy" and this is an unfair representation. I've also double checked the crockery to make sure it isn't sparse or damaged. Your initial complaint to me was that the downstairs cloakroom hadn't been cleaned properly. You even went on to say "The kitchen, bathroom and bedrooms were very clean and the the beds are wonderful and comfy" As I explained at the time (and sent you the cleaning teams videos showing it had been cleaned, which you agreed) the previous guest had accidentally blocked the downstairs sink and that a handyman was instructed to fix this before you arrived and that he may have not left the downstairs cloakroom as it should be. I apologised and I offered to re-clean at your convenience which you refused. I'm really sorry that the cottage didn't meet your expectations and accept that the downstairs cloakroom wasn't as clean as it should've been, this was a mistake and the handyman should've left it as clean as he found it. I think however all other reviews, past and more recent offer a fairer representation of the cottage and are not misleading as you suggest. Many thanks, Matt Property Owner

  • "The property is comfortable but dated , kitchen equipment was poor , frying pan & oven trays unusable."

    We were unable to cook at the property due to this . Carpets a bit grubby & downstairs toilet area . The trains aren’t running atm but when running there are 2 trains per hour according to a local .I think this should be noted on description .

  • "We have just returned from Kynaston (4th visit) This cottage has everything you could possibly want/need for a relaxing holiday, the cottage is extremely well equipped if you want to cook (although I took my air fryer) from utensils to pots and pans."

    Sofas/chairs are comfy and the beds also very comfy with top notch white bed linen and feather pillows. There are plenty of fluffy towels provided. As for position in the village, perfect! beach just down the road, pubs all great serving good food and drink, local butchers are also good as with the village stores. Also the parking right outside the front door is icing on a wonderful Aberdovey cake. If there is a problem during your stay, the owner (Matt) is always straight on it. I also feel that Copperhill Street is just so quaint and really wouldn't want to stay anywhere else. We look forward to visiting again next year.

  • "It’s in need of decorating and a deep clean."

    The top of the fridge freezer looks like it’s never been cleaned. Cobwebs in ceiling, light fittings . We found bits of food under chairs in the living room. Stains on the mattress in the back bedroom when we took the sheets off at the end of our stay.. had to report damp patch on the wall in the living room after all the rain we had. Owner apologised. And wound be getting it fix asap The owner Matt seems a genuine person. But needs to be on top of the maintenance and cleanliness of the property.

I really want guests to enjoy the cottage as a home from home, so we would have looked to attend to any of these problems as quickly as possible. This is reflected in our other feedback scores as you can see. I'm really sorry to hear that you had issues with the cleanliness of the cottage, cleanliness is something we take great care over as we know how important it is to our guests. If we do occasionally get it wrong, we ask guests to alert us if they are not satisfied and we will rectify it immediately, in this instance it has has taken us by surprise as none of the issues were raised with me during the couple of times we were in contact during your stay. The beds are brand new and I'm not aware of any marks, but we will assess these on the next opportunity. Thank you for alerting me to the damp patch in the corner, it's an old stone built cottage and occasionally will throw up the odd challenge. As previously mentioned, this will be rectified immediately and I appreciate that you assured us this did not affect your stay. I’ve taken on board your feedback and we will make appropriate changes.     Parking in front could just fit our Outlander with a careful squeeze. Very comfortable beds, kitchen, utility and a little yard at the back. We've been regular visitors to Aberdyfi for years, and stayed in many different places there, but this is now our new favourite. Many thanks!

  • "This is our 3rd stay at Kynaston (and a 4th already booked!"

    ) I can't praise this property enough, also the owner (Matt) is excellent, if there is anything at all that you might need/request he will do his upmost to accommodate you. The property is so comfortable, you just feel at home as soon as you walk in, it has everything anyone could possible need, all the bedding (top quality cotton) and white fluffy towels are perfect. If you want to cook, there's everything you could need inc an amazing butcher down the road, if not, you're spoilt for choice with the pubs/cafes etc. Finally, the beds....so comfy that we sleep better than we do at home...not even the train woke us ! So it a 10 out of 10 from us.

  • "A lovely cottage and larger than many in Aberdyfi which genuinely offers 5 person accommodation - nice to have the extra shoulder room."

    We do not usually book pet friendly accommodation, but with this property one would hardly know that it was. Contacted the owner regarding certain minor issues, just for awareness and very pleased with his attitude. In common with most cottages in the area, there was little siting out space - but we did know that. Outlook from the front is a little dilapidated but that is totally out of the owners hands and probably will not be particularly significant for most holidays. One hardly notices the adjacent railway (rumble). The kitchen is clean and well equipped. Other furnishings are sufficient and in very good condition, leaving a spacious feel to the property. Log fire was lovely especially as a January holiday- and an effective gas boiler system installed. Owner is awaiting a council parking pass in addition to the single parking space in front of the property. Overall, we were very pleased and the property provided just the getaway environment which we so needed.

  • "This is the 2nd visit to Kynaston and have already booked a 3rd, I really can't fault anything about this cottage, it's in a perfect position for the beach, shops, pubs and restaurants."

    The cottage has everything you could possibly need and the beds/bedding and towels are top quality. We take our (large) dog and she absolutely loves it here and as the downstairs has hard floors it's easy to keep clean. I think this will soon become our second home :)

    The Cottage was lovely and clean, really comfy beds. The kitchen was well equipped. We cooked in a few times and also made good use of the local pubs and restaurants. Recommend Coast! Great good and service there! Very dog friendly area. The beach, pubs etc all within a couple of minutes walk. The area is so beautiful and has the benefit of the train station which we used to explore surrounding areas. Parking was a bonus, our Golf fitted snuggly in the space, anything bigger would be impossible. Good communication with the owner! Would definitely recommend. We will return!

    The kitchen is very well equipped with cooking utensils. The little outdoor space is sunny in the morning. The beds are super comfy. There were no dvds books or games when we visited, or maps of the area, which would have been useful.

  • "The cottage wasnt cleaned properly when we arrived."

    There were crumbs, bits of food under the dining table. The vacuum to clean the floor gives off a bad smell. The rug in the living room needs deep cleaning. The single arm chairs are not clean, they have stains on the covers and there were bits under the cushions. Please have a serious chat with your cleaning company. The house smelt of wet dog (honest opinion) and the smell put us off from staying the whole duration. (We left early). The cooker has no ignition, equally there were no matches to assist with lighting the hob. That wasn't mentioned in the email instructions from the owner. The utensils need looking at and items need replacing. For example, the frying pan doesn't have any teflon left to cook anything. The drinking glasses had small chips in some of them. I think this property has lots of potential, but it needs a general tidy up, lick of paint and a bit of a rethink with the capacity of people it can accommodate. I would say a family of three can comfortably stay in the cottage.

  • "Beautiful cottage in a beautiful location."

    The communication with Matt was great too, timely and very helpful. It was a lovely place to stay for a family of 4 (with 2 x teenagers) and our dog. Fabulous beach within a few minutes walk and nice places to eat - best to book in advance if you can during summer. Even during school holidays it was not too busy and easy to escape to a quiet part of the beach. We parked at the main car park using a permit which was no problem at all and became part of our dog walk if we were driving anywhere. Hope to be back!

  • "We have just returned from Kynaston Cottage and just can't praise it enough, just perfect in every way from location, comfort (the beds are sooo comfy and quality of bed linen/towels is luxury ) everything provided."

    We have a Mini and it fitted on the spot in front of the cottage ( although we were told, by a passing gentleman that it must be OFF the yellow lines or you get a fine? ) Only thing I would say if you have a dog take something to secure the gate, we took cable ties but anything will do. We enjoyed it so much that we booked another week before we left :)

  • "A nice stay at short notice."

    The cottage was well placed for the town, restaurants, beach, and access to the coastal path. The parking outside the house was very tight, but just about do able for a biggish car. The back yard was usable, but small. The house itself was well equipped and comfortable. Overall a very nice stay.

  • "Top quality!"

    My partner and I stayed here, with our dog, for a long week in mid March … there are not many places in Aberdyfi that offer off street parking but no problems here. Location was brilliant, only a couple of minutes walk from the beach and a number of pubs, cafes and restaurants offering local delicacies. Everything inside the cottage was too quality from the roomy power shower to the comfy furniture. The beds and the linen where reminiscent of a five star hotel and to top it all off a log burner! If we ever return to Dyfi we would definitely hope to stay here. Andy & Paula North Wales

    We ended up using the parking permit and put the car in the main car park as the off-road parking at the house is quite small, but looking around at other properties they seem to have the same issue, so it wouldn’t deter us from booking again.

  • "Kynaston Cottage in Aberdyfi is a wonderful holiday home."

    Two minute walk to a fantastic clean beach but far enough away to be quiet and restful. The cottage has everything you would need for a holiday and is very clean, superb comfy beds, plenty of hot water, clean towels, clean sheets and good heating. We love staying in this property. It is easy to get to any local tourist spot from here and there is plenty to do and see in the area. Fantastic views of Aberdyfi and right out to sea from the top of the hill which should be a must for any traveller. The owner is extremely helpful, we can park our car right outside the cottage and if we have visitors, they can park for free in the car park at the beach, because the property comes with one free parking space. We will be coming back to this property for sure.

    Parking was a bit of a problem, we took a very small car so managed to park in front of the house but with a medium size car this would have been difficult. The owner was extremely pleasant and helpful and we would happily stay there again.

  • "There are a couple of things that need attention The waste pipe from the bathroom upstairs was not in place on arrival, when the shower and wash basin were used the waste ran out across the path onto the road, this was also the case from the sink in the kitchen."

    We have a dog, the gate to the side of the property was not secure. The door handle on the double bedroom to the front of the cottage was very loose and we couldn't pull on it to close the door. It would be very useful to have some kind of washing line outside to dry laundry, or a washer/dryer in the property, there is a very good washing machine but no facility for drying which when travelling with dogs and children is essential. There is a clothes airer which we did use but when placed outside it was blown over on most occasions. None of the above issues are major and would not prevent us from re-booking, most are basic maintenance, which could occur on any property.

  • "Kynaston Cottage is a wonderful, cosy and comfortable place to stay, in an ideal location within easy walking distance of the beautiful sea front at Aberdyfi."

    The cottage was beautifully clean, with super-comfy beds and a brilliant wood burner. The kitchen and bathroom are both recently fitted and excellent. The owner has provided a good selection of guides to the area, books, games and DVDs, and there was everything we needed to make our holiday a good one. Just as a PS: there were no spare bin bags or cloths to use in the kitchen, and very little loo paper (no spares), so a note to owners to be a tad more generous with these basics might be an idea. It certainly didn't spoil our stay, obviously - there's a shop down the road - but a little supply of household essentials is always good. Overall, a fabulous cottage. Really handy to have the use of a parking permit for the week too.

  • "Fantastic location."

    The cottage had very comfy beds and good storage. The cleaner was still there when we arrived at about 3.15 which wasn’t ideal but she very quickly finished up. The shower was very good and kitchen well equipped. Would have benefited from a tumble dryer but other than that we really enjoyed the holiday. Sadly the view from all windows was poor but that didn’t effect our holiday at all.

  • "This is the 3rd time I have stayed at this cottage."

    As always it is clean, well looked after. Matt is very friendly and helpful. It is centrally located a couple of minutes walk from the centre. There are many walks/runs that within minutes have you in the country. I can thoroughly recommend: Tallylyn railway 4miles away in Tywyn Seabreeze Restaurant (booking a must) Penhelig hotel is worth the walk round the coast for a good beer and possible food (booking a must) Red Kite feeding station near Aberystwyth. To see birds, but also has a number of walks, runs and bike trails as well as a couple of kids parks and a cafe.

  • "Lovely cottage in the heart of Aberdovey."

    3 minutes walk to the beach. Everything we needed was there. You would struggle to fit a large car in the parking space, I have a Suzuki Celerio and was just able to fit but a permit for the car park is provided as well. Milk, bread and butter were a welcome find when we arrived, very thoughtful. The only thing we would change would be the cleaners, it maybe because it's the end of the season but the house needs a spring clean. The Seabreeze does wonderful food. Despite having visited in the wettest week this year, it was enjoyable.

  • "The cottage was comfortable and reasonably clean."

    The shower tray sealant was mouldy and the water outlet had black mouldy muck around it. I think more mention should’ve made regarding how close the railway line is to the cottage and that the first train goes past at bedroom height around 6.30 each morning’ The seagulls need a mention also as the start their noise around 3.45 am on the roof for around two hours.

    The cottage was everything we needed, and in a perfect location, so close to the town and the beach. We felt really able to make the most of a beautiful place.

The property

A wonderful double-fronted, end-terrace character cottage located a two minute walk away from the centre of the delightful seaside resort of Aberdovey.

Situated on the southern fringe of the Snowdonia National Park, Aberdovey offers a lovely colourful harbour, long sandy beach and the wonderful estuary; ideal for open water swimming, watersports and exhilarating walks.

The cottage offers a welcoming and cosy coastal holiday home and is perfect for couples, friends or a family.

Decorated and furnished to a good standard in a coastal theme, this cottage successfully blends modern comforts with some vintage and retro styling.

The inviting sitting room is light and boasts a dining area, exposed beams and a wonderful feature fireplace with exposed stone, which houses a warming woodburning stove, creating a welcoming and relaxed atmosphere for all the family.

The galley-style and slightly irregular shaped kitchen adds to the charm and appeal of this delightful cottage and the downstairs cloakroom will come in handy!

Upstairs are three comfortable bedrooms, with lots of built-in cupboard space and lovely oak bedroom furniture and a luxury tiled shower room is situated next to the bedrooms and includes a shower enclosure with rainshower head and handset, a heated floor, heated towel rail, sink, modern LED mirror and WC.

To the rear of the cottage is a small enclosed yard with table and chairs, ideal at the end of a busy day to just sit and unwind before the evening.

Aberdovey plays host to numerous watersports, including sailing and sailboarding, go fishing or hop on one of the many boat trips on offer and watch the summer regatta.

Take the children crabbing, they’ll love it!

Alternatively enjoy a chilled glass of something in one of the harbour and waterfront bars, or take afternoon tea at one of the many tea rooms.

The area is surrounded by stunning views, walks and cycle routes and is littered with attractions.

Within a short walk from the cottage you can explore the four miles of sand dune backed beaches that stretch up to the northern town of Tywyn.

Here you can take a trip on the Tal-y-Llyn Railway, or walk to the top of the majestic mountains that rise from the estuary.

Slightly further afield discover historic Machynlleth, the fascinating Centre for Alternative Technology, the exciting King Arthur's Labyrinth, all worth a visit and of course, the Cader Idris mountain range.

Many return to Aberdovey year after year, as it is such an ideal place to relax or use as a base to explore the wild and rugged west side of Wales.
