It's not falling a part but it lets what is a smart property feel a bit shabby. More useful utensils and kitchenware would be good, it was hard to cook some things and lacking various basics. Also, for the small cost involved, a little washing up liquid and some bars of soap would be useful to be left. WiFi is also fairly intermittent. It's a nice property, it just needs a little bit more doing to it!

"The cottage is well set out in a lovely location exactly what you want to get away from a normal hustle & bustle life and relax."
Perfect location to visit Llanberris, Beddgelert with plenty of walks with beautiful scenery.
The cottage itself could do with a couple of maintenance items carried out, both toilet seats very loose, en-suite toilet roll holder falling off, front door handle about to fall off. Nothing to spoil the break and loved our week there.
Re-booked for March.

There are a few cobwebs about but not many and to be expected with a converted barn. Great location for walks and secluded whilst close to shops and pubs. Wouldn’t recommend for people with larger dogs or reactive dogs. Garden gates aren’t secure and there is only a 2ft gate between the cottage to the left at the end of the garden. What isn’t mentioned is that there is a farm right behind the cottage which has a free running farm dog. On our first night there the farm dog jumped the walls and the gate and went for my dog, stressful start to the holiday as we chose this cottage to have our own space outside. The owner responded to messages but were told the dog has free rein of all the property and that was that.

"The property was easy to find using sat nav and following owners' directions."
Set in the middle of farmland and with lovely view's of the Welsh mountains. The property is of a nice size and layout. The underfloor heating works really well. No instructions available on how to work the heating. No instuction at all for working anything. Only thing we found was instruction manual for the tv in the tv unit and a laminated welcome note behind the microwave.
Generally, the property needs alot of work doing to bring it back up to a good standard. The list is too long to put in a review. The property is generally tired looking and neglected. (This was mentioned in reviews last year)
There was no DVD player. We contacted the owner (a pleasant man) who came round the next day and installed a brand new player, which was much appreciated. We also pointed out some but not all of the issues we found with the property which he said he would address immediately after we leave.
The beds are comfortable. The bedding old and pillows flat. (This was mentioned in reviews last year,). On stripping the beds on exit we found stained duvet and pillows. The ill fitted valence under the double bed was covering a tear in the divan base. Also the carpet in the double room needs cleaning.
The utility room is a neglected shed with a washing machine and a sink. A magnificent spiders web that would have looked good in a Harry Potter film. (The one with a giant spider). Broken or unwanted items from the property. And general rubbish and Christmas tree and decorations.
Apart from a little bit of washing up liquid a disposal cloth and sponge in the kitchen there are no complimentary items. So need to
take everything with you or go shopping in Porthmadog.
All that said.
We enjoyed a pleasant stay and the views were fantastic. Also enjoyed watching fireworks in the distance on our first night. (Some celebrations going on, we imagine). The bleeting of the sheep with their lambs in the fields all around us was a bonus for us, it was just like Clarksons farm, except the stone walls around the property are all intact. The fully enclosed garden was mown while we were out for a few hours. Looked lovely when we got back. It's a nice place to sit out and enjoy a glass of wine and the views.
Would we go again?
If the property was brought up to a good standard, we would go back.

"Very disappointing."
Dishwasher broken but was replaced on our last day. One of two kitchen lights broken, overhead kitchen cupboard door broken (dangerous) No instructions re electrical equipment. Bed linen very worn and pillows very aged. Only one towel per guest, window in bedroom not operable ( weather very Hot). En Suite , plaster fallen off wall and left lying on the floor. Toilet seat loose ,toilet roll holder insecure. Property rated as 4 star,. Perhaps rating needs reconsideration.

"Has the potential to be a wonderful property, but needs some renovation and better cleaning."
Wonderful views and a great location with lots of things to do. Owner was very helpful when calling to arrange key collection and cot/bed guard for our children. Garden is nice and secure for our small dog (side gate is broken, but he couldn't escape from it).
On arrival the property was minimally cleaned, dusting and removal of spiderwebs was non existent even at lower levels. The floor needed a mop as our socks were filthy on the first day, and under the rug in the lounge was clearly not cleaned. Several items were missing or broken (pop up waste in the ensuite didn't hold water, kitchen cupboard door half coming off, missing lightbulb in the kitchen, door out from the main bedroom handled wouldn't work so couldn't be used, a few of these had been mentioned in previous reviews.) The whole property needed a bit of a revamp with areas of wall missing paint, loose tiles on the wet room floor and more cutlery required ( three forks for a property which sleeps 5!). The beds weren't very comfortable for us, quite soft and sheets on the main bed weren't big enough for the depth of mattress, so kept coming off. The WiFi speed is very slow, we just used our 4G signal which was much better.
The size of the property is good and was nice and safe for our children, but it is definitely not a 4 tick rated property unfortunately.

"We really enjoyed the location of Y Beudy."
It served us well as a base to explore North Wales and the Llyn Peninsula. The Cottage was clean warm and cosy and well equipped. However there is a need to look at some general maintenance issues which didn’t spoil our overall enjoyment but had they not been there we couldn’t fault the cottage.

"Lovely Barn conversion, superb mountain views & peaceful."
Big let down was poor, cheap furnishings, total lack of basics ( i.e. salt, pepper etc) no visitors book. We had to wash utensils/ plates before we used them. We are no snobs but the place needs some T.L.C. We shall not return.

shame just lacked the finishing touches, rather dusty and brushed away dead fly's off window ledges, plus cleaned spiders webs away, but didn't spoil our stay, ideal for my mum with health issues, would recommend, probably stay again for mum

An ideal location for Snowdonia, Anglesey and the Llyn. Kitchen area is well equipped and seating and beds comfortable. It was always cozy and warm.
Some info regarding the heating, multi fuel burner and appliances would be useful as well as of the surrounding area.

We had awful weather while we were there but the cottage was really warm, cosy and comfortable. It was very clean, had a good enclosed garden for the dog and fantastic views when we could see through the fog! It has everything you might need for your stay and Huw the owner was really nice, helpful and easy to contact. Cottage is in a great location, just off the A487 (but not noisy) and easy to get to Criccieth, Caernarfon, Porthmadog etc.
The underfloor heating was lovely, but a little difficult to get the temperature right. Little information in the cottage itself about nearby walks etc that would have been nice, but easy to find out. We thoroughly enjoyed our stay and would happily go back.

"Beautifully converted barn, loved the slate floor with underfloor heating, good quality tasteful furnishings, heated towel rails, airy feel throughout and magnificent view."
Heating was so efficient we were a little too warm, unusual for Britian! struggled to figure out how to turn heating down but much cooler when we turned towel rails off. We would deffinitley recommend this as a holiday venue.

"We stayed for a very relaxing 3 nights at Y Beudy."
A couple of reviews made me nervous about booking but so glad I ignored the concerns of cobwebs and uncomfortable beds.
First impressions were the modern decor and welcoming living space.
Well equipped kitchen and hot powerful showers.
We arrived in the evening so the first morning of opening the curtains to a beautiful view was the highlight. Snow capped mountains!
Lovely enclosed garden for our dog but larger dogs could jump the fence at the bottom so take a long lead if this would be an issue. The log fire was well used while we were there and we got extra logs and kindling from a shop in Criccieth.
The owner was so helpful when I forgot my hairdryer and popped one round for me. Small gesture but appreciated his time.
Overall excellent value, very peaceful spot, clean and comfy, glorious views, and a good base to explore.

"The survey above doesn't really give you the right scoring."

Positive - the location was remote and beautiful. The cottage was lovely and modern. The sofa was very comfortable.
Negative - the beds were ridiculously uncomfortable and really had an impact upon our holiday. We bought double duvets to try and recreate a mattress protector. You could feel the springs, it was so uncomfortable and such a shame.
I appreciate that the beams are a feature and would collect cobwebs, however, there is no excuse for cobwebs at a lower level... bedside light and ensuite door. I got the duster and hoover out to clear them all... but then the amount of cobwebs falling to the floor was beginning to be a huge job... and I was on holiday afterall!
Suggestions - put a screen between the toilet and shower in the ensuite... the toilet can't be used for a while after the shower has been used. A surround sound speaker for the TV... it was very quiet in the lounge and very loud everywhere else.
The holiday was great... but the beds / mattresses really must be changed as you would expect better for the price paid.

Beds were uncomfortable.
There were a LOT of cobwebs & overall the property was not spotlessley clean as we expected.
The property could really do with drying facilities. A pay as you go tumble dryer maybe. There were no radiators so & due to it raining we had to hang all our clothes to dry over the beams/ doors etc - not ideal.
This property was OK, wasn't value for money & we probably wouldn't stay here again.

The cottage was very well equipped - the kitchen was especially well equipped particularly if you intend to stay in and cook rather than eating out. The cottage was located just off the main road into Porthmadog so travelling to different parts of the Llyn was easy. There was easy access for the more elderly members of our party with everything on the same level and no steps. Overall a very peaceful location and extremely comfortable and homely cottage which was great base to explore the surrounding area.

Agree with many of the reviews about Y Beudy which state that it could do with a little TLC to make it the beautiful place it could be. Main things to improve would be newer bedding, guidance on how to use the under floor heating, access to hoover, dust pan and brush etc, fresh coat of paint throughout including front door. We enjoyed the views out to the mountains - when sitting down unable to see the main road; good location to access the area; fab wood burner and appreciated the kindling and bag of logs left to use which warmed the lounge beautifully quickly.

"Y Beudy is in an easy to find location, just off a main road, but despite its proximity it’s very quiet."
The views across the mountains are stunning and with the weather constantly changing it’s fascinating to watch. The cottage itself is well equipped, with comfortable beds and two bathrooms. It’s a little chilly there in November, whilst the underfloor heating is good, it wasn’t the easiest to regulate. There is a log burning stove which gives off a lot of heat of cold nights. The mobile phone signal is quite poor and the internet connection is not reliable, but it’s nice to be away from the constant communications. Contacting the owner was simple and he was quick to respond to messages.
The shops in Criccieth are close by down a narrow country lane. If heading to Criccieth it’s worth booking the restaurants in advance as they do seem to book up. If you like castles there are plenty within driving distance. An excellent base to explore that part of Wales from.

The easy proximity to Anglesey, the Lynn peninsula and the Ffestiniog make this a perfect base.
Wifi a little flakey, but I didn't come here to work. Showers and heating very good. Dog loved it - you have to visit Newborough forest on Anglesey.
Bed could do with a comfort upgrade but we're coming back anyway.

Fabulous views over the Welsh hills/countryside. The layout of the accommodation great, with ample hot water and really powerful showers!
Unfortunately, the cottage was a little shabby. From the review of previous comments this is a consistent trend for some time.
Some general DIY, a lick of paint and a good clean would not go amis. The quality of the bed linen was really poor.
It was a little disappointing when paying over £600 tha there was no welcome note, pack etc The information folder did not look as if it had been looked at/ updated for some time.
Whilst we had a lovely holiday, some attention on a regular basis is much needed.

"We met the owner on arrival because the central heating underfloor heating had broken."
He organised engineers but even with 3 visits no one could repair there for we had no heat for the week. We got by with electric heaters and by keeping a log burner going constantly, at our own expences.
We were surprised to find no welcome pack.
The accommodation was clean but cobwebs up in the beams, dirty light shades, various missing light bulbs and a flush that was very hard to work.
The owner kindly organised a shower chair for our disabled friend, but the shower kept running cool so was unable to benefit from it.
It's a stunning property but needs some decorating and maintenance on the outside doors and garden fence.

The cottage was in an ideal location for exploring the coast and the countryside . Early morning walk along the country lane was perfect .
We enjoyed the rural quiet location with sheep in the field for company, but Criccieth was easily reached for shopping ice cream and afternoon tea.

"On arrival the cottage drive is covered in weeds ."
.. the lawn needed cutting , there were weeds growing through the patio slabs which must have been there months.
Inside the cottage there were cobs webs every where , broken kitchen chair ... in the lounge area there was a chair covered with stains with a loose cover thrown over it. Stains on the carpet in main bedroom, the doors to both bathrooms catch on the floor.... toilet seat loose main bathroom. Also plug in en-suite did not hold water no bulb in the bedroom lamp.
Outside again the front door the stain was peeling off, And the shed in front of the cottage the stain is also peeling off badly ..... it’s first impressions as you arrive at the cottage one more thing there was a bath plug chain thrown on the floor outside the cottage and a child’s very large rubber just left on the floor. And not a smell of fresh disinfectant or air freshener anywhere on arrival.

Accommodation was great and ideal for 4 adults sharing. Facilities in the cottage were superb. Views from the cottage are outstanding and the photos on the website don't do them justice!! Fortunate to have great weather for most of our stay and did a lot of local sight seeing. Criccieth is a beautiful little coastal town and a trip to Cadwaladers ice cream shop is a must, as is the Castle inn pub for a cracking burger!!

It's situated just off the main Caernarfon - Porth Madog road within easy driving distance to Porth madog which all the amenities needed. The underfloor heating, hot water and water pressure are all fantastic and the WiFi is adequate. The rear garden was a good size to enable my large dog, Newfoundland, to have a good frolic! Overall we would definitely return to this property. Many thanks
