  • "The house was beautiful and very spacious for our group of 6 adults and two toddlers, they loved playing football in the garden and looking at the sheep in the field."

    There was ample seating and the dining table had enough chairs for us all to sit and have dinner together. Beds were also very comfy. The property is in a great location for all of north wales and although completely remote,well within easy reach of shops, pubs and restaurants. We also picked up a chinese takeway one night. The property had all the equipment you can possibly need for a stay. The TV would not connect to digital TV and we could only use the online apps and sometimes it was not a great signal. So we amused ourselves playing games in the evening instead. We didn't see a BBQ which would have been nice if the weather had been good. If you are bringing small children you will need to bring your own stairgate. There is a high chair and travel cot provided.We had a lovely stay and will definitely be back!

  • "We thoroughly enjoyed our time at Derwas house."

    We were 10 adults, 2 children and stayed for 3 nights over the Christmas period. We were delighted to find a Christmas tree already decorated and the kitchen, reception rooms, bathrooms and bedrooms were clean, beautifully decorated and spacious. We were truly impressed. The house itself is beautiful and we enjoyed learning about its history — a big well done to the family for loving and developing it back to life! The kitchen was fully stocked with crockery, and the area is not overlooked so we were able to play music. We also enjoyed the log burner. One downer during our stay was running out of hot water. With 10 adults needing to shower it was difficult to manoeuvre. This meant some of us didn’t get to shower on Christmas Day, and we also washed some of our bigger pots (not suitable for the dishwasher) with cold sink water. We would definitely recommend this place and enjoyed our stay.

  • "We had a lovely and very comfortable stay, the house is beautiful, I don't think the pictures in the listings did it justice!"

    We had a little trouble getting there on the first day due to flooded roads in the storm, but it was much easier to locate with the advice to put Derwas into Google Maps. Had a rainy day or two during our stay but the house was very spacious and had plenty of board games and books to keep us entertained. Can't wait to come back!

  • "The location and privacy of the property was beautiful however staying here with a 4 and a 2 year old was a nightmare."

    The garden was entirely open for them to run out onto the drive and the main road, there was barbed wire and a big drop for them to fall on at the edge of the garden, the garden was full of nettles, the tv was unusable due to the Wi-Fi being so bad, the dvd player was unusable as it didn’t connect to the tv and we couldn’t use the fires as there were no fire guards. On top of that the whole place could do with a really good clean. There were bugs in the kitchen cupboards (which were all pretty filthy) the oven tray we had to scrub before we could use them then lots of them didn’t even fit in the oven and the duvets were too small for the beds. There is lots that could be improved at this place but definitely do not book if you have small children.

  • "What a stunning property in such a beautiful location."

    We were absolutely thrilled with the house and the amazing views all around us. The photos don’t do it justice! The family photos and guest books show that it has been a much loved family home. We had lots of room for our party of 6 adults and 2 children and soon agreed our rooms and bathrooms. We enjoyed a fabulous family reunion and all agreed it was a very special place to celebrate. Just taking in the beautiful surroundings together was truly magical. I would agree with other comments regarding the muddy area by the entrance. Unfortunately it was a mess and we soon agreed a different access for entering the house so the house was kept clean. Also, the utility room really could do with renovating as it was very scruffy and the cupboards were smelly. In fact would be better without them as there is plenty of space in the well equipped kitchen. Cleanliness dropped a star because of those issues and also because when we went to use the oven to cook a family meal, the baking trays etc were very dirty and took a lot of cleaning before we could use them, as if the inside of the oven hadn’t been checked at all. The recycling bins were also already full when we got there. Other than that Derwas is an exceptional place and brilliant for larger parties & families of all ages. We certainly all had a wonderful time!

  • "This is my second visit to your beautiful property."

    And we will definitely return. The positives first… your property is beautiful the beds and the rooms and the bathrooms are spotless. The negative but fixable items. There is hot water just running away in one of the bathrooms in the wash basin which is such a waste of hot water. There is a door on one of the bedrooms with a terrible handle one of us cut our hands. There are a few TLC bits needed, the patio is quite dangerous, the kitchen cupboards in the small kitchen smelt of mould and were dirty. The story of your property is amazing and I know these things are small but I feel after the hard work that you need to know these tiny things. Our stay was restful and peaceful we thank you for that. We will definitely return.

  • "Lovely cottage with great views and our stay on the whole was superb."

    Despite the following issues I'd still recommend as I think they can be easily rectified for future stays. However some issues of note: - There was no welcome book - There was no hot water or heating on arrival that we noticed an hour later. This resulted in a call for assistance where there was an issue with the hive system and recrified within a few hours but disrupted the start of our stay after a long drive - The bathroom door has a problem reopening due to the handle. This needs some general maintenance - One of the 2 showers had a note to say a leak and out of action. When this was reported there was no action to rectify during our stay which was pretty inconvenient for 11 people staying with 1 shower. Yes there were 2 baths but with a 1 week stay showers were more crucial.

We are pleased to have been able to rectify this quickly during the course of the evening. Unfortunately the case wasn't so with the shower which had sprung a leak, this has now been rectified and all bathrooms are functioning as they should.   • "We stayed the weekend for our mum's 60th and had a wonderful time."

    It's a beautiful home surrounded by countryside views. The house and the rooms are much bigger in person than on the pictures, lovely decor, very cosy at night with the fire on and the whole house stayed warm through the nights (in Sept). We were a family of 7 adults, 3 children and a dog and all loved the home, we had plenty of space for us all. There are a few little bits that could be improved - such as a gate on the garden to make it more secure for dogs. Handle on one of the bathroom doors but overall these are very minor qnd didn't take away from our lovely stay. Would highly recommend and will book to come back again

    Beautiful home but unfortunately in need of a lot of TLC,wallpaper hanging off ceilings ,main bathroom rainwater coming through ceiling,my grandson got locked in a bedroom with broken handle causing distress,another makeshift door handle on bathroom with plaster and peace of string,no fire alarms or carbon monoxide alarms in such a big house,no gates to keep dogs in,no fire utensils for open fires,radiator in Tv room not working,radiator hanging off wall in master bathroom,shower full of mould,a spoilt 25th wedding anniversary

    Loads of room and stuff left for us to play with. Great garden area, secluded and quiet. possibly could have done with gates as pet friendly, but again we coped WiFi slow and patchy but have had worse. Heating a bit hit and miss, but able to cope with as it was explained in the manual as an old system. The timings might be out as after two showers on the last day there was no more hot water in the morning Kids loved the piano and one actually learned to play a little tune. These are all just observations and not to be seen as negatives. Overall a restful house with room for everyone to have their own space and quiet time. Well located for various attractions. We all had a great time.

    Lots of room to spread out. Comfy beds. Our only issue was in the bathroom on the right side of the landing, which I note has been mentioned previously. One of our group found themselves stuck in it, as there is no door handle. This could do with sorting. Otherwise, a great stay. It is a good base to visit North Wales.

  • "Beautiful old home and can appreciate the age and nature of the home leaves drawers/cupboards occasionally smelling musty."

    The door handles were all a little loose with the one on the triple bedroom falling off and one of the children being stuck, luckily with his dad so he was able to release them both after a short struggle trying to negotiate the handle. Otherwise really pleased with the holiday, plenty of space for everyone, enough soap and hand towels everywhere. Directions were spot on and really easy to follow. Beds were really comfy and showers were surprisingly powerful for such an old house.

    We had everything we needed the property is really roomy so enough space to have a little quiet time if needed. Not much chance with little ones. lots of games and stunning views. We encountered a problem with the TV and needed to watch strictly!, sad I know but we when you can get a 90 year old enjoying a show along with a 5 year old we needed it to work. The owner was brilliant! came out and fixed it whilst we were out for dinner.

One piece of feedback - we couldn’t get the DVD player to work and the wifi didn’t reach for us to get connection for netflix.   • "The house was really spacious which suited our group as we were 8 in total; there were 4 different lounges including a conservatory (2 with fires), plus huge dining room table & outdoor table."

    Gorgeous setting & views. Just needs a lick of paint/refresh decor in some rooms. Replace some pans too. Clear cobwebs in utility room & get a new microwave (rusty on outside). Our hot water went off one morning but by lunchtime was fixed, so didn’t affect our plans. Lovely horses in stables. Had such a lovely stay. Not boutique standard but that’s not what we were looking for anyway. That’s why I gave you 5 stars!

    It's beautiful, with so many areas to relax. We came on the last day weekend before we went into lockdown and so we spent the whole weekend inside and we we weren't bored!     Having so much space for our family and their children (8 adults, 2 toddlers and 2 babies) meant that we not only had sufficient bedrooms for all without overlap and a very large kitchen table which seated us all for our cacophonous mealtimes, but each person also had a lounge area to escape to for a change of scene (we called one room the ‘peace’ room and certain of us loved the tv lounge with day bed!). Unfortunately we didn’t get the weather to sit about or play out of doors much, nor was it cold enough to light the log fires, which would have been nice. The location not far away from the wonderful beach at Old Colwyn was great: there was lots to do and see for all within a comfortable distance. We loved the character and facilities of the house (great kitchen appliances). We can highly recommend Derwas.

    We loved the rural location with countryside views. The gardens were enclosed, so suitable for our young Grandchildren. The house is huge and the 3 generations enjoyed the space for games and relaxing. We were pleased to find a piano, though it needed tuning. 3 things could be improved - a) The directions are incorrect. It would help to say that Derwas is marked on the OS map (though not on Google) b) there were nettles growing through open steps into the garden c) the house is very well equipped except for matches to light the supplied candles during a power cut!

The property

Derwas is a beautiful holiday house sleeping eleven in Snowdonia.

Inside you’ll find a contemporary interior, tastefully finished with quality furnishings and windows that offer wonderful views of the rolling North Wales countryside.

Outside are some of the most beautiful grounds that you can enjoy with the family.

You’re only a short drive from the coast, the North Wales Footpath, as well as the popular towns of Llandudno and Conwy, or Colwyn Bay Zoo!

Mix a holiday house in a tranquil setting with so much to see and do nearby. Here you have the benefit of no less than two sitting rooms with an extra seating area in the open plan kitchen and dining space!

The first is gorgeous and bright with an open fire, sofa, chairs and window seats.

From this room you can access a small conservatory with decked area. The second sitting room has a more relaxed feel with multiple seating options around a large flat screen TV. The kitchen, dining and a third seating areas are combined at Derwas to make for a sociable open-plan space.

The kitchen has all you need for cooking up hearty family meals - a large range oven, fridge / freezer, a further under counter fridge, dishwasher, microwave and toaster.

The large utility next door has a washing machine and drier.

At the other end of the room is a large farmhouse-style dining table with seating around it.

Just beyond that is the seating area with squishy sofas and chairs set around a wood burning stove. On the ground floor is a cloakroom with loo and wash hand basin. Head upstairs to find the bedrooms.

To the left there are three bedrooms: two double rooms with a 'Jack and Jill' bathroom in between that has a bath, separate shower, loo and wash hand basin.

There is a further bedroom with a double bed that can also be made up as twin beds by prior request.

The bathroom for this room has a bath with shower over, loo and wash hand basin. Veer to the right for a twin room and another bedroom with three single beds.

The bathroom for this right wing of the house has a free-standing bath, loo and 'his n hers' wash hand basins. Outside are both decked and lawned areas - sit out here on the garden furniture provided to take in the sunshine and the views with a glass of wine...bliss!

There is also ample parking available. Derwas is located within the county of Conwy - from here you can easily access the Snowdonia coast, mountains, countryside and towns.

Walks, places to climb, hike, play golf, fish and an array of other activities are all possible close by.

Castles, museums, galleries, gardens and local market towns are all around and about too!

Chester is less than half an hour away so this is an ideal holiday house for those coming from the north west of England.

Stay here and recharge your batteries whilst also being able to explore the delights of North Wales - you can’t beat this holiday house and location! Renowned for the impressive Gwrych Castle which overlooks the town, and its enormous sandy beach, the whole area offers safe bathing waters and excellent watersports facilities. There is also a coastal cycle path which runs along the Abergele seafront, and for walking enthusiasts, the Offa's Dyke pathway, the Clwydian Hill Range and beautiful Betws-y-Coed known as the "Gateway to Snowdonia" are all nearby. The beautiful castles of Rhuddlan, Bodelwyddan, Conwy and Caernarfon are not to be missed, and the delightful award-winning Victorian town of Llandudno, offering quality shops, restaurants, a fantastic dry ski slope and exciting cable car rides over the Great Orme, is within easy driving distance. There is plenty to do in this wonderful region at any time of the year!
