  • "We booked Glendalough for a treat for our daughters 40th."

    We thought it would be big with having 5 bedrooms but were presently surprised at how big it was. There were 7 of us and we didn't feel like we were under each others feet, children went in one room and we chatted a lot in the large kitchen. A big bonus was that everything we wanted was in walking distance so although we had a short break, Glendalough made it a great break.

  • "This property was perfect for our family of 6 adults and 4 kids."

    9yr old twins, 8yr and 4yr found lots of toys to keep them happy including beach toys. The bedrooms were very comfortable with excellent beds and lovely bedding. There were lovely shared areas downstairs, a large living room, a second sitting room that the kids enjoyed and a very well equipped kitchen and eating area with sofa. Such an interesting garden and BBQ area. We loved that. The kids particularly loved the colourful strip lighting and immediately called it the party house. It was our first visit to this property but it won't be the last.

  • "On the whole a great stay."

    We love Rhos and have been many times in various properties. The location of this one is good though on a slightly busier road, in the front bedrooms there is some traffic noise, though we loved the fact that there was a great bus service on the door step! Pros: Great porch with lots of beach equipment to borrow, easy walk to the seafront and the new promenade and beach are fabulous! Lots of space in the house, plenty of bedrooms, comfy beds. Great kitchen, amazingly well equipped. It even had a toast rack! Not sure I have ever seen that before. Good choice of mugs and bonus of American fridge freezer with water and ice. Lots of games and books to borrow. Lovely garden to sit out in with the delightful aroma of honeysuckle. Cons: Some housekeeping issues. Rock hard sugar in bowl, obviously never changed. Scabby grocery items from previous visitors left in pull out, eg rock hard coffee and opened packets and jars, who knows how long they have been there, need clearing out. Tray left in bottom of oven with oil in. Only one tea towel, hardly any washing up liquid. We also had to buy toilet rolls though apparently this was because normal cleaner was ill. Only one front door key. Although when we contacted the owner they said to use back door key it's not enough in a house that sleeps so many. Inadequate bathrooms for the amount of people. There needs to be another shower downstairs. This has been promised if you look at the reviews but has never happened. Also unsure why they did not put in a bigger bath as there was plenty of space for it. Really bad curtains in master bedroom do not block light. Bring a sleep mask if it will bother you. Odd, as back bedrooms have blackout blinds and curtains. Towels provided are a bit 'mean', although a quality brand they are quite well used.. Bath sheets would be nicer. Bins were full when we arrived as recycling had not been put out. I know that this is down to guests but someone could do with monitoring it. Was very irksome.

    Thank you for your feedback. My apologies about the sugar. However, we have stayed at several properties catering for up to 10 people and usually there is just one set of keys. This is not unusual. Bath towels are usually the size as we provided. We are self catering however, we do provide more than the average self catering accommodation .e.g. dishwasher tablets, one tea towel, soap powder, hand soap etc. There was a toilet roll in every bathroom and I informed you where spares were kept. The bedroom window in the master is too big for a blind but we have heavy lined velvet curtains to block most of the light out. The bins are emptied by the council so we have to rely on them to do their job. We provide salt, pepper, vinegar and oil and items most guests find useful. I will check these out, thank you.   • "We had a lovely week at Glendalough large house with plenty of room for 6 adults,3 children and a dog."

    The garden was safe and secure for the children and dog to play in plus the children loved the fish pond. Everywhere was clean and nicely furnished. The children loved the play room, it was nice to have the buckets spades for the beach which is only 5 mins walk. The kitchen was well equipped everything we needed for a large family.

  • "We had a wonderful week at Glendalough, the house is beautiful and catered for our whole family in so many ways."

    Easily enough room to accommodate our gang, six adults, two kids and two dogs, parking for 3 cars at the front which is always a blessing. Stunning kitchen with large bi-fold windows, for the weather we had it was idyllic, garden is great with a couple of nice sunspots. Bedrooms all great and again worked out well for us, large family bathroom plus the ensuite, more than adequate. Playroom downstairs was an added bonus for the kids and adults! Location to the beach 5 minutes walk, brilliant. We really had a great time and would recommend to all, we will return here I'm sure, especially if we are guaranteed the same weather! Thanks to the owners as well, we had a couple of very minor issues and we had immediate responses even though they were on a family holiday in Italy!

  • "Very comfortable and spacious property."

    Lovely rear garden which is fully enclosed for your dog to freely explore.Very large kitchen which is fully equipped although an air fryer would have been welcome.Very adequate off road parking space but care needed when reversing out on to the busy main road.We were impressed with the overall cleanliness of the property on arrival.

  • "Bedding did not smell fresh, towels were small and ruff."

    Pubic hairs in bath and shower. Beware of house keeping bond, we got charged two hundred pound for a dead fly on ceiling, which was nothing to do with us. We left a new sponge in shower, and a tablet found under bed, which we left on side. I do agree we did not clean grill pan, only as we totally forgot, and for that they took the full housing keeping bond two hundred pound. The pans were dirty, which we left on side cos we would not use it, cutlery had to be re washed before use and several cups. Hoover absolutely stunk of dirty dog, and it took two bottles of bleach to get the smell out of the mop to be able to use it. Fake grass smelt of dirty dog also cat poo in garden. We left that property spotless, but she stated it needed deep clean. But we videoed every room before we left and sent it to them as proof but they totally ignored it. Beware of house keeping bond, as we had video evidence, with dates and times included on the condition of the property as we left it, but we were ignored.we have stayed at many holiday let's with Sykes, and Neva had any complaints. Absolutely devastated.

    Thank you for your feedback. I would like to point out that during your stay no complaints were reported to Sykes or ourselves as we would have been more than happy to attend to any issues. If it was as bad as you claim as guests we would expect that this would have been reported. Also, Sykes did not receive any video evidence from you showing the state of the property when you left. As our reviews demonstrate before and after your stay we achieved positive feedback and as the owner I personally attend and clean the property with a team of cleaners to maintain high standards. The property was spotless on arrival and as you arrived at both 12 and 2pm to drop off luggage and use the toilet facilities you told me how lovely it all was. Your stay was two months ago yet nothing was reported until this review to us or Sykes. Our towels are standard size quality Christy towels and we use a steam mop (under the stairs with the hoover etc) to clean floors. The mop you refer to is for use outside( cleaning windowsills, etc). Amongst the many items left behind (including rubbish, washing up etc) there was a sponge and even a large chandelier full of melted candles. We ask guests not to use candles ( in our handbook ) due to fire safety and the fact that we have fire alarms in every room. Our garden is fully enclosed but we cannot stop any cats from coming into the garden but it was thoroughly checked before you arrived. During your stay several neighbours reported all day and night parties and we had to deal with these complaints about the noise, smells and behaviours. In order to keep the housekeeping bond we have to provide evidence of damage to Sykes and also provide receipts for repairs, replacements and deep cleaning etc. The housekeeping bond is not removed without reason and evidence.   • "Brilliant holiday property, clean and tidy and very well equipped - in a handy location for exploring the North Wales coast, the whole (extended) family had a great weekend."

    The house had loads of space and lots of smart TVs which came in very handy - On one especially rainy afternoon, dad was watching rugby in the lounge, my niece was watching Netflix in the back room and me and the brother in law were watching Youtube in the kitchen with a few beers - And we all loved the garden which was immaculate. 10/10 - Oh, and congrats to Rhos on Sea - The new promenade and freshly sanded beach is looking great :o)

  • "We had a fabulous stay at Glendalough in Rhos on Sea over the Christmas period, the property is very spacious, it was perfect for our family with our elderly mum staying in the downstairs bedroom with access to toilet facilities off the utility room."

    The kitchen diner was well equipped with everything we could possibly need, we had a lovely surprise of biscuits, mince pies and milk on our arrival which was a lovely touch. The upstairs bedrooms and bathrooms were all spacious with towels provided, the house was very clean with lovely Christmas decorations throughout. We were impressed with the amount of children's toys and games available to use. The location of the property is excellent as its in walking distance of Rhos on Sea, it is also on a bus route where buses run frequently. We loved our stay at this property and would highly recommend it.

    We had a minor issue with the hot water which was resolved quickly. Unfortunately the information left in the house by the owner was not up to date on hot water and heating. The location of the property was excellent and I would recommend Rhos on Sea without reservation to anyone wanting to go to North Wales.

  • "ATTENTION! Both rear bedroom fire exit windows locked – no keys."

    Notices on bedroom doors state these as emergency exits. Owner keeps citing health and safety issues regarding children climbing out onto the extension flat roof. Keys could be available in a coded key safe or rails installed around flat roof! As we stayed during the September 2023 heatwave it was extremely uncomfortable in the back bedrooms, with only the small window to open. Expecting up to 8 adult guests and perhaps babies, to escape through the front bedroom window, onto the small porch roof, is unrealistic. A fire travelling up the stairs and onto the landing could trap guests in the two back bedrooms. Three exit doors on ground floor, but of no use to guests upstairs in the event of fire. I would suggest the above breaches fire regulations. Key also missing from locked downstairs toilet window, no extractor fan. NO HOT WATER FOR 24 HOURS! Owners did not respond for 18 hours – at 2am – twice! Not resolved for 24 hours, after several more messages through the night. There are NO instructions ANYWHERE regarding the device in the hall. No hot water showers for 24hrs in that heat is unacceptable… and no, we did not want freezing cold showers. Other guests in September 2023 had the same issue with the hot water, according to reviews. Dishwasher did not work for the entire holiday. I checked the filter before attempting to use it for the first and only time, it was clear. Had to hand wash dishes all week and boil kettles when there was no hot water. Dishwasher definitely broken, would not drain. Ground floor bedroom smoke alarm beeped the entire last night keeping us awake – lack of maintenance. Floors downstairs not clean, just dirty/smelly mop & bucket and two old and useless vacuum cleaners to rectify the problem ourselves. Had to sort recycling of previous occupants who had just left it. Plenty of room in recycling bins so no excuse. Instruction folder did not cover everything guests may need to know re appliances/TVs and in any event was out of date in general. Owner blamed being abroad/11 hours difference for the delay in responding, an excuse that has been used several times before in other reviews. Easily remedied by appointing a person to take responsibility for any issues, who is available to respond quickly. Easily remedied too, is to make the housekeepers responsible for checking plugs, dishwasher, recycling, drainer etc, that they are clean and operational before each letting. We found the owners unhelpful and negative, with excuses and irrelevant content. It is worrying that both the owners and Sykes Cottages do not consider our issues are of any consequence, which means it could be the same for future guests. There was no apology, resolution or small gesture of good will, after our holiday was spoilt. Such a shame as it is a pleasant house, in a good location, in one of our favourite places. Sykes themselves opened a complaint case against the owners, not us, but have now closed it, even after asking us to take photos etc as evidence - which shows too, we left the property spotless.

    Thank you for your feedback. Owing to the continuous loss of window keys and guests removing and loosing keys the openings have all now been changed to windows installed with safety latches. All the windows open a small amount as per fire regulations but have a release button so they can fully open when needed for a fire escape. We have 3 exits on the ground floor and two on the first floor. The front and rear windows fully open when the safety latches are pressed allowing for escape onto a flat roof. This was approved by a fire safety officer as the flat roofs are about ten feet off the ground. All rooms have fire alarms and all bedrooms have fire instructions. There is a fire extinguisher on both floors and emergency lighting so all fire regulations are met and approved. I am sorry bout the hot water but the control plug was unplugged, There is now a sign asking for it to not be unplugged. Property Owner

  • "All in all the cottage was excellent."

    Every need had been catered for and the place was spotless. If I were to be extremely picky in order to point to possible improvements to an already very very good set up I would say that the bath is very small almost to the point of uncomfortable for an adult but my two sons and I are all well over 6 feet tall (I did say picky). The only other thing was the recycling bins are very small for waste generated by seven people. (council at fault I know} Back to positives the location was excellent and I would highly recommend this property. We intend to return.

  • "Have to agree with all the other reviews - Glendalough is fantastic!"

    In addition to the space, comfort and cleanliness, we enjoyed the mix of old and new i.e. the lovely entrance hall and snug, compared to the state-of-the-art kitchen (complete with everything you can think of, including "disco lights", as my grand daughters called the footlights :)). There's also lots to do in the house - books, games, TV's etc - and the beach toys were an added bonus; very much enjoyed by our grandchildren on the nearby beach. Property is close to local amenities - shops, bars, playgrounds etc. - and ideally placed for short car / bus rides to Llandudno, Conwy, Bodnant Gardens (NT). Wonderful.

  • "We arrived at Glenalough and it had the wow factor."

    It was such a beautiful house. Lots of rooms so you could have your own space if needed. The fish pond was loved by my grandchildren. Bedrooms lovely and comfy. All the added touches games, books and toys fabulous. The buckets and spades, beach towels and picnic blanket such a bonus. Beach not far to walk too and Llandudno a short drive away. Just perfect will definitely return.

  • "Firstly, this is the best equipped holiday property we have ever stayed at."

    Nothing is overlooked. It's also a brilliant location. Beds are comfy and plenty of space. I've given it 5 stars for that reason. The only point to note is that if like me you are a light sleeper, it's best to sleep in one of the back bedrooms - the property is on a road that is quiet at night, but a little busy early morning. But for most people, I imagine this isn't a big issue.

  • "This was our second stay at Glendalough and it didn't disappoint."

    The property was spotless on arrival and once the heating came on it was lovely and cosy. In the meantime we lit the log burner and the front room gas fire which in them selves gave off enough heat. The two showers were very hot and welcoming after a walk on the beach.

Just a short walk to the promenade at Rhos and a short drive to LLandudno with plenty of other places to visit easily accessable.     Dear guests My apologies for the delay in response to your heating issues. However, we were on a vacation on my late mother's wishes to return to Bermuda where we had lived, and our son was born. As we were at sea, we had delayed internet and your calls came through at 4am due to time differences. The heating system is not totally in our control as we just have a backup app in case it is needed. In the hall is a thermostat which allows guest to change the heating. This has always been there and is simple to use. I am very sorry you were not able to adjust the heating for your needs. We have been to the property and checked out the heating, it also appeared 90% of the radiators had been turned off by previous guests during the hot summer period. Unfortunately, the batteries inside the gas fire had gone flat, this meant the gas fire was not working, and this too has been fixed. Thanks for letting us know about these issues in time for the colder months. Property Owner

  • "Genuinely a lovely place to get away with the family nice quiet home and things there for you to use as a bbq etc the only thing is you have to get bbq utensils we could not find any little things like that I found a bit weird, but the house was terrific you felt like it was a home and very comfortable there would happily recommend this place to anyone."

  • "Great property with great facilities and cannot fault that."

    The only gripe really was the non availability of the outdoor bbq facility as had been indicated in the listing. We had been looking forward to doing a nice bbq as the weather was good and unfortunately the indoor grill was not really up to the task. Apart from that I cannot fault anything really and we thoroughly enjoyed our stay in a very beautiful house that combines the old structure of the house with all modern facilities inside and you certainly wont be lacking of anything whether you stay here in the winter or the summer. the 5 minute walk to the beach is great during the summer and the heating options of central heating, gas fire and log fires available will keep you nice and toasty during the colder months. I would certainly recommend this property to anyone and would love to come back again when visiting this lovely part of the world!

  • "Great place for large family holiday."

    Facilities very good would certainly use again. Just one note about the fish food you have a visiting magpie who steals a few hearty meals from the feeder so the fish can be left wanting.

    Really well equipped with everything we needed and plenty of space for all of us. So near to Rhos sea front it was ideal. We had a brilliant week ( with good weather) exploring the area. Grandchildren did want to go home.

  • "This is a dream house to stay in as so much effort has been put into the property."

    The kitchen is unbelievable with it's beautiful coloured tiles and the colourful changing lights around the base of the units and in the skylight of the extension. Everything has been done to a very high standard and it is so close to the sea front of Rhos On Sea. This property is highly recommended.

  • "Wonderful property!"

    From the minute we arrived, this felt like a lovely home-from-home. Everything was really clean, the bedrooms were spacious and welcoming, and we particularly loved the social space of the kitchen/diner and the cosiness of the front-room. In essence, the property has everything you need; whether that's sitting out in the garden enjoying a glass of wine, curling up in front of the fire or just taking a short stroll to the beach. Would definitely recommend!

  • "Only fault I could make with the property was the lack of a third bathroom/shower room when housing a group of 10 people."

    Dear Guests Thank you for your feedback. We plan to put in a shower in the downstairs bathroom later this year meaning we would have three full bathrooms. I was surprised at your score for cleanliness etc as the house has just had a spring clean and been decorated and was 100% spotless when I left. We do request that guests remove rubbish on departure and report any damages. We arrived on your departure day to discover balloons, a blow up Zimmer frame, dog waste inside, and a huge amount of litter. The fish feeder was also damaged causing the pond to be flooded with fish food. This has caused a huge amount of damage to both the Koi carp and the filter and will take a long time to repair. We appreciate guests leaving the property as they found it and were very disappointed in this case. Photos have been sent to Sykes. Regards Yvonne and Hamish. Property Owner

  • "Very spacious comfortable and cosy property with a large kitchen and bathroom."

    Nice big lounge with large tv and gas fire which we had trouble lighting due to a temperamental ignition but when lit it was very warm. Only a short stroll to the promenade and sandy beach. Would come again in the milder weather when there is lots going on.

  • "Great holiday and location was perfect."

    Only criticism was the single bed with no slats. One of the children had to sleep on a mattress on the floor. However it was still a wonderful break and the weather was amazing for New Year. Plenty of places to eat outside so restrictions didn't affect us. Yvonne had left clear instructions, plus a lovely, welcoming email before we arrived. Tray of goodies much appreciated. We would definitely book again.

Just like to comment that the single bed you refer to does not have slats as it has a proper sprung mattress base and a sprung mattress on top that you find on all high quality beds.   • "The cottage location was perfect - easy access to all the attractions in North wales and a lovely place to walk into Rhos on sea in a evening."

    The cleaners really let this place down and the lack of utilities in the kitchen. The tumble drier was filthy, the bathroom showers had mould along the silicone, there was other people's clothes in the dressing table in master bedroom, making you think a proper clean had not been done. (Pictures available) As the house 5 bedrooms the kitchen lacked a few basic items for a large family, who hoped to cook a few family meals - examples such as one baking/roasting tray, no Yorkshire pudding tray, no spare bin bags and no measuring jug... We have been using Sykes cottages for many many years and this is the first negative feedback given. Such a shame as the house is stunning but is let down by the cleaners.

We have had previous feedback about our kitchen ware with comments such as "really good selection of kitchen ware", "kitchen really well equipped "etc. We cannot provide for all possibilities eg soufflé dishes etc. We provide many extra items above and beyond what is expected for self catering accommodation like washing powder, dog treats etc. The shower is not mouldy, but the clear sealant has discoloured and is due to be replaced in the off season. We are exceptionally sorry that clothes were found in the drawer and this has been mentioned to the cleaner. We do a thorough clean each visit and we are sorry if you felt this was not done to your satisfaction, but we strive to take onboard all your comments and thank you for the feedback. Property Owner

  • "Glendalough is an ideal house for a seaside holiday."

    There's plenty of comfortable space, the rooms are all a good size and it is in a quiet residential area. The beach and a snack bar are within a 5 mins walk and 10 mins to shops and other places to drink and eat. The Zoo is just a few minutes drive and Llandudno about 10 minutes away. Wouldn't hesitate to book again.

    Thank you for your feedback and the many kind compliments. All the beds except two were new last year. On closer examination we have decided to replace the two mattresses in the back bedroom as we appreciate that children love to jump on beds (having fostered 12 children) and they do get worn out quickly. Two new beds are arriving today. These are luxury Bamboo mattresses we ordered a while ago. Furniture items were delayed due to Covid but have now arrived and we are delivering them this week. We are also replacing the sofa in the rear lounge too as it has been subject to wear and tear too. We are constantly updating and improving the property and hope you will see these improvements next year. Property Owner

    Only one slight issue, no blinds on patio doors so the sun was a bit of a problem in the evening but a very nice problem to have had a by no means a complaint.     easy to use website, responsive to queries, " before you go" email with key code, directions etc very helpful. House great overall. Fantastic convenient location 2 mins from the sea and the town of rhos with cfes, supermarkets, shops etc. lots of child friendly attractions and walks nearby. Owners very helpful, responsive , easy to contact, Lovely big house, great garden to relax in, pond well covered, felt safe letting my children play in the garden. nice to have some children's toys, dvds etc to use. Kitchen really well equipped, lovely big fridge and freezer. However the house is starting to get a little tatty, the 4 single bed matresses are absolutely knackered, even my 3 yr old asked why there were metal circles poking into her. the dining chairs have temporary covers on them but are essentially perished and shed foam when you touch them. Possibly we just followed a very messy group but the house needs a really good clean. Kitchen and bathrooms were clean but there was quite a lot of dog fur round skirtings and in corners, old popcorn down the back of the reclining sofa, and someone else's dirty t-shirt in the downstairs bedroom behind the shelf. As others have commented the lounge smelt very "doggy" but once we rolled up and removed the rug it was fine, and the owner tells me she has already dealt with this since our departure. Overall we had a great holiday and would consider booking again.

  • "Hi its hard and unfair to give feedback though questions."

    So here we go , the property was large and this was brilliant for the kids and with it being old the walls were solid so we wern't bothered by the kids noise ,kitchen very well equipped, it's a very lovely property. Unfortunately there was a very strong smell of dog In the front room this was very unpleasant. My advice would be to improve the front of the property and make sure the cleaning team do a proper job, please don't take this the wrong way i believe in being honest. The above hasn't put me off and I would love to return.

    We appreciate all feedback and you have many positive comments and despite a low score say you would like to return. However I would like to point out that our property scored a 100% in reviews just two weeks after your visit with no mention of dog smells. We do accommodate pets and the front room is thoroughly cleaned by myself the owner after each visit. In light of your comments all the upholstery has been shampooed and the rug changed to further ensure there are no pet aromas. In our departure information we do request that visitors remove food and rubbish. Unfortunately you did not follow the requests and we spent over an hour removing sweet wrappers, hair extensions, crisp packets under mattresses and marshmallows behind beds. All the beach toys were scattered throughout the property and damage done to a light switch. This was the first time we have ever had to do so much clearing up after guests as all our other guests have been very respectful of the property. Property Owner

  • "We had a fabulous week in Glendalough."

    Very comfortable, spacious house. Lots of lovely touches such as a welcome tray (with tea, coffee, bread etc) and helpful dog equipment. We particularly liked the ‘disco’ lights in the kitchen and the dog-friendly, secure garden. The children loved watching and feeding the fish. Very friendly, accommodating owner. Great location, short walk to seafront and to a nearby nature reserve. Rhos On Sea is a charming resort, nice shops, cafes and takeaways. We would love to return!
