"We really enjoyed our week here."
It was such a characterful home with lots of space and ideal location for everything Conwy and the surrounding area had to offer. There were a few things that could be improved. The first floor double bed was a little uncomfortable, seemed to be a ditch on the left hand side. The instructions for the heating was missing and the ones for rubbish were incorrect. I also feel the listing could have been clearer about the parking situation, as it doesn’t mention that the on street parking is at least a 5 min walk uphill.

"We came back for a second fortnight in this lovely cottage, which is beautifully decorated and furnished and in a great spot right on the wall in Conwy."
Lovely to be able to have a holiday with both our little dogs and to be right in town with so much in walking distance or a very short drive away.
We park over by the high school and don’t mind the walk to and fro as we don’t tend to drive much when away.
I can’t fault the house at all and hope to come back again .
The only gripe I have is that the cleaner sent me a message at 6.45 am on the final morning asking me to let them know if we left any earlier than ten . A car full of people then parked right up behind us on the double yellow lines outside at 9.00 and sat watching us load up. It became clear that it was the cleaners wanting to get in as they got out with equipment etc This was a bit intrusive as we felt they were frustrated that we were still there , even though it was well before the and we had all our things out and had cleaned up and were just relaying bags down the lane to the road . I assume they have lots of properties to get around on change over day, but it was a rather awkward way to end the stay.

The word cottage doesn't do justice to this property as it's like a Tardis. Though roomy, it's also comfortable and homely. I would definitely book it again.

"The house is perfectly located inside the castle walls of Conwy."
It was comfortable and very quiet, despite being so close to the town centre and very near the train station. It is a charming period property.
On the downside the following maintenance issues should really have been sorted, given they had been mentioned in previous reviews and the price paid for the rental:
- The bathroom sink taps didn’t turn off properly and dribbled over sink top
- All bathroom taps were hard to turn off without force
- There was black mould behind taps on bath
- The front door lock did not always work and took several minutes to coax to do so
- The stair carpet join was not screwed down properly
- One smoke alarm was left open/broken on landing
- The front windows could do with having been cleaned
- No bar of soap or shampoo was provided, just a bottle of hand soap
- No dishwasher tablets were provided
- The outside dustbins were full and had not been emptied for a while
- The front yard area could do with having been tidier

"Great cottage for a stay in North Wales."
It’s in a great position within very easy walking distance of the Castle and the town. You do have to park up the road but we always found a space. We found the cottage clean and comfortable with a well equipped kitchen. It was useful to have a dishwasher with there being six of us however using the eco-setting on the dishwasher did not clean the dishes sufficiently. The only negative we would have to say is that the taps in the bathroom were difficult to turn on and off which could be easily remedied with new washers in the taps and clean windows would really make the cottage sparkle. We would come back for another visit.

"We had a lovely long weekend at this cottage."
The accommodation was very well suited for a family with teens/grown up children to stay. It was homely, comfortable, clean and well equipped. The tucked away location next to the Castle Wall was great whilst giving access straight into town. There’s paid for parking very close by and nearby pubs/restaurants too. The Quay is less than a ten minute walk. Would definitely recommend.

"Enjoyable stay, well equipped kitchen BUT the pillowcases need replacing, the faucets and toilet flush need attention."
The fridge freezer was so frozen up that you couldn’t get any food in,except a few slices of bread, plus no ice cubes tray available for cold drinks.
The garden looked a little unkempt.
Lastly, parking is a problem.
Sykes was very hard to communicate with,as I feel they did not solve any inquiry,that was given with thought and consideration. Also a few people I talked to had the same opinion.

In some of the restaurants and pubs you had to book which at the end of February you would think you can walk in and fined a place. The parking was abit of an issue but we found a place near by where there was parking for five cars on the road. The place could do with the garden tidying up and the hall too but overall very clean and comfortable

"We all enjoyed our stay, the house is in a lovely location."
It was a little let down by maintenance issues, identified in the visitors book many months ago not having been attended to. This includes the basin tap and ignition on the cooker., some of the carpet on stairs to the second floor is loose.
A larger difficulty was the cleanliness, the mould in the bathroom could be better cleaned as could the downstairs toilet basin surround and the cobwebs on the walls which we cleared where we could reach. The living room and kitchen floor and rugs are dirty, we tried cleaning, but the hoover just moves dirt around and we couldnt find a brush. If the cleaner use the same vacuum, then I imagine it is the grime if several occupants. We needed to wash the pans, jugs and baking trays as several had old food on them.
The kindling promised in the visitors book wold have been nice if there had been any.
Lovely location, but for the cost the maintenance and cleaning was a key down.

"We were generally pretty happy with the cottage."
I think it could do with some updates here and there such as the bedding/pillows/mattresses could all do with replacing. The front dbl bed wasn't very comfy. The middle room needs to be a proper double bed also. We weren't given any info on where to park before the visit which would have been helpful. I also think its not clear in the listing that there is no on street parking directly outside. But generally it was a pretty cottage and a great location, we had a lovely stay.

"BEWARE. Absolutely filthy!"
We tried to contact Sykes twice during our stay. The only response we had back on both occasions was that they would be in contact with us during their office hours of 9am - 6pm. They didn't!
We have photographic evidence of all of the issues which include;
On arrival dirty crockery and plates, dirty, brown water in the mop bucket, the ice box in the fridge (there is no freezer) hasn't been defrosted for a long time and was full of compacted ice so we couldn't get anything in there, fur/dust balls in lots of nooks and crannies, filthy rug in the kitchen, stains on the stair and landing carpets, lots of chips on the paintwork on woodwork and walls, dirty marks/scratches on the paintwork at the bottom of the stairs, mold and mildew on the bathroom ceiling and in grouting in tiles around the bath, front garden full of weeds. I could go on! There is also an issue with neighbours waste directly outside of the front gate (I appreciate this is out of the owners control) where recycling waste hasn't been collected and subsequently smells terrible and is surrounded by wasps. It wasnt an enjoyable experience trying to relax in the front garden. We have stayed in many holiday cottages over the past 25 years and this was by far the dirtiest. I am not over fussy or a clean freak but the cleanliness and hygiene of this place was totally unacceptable. This place needs a lot of work doing to provide PAYING holidaymakers an acceptable standard of holiday accommodation. It absolutely DOES NOT warrant a 4 star rating in it's current condition.

"We had a wonderful fortnight in Y Bwthyn Pinc ."
By far the most comfortable and beautiful house that we have rented from Sykes , and we’ve stayed in many over the years . The location is perfect the house is beautifully furnished and equipped. What a privilege to have part of the castle wall in your home , not to mention fabulous views and sunsets ( and everything else ) just two steps away. Bobby the terrier loved his morning walk through the woods to run about on the estuary sand every morning and evening . Of course different and incredible light every day.
We know Conwy and the area very well , so knew the experiences and location we could expect, and really enjoyed not having to drive anywhere on most days ; simply stepping out of the door to wander off exploring , all day hiking or catching the train or bus in any direction . Or sitting outside by the wall , people watching . In fact , the first holiday home we’ve wanted to spend time in for its own sake , rather than to use simply as a base for sleeping in . We cooked loads and found everything we needed in the kitchen which is unusual in my experience . Also really appreciated the board games (enjoyed sitting at the table outside with scrabble and wine).
Recommend the Erskine Arms but make sure you book . The kebab shop is a gem and of course fish and chips , excellent bakers in town and superb scotch eggs but can’t remember the name of the deli that makes them. Only a short walk to Aldi - the local Spa is v expensive .
Our car was fine parked over by the high school only a short walk away, and it is no bother to unload etc in the road (although perhaps this could be tricky for people with small children or mobility issues. )
Only tips I would give - The listing says two bathrooms , which is not the case - upstairs bathroom is lovely but the tiny downstairs loo is far too small to wash in. Also, the washing machine is in the old outside loo in the yard . Neither were problems for us, but could be for others and should be clear in the listing. We would have done a more thorough clean up before leaving had there been more equipment , but assumed the lack of - broom , mop, cloths , chemicals etc - meant this wasn’t expected .
Meant to write in the visitors book but forgot. Personally , I’d move into this house tomorrow given half a chance , and certainly would want to have all the downstairs furniture just as it is! Fabulous . 10/10 Thank you very much , we really hope to be back .

"We really enjoyed our stay here."
The location is super with the castle, shops, park, quay, cafes etc just a couple of minutes walk away. We loved that the house is attached to the old town walls. We had no problem getting free parking on Agnes Rd which is only a couple of minutes walk away. The house itself is gorgeous, clean and cozy. It is very well equipped with everything you could need and has lots of personal touches. We would certainly stay again.

"On arrival to the property is a walk way that is overgrown , full of rubbish and bins so not a great first impression."
Going through the gate could be stunning as the property is adjoined to the castle wall . However the garden was unkept and full of old toys etc . There were lots of flies due to the amount of bins and overgrown greenery . The actual property was pleasant although only top cleaned . The mats , sofas and cushions were dirty . The upstairs bathroom sink had pubic hairs in . There were lots of cob webs everywhere. We only stayed one night and not the two we had paid for and we spent as little time in there as possible. This property could be beautiful if it was properly cleaned and maintained. We won’t book via Sykes again as this happened before they really need to inspect properties before advertising as it gives a false impression. They also won’t give a refund they say it’s down to property owners.

"A lovely, cosy cottage in the heart of Conwy and we would definitely stay here again."
It's a very well appointed home from home in a great location with easy access to great, shops, restaurants and pubs - The Erskine Arms is a particular favourite!
There is no parking at the cottage but we parked at the County Offices which is free Mon-Fri and a very pleasant 5 minute walk through a park.
We did have an issue with the boiler and no hot water or heating for the first day, despite re-setting it as per the instructions in the cottage folder but the property management company were very good and sent a plumber out. He was very thorough and cleaned everything out, stayed to check it was all working and we had no problems at all after that.
We were slightly disappointed that there was no kindling or a starter pack of logs on arrival, as was mentioned in the cottage folder, but we were able to pick some up at a local shop so all in all not a huge problem, just a disappointment.
Overall, we thought the cottage was very comfortable and had everything we needed for a nice stay in one of our favourite locations.

Really fabulous stay, we're looking to rebook for next year. You can tell they've responded to previous feedback. The only things that weren't 100% is that I agree with someone else's comment about the TV - it's too small for the room. I'm also not sure how you would fit six sitting comfortably but definitely OK to sleep six. Lastly, please please fix the kitchen tap, water waste aside, the noise drove me crazy!! That's the only reason maintenance wasn't 100%, we didn't take our dog in the end but definitely looked great for dogs too.

The bedding on one of the day beds did not fit mattress at all I tried to pull it to the corner but have arthritic hands so not possible I suggest bigger sheet fitted.
Also not alot of toilet rolls for 6 of us had to go out and buy them

"Lovely stay in a cosy quirky house - stairs to top room are very narrow and steep and would not be suitable for all."
We loved the location, central but very quiet and would definitely stay again. We found free parking Mon to Fri at the council offices only a 5 min walk from the house. Lots of lovely cafes, restaurants and a delicious ice-cream shop that we visited most evenings all in easy reach.

.not only is it a beautiful cottage, it's also a fabulous location, so much to do..not far from anywhere..great place to take children as there is so much around to visit..
Kids enjoyed walking down to the harbour every evening just to play in the sand, meet other children and go crab fishing and of course a well deserved drink for us grandparents.

"This cottage is beautiful!"
Fantastic position within the town walls of Conwy. Very comfortable and perfectly decorated.
Only issues were:
They advertise this as having parking. It doesn’t. You have to park elsewhere which costs up to £6/day, which adds up if there for a week or so.
They advertise 2 bath. They have 1 bathroom and 1 downstairs toilet . But this downstairs toilet only flushed the first time, then wouldn’t for rest of weekend. 1 bathroom for a 6 people isn’t ideal. The flush on the upstairs toilet wasn’t great either.

"The cottage itself was cosy and comfortable and surprisingly roomy, we did enjoy our stay but what did let it down a bit was how you access the property which was via what I would call a front 'alley way' which was strewn with discarded recycling boxes, wheeley bins and general rubbish from the other cottages on the row."
What prospective renters should also be aware of is that there is no parking anywhere in close vicinity to the cottage. If arriving by car you have to park up on double yellow lines with your hazard lights on to unpack on arrival and again on leaving, the rest of the time we parked around the corner in paying parking bays.
The location of the cottage in the town was brilliant for our needs with a handful of pubs and eateries to try out literally on your doorstep.
Despite the comments above regarding the rubbish and parking, we would book again.

I had to buy a slip mat for the bath as my elderly mother found it slippery..I've left the mat there for other guests. The bedding, pillows etc were really comfy but the pillows had no protected on them. And the cottage was so pretty inside and out but the windows could do with being cleaned..

It was a great base to start exploring North Wales.
Not detracting from our stay, but things to note perhaps for ongoing maintenance:
Taps in the main bathroom were a bit dodgy. Needed to be turned on full to stop water dribbling all over the floor.
Pendant light was hanging lose from the ceiling.
As a coffee lovers, the addition of a cafetier would.make a big difference. The expresso maker becomes a bit fiddly each and every time you want a cuppa.
