  • "Door lock into building tricky, key would not turn easily."

    furniture in lounge was low and not that comfortable (I know they were also beds so makes it hard). We had a problem with boiler on arrival there was no heating or hot water, owners did get this sorted the next day.

    We were pleased to welcome you back. We are very sorry you had a problem with the heating due to a drop in pressure. A plumber was called on the Sunday you reported and fixed by Monday morning. In the meantime I did offer you immediate access to an alternative Northgate flat with parking only a few mins away in Hunstanton. This was offered for showers and to stay whilst the heating was fixed. We try to eliminate any problems during your holiday but always do our best to fix any issue as soon as possible with our trusted services Property Owner

  • "We elected not to park behind the accommodation as it would have been a tight squeeze coming in and out due to locality of the property, preferring to pay to park away from the property."

    Also, the front door kept sticking - it needs looking at. The entrance became very slippery when raining (which we had a lot of on the Monday and Tuesday).

  • "As we are both aged 80 we found the stairs hard going taking luggage up."

    Also we struggled with the very low sofas and also the very low bed. Also a grab rail in the shower would have been helpful. Apart from that a very pleasant apartment. Not suitable for older people.

  • "The apartment was in an ideal location."

    Central to Hunstanton. Well equipped and clean and tidy. The parking was adequate if a little tight to swing into for the larger car. Overall the apartment was as described but could do with a better layout in the lounge area. The settee was uncomfortable and more space could have been achieved by having one settee and reconfiguring the way the table was accessed. Two chairs or stools would have been better. Overall a very pleasant stay and would rebook this apartment.

  • "Overall we had a comfortable stay in Flat 3."

    We are in our 70's and some people may have been against booking a flat with the only access was up four flights of stairs but we are very active walkers and it wasn't a problem. There was an issue with a toaster that didn't work but the owner had a new one dropped of for us which was appreciated. The only real criticism is the table and chairs situation when having a meal. We feel that it needs reconfiguring because for us it became rather frustrating. The seating was in the form of two benches and we feel chairs would be better although space is still at a premium to enable better comfort. With a little imagination this could be rectified.

  • "The flat is sited perfectly close to all amenities, that's a plus."

    On the other hand, the flat needed maintenance and regular inspection. We were so disappointed that both settees had their liners torn down under them, the cushions were also stained, not washed in a long time. There were cobwebs all around the kitchen and other rooms. Also discovered one of two carving knives had been snapped in half and hidden behind the cutlery tray, the same draw was full of crumbs, not cleaned out for quite a while. The toaster had been damaged and would only work when holding the handle down. The bedroom main light did not work, I discovered the energy saver tube had been smashed and the lamp holder damaged. I replaced this with permition of the owner as I was an electrician. The bed bed felt insecure when you laid on it and creaked badly, luckily i found a screw driver and allen key to tighten it all up. Later as we stripped the bed we discovered that the mattrass on the bed was badly stained, so off putting! We also had to buy our own kitchen sponge, surface cleaner and toilet rolls. Only one toilet roll for two people, very poor! Finally, the entrance to the building was overgrown with wild trees and weeds.

    The parking is tight but there is a car park nearby if needed. There is much to do in the area with RSPB reserves Snettisham and Titchwell close by. We used the Coastliner bus to walk sections of the North Norfolk Coast path.

  • "It's a quite spacious flat with everything we needed and sea views from the lounge and bedroom and very quiet."

    The only slight issue are the photos of ther shower room that make it look larger than it is as it's quite small, a sliding door or the door opening the other way would help. Having said that it didn't detract from our lovely holiday. A couple more riubbish bags would ahve been useful.

  • "A very nice flat but i think that the owners have been let down by the cleaners."

    The area outside the entrance door was very dirty. both rear windows had cobwebs on and on and the shower room window there was a dead fly stuck on it. The shower needed cleaning. The kettle needed replacing as it had loose limescale inside it and as the kettle didn't have a filter fitted the limescale entered the drinking mugs if you wasn't careful when pouring.

  • "Hunstanton is a great place to take kids to for a short break."

    It has everything you need, is clean and friendly. Our accommodation was in a great location that allowed us to explore easily and not be too far from base. The flat contained everything we needed and was spotless on arrival. There is one double bed (slightly on the small side...for me anyway) and 4 sofa bed chairs that made up two excellent double beds for the children that really enjoyed them. TV and Netflix were easy to use (thank you for the log in details). Kitchen was well stocked expect for a lack of tin opener which we happily went and bought for the flat. The car parking space proved valuable too. Overall we were really pleased with our stay at this accommodation and would recommend it to anyone looking for a good base to explore Hunstanton and the surrounding areas.

  • "The flat is a great location and views."

    The facilities at the flat were limited. No welcome pack, no basics such as salt, pepper, washing up liquid. Not even hand wash at the kitchen sink or in the bathroom. Made it feel a little cheap I'm afraid. We were in little as the weather was good but if we had been there more I suspect the sofa's would be very uncomfortable.

  • "Beautiful kept flat ,would of liked a hoover /or waist height dust pan brush Only to keep on top of Daily dirt."

    To help keep the Property clean. Bedding was only provided for 3 people as our girls had a sofa bed each and there was 4 of us although I did take extra sheets which wasn’t a problem .They would of liked 2 pillows each so they didn’t have to use the sofa Cushions.It was nice to have our own parking although a little tight,Perfect Central location with the best view.Will be booking again and again and have all ready told family /friends .Our second year holidaying with this Company and have never been Disappointed.

    Sofas were ok, but missed having an arm rest, but understand because they are sofa beds. Could do with a footstool. Car parking very tight, shower powerful and comfy bed. Really enjoyed our stay, even during storm Eunice! Thank you.

  • "On arrival the flat was quite dirty, in particular the bathroom."

    I had to purchase two full sets of bedding as bedding is only provided for the double bed despite the description stating bedding provided. There was only two sets of very shabby towels, again despite towels being listed as provided. Excellent location for beach, town and surrounding areas. Sykes customer service has been awful and often takes several days for a response.

    I am sorry to hear that your holiday flat was not as you expected and we take feedback very seriously. I have discussed the situation with my cleaning company and the manager has put in personal checks to ensure our usual high standard of cleaning. As you can appreciate Sykes are very busy during the season and may take a reasonable time to respond to your query. I would always be in a position to answer your query by text or phone call immediately. In relation to bedding I could have solved this within minutes and given you access to the cupboard to obtain another set. In your complaint to Sykes you mentioned that after you had driven to Tesco to purchase additional bedding you did find the sheets and towels in the bedding box provided in the lounge as our instructions stated. I understand that you thought 7.30pm was too late to contact me directly. I would have liked to help you directly and immediately but I was unaware of your issue until you had made a complaint through Sykes Property Owner

    We had to go and buy a duvet set from Tesco as it was quite late.

    I'm sorry to hear you were unable to find the additional bedding. It is left in the grey linen box in the lounge as detailed in our instructions. We provide 2 sets of bedding, double bed and 1 sofa bed. If you require a third set of bedding we would require prior notice.   • "The flat is very centrally located in Hunstanton, only a few minutes walk from shops, restaurants and beach."

    Seagulls kept us awake at night and left droppings on our car, but this is to be expected in a seaside resort. It's good that the flat has its own parking space, although access down the alleyway is tight. There is a mistake in the driving instructions; from the High Street you turn right into Old Bakery Lane, not left. Inside the furniture is basic, especially the dining table and benches which are flimsy and uncomfortable to sit on. But the kitchen is well equipped and the bed was OK. We booked both flats 2 and 3 for our extended family, which worked out really well; the two flats share a common, lockable, entrance and stairs, so we were able to leave our internal flat doors open and come and go as we pleased. Unfortunately Sykes' website makes it really difficult to do this; they need to change it so that one person can book two holiday homes at once. We had to phone up and ask a staff member to sort it out; they were helpful and did.

    Although there is a washing machine there's nowhere to dry things in a few hours . Maybe helpful to also leave instructions regarding heating , it turned extremely cold whilst we were there . However flat very clean and in a nice position overlooking sea and close to shops .

    It is an excellent base to tour North Norfolk. The only thing that was a bit of a problem was the parking access via the service road at the back it was very tight to manoeuvre the car.
