    Location was excellent for accessing the beautiful surrounding area. The flat met all of our needs and was spacious and generally well maintained The noise from the roads on either side wasn't an issue with windows closed due to being September Nice welcome pack. Parking was OK and not an issue We would definitely return to explore more

  • "The flat is very comfortable and well equipped, although I'd suggest supplying a chopping board and sharp knife."

    There's a knife sharpening thingy but past a certain point of bluntness, you can't sharpen knives that way. (We were ok because we always take our own - long experience of holiday homes!). A tray for carrying stuff between kitchen and sitting room would be handy. Re the oven instructions - we had a panicky few moments hunting for some means of lighting the oven before we found the gas lighter . A bit more info would be helpful. The noise from the road between the sea and the flat wasn't a problem because we didn't need to open the windows. We've only given 4 stars for accuracy because though we knew about the stairs, we didn't know about the steep slope to the parking spot and we were a little concerned about our vehicle (and us!) making it back up!

  • "Very noisy from traffic on both sides of the property and not as advertised on the Sykes website (“quiet”, “romantic” and “perched just outside the centre of the village”)."

    We had booked this for 3 days expecting a relaxing break but left after just 1 hour during which I called Sykes to complain about being misled by their property description and therefore mis-sold the property as the location was not at all like the photos or listing description. The lounge & kitchen overlooked the A55 aka North Wales Expressway… a very busy road all hours of the day and night. The listing showed a photo of what looked like a coastal road with a single car on it which was not a true reflection of the road. Whilst we were there there was a constant flow of HGVs, coaches and cars on it creating massive amounts of noise. Likewise the bedroom overlooked a 40mph road feeding onto the A55 which was also very busy while we were there (4pm ish), it was advertised as a “a tranquil space to wind down in” but wasn’t with the busy road noise. The listing advised of noise from building work nearby which would not have been an issue as we are normally out sightseeing during the day. What we expected was a restful night but this would not have been possible in my opinion due to the constant traffic. It was described as outstanding, offering a restful break, romantic, which clearly it was not. We didn’t stay. Unlikely to book with Sykes again as their customer care team is not at all customer orientated. Told by the call handler I should have booked a different property as there were others available when I booked. Not sure where the customer care is in that comment.

  • "Beautiful flat with wonderful views, apart from seamist!"

    The location is great for exploring Anglesey, which is a lovely area. Only disadvantage, the stairs when you're in your seventies!! Everything in the flat was first class. Many thanks to the owners for a good two weeks.

    The area is excellent so close to some lovely places. We used the train a couple of times, the station is just a ten minute walk away which was very handy. We had a a really nice holiday and would stay here again and will definitely recommend it to our friends and family

  • "Lovely cosy flat, with great facilities, fantastic access to the A55 to get quickly to our favourite places, and a wonderful view from the sitting area in the lounge."

    We only had the television on for an hour the whole time we were there because of this! Wonderful shower, everything you needed in the kitchen, and toiletries like shower gel, shampoo etc provided too. Lovely friendly owner, nice welcome pack, near to shops and eateries in the town, and just a 10min walk to the beach... just a great place to spend a week's holiday... thank you, Marie

  • "Was central to get about from."

    Would benefit from updating but everything worked and was clean and I thought reasonable. The only criticism I would have (nothing to do with flat) was that the north of Wales appears to close down beginning of September. We struggled to find anywhere open to eat even driving out to Conway and further afield struggled to even get a coffee after 5pm and the village lacked facilities. 1 pub who stop serving very early a pizza place and that’s about it. No fish n chips all amenities on beach front closed. Would like to say a big thank you for the lovely tray of goodies left by owner. Would certainly go again now wiser but not in September

  • "Lovely property in a real gem of a place Penmaenmawr."

    Great location for views over to Great Orme and Anglesey/Puffin Island with amazing sunsets! Short walk down a steep hill to the beach and all the facilities there. Really well equipped flat with everything you need and a comfy bed and settee. As ever with holiday letts, there’s always something that irritates and with Llys Madoc it was the shower. We spoke to the owners about it and they said they'd sort it so next time we visit we should be giving it full marks!

  • "A very comfortable and cosy basement apartment situated in the beautiful town of Penmaenmawr."

    The term 'basement' whilst technically located on the 'basement' floor is somewhat of a misnomer for this type of apartment, as it offers surprisingly high ceilings and the living space is very generous. Irene's attention to detail and decorating style is remarkable! The kitchen is very well-equipped, she truly has left no stone unturned, you would be hard pressed to find a host who thinks about things so meticulously. Pricing is competitive and although situated next to some building works, we did not feel it detracted from our stay. It was always a pleasure staying at Llys Madoc. The seaviews from the other flats within this beautiful building are phenomenal!

  • "This is not a complaint but to save water/money."

    Just to let you know, the toilet flush sticks and water keeps running and the plug in the sink doesn't hold the water, so when having a shave you have to keep topping the water up.

  • "The owners were very helpful."

    The view from the lounge was fantastic, the weather was pretty good and we were able to clearly see the Isle of Man every day.. Loved the spacious lounge and a bedroom with 2 armchairs (such a luxury these days) We never used our car as property was 6 minutes from railway station and buses every 15 minutes to Bangor and Llandudno. We would thoroughly recommend this property.

  • "The apartment is well equipped and in a lovely location."

    The location is good to visit many places of interest in North Wales. These include some National Trust properties and ancient castles. There are also some good garden centres not far away with an excellent variety of plants. We would definitely have Llys Madoc down for another visit one day, as the sea views are terrific and the sunsets were lovely the week we were there. All in all a fabulous place for a holiday!     We loved the seating area in the Bay window that overlooked the sea. Good area and very close to attractions and great scenery. Although there is Building work either side of the property and a busy road . We did not notice any noise and did not spoil our Holiday. The owner was very helpful and we had a great Holiday.

Nestled on the North Wales coast between Llanfairfechan and Conwy, Penmaenmawr is an old quarrying town now adapted into a delightful community stretching along this stunning coastline, yet retaining much of its Victorian architecture, with many local pubs, restaurants and shops, a superb golf course and golden, sandy beaches. Set on the side of the Tal-Y-Fan mountain, many parts of Penmaenmawr and its sister village Dwygyfylchi enjoy stunning views across Conwy Bay to Llandudno, Puffin Island, Anglesey and the Irish Sea, and if you are lucky, dolphins and seals can sometimes been see playing in the bay. A recently opened cycle path leads along the coastal path to Conwy Marina to the East, and Llanfairfechan to the west. Or, head up the Conwy valley through the Sychnant Pass on to the mountain trails that abound there. The sailing club in Penmaenmawr is well established and welcomes day guests, as does the 9 hole golf course, set amongst stunning coastal scenery on the lower slopes of the village. On the promenade you will find numerous activities such as a skate park, a children's paddling pool as well as a beach cafe which is open most of the year. There are also beach huts on the promemade that you can hire by the day. Also near to the beach is a bowling green and all weather tennis courts.
