  • "The house is in a perfect location, very quiet at night."

    Parking says 6-8 cars, true if all were Fiat 500!! We got five average size cars on the front. The property is nicely decorated, some walls scuffed and could do with a bit of titivating. Kitchen is great, the oven is a basic non convection oven which is tiresome when you have to wait 2.5 hours for a lasagne to cook. The fridge is a standard model but too small for 15 people, another fridge would be useful. There is a downstairs bedroom and shower room but it smelled of smoke and damp. It has double doors to a yard which was a dumping ground which is not a nice outlook or useable area if sunny due to the two full black bins, paint tins, plastic sheeting on the floor. The front room is a great area but lack of seating for 15 sent us scrabbling round the house for chairs. Another two comfy sofas would be better in addition to the one already there. The windows in this room were nailed shut so no fresh air could be let into the room. The bedrooms were a good size, bedding clean and towels a good size. One worry was the family room wardrobe was leaning and we had to shore it up with place mats as one tug of the door by our 4 year old would have pulled it down on him. Another bedroom wardrobe had a door missing. Small details which could make this a five star review. In all we would return, a fantastic accommodation within easy reach of Llandudno centre and other North Wales attractions. Fix the glitches and it would be perfect!!

  • "The location of the property was great."

    The number of rooms and ability to park was also great. The bedrooms were comfortable and showers were great. However the general cleanliness of the property was poor. The communal areas were not cleaned properly when we arrived, such as glass tables had smudges all over and the high chair was filthy. The backyard smelt bad because of the over flowing bins, and had empty alcohol bottles everywhere and a cigarette ashtray on the wall that hadn't been emptied and was just covered up. We were unable to access the downstairs communal area and contacted Sykes twice as the battery in the door had ran out. We never heard anything back from Sykes or the landlord which was very disappointing given the size of our party and not being able to access the only communal area with seating. The two communal rooms upstairs had a tv and nothing else making them unusable. The furniture in the bedrooms were falling apart and most of the windows either didn't open at all or didn't shut properly. During our stay the wind was rather bad, which meant the windows were opening in their own and slamming shut. There was alot of flies in the property which whilst we understand cannot be helped, we do belive it was hightened by the state of the back yard. The size of the fridge also was very small for the amount of rooms. The cooker was filthy inside and smelt like it hadn't been cleaned in a very long time. If the property was cleaner and we hadn't had the issues with the communal areas it would have been much more enjoyable. We did enjoy our holiday, but we wouldn't stay in this property again.

  • "Back yard very poor , bins full of rubbish."

    Cigarette ends overflowing. Needs a good sweep and weed .front bin overflowing when we got there. Could do with a couple more settees in lounge not enough seating for us all. Everything else fine and great location .

  • "We had a lovely stay, the house was lovely and the location is fantastic!"

    However there were a few things that can be improved. 1. The cameras… we were NOT made aware there were cameras in the communal areas until we arrived at the property. There was no mention of them in the description when booking the property and only in the guestbook. If we had known there were cameras in the actual property then we would not have booked. This is an evasion of privacy and needs to be made clear to people booking this property so they are not surprised when they walk into the house. 2. There was no blinds/curtains in the living room which would be useful if people wanted the main light on. As there were only 2 lamps they were quite dim against the dark room. 3. The child’s travel cot. When we went to assemble this we noticed the base in which the child lies on were broke/ not useable. The wooden slats were not flat and kept popping up which made it uncomfortable so we were not able to use this. 4. We were not able to find the cupboard with the extra toilet rolls or towels even though it is stated in the guestbook. If that is not a feature of the property then this should be removed from the guestbook. 5. The WiFi… we had a lot of issues with this and the connection was very bad. We kept losing the wifi signal when moving throughout the house which didn’t help when we had to make a call. 6. The TVs… there was no main channels and we struggled with the connection which sometimes resulted in Netflix/ITVX not working - this is the same in the bedrooms. Overall apart from these issues we throughly enjoyed our holiday and there was plenty for the kids and adults to go. There was also a great selection of pubs and restaurants to choose from.

  • "With a few tweaks, this property could be really good."

    It was cleaned to a high standard and sleeps up to 18 people but there isn’t enough crockery and cutlery for this number of people. There were quite a few scuff marks on various walls which created a shabby feeling but these could easily be repaired and repainted. The main bug bear was the back yard. This was full of rubbish and we couldn’t use it. Despite it being a no smoking property, there were cigarette butts on the ground and empty beer cans. We came to the property last year and the back yard was in a much better state. The description states you can park 6-8 cars on the driveway but this is incorrect. You can park 4 cars with one across the bottom. Finally, we had to buy toilet rolls on arrival as a couple of the bathrooms literally had 2 sheets of paper. I reported this to Sykes but never heard anything back. Also, it says there are spare toilet rolls in the unit in the hall along with shampoo and shower gel but this is not the case. Also, last year there were tea and coffee making facilities in the lounges but these had all been removed. If the items highlighted could be sorted, then this would be a fantastic property to stay in.

  • "This property is huge and fit our party of 4 families of 4 in all the bedrooms."

    The bedroom space and associated bathrooms was excellent, however the communal space needs increasing; there’s one sofa and only enough dining chairs and tables for 12 to sit at. There wasn’t enough cutlery in the draws for 16 people which just seemed strange! The back yard needs looking at as this could be a nice area. The advert states enough parking for 6-8 cars, however only 4 can fit on the drive way and then one car on the road blocking the driveway in. Overall we enjoyed our weekend but wouldn’t like to stay a week due to the lack of communal space and utensils for the large group.

  • "Great property for our family get together."

    It would benefit from additional seating in the communal area. There was left over recycling in the yard area at the back that should be removed prior to a new party arriving. The location was excellent for all the attractions. Overall an enjoyable.stay.

  • "Brilliant location to explore - so close to town."

    Modern, clean house- perfect for a large get together. Brilliant to have all the bathrooms! Nice touches of small things you need there. Just wish small back yard matched the quality of the rest of the house - it could easily be rectified. Could not complain about anything but if looking for minor suggestions- there was not enough cutlery for the number of people & the fridge wasn’t big enough for all our drinks! Other than that, we would definitely recommend & thank you for a great stay (we even had sunshine in Wales!)

  • "Property is in a great location, it was very clean, towels & bedding were lovely."

    The description was 2 family en suite bedrooms plus a 3rd with separate bathroom, there is only one family en suite which wasn't expected but we managed to overcome. As the house is rented out exclusively, so would be groups of friends or families, a better option in dining room could be one long table rather than 3 separate round, which could give more room for more comfortable sofa's? The room would also be more comfortable & feel more private with curtains or blinds up at the window. 1st floor snug also would be more private with curtains & maybe better comfortable chairs or sofa's in both snugs. All in all, we were a large family gathering & had a lovely week.

  • "The property was brilliant, great location , clean , well presented and exactly as described."

    We enjoyed our stay and would recommend house to friends or consider returning. Despite- on arrival being unable to get into living area, no internet , all bins completely full in yard i phoned for advice - whilst the alarm on living room door was bleeping -extremely irritating. Had to go out but batteries and reboot internet i was on phone from3.10pm - 5.10pm and spoke to 6 staff members - having to repeat myself 6 times , when cleaning up I put all rubbish in bin bags in yard - not thinking about the seagulls or crows who destroyed bags , ate remains of Indian meal and flung rubbish everywhere -I had to clean up again . Bad start and ending to break but besides that everything good

  • "THE HOUSE, IT'S DECOR AND CLEANLINESS WHERE EXCELLENT."

    WE REALLY ENJOYED OUR STAY. IT'S POSITION WAS PERFECT FOR A SHORT STROLL TO THE BEACH, PEIR AND SHOPS. THE ONLY FAULTS WE FOUND WERE THAT THE FRIDGE AND COOKER WERE FAR TOO SMALL FOR THE NUMBER OF GUESTS THE HOUSE COULD HOLD, WE STRUGGLED TO FIT EVERYTHING IN THE FRIDGE AND THE SAME WITH THE OVEN, WHICH DID NOT GET TO THE CORRECT TEMPERATURE, SO EVERYTHING TOOK LONGER TO COOK.

  • "We loved our stay here n would definitely recommend the property."

    The house is very nice inside and well equipped. Could do with extra couches in the main room. We are thinking about coming back next year. There were however a couple of issues. First the maintenance side none of the bathroom locks work and the actual turn knobs were all lose n kept falling off from normal operation of the doors. Some of the key pads were low on battery so these were not used incase they completely ran out. The house its self was very clean n tidy when we turned up however the back court yard was a mess. Tins and bottle all over the place. One of our lads cleaned it up. None of these are a big deal and we will defo be back again

  • "The house is an amazing space for a large family or multiple families but I would say seating in the living room is where it is let down."

    Having so many en-suite bedrooms and the snugs for kids to play computer, grown ups to watch football is perfect, just more comfy seating in the downstairs room would make this outstanding. Kitchen has great space to prepare but could do with some larger and extra pots and pans. House was clean, great wifi and so warm. Highly recommend for large groups.

  • "It was OK, but the bins had not been emptied so we had no where to put rubbish."

    A couple of the doors had come loose at the hinges. I also phoned customer services and sent an email to say that I needed help with my online account, I requested ring back. No one emailed or called me back. The house was OK and in a great location. The back yard was FULL of rubbish.

  • "We really enjoyed our stay."

    We are a large family group of 14 the accommodation was great with the bedrooms all being en-suite. The location was ideal central location and we love Llandudno. The only thing I would say about the accommodation is the living room had one 4 seater sofa which was obviously not ideal when we were a large group. The children which are teenagers took advantage of the snugs which were located on the upper floors but with 7 adults in an evening we do like to sit together which the room wasn’t set up for, maybe another sofa would be an idea. Other than that we couldn’t fault it. Nice, clean and tidy property, kitchen well equipped.

    Better information on disposal of rubbish and recycling would have helped as previous guests had left rubbish bags in back yard it was very hot weather so when opening kitchen door & down stairs bed room door let in awful smell & flies. Back yard would benefit from a tidy up & outdoor seating,

  • "The place was great, decor excellent and our stay was fabulous, however we had one issue only."

    It was to do with the garbage. When we arrived at the property, the bin bags at the back were all torn apart and the garbage was strewn all over the place. The house itself was very clean and tidy so it did not make sense why the back yard was such a mess. We quickly realised that it was the work of the seagulls and no matter how well we tried to hide the bin bags, the seagulls would find them and create havoc. Large dustbins, befitting the size of the accommodation, would be very useful. The locks on some of the bathrooms were faulty too.

  • "The house was very clean except for Bedroom 1 which stank of smoke!"

    None of the wardrobes had hangars - this would be an easy fix. The oven only had 1 shelf and wasn’t really big enough to cater for the number of people staying. Similarly, there wasn’t enough crockery for 16 people. Also, saying there is parking for 6-8 cars is not accurate. We had 4 cars and all spaces were full. Apart from that, we had a lovely stay. The house is in a good central location and very clean.

    It would be good to have a broom or vacuum cleaner to help keep it tidy and it would be great to have handles on the inside of doors so they didn't need to be opened by pulling the latch. Clearer instructions on rubbish collection would be good too. All in all fabulous place though thanks again.

Conwy 4 miles, Colwyn Bay 6 miles, Snowdonia 20 miles.

Llandudno lies between two headlands, the Great Orme and the Little Orme and it is these headlands, and the town's two waterfronts, that give this tourist resort its special appeal.
