• "Nice comfortable stay, just what we was looking for as a big family get together to celebrate my 50, there was plenty of space and with even 30 of us in there we didn’t feel like we was on top of each other."

  Well equipped kitchen with Lots of cups & glasses and big pans for cooking, we did a curry & a chilli other places we have stayed in the past have let us down with this. Steve who is the new maintenance men was super helpful replacing some light bulbs and getting back to me when asked questions. We did have a little trouble with the heating in a couple of rooms but nothing major. Like most bigger old property’s this could do with some cosmetic work, but as a whole the place was clean & tidy, warm welcoming and we would not hesitate to book again. A great fun weekend away was had by all.

• "Perfect for our family get together, 24 adults, 3 children and 3 dogs!"

  Comfy beds, well equipped kitchen and a fab games room. Mark answered any questions/queries I had very promptly. It isn’t the cleanest of places but the bathrooms were nice and clean. Plus the showers were lovely and powerful. We ate at The Gladstone pub one night, nice food and friendly bar staff.

• "Honest opinion on a arrival we was the first family to arrive and the property was absolutely freezing."

  Having a 10 month baby after recovering from being unwell was our priority to get this on to find the first thermostat we came across being located on the first floor does not work. I had to call the owner to ask how we got the heating on because of this which he explained, what he did not explain is that the heating system does not work correctly! We had to go around turning radiators on and bleeding air( for those that had thermostatic valves) to get heat into the place. Heating very hit and miss, some communal radiators never heated up at all for the week we was there, some radiators would only work when others was turned off! A brief look around before unloading our car and our first thoughts was " oh my god " and we happen to use the entrance off the ramp rather than the main entrance at the time to be greeted by a room of bunkbeds with mattresses being stored on the floor underneath the beds! Bearing in mind the property had been cleaned!!! The property was filthy, and at this point we was only downstairs having a look around. Our 10 month old son was desperate to get down on the floor but it was not clean enough, the lounge area rug I could not honestly say when it was last vacuumed and the owners response to this was for him to roll it up and remove it! the Sofas haven't been vacuumed or moped under for some time or surfaces wet wiped and black cob webs visible all over the place including the kitchen! Utility room located in the basement was dirty, the dryer still having towels and somebody's clothing inside which we had to remove before use. One of the two washing machines leak to the point it flooded the room and an area of the games room. The kitchen - disgusting! Oven - filthy, worktops, floors, cutlery, mugs, glasses, bowls plates etc. By this point majority of our party had arrived and nobody had unloaded their vehicles. We decided that the property just wasn't clean enough for our stay so a member of the group called the owner to express our concerns and that it needed to be cleaned that evening. The owner agreed to come back, on his arrival wasn't pleased to be there and his face and actions showed this and excuses started to come out aiming it at the cleaning company he uses for the cleaning services and that they are on a probationary period etc which if this is the case he is responsible to check their works before the next planned stay in the property. He asked what the issues was and then started to do the bare essential cleaning of downstairs with his daughter but by this point we had done the majority. Myself personally had to vacuum the downstairs areas due to the state of the floors with there still being food on the floor from a previous party before I could let my 10 month old baby on the floor yet still was not comfortable with this throughout the stay. All cutlery, plates, mugs and glasses had to be dishwashed before use and even then we had to make an area of cupboard save to store the clean items. IN BETWEEN ALL OF THIS MY WIFE WAS SWORE AT INFRONT OF MY THREE CHILDREN AND MEMBERS OF OUR PARTY because my wife had questioned him about something and rightly so. The more you looked around the list went on.... been various leaks in the past or what we thought was the past until we started to use our bathrooms! This did not finish here.... bedding was like it hadn't been changed on certain beds to objects that was found within the beds, myself and my wife's bed plus the childrens the mattresses was stained heavily and did not have a mattress protector on and we had to ask for this and others had requested to be told there was non available. All beds was stripped and remade, however they was hunting around for lack of replacements.... they ask for beds not to be stripped on departure.... why ? Everywhere we are asked to strip the linen. Bathrooms, shower cubicles hadn't been cleaned since the last stay... Still shampoo and conditioner on the tiles, shower tray dirty, plug areas DISGUSTING. Loose or broken toilet seats, sinks not draining and backfilling to over flowing heights, towels that was included in our stay seemed clean but stained. Bedroom blinds not working due to broken mechanism, wardrobe hanging frames broken and snapped, plug socket hanging out the wall in one bedroom. Lamps that was provided I think one or two worked out of the four taking into account we had young children. Our bedroom door closure closed that fast it made a hell of a bang every time we entered or left the room whilst trying to settle a 10 month old baby.... this was eventually replaced 4 days into our stay. We appreciate we arrived on a bank holiday so getting cleaners, maintenance people out was going to be difficult but the place on arrival should be clean and fit for purpose when your spending well over £3000 and you have a maintenance chap in three days of it working through the list of problems just to get you by on a day to day basis. We had a leak in a bedroom above the kitchen and had water pouring through the ceiling into the fire alarm system causing the system to detect a fault.... reported and was told " obviously do not use that shower " and silence the buzzer.... that's fine but when the alarm itself is silenced that's not acceptable and puts the household at risk but nobody seemed interested. Overall owner not very helpful or doesn't seem bothered about the property. We had to keep smiling and not let the property spoil our yearly tradition. Hawker family

• "The property was fabulous for us as we had a group of 22 adults & 6 children."

  There was everything we needed to cater for us all. The games room was amazing the kids & adults spent a lot of time in there. The relaxing lounge area was also welcoming to watch TV & wind down, with this being open plan to the kitchen it meant that we could all communicate with each other. The bedrooms were spacious & comfortable. Would definitely recommend, it was the perfect big group accommodation. Mark was friendly & helpful , very easy to speak to , had great communication before arriving with useful information on property & surround area. Thank you

• "We had a great stay at Mountain View 24 Adults and 10 children, plenty of space and good location for walks."

  Ample equipment in kitchen and bedrooms were comfy. The only negative we could come up with was no outdoor space for children if weather was nice as right on the main road.

• "The property was lovely, very spacious and clean."

  Beds were made up as requested. Slight let down was the parking, not sure how they can fit 6 cars on the drive unless I was looking at the wrong place. Not a problem though as car park was a short walk away! There was a light out on the first staircase which was a problem for older members of the family. There was also a leak in the bathroom of room 7 and the kitchen sink. Other than that, it was a lovely stay and would definitely recommend to friends and family!

• "This is an amazing house for a large group visit/party."

  It is incredibly well furnished and appointed. The beds are comfy (and there are loads of them!) and there is plenty of kitchen equipment. The games room downstairs is ideal to keep both kids and adults occupied. It's in a beautiful village with great walks and the beach near by and, being in the town centre, is close to local amenities. There were a couple of small cleanliness issues and both the living-room furniture and the ovens in the kitchen are a bit tired, but it was an exceptional weekend in an exceptional property that we would love to visit again! My main watch-out to others is that you need to adhere to the check-out time! I've stayed in a number of these style properties and always struggle to leave by 10am (never before been an issue though) but to get 30+ out of this one by 10am on a Sunday morning was near impossible! The cleaners arrived at 9.55am and stood around until we had cleared out. We were 15 mins late checking out but, when they say 10am prompt, it is definitely meant!!

• "A group of 40+ stayed for a week at Mountain View to celebrate my husband’s 50th birthday."

  We had a fabulous week. The house worked perfectly for our group which included families with young children, teenagers, couples and dogs. The beds were extremely comfortable and the showers were great. There are so many options for sleeping with extra beds in most rooms but it is worth noting that the only way to get to the small dorm room and 2 of the double bedrooms is through the large dorm room. This was not a problem for our group as we allocated all these rooms to the children but is worth considering. We had Mrs Buffet cater for us for one night and I would definitely recommend her as the food was great. The kitchen is quite small but very well equipped with loads of crockery, glassware and cutlery. The children (and adults) loved the games room, we had some great games of poker and darts! The house is a little ‘tired’ in places but this actually suited us as you feel like you can completely relax without being worried about the children spilling or breaking things. The beach was a perfect place to exercise the dogs and children, especially as there is no garden at the house. We enjoyed visiting Conwy and had a lot of fun at Bounce Below which is less than an hour away. I would highly recommend this property if you have a large group with a mixture of ages, I would definitely consider returning in the future especially as there is lots to explore in the local area.

• "Fantastic sized house."

  As a mixed generational family gathering (from1-90) it suited us really well. Plenty of room for everyone to do their own thing , the games room was a big hit. Plenty of pans, glasses crockery and cutlery so you didn’t need to keep washing up. Most rooms had en-suites which was brilliant all the showers worked really well. The beds were comfy and everyone had a good nights sleep. The beach was under a10 minute walk and the weather was great. Penmaenmawr had lovely shops and a great Pizza place. An information book would have been helpful and a comments book from previous guests to see where they recommend. Thank you we all had a great time

• "We had a wonderful week at Mountain view."

  Multi generations enjoyed this huge rambling, slightly battered, old house. We were able to relax and not be too precious with the children. There were a few minor issues, easily fixed, and to be expected in a house this size, but the week went very well. The house was clean and the kitchen was well equipped for catering to the 48 family members at our early-week peak.

• "Fantastic holiday home for large groups of families and friends especially those with children, the massive dorm is perfect and exciting for the children."

  The games room is fab for both adults and children. The kitchen/ dining area is a fantastic large hosting area. We had a couple of small issues when we first arrived but Mark was a brilliant landlord and sorted them straight away. We would definitely recommend and return again.

• "Our group, 18 adults, 11 children and a dog had an amazing weekend at Mountain View."

  The house is perfectly set up for this amount of people. There was loads of hot water, towels, bedding kitchen equipment, comfy beds. The games room was loved by the children and they loved exploring "the mansion" It is right in the village and is a lovely walk down to the amazing beach. We had a problem with the fuse box tripping and this was quickly resolved by the owner. The internet cable had been cut, which we replaced ourselves, not a big deal. There are some issues however that if resolved would make this house perfect. All the bathrooms are lovely and new but some have leaks, some don't drain, some toilets don't flush. There is not as much outside space as advertised and parking for 3 cars. The main issue though is everything and everywhere needs a full deep clean. This could so easily achieve a much higher rating with a decent team of cleaners and then we would be definitely be back.

• "The Property was absolutely perfect for what we wanted it for."

  A Stag Doo with 32 people the property was great as it offered both space for the different groups but also grouped areas for communal games / activities. The games room is a fantastic space and again adds another dimensions to this property. Mark and his team at Huge Holiday Homes were an absolute pleasure to deal with in the lead up to the holiday an Mark even popped in to make sure we were all okay when we arrived.

• "The property was ideal for our family gathering, plenty of space, well equipped kitchen, ample dining area, great games rooms where the kids could enjoy themselves without disturbing the grown-ups!"

  We have to say however that we were disappointed with the level of cleanliness when we arrived, some floor areas didn't appear to have been properly swept or vacuumed and there were bits of rubbish here and there: particularly in the present climate of infection avoidance and increased awareness of hygiene measures, we expected to find a much higher standard of cleanliness than we did; a good deep clean wouldn't go amiss. There are a few matters that could do with attention: a lack of bedside lights and also non-slip bath or shower mats, particularly in rooms likely to be used by people with disabilities or mobility problems: bedroom 2 (ground floor twin) was too warm for comfortable sleep and there was no means of ventilation (the windows were fastened or painted shut) except by propping the door open and the door closer was set too strong so the door closes too fiercely: in the ensuite of the basement family room the toilet cistern filled with hot water instead of cold, which indicates a plumbing issue: in the ground floor double the flow control in the shower didn't appear to be working properly. Also, could the lock on the side entrance door not be programmed with the front door opening code? This would be helpful paricularly again for those with mobility issues, to avoid the need for another person having to go round and through the house to open the door from the inside. Overall, we thoroughly enjoyed our stay, it's a lovely area, plenty to do for all ages. We would certainly consider this property again, particularly if the problems we've mentioned were resolved!

• "The house was big and well set out."

  It had everything we needed. It was in an ideal location. The WiFi wasn’t working and as soon as we reported it someone came out to try and fix it. The housekeeper Gill was very helpful when we thought enough beds hadn’t been made up the fact was we hadn’t yet discovered three of the bedrooms ha ha....A very easy weekend away, easy booking, easy check in and out which no one bothering up- Great stuff

• "There is a complaint and compensation claim in process at this moment ,with all the things wrong with this holiday from our first arrival at mountain view, starting with the damage to furniture ,a complete dormitory in the property being out of bounds to all of our party because of the disgusting state it had been left in ,all the games and equipment was either damaged ,parts missing ,or that dirty that it all had to be scrubbed and cleaned before anyone could use it ,the photographs advertising this property are very old and do not show the true view of this property ,the whole holiday party including children spent the first 2days cleaning ,mending and making the property fit for use ."

  New equipment had to be bought into the property ,calls were made to the owner and the head cleaner, we received call backs from the head cleaner and Sykes ,the owner did turn up on the Thursday evening before we left to say he was glad we had got it all sorted and got on with our holiday ?, This was a holiday for the whole joint family from 9 months old to 98 ,and cost almost £5000 ,so why should we have to spend all that money on a property that was not fit for purpose at the time ,and spend two days of the holiday putting things right ,we have booked many cottages with Sykes in the past 10 years and this is the first time we have come across conditions like this . On the sat 31 aug after getting home and unpacking ,we sent a message to the head cleaner to make sure all was ok ,She replied with a Thank you for leaving the property in a clean and fit condition ,and also that she was doing a report for the owner with photos of all the damage done before our holiday and the dormitory that was trashed .sykes have in formed us that no reply has come back off the owner,but they will look into it ,well it is now two weeks since our return and three weeks since we first notified Sykes of the problems with this property . Looking forward to your reply and the owners answers .

• "Mountain View was a fantastic get away for a huge family get together."

  We went to celebrate my mums 75th birthday. Family came from Manchester, London, Shrewsbury and Cyprus to make mums birthday a special one. All grandchildren and great grandchildren came and there was plenty for them to do. We never saw them except for meals. The house has large rooms for everyone to mingle. It was one of the best weekends. Beds were comfy, clean bedding and towels were provided for. A walk to the beach is only 10 minutes away. It was perfect. Thank you Sharron Baxter and family

• "Excellent venue for a large group."

  We were a mixture of families and friends. Rooms to suit every combination. The cellar is a brilliant space for games, yoga and a fantastic disco. Kitchen is well supplied with utensils, crockery and big pans, ovens and X3 fridge freezers were well used. Dining area and through to lounge gave easy space for us all be together. Plenty of hot water and well controlled heating. The town is lovely, the beach and hills on the doorstep. I wish I'd known more about local businesses in advance and would have used them better.

• "Mountain View is situated in a great location, and has a number of good sized en-suite rooms."

  All were basic but clean and there was plenty of hot water for the showers. Some touches would be nice, such as some loo roll when you arrive. A cafetiere, over gloves, cleaning cloths and more tea towels would also be appreciated. Plus some of the rooms could do with a lamp. I understand that for groups which are using the dorms for a large number of young people. the games area downstairs is great. We did find for a large family that a quiet sitting area to talk would be good - but also had fun with the darts, pool table etc.

  Mountain View is an excellent party house for large groups we went for a 50th birthday and family went of all ages, there was plenty of space and it was very well enqued for all your needs, the games and disco area was great for everyone and we had hours of fun in there - the house is like a wonderful maze that keeps giving - we had an excellent time and can't wait to do it again

  The house is massive and is well equipped. The area is stunning and so much to do . I would recommend changing the bath in the dorm to a shower and if possible put abother bathroom in the upstairs dorm. The disco and games room is amazing. Thanks so much Kath

• "I booked this for a surprise 30th get together!"

  There was 22 of us all together and everyone was so impressed with the house. It's amazing! Lots of space, incredible value for money and great facilities in the house. We even had a dog with us who also thoroughly enjoyed his holiday! Everything about booking this place was so easy and I can't fault it. It's also in an amazing location with walks up the mountain one way and a stroll along the beach the other way. Highly recommended for a big group.

• "We have just returned from a 3 night stay at mountain view, we were a large group of 28 and the property was absolutely perfect."

  The location is ideal with a variety of shops and food outlets within walking distance with beautiful views of the surrounding mountains. There was plenty of room for the entire family, the lounge was a perfect size for socialising and the kitchen was a fantastic size and well equipped. Each room was laid out wonderfully and was very well cleaned. The Christmas decorations were also put up before our arrival which was a perfect addition. It was simple to navigate around the property with the use of door numbers for each bedroom. The children’s dormitory was fantastic and allowed for plenty of space for them to run and play but also be near enough to the rest of the family. The bet feature of this property is the games area including an air hockey table, pool table and disco lights , everyone made use of the area and was especially loved by the children. Although the stairs are steep and connect via the living area, stair gates are provided. We all had a fantastic time at mountain view and we would recommend to everyone.

• "On arrival you were meet with a overwhelming smell of disinfectant like someone had just sprinkled it everywhere,the smell remained for days."

  Not enough car parking space says 6 cars and this would be possible if someone cleared out all the rubbish and bins from the car parking area and general clean up required. On arrival there was not one toilet roll in any of the bathrooms. Not enough seating in the living room and the seating there is is in quite poor condition and requires updating and more adding. The down stairs dormitory had a fire door at the end leading to the outside smoking area with a low push bar opener meaning any children left in the room could easily open the door and be outside on a extremely busy road. We had to have a Adult sleep in there with the children 3 quite high steps into the property. The stairs are quite steep and tend to narrow as climbing. Oven has a broken rubber seal and the frying pans and trays need replacing. There is plenty of cultery and crockery. The games room was very popular with the children. There is frequent bus service runnng through the village The railway station and beach is a short walk. The house is very big with plenty of room for large groups. Overall the property is in need of some updating and some TLC

• "We had a great weekend - the house as very well equipped for large groups, with plenty of space."

  The only disappointment was having no loo roll at all when we got there. As everything else was provided it didn't occur to us that toilet roll wouldn't be, which isn't the best introduction to a property when people have been driving for hours to get there! Other than that, everything was great - location fab, locals really friendly and the beanbag a revelation!
