  • "We had a great week, the house was perfect for a large family."

    The hot tub was an added bonus, the house had everything you could need, a beautiful log burner and plenty of space. Would definitely recommend

  • "This is a lovely spacious holiday home set in a quiet location."

    We found it straight forward to get to King's Lynn, Hunstanton, Blakeney, and Holkham Hall for some lovely days out. It was great to come back to a warm house and the hot tub. The house has plenty of space, including a large hallway to store shoes and coats. The kitchen is large and well stocked but we felt it could have had more cutlery, in particular teaspoons, and more mugs. There is WiFi but only really works if you are sat next to the router in the utility room. It was great to have the downstairs bedroom with ensuite for grandparents who struggle with stairs. However, it does have the least space of all the bedrooms with only 0.5 m gap between the bed and the wall. The ensuite wet room could do with more shelves/toilet roll holder and the entire room gets wet when having a shower, better drainage would solve this. The showers are hot but water pressure was low so not very powerful. However, overall a lovely house to spend a week in Norfolk with extended family. The space was great with a lovely large lounge, dining room, kitchen and utility with washing machine and tumble dryer. Would recommend!

  • "The property is comfortable and easily accommodates 10 people (has plenty of crockery, etc)."

    . However, as per other reviews, guests must be prepared to cope with a barrage of flies as we did during our stay the first week of August. Generally, as has been noted previously, there is scope for improvement eg, the replacement of very rusty handrails in the downstairs en-suite. We had a problem with one of the doors of the twin-bedded rooms - effectively, two very small children were locked in when they shut the door. Thank goodness there was a screw-driver in the utility room as we had to remove the lock in order to rescue them. Another small issue was that one of the fanlight windows in the downstairs bedroom did not open despite a key being provided. It would also be useful for guests if there was a key-safe outside the property to avoid having to share the two door keys within a large group when leaving the property each day.

  • "Ideal place for a large group, especially with dogs."

    Very well equipped but could do with a littleTLC here and there,such as the upstairs ensuite shower with loose doors and no water pressure. A little general maintenance would make it perfect. We would go again!

  • "A lovely house is a great quiet location within a short drive of King’s Lynn and Sandringham."

    We have just stayed with 6 adults, 3 children and 2 dogs and there was plenty of room and the enclosed garden meant we didn’t have to worry about the dogs being out. Very clean and the owner was so friendly when I rung to get key details. Thanks for a lovely week away with family

  • "The photos don’t do the property justice and I was a little worried about the stay looking at the reviews."

    . but I needn’t have been! The property is fabulous. We found it to be warm and comfortable and equipt with everything we needed for our stay. The fenced stoned garden area worked well and it was nice to be able to play on the field too. The bedrooms are all good sizes and the dining and sofa area perfect for a big group. My only negative would be the pressure in the showers.. which for a week isn’t a big problem! We’d love to stay again!

  • "To say we went in winter I was disappointed that the heating had been turned down low and no information on how to warm the house up."

    In fact there was a lack of information including for the microwave which had a note on it saying you had to read the instructions before using. The freezers were a disgrace, they were totally bunged up with ice and we had to defrost them to use them. The radiator in the smallest twin room never came on, I know as I was in the bed next to it. We asked for stair gates and it was put on the bottom of the stairs, but it collasped at first use, we used the second at the top of the stairs. On a positive note the place suited our needs. We were not disturbed by the owners but by the window cleaner.

  • "The property manager was really responsive and helpful."

    They have a gem there, treat her well! Good things - lots of space, pretty clean, cosy too. Good heating. Utility room brilliant. Thank you for the milk and biscuits. Not so good things - the ensuite shower upstairs is really poor, no spray from the shower just a dribble. Double beds are really small and a squeeze for tall adults. Downstairs, sink and dishwasher drainage need sorting. Hob not good, oven teeny for 10. There needs to be a bit of an investment and overhaul in the kitchen and that would really make it better running. Overall we enjoyed our stay, but for the money expected it to be better maintained.

  • "A great barn for a large family gathering to celebrate partners birthday."

    Everything was super clean and loads of space for us all to relax in. As others have said the oven is small but the convection oven microwave meant that it was easy to overcome. Well equipped kitchen with everything you need - slight shortage of wine glasses but every other type of glass was available The only negative was the showers the en-suite upstairs we couldn't get to work and the general water pressure was poor across the house We will be back !

  • "Property smelt of smoke when we arrived it seemed like the previous occupants had been smoking inside ."

    The hob in the kitchen did not work very well.the shower in the en-suite is extremely hard to use as the pressure is very poor and you have to stand right in the corner .whilst I understand that this is a working farm on our last day a huge bonfire was lit and with the wind blowing the wrong way again the cottage filled with smoke and our vehicle was covered in ash on the whole the property was good value for money and a good time was had by all

  • "The size and layout of the house was perfect however there were negatives."

    The oven was too small for cooking for 10, the upstairs showers were very weak. The worst thing was the flies, it was impossible to prepare food, we had to have two or three people fanning the flies away while plating up. Eating dinner at the table wasn't pleasant. Snacks could not be left out in the living room area as they were always there continually buzzing around landing on your legs and arms. We made the best of it but it did stress us out, not what you want on a family holiday.

  • "The house was perfect for our needs and extremely comfortable."

    This was a multi-age family get together and we had the space and facilities for everyone's needs. This was the third time we had rented a Barn conversion in the Norfolk area and the family agreed it was the best one!! Clare was very welcoming and friendly when contacted. The bedrooms were spacious and comfortable. I would agree with other reviews that the water pressure in the showers upstairs could have been more powerful! We had a wonderful time and I would thoroughly recommend the house.

    Owner very helpful when contacted. Small downside on the 2 showers, could do with power showers in all bathrooms. The ensuite room upstairs the mattress could do with being replaced & the oven was quite small when cooking for 10. However it was an incredibly relaxing place and the small touches like the radio playing when we arrived, tea, coffee, biscuits & some milk and the arrival of a parasol when the weather was warm didn't go unnoticed. Would definitely return

    There is a good wheelchair accessible room with en-suite on the ground floor but the barn would benefit from a wheelchair ramp at the front door to make access for wheelchair users a lot easier.

  • "This is a lovely property in a great rural location, and close to many landmarks and visitor attractions."

    The barn was just what we wanted for our family Easter weekend, 6 adults and 2 granddaughters aged 4 and 2. The property is very well equipped, was in very clean condition and we had lots of room for relaxing and having fun! If we had one negative comment it would be that the oven would have been a bit small if we had wanted to do a full cooked meal.

  • "A very relaxing, quiet stay in a lovely spacious and clean cottage."

    Absolutely perfect location to get away from the hustle and bustle of daily life and for us to enjoy plenty of walks in the countryside but also only a 15/20 minute drive to Kings Lynn if you feel the need to go shopping. A big shout-out to Claire who we had to contact for the key location - a really friendly lady that ensured the first impression really lasted.

    If I was being very critical it would have been good to have a view from those windows rather than just a fence about 2 feet from the window . The layout was good and felt spacious even with 10 people. The bed in the en suite room was uncomfortable and would benefit from a new mattress. The location c 6 miles from Kings Lynn was excellent.

  • "The holiday let was a converted farm building situated on a working farm."

    We were a family of 5 adults and 3 dogs so we had more than enough space in the Barn. 10 people could stay there and it still wouldn’t feel crowded. We had a fantastic week.The accommodation was very large and clean. We loved the open plan downstairs with large tables and comfortable sitting room. There was lots of info provided for us to read on places to visit etc which was useful. The enclosed garden area was secure and very safe which gave us peace of mind for the dogs. There was garden furniture and a barbecue which we didn’t get the opportunity to use as the weather wasn’t good enough unfortunately. There was amble parking spaces too as we had a total of 4 cars! I haven’t got any criticism of our stay at all. We were close enough to the beaches, everywhere that we wanted to visit was no more than a 30 min drive away. Lots of lovely pubs serving excellent food and all very dog friendly. Given the opportunity we would return for another break and I would highly recommend Hadleigh Farm Barn.

  • "Pros: House is lovely, very spacious, modern and clean."

    New carpets upstairs, large dining room table and amble seating in the lounge. 2 fridge freezers which was useful for large house. Cons: location quite far from beaches etc. The single oven was quite challenging when cooking for 9 people. A biggest problem which spoilt our week away at Hadleigh Farm Barn - We were inundated with flies; at least 20 were around the hob when we were cooking. You couldn’t put anything down without flies landing on it. It was an extreme hygiene issue. When we complained, the housekeeper had an electric fly zapper installed and brought round fly spray but it didn’t make much of a difference. On the last day, the lounge had over 200 flies and smelt like something had died!? When we were leaving on the Saturday morning, they found a dead pheasant in the wood burning stove.

  • "We enjoyed our first experience of this sort of holiday very much."

    We were very central and everywhere we wanted to go and see was only one hour drive away which when you have children with you is important. The barn was big enough for us all and the outside space very welcome. If we had one thing that was negative it was that there was a lot of flies inside the barn but fly spray had been provided to deal with this. We would recommend friends to try one of your holidays because of the interaction with us before we went especially with what has been going on in the world, the fact that even after arrangements had been made to pick up keys we were give a call at home the day before we were to leave to check all was well, and the cleanliness of everything when we arrived and the fact that everything that you needed was supplied, like home from home. Thank you for the great experience we all had a fantastic time and would do it again in a heartbeat.

    It was perfect for us! Loads of space with great facilities. Everything there for cooking, from a Sunday roast to a barbecue. Everyone enjoyed their stay, the eldest at 97 to the youngest at 18 months old. Would definitely recommend staying here and will rebook in the future.

  • "We had a wonderful week at Hadleigh Farm Barn in April 2019."

    The cottage is spacious and well equipped, perfect for large groups and families. They provided a high chair and a travel cot plus stair gates which was really useful and not at all expected. The kitchen was really well kitted our - everything you would expect and lots that you wouldn’t! Lots of pans, lots of baking trays, everything really good quality. The outside space was perfect for us - one dog, one baby, three kids and various adults - and the patio area is an amazing sun trap. We even managed a bbq! The grassy area was also a huge hit, as was the pond with ducklings - we even spotted rabbits in the neighbouring field. It was a fantastic relaxing week, great location for exploring - lots of local amenities - we really rated the Crown in Gayton - and I would thoroughly recommend the barn. Rachel

  • "Generally the property worked well for us, kitchen well stocked with crockery/ cutlery etc, although more bowls/ dishes would be good it was cosy and we used the wood burner, would be handy to list a second fridge/freezer then clients are aware of facilities, minor complaints from my family about the showers, water pressure etc, also our double bedroom with the wet room was not very practical, with a tiny basin and mirror, yes it’s disable friendly but got so wet when showering we didn’t use it again, more hooks strategically placed, there was no plate in the microwave, and an indoor drying rack would be useful, We enjoyed the area very much, shame it was so cold, at least it was dry."

  • "Very comfortable and spacious accommodation."

    We were a party of 6 adults, 4 children and a dog, and there was plenty of room. We (the grandparents) appreciated the downstairs bedroom with en suite, and there are 4 further bedrooms and 2 bathrooms upstairs. 2 fridge freezers and 2 tables, one in the kitchen and one in the dining area, meant catering for all of us wasn't a problem. We were impressed by the speed and efficiency with which a couple of problems that we had (a blocked drain and a blinking alarm) were addressed and solved...within hours of us reporting them. It is a working farm, so you should be prepared for the sound of cockerels and farm machinery, which didn't bother us. The adjoining grassy area was great for playing cricket, frisbee etc , and the courtyard is quite a suntrap.

  • "I love this property."

    It was a wonderful place to stay with 7 adults and 2 toddlers. The kitchen is well equipped and there was plenty of room for all of us - we never felt crowded. There are two travel cots and one highchair. The property is close to several attractions and being so near to Kings Lynn you are spoilt for choice with supermarkets. Although it didn't affect my enjoyment of the house ( in fact I think my experience was enhanced!) the WiFi could be patchy so if you are dependent on it for work or Skyping loved ones while you are away this could be problematic.

  • "Broadband was patchy and kept cutting out."

    There wasn’t a guest book giving information about the area. There were a couple of drawers full of out of date leaflets. First cottage I’ve visited that didn’t have a guest comments book, no hand wash, no toilet rolls except the ones left in there. Overall the accommodation was comfortable but lacked the finer touches that we’re used to from other Sykes cottages like we could have done with some local information e.g bus times, local shops/pubs, places to eat and entertainment. A little history re the barn conversion would have been nice too.

  • "We booked this property for a family gathering over the Christmas period."

    Our growing family consisted of 7 adults, three children and two dogs. There was a lot of room and space for us all, including friends that popped over from time to time. There were plenty of cooking implements, two fridge freezers, clean bedding and lots of towels for us all. The ground floor bedroom is fitted out for disabled people and was spacious, as were the first floor rooms. Good parking and easy to find.

  • "Fabulous holiday setting, well set out, loads of space first class facilities,only negative was the poor drainage from the kitchen sink but that really is nitpicking."

    Clair who is the key holder and point of contact is brilliant, full of information and very helpful. We would struggle to find a better place for three couples and twin 2 month old girls plus a dog to enjoy a harmonious week together for the first time. It proved so successful we have booked a similar venue in the Cotswolds to repeat the experience in April next year. Perched on a rural arable farm close to the village of Ashwicken in Norfolk is this barn conversion, Hadleigh Farm Barn.

This superb barn is ideal for families and friends who wish to enjoy time together in this wonderful part of Norfolk, whatever the weather.

The cottage offers excellent accommodation with plenty of original character, and from the entrance hall there are double doors which open out into an impressive farmhouse kitchen with a large dining area, so everyone can enjoy eating together.

There is also a sitting room with comfy seating surrounding a beautiful woodburning stove where you can sit and relax in the cooler evenings.

The ground floor also offers the benefit of a double bedroom with an en-suite wet room and a utility room, great for getting your outdoor kit dry after a day out walking!

Upstairs, each bedroom offers ample space and storage; the master bedroom has an en-suite shower room and there is also a family bathroom which is shared by a further three comfortable bedrooms.

Outside is an enclosed shingle garden area, which is perfect for pets and children, and a patio where you can enjoy summer dining or a morning coffee while planning your day.

There is also a large shared grassed area at the entrance to the farm that can be used for dog walking and ball games.

If you do not want to drive, there are a selection of shops and restaurants within a leisurely walk, while just a few miles from this comfortable cottage is the Victorian seaside town of Hunstanton, where you will find an excellent selection of shops, pubs and restaurants.

The Queen's Estate at Sandringham should not be missed, whilst a further drive will take you to the lavender fields of Norfolk.

The home of Caithness Crystal is in King’s Lynn where you can see pieces being produced before wandering through the factory shop.

Within a short drive of the cottage there are seal watching trips, bird watching opportunities, golf, coastal walks and sailing trips, making this cottage an ideal base from which to explore this fantastic part of the country.

KING'S LYNN

Sandringham 9 miles; Snettisham 13.4 miles; Hunstanton 17 miles.

King's Lynn is a historic, medieval port dating back to the 12th century, situated on the River Great Ouse. A treasure trove for history lovers, the town boasts grand merchant houses, art galleries and museums, and the Custom House, built by Henry Bell in 1683, which is a Grade I listed building. The town retains its original winding streets and alleys, and boasts good shopping facilities, with a combination of national retailers and specialist shops, along with a selection of pubs and restaurants. Much of the surrounding Norfolk countryside is a designated Area of Outstanding Natural Beauty, with the West Norfolk coastline within easy driving distance. Hunstanton, in particular, is renowned for its sunsets and lovely beaches. Boat trips are available from several points along the coast, while the Norfolk Coast Cycleway runs from King's Lynn to Cromer.
