  • "Bathroom door didn't close until ad hoc repair 4 days Later, beds uncomfortable, no hot water until central heating was on, signs of damp and mould in bathroom, oven trays dirty had to scrub one clean to use, but location nice and quiet."

  • "Lovely cottage, nice & quiet, little difficult to find the first time, but once you know where it is the directions then make sense, it's known on all maps I found as East Farm, not Hadleigh Farm."

    Nice, clean, tidy on arrival, although a working farm there wasn't much noise from it & we hardly saw anybody. My only advice to the owners when they come around to the refurbishment is to remove the bath & fit a walk in shower, the screen currently allows water all over the floor & getting into & out of the bath is awkward, but that is a personal thing & does not detract from the cottage. The area is very quiet, nice walks/cycling on the doorstep, the fish & chip shop along with the kebab/pizza takeaway are both very good in Gayton (they will deliver, but we didn't risk it)

  • "We arrived at the cottage and all was well."

    Two days later we came back to a leak in the kitchen from the roof due to adverse weather conditions. Phoned the manager who immediately contacted the farm and they very kindly moved us into the barn. However there was a serious ingress of water into the ground floor bedroom and the smell of the rising damp had been masked by the over powering smell of bleach. The builder came out to silicone around the window but we would suggest they look at the rising damp.

  • "We had a lovely stay at Hadleigh Farm Cottage and with a welcome gift of milk, tea & biscuits on arrival a very much appreciated nice little touch."

    The cottage was exactly as described with everything we needed. A suggestion would be to add hooks on the bathroom door for towels and possibly coat hooks but other than that we thought it was perfect. We would recommend and definitely stay here again if in the area.

  • "We found the bed was too small."

    And the shower was not of high standard and was not easy to get the temperature right. Also we think older people would not find it easy getting in and out of shower.Another problem was that the toilet seat moved when you sat on it.One other thing the bed side table lamp did not work but it did not bother us that much.Solve these things and you will be 5 star standard.But overall we loved the cottage.

    I had to clean the fridge before using it. The bathroom needs some serious work, dirty grout and mould behind the taps. The sink is not fit for purpose.

  • "There were a few areas that needed attention."

    The cleanliness wasn’t totally what we expected and there was a distinct smell of damp in some rooms. The double bed was small especially for my husband whose feet hung out the end and he is only average height. Apart from that the cottage was all equipped and in a lovely peaceful location!

    Good base for exploring the area. WiFi is somewhat patchy. Hand basin in the bathroom isn't very practical and could do with a mirror above the hand basin. Overall a comfortable well equipped property.

    Excess items removed so easy to clean Covid safe. Kitchen all equipment you needed.A problem with the hot water system when we arrived was dealt with by Claire very quickly Not a big issue but a couple of hooks in Bathroom would be good nowhere to hang clothes . Thank you for a lovely stay

  • "The cottage itself is of a very high standard - very clean, well maintained and comfortable."

    The kitchen is well stocked with all manner of crockery and pans, etc and the bed is lovely and comfortable. The farm is surrounded by beautiful farmland and countryside - there wasn’t a day went by without us seeing deer and hares, and often a barn owl! Only a few niggles which would be very easy to put right - some coat hooks to hang wet coats on and a boot tidy for muddy shoes & boots would be handy, as would hooks on the back of internal doors for dressing gowns, etc. Also the bathroom could do with another wall mirror so you are not having to stand over the toilet to see in the existing cabinet mirror! Having said this, none of these issues have stopped us staying twice in this cottage and we may well return for another visit. The surrounding area is lovely and peaceful, perfect for cycling and walking, but within easy reach of the north Norfolk coast. One for Sykes - the description of ‘Gayton’ on the holiday description is incorrect as the Gayton referred to is in Northamptonshire! This needs rectifying. I wouldn’t hesitate to recommend this lovely little cottage.

  • "The cottage had everything you would need for your visit."

    From the beginning of gaining access, the cottage was clean and we were welcome with a pint of milk, tea, coffee and biscuits. Exactly what you need when you arrive. A highchair was supplied for our little one, and a travel cot was on hand in case we needed it. The kitchen had everything you could think of needing, a home form home. The garden was perfect for our little ones to run around with the knowledge that they were safe. Thank you for making our stay stress free and relaxing.

  • "Just a small thing - in the description of the cottage and area, you describe the nearby village of Gayton."

    The Gayton you describe is not in Norfolk it is near Milton Keynes in Northampton.! The Gayton near the cottage in Norfolk is very much smaller but does have a very nice pub, The Crown, for dinner & a good fish & chip shop!! We had a lovely comfortable week in this accommodation and would not hesitate in recommending it.

  • "We spent a lovely week in Norfolk based at Hadleigh Farm Cottage."

    It was beautifully furnished, clean and well maintained, had all the crockery and utensils you could possibly need. The WiFi was a little hit and miss at times, but this wasn’t a problem for us. It was a good base for exploring north Norfolk, Ely, King’s Lynn and Cambridge. We spent a lovely day on Heacham beach, which was about the quietest beach along that coastline, everywhere else was surprisingly very busy! Although there was a little bit of activity as it is a working farm, we had many peaceful afternoons in the garden. Would highly recommend this cottage.

  • "The temperature of the water was not hot enough to wash the dishes and the shower went cool whilst showering."

    We presumed this might have been set low to prevent scalding, but it was a little too low. The shower head kept falling off the holder and hence the water shot everywhere before you could grab it! This is not a complaint, the cottage was absolutely fine, just thought I would draw their attention to this minor issue. We enjoyed our stay here, we were very comfortable. Would definitely book with Sykes cottages again.
