  • "We had a wonderful time at Grey Roofs with our 2 dogs – stayed for 2 weeks and didn’t want to leave."

    The garden is secure being fully enclosed with high walls and you can even lock the door gate if you want although it certainly doesn’t feel confined – it’s just a delightfully spacious private garden whether you have dogs or not. The cottage is set in a lovely quiet spot set well back off the road with lovely short and long walks from the doorstep. The property is dog friendly with floor tiling throughout the living areas and underfloor heating so cosy and warm. Bed and sofas really comfy and bathroom has a great shower with endless hot water. The kitchen is well equipped with everything you need to self-cater and plenty of room to store your own things. The appliances are modern and everything is really clean pretty much like new. The Owner is a lovely chap and lives next door and so on hand if you need him although we didn’t. The property is quite newly converted and so all of the fixtures are clean, fresh and in good order. Wifi is strong although I couldn’t get a mobile signal in the cottage although it was available about 50yds away from the cottage door. There is a pay phone in the cottage for emergency’s. The cottage is between 2 lovely market towns – close enough to get a takeaway home without it going cold although far enough for peace and quiet. I’m not going to rack my brain for faults with the cottage as we didn’t have any – the Owner has clearly converted and manages the cottage with the aim of Guests having a wonderful holiday, which is certainly not always the case when you visit other cottages.

  • "Unique, quiet location which we loved."

    Grey Roofs is approached by a long winding lane through open countryside. It is only about a 10 mins drive to Ashbourne should you need to stock up on any provisions. The bungalow is modern and immaculately clean. It has a lovely garden courtyard which is fully enclosed, a bonus if you have a dog. There were many walks from the door including the lane outside, a wood opposite and fields. The Guest Book was extremely helpful with places to visit, walks, cycle routes etc. We were also fascinated to read about the history of the site. Although we could not get a mobile signal inside the property, we found that if you went outside to the parking area, you could. We would certainly recommend Grey Roofs.

    Garden ideal for the dog so she could explore and we didn't need to worry about her getting to anything she shouldn't / escaping, meaning we could relax. Lovely pub serving great food within walking distance (through fields) but you need to book, lots of other great locations to explore within 30/40 minutes drive (Buxton/Bakewell). Overall a fantastic holiday with great weather, thank you

  • "What a wonderful place Grey Roofs is."

    Perfect for exploring the Derbyshire Dales and Peak District. The conversion has been done to a very high standard and whilst sympathetic, the interior is very contemporary and minimalist. High quality fixtures and fittings add to the appeal of this accommodation. Outside is a very dog friendly space, fully enclosed, and our very elderly greyhound loved the step free access and the lawned area. The locality is great for walking your dog(s). Dean is a wonderful host, nothing was too much trouble. Possibly the best holiday rental we have ever had. We will be back to Grey Roofs explore the area in more depth.

  • "We had a wonderful holiday at Grey Roofs."

    My husband is a professional photographer so we fully appreciated the location and privacy. The accommodation was spot on. What can I say ? Idyllic in every way. We did find arriving there a little difficult. Perhaps a sign indicating “Grey Roofs” could be placed near to the lodge as you turn in so to facilitate the location or a sign in front of the abbey.

  • "Really lovely accommodation, it is tricky to find but the location is so quiet and private once you’ve settled in this is fine."

    Really well equipped, very clean and tidy. Great dog walks on the doorstep and in the local area. The whole place was very dog friendly. I would have liked some hand soap in the kitchen and bathroom and the heating and hot water controls were a bit temperamental but it was lovely and warm when we arrived which was appreciated. It definitely needs to advertise the fact it uses feather pillows and duvets in the bedrooms as I would have requested an alternative. I would happily recommend this place and wouldn’t hesitate to return.

    Only would like to point out 2 things. 1) direction to show Grey Roofs once come off main road. 2) where you park your vehicle at night and dark a sensor light would be very helpful. Other than that would like to stay again

    The garden area is so dog friendly, perfect for our 2 dogs. The location is remote but the surrounding countryside is beautiful, with walks on your doorstep. The ruined abbey was a surprise, After a glass too many of something cheeky and alcoholic ,I am sure I saw “Something”in the Abbey and “Eyes”watching me..

  • "Beautiful cosy cottage with everything we needed."

    Perfect for a quiet relaxing break! The dog loved the garden / courtyard which was completely secure. The location is amazing, great quiet walks from the cottage, a lovely walk to the local pub through the fields and so many beautiful walks locally. We didn’t drive more than 30 minutes and visited some stunning places! Dean the owner was super friendly & helpful. We will definitely be returning to Grey Roofs .

  • "It was tricky to find and it is very rural."

    The property is lovely....very clean, comfy beds, very modern kitchen with everything you could need. The garden is extremely secure for dogs with three patio sets. There is walking right on the doorstep.....one that carries on past the bungalow, one down to the river etc. Dean , the owner, is lovely and lives behind the bungalow. I definitely recommend this property.

    The cottage is so welcoming and makes you feel at home straight away. The facilities are absolutely fantastic (Amazing quality) Dean is so friendly and nothing is too much trouble for him. Our dogs were made as welcome as we were. They had the best time.. Stunning walks starting from outside your door and so much country side to enjoy. Calwich Abbey being next door is amazing, loved looking at it while we were sitting in the beautiful garden, which is very well enclosed so we had no worries about our dogs being out and playing. The week went far too fast as we really didn't want to leave. We are definitely coming back next year but this time it will be for 2 weeks :)

  • "What a beautiful place and setting."

    Photos don’t do it justice, top quality perfect place to chill and have plenty of walks. Dogs loved it so safe for them and no worries of them getting out, fields galore from doorstep. We were so intrigued by the ruins next door and its history. And what a lovely guy Dean is, and once again thank you so much for the kind thought.

  • "The property was ideal for us and our 2 dogs."

    The courtyard keeps the dogs safe and there are some good walks from the property without using the car. Dean is very friendly and appreciates dogs are on holiday too. We would recommend this property to others. It would help to mention passing Orchard Cottage and the cattle grid as a marker for approaching the property as the abbey ruins are not as noticeable as you would expect.

  • "A wonderful hideaway cottage, well furnished, very comfortable and extremely dog friendly."

    The cottage has a very safe and secure garden for the dogs and wonderful walks on the doorstep and nice little touches making this a great holiday home. Very spacious rooms, a great kitchen, modern bathroom, underfloor heating all make this the perfect retreat. One major factor for us was the totally secure garden for our 2 labradors, so many properties advertise secure gardens only to find larger dogs can jump over the fencing. A short walk from the cottage there is a good Gastro Pub and we found most of the locals allow dogs in some of the dining areas. Dean the owner was very helpful and any problems he is only next door. Definately a winner for us. Alma

  • "Signage to the property would be helpful for when you turn off the main road."

    The other cottages have this. I had to use my Google maps set to the Abbey itself. There is a perfect space for a hottub at the side of the garden to really push it up there. The beds were very comfortable. I prefer hard pillows though but that's personal preference. I didn't love the shower controls and thought it was a big daft top turns clockwise to turn on and the bottom turns anticlockwise to turn on. The temperature dial was quite fiddly to get it just right (I'm being nit-picky here). I loved the oven and quality of the fittings overall and it was all spotless. Really liked how dog friendly it was and we really enjoyed our stay. I've already recommended it to my parents and plan to return in the future.

  • "A most enjoyable stay we could thoroughly recommend this rental Warm and comfortable and Dean helped with any queries we had one being my failure to get the hob working Just a simple matter of where switches where and I was away We started our holiday one day late due to the heavy snow on the day we were to travel and the weather was not kind to us during the week ."

    However we still had a lovely break and packed everything into six days visiting relations and favourite haunts in the Peak District regardless of snow and rain We would love to return when the weather is warm to fully appreciate the area and the wonderful secure garden for our young dog.

    The property is done to a high standard and is nicely tucked away from the rest of the world. Easy to get to anywhere by car, Ashbourne or Dovedale for example. We really loved how close it was to fields for our dogs and the pub the 'Dunscombe Arms' is fabulous. Highly recommend !!

  • "Wonderful property in a secluded and very peaceful spot."

    Dean the owner was super helpful and very responsive to any queries we had before and during our stay. We arrived after dark, Dean had opened up the property and put the lights on, and even met us at the top of the drive and showed us the way down. Comfortable bed and really warm and cosy property. Lovely countryside walks from the doorstep. Very secure garden area for our dog who also really enjoyed his stay.

  • "I enjoyed my stay but I agree with another review it needs a rug."

    I took my own because it had been mentioned. Also what really let's it down is the supplies, the tiniest amount just to get by. No welcome pack at all. Not a good reflection. Also the surroundings are full of derelict buildings and caravans.

    The "derelict building" is Calwich Abbey, which is a grade ll listed ruin and heritage site that is of significant historical and cultural value to the area. The Abbey is a unique feature of the Grey Roofs experience that has always been highly appreciated by our guests. As for the caravans the guest highlighted, one is on our property which is a rare 1950's Vintage model and the other caravan is situated quite a distance away on neighbouring land which isn't visible from our property and doesn't obstruct the fantastic vista at Grey Roofs. Also mentioned are "supplies" at Grey Roofs; we supply 2 rolls of quality toilet roll, logs and kindling for the log burner, 2 luxury towels per guest, luxury bedding, oven gloves, tea towels and dish cloths and scouring pad, 1 new bottle of fairy liquid, 1 bottle of antibacterial hand wash, which is a very sufficient welcome pack by Sykes guidelines and standards.     The property was perfect for us and our dog. It was clean and well equipped, with no expense spared on quality. The garden is lovely to sit or lounge in. There are fields just on the doorstep where our spaniel loved to play ball. It is in a quiet and rural area, but not far from Ashbourne and other amenities.   • "We thought the barn conversion had been done very well and was comfortable and classy, with lovely Orla Kiely bedding and curtains and Joules towels."

    It was also extremely clean on arrival and was easy to keep clean during our stay. Very dog friendly in general although if you have a dog that likes to jump, the wall at the back of the garden is a little low with quite a steep drop. Might benefit from some trellis or something to make it really safe. Very peaceful setting although due to being next to a working farm, we were sometimes subject to farmyard smells while sitting in the garden. Only improvements I would make would be to add a little bit of cosiness- we felt a couple of floor rugs would be nice and also some blankets to use when star gazing/ bat watching in the garden. It would have been nice to have some washing powder/liquid supplied as there is a washing machine and maybe more than one Jay cloth for cleaning. I'd also swap out that bathroom sink as it is too small and low but the shower was fab.

    Hi Victoria, Many thanks for the feedback. We are pleased to know that you found your stay at Grey roofs to be clean and comfortable. We have slightly raised the garden fence on the back wall of the property so it is now just over 6ft and 100% dog friendly. Grey Roofs is adjacent to the ruins of Calwich Abbey, the nearest working farm in approx 1 mile away. Unfortunately the smells you experienced we due to local farmers muck spreading the 250acres of open park land surrounding Grey Roofs. We tend not to provide outdoor blankets as many of our guests have dogs so keeping thick blankets clean and fresh for other guests can be problematic.. The same also applies to ground rugs. We also don’t provide washing powder as some of our guests in the past have had allergies, so we feel it’s safer to let guests supply their own. As for the bathroom sink, the dimensions are; H80cm x W 60cm x D40cm, which is the height of a standard bathroom sink and perfectly in proportion for the size of the room.   • "There are three things I always like when staying anywhere and that is a good bed, a good shower and cleanliness, this cottage has all three and more."

  • "We visited Grey Roofs in November 2021."

    We were on the lookout for a dog friendly holiday cottage, and are so happy we stumbled across Grey Roofs. A real home-from-home, we could not ask for more from this lovely barn conversion. Attached to Calwich abbey down a secluded track, it's perfect if you're looking for a peaceful location - there's also a very good pub a short walk or drive away which is handy! The accommodation is extremely dog-friendly, and our two dogs thoroughly enjoyed their holiday too! The accommodation is very secure, with its own courtyard where the dogs could run around - there was also a dog kennel if you wanted to go out and leave them at the accommodation. Inside, the accommodation didn't disappoint. It was very clean and luxurious. We especially enjoyed having the woodburner lit. The kitchen was lovely and to say it's 'fully equiped' is an understatement - it has literally everything you could need! Dean (the owner) who lives in the barn next door was extremely welcoming and happy to answer any questions and offer help if needed. We have already recommended Grey Roofs to so many people, and we cannot wait to return.

  • "We had stayed here previously in 2018 and were so looking forward to going back and it truly didn’t disappoint, Dean is still his usually friendly self and the barn is gorgeous, I love to cook and the kitchen is an absolute dream."

    Beautiful weather for the whole week and a fab anniversary dinner at the Duncombe Arms which is a 20 minute walk across the fields, the barn really fulfils every dream, peace and quiet and fab starry skies, and if you time it right you get to see all the bats coming out of the derelict abbey next door, lovely secure garden with good garden furniture which encouraged a lazy sunshine day with bbq. Really hope to return again in the future, thank you again Dean and sorry we never got to say a final goodbye.

  • "Grey Roofs is a beautiful conversion finished to a high standard."

    Set in an extremely quiet setting with a fantastic and secure outside space. The place was spotless on arrival, towels and bedding smelt lovely and were high quality. The contemporary log burner was a real feature and very effective. Lovely large, bright and well stocked kitchen with modern appliances. The courtyard is a fabulous place to sit and relax in the evening, a real sun trap with both sun loungers and high end table and chairs. Dean is very friendly and lives nearby but without being intrusive and nothing was too much trouble. Superb location for exploring the Peak District and you will not be disappointed if you book to stay here.

    ” Everything about it was great for both adults and dogs . It was spotlessly clean with the most comfortable beds and settees.. A fully equipped kitchen and dining area meant we could cook and eat in the cottage easily . The private , walled courtyard and nearby open fields made dog walking a pleasure and meant absolutely no hassle ... and the dogs loved being safely off lead . The area is absolutely stunning, beautiful walks , a short ride into Ashbourne meant easy access to shops and dog friendly pubs everywhere. The owners lives nearby and was available for advice on places to visit but never intrusive .... all in all a truly relaxing holiday and one to be repeated x

  • "Lovely, well equipped cottage in a great area, with very comfy sofa & beds."

    Really good supply of logs for the wood burner which kept us toasty warm alongside the underfloor heating. Safe & secure garden which was great for the dog, & would have been lovely for sitting out in if the weather had been kinder to us. Could do with a clothes airer as with no radiators there is nowhere to dry washing if wet outside. The rainfall shower is fantastic....if you only want a very quick shower! The water is scalding hot so takes a while to get temperature right, by which time much of the water in the tank has gone & shower goes cold before you get chance to rinse off. Need to then put water heater back on before next person can take a shower. However our biggest issue was that there was no hand soap provided. We always take our own but in these exceptional times I would expect there to be a way of washing our hands on arrival without having to go through our luggage to find our own supplies, especially after having to touch a key safe, keys & 2 doors. We found it very strange that a bag of treats were left for the dog (much appreciated) but something as basic as soap wasn't available. Overall though we had a lovely time & the cottage was great.

    This is simply the best holiday accommodation we have ever had. Perfect location for a quiet, private, “get away from it all” holiday. Dean, the host/owner could not be more helpful. Nothing is too much trouble. Weather was awful, but didn’t matter, as this place is so comfortable to sit in and read a book. Walks from the front door, and our miniature Schnauzer loved the walled garden. Ashbourne is a lovely little town and gateway to so many lovely walks and places to visit. This will remain our first choice when booking a uk holiday.

  • "Grey Roofs looked lovely on the site and and we wanted somewhere quiet where we could relax."

    I have to say, that while the pictures looked good, they do not do this place justice. It is, by far, the best rental property we have stayed in over the years. It is nestled right alongside the abbey (stunning architecture that deserves to be bought back to life) and is surrounded by woodland and fields with the only sounds being birds, the odd tractor and a few ramblers. The property is stunning, both inside and out. It has everything you need, from the fantastic high spec kitchen with top of the range appliances, to the calm, relaxing bedrooms (plenty of wardrobe and storage space and tv’s) to the comfortable lounge area (underfloor heating, brilliant log burner). You really couldn’t ask for more. If you want to forget the outside world, this is the place to be - stunning scenery and total tranquility. We didn’t have mobile reception in the property (which was great for us) but we could use our phones by standing in the middle of the field which was a very short walk away. The dog thought this was great - he had a brilliant time!! The building is totally enclosed and the outside space has everything you need as well, so it’s perfect if you have a dog or children. Dean, the owner was great. He didn’t mind us calling him when we got a little bit lost and took his time to give us directions and then rang to ensure we had arrived okay. He came over to introduce himself when he returned home (he lives behind the property but you don’t hear him) and offered to pick up groceries for us when he was going into Ashbourne. Very friendly, amiable and nothing was too much trouble for him. During our stay, we lost power (due to a branch falling on the line) - Dean had just boiled his kettle so he bought it round to us so we could make a cup of tea - top guy. He dealt with the problem very quickly and the electric company were there within half an hour and fixed it. Just want to mention, this did not cause any problems. Never been to the Peak District before, but what a beautiful area. Fantastic walks, great scenery, gorgeous picturesque villages and excellent pubs (which you will be grateful for after some of the walks!) We had a great time and we only had one regret - we should’ve booked 2 weeks, we won’t make that mistake again. See you next year Dean and thank you for proving such a wonderful place to stay.

The cottage is a short ride from Alton Towers - if it’s your thing - but you’d never know it and superbly located for exploring The Peak District in general. We thoroughly enjoyed staying there!

    It is light, Morden and spacious with lots of character. It is has everything you need. A fabulous shower,comfy beds,large fridge freezer and a courtyard that is secure for dogs or children all in a beautiful setting with walks on the doorstep.The owner Dean is a lovely man,very friendly and helpful.     The cottage has been fitted out to a very high standard and the outside area to the front really does make the cottage special. We we’re blessed with 25 + degrees every day we were there and as a result had breakfast and tea outside in the garden every day. The location is perfect. Lovely and remote and quiet but then just a 10 minute walk across a field and your at the best pub in the area. Dean was a fantastic host. He messaged me seeing if I fancied some cold beers putting in the fridge for our arrival as the day of travelling it was 32 degrees and I couldn’t resist accepting his offer. He also took the time out of his day one evening to drive me to show me where a walk started we was keen to do and leant us his fan to try and sleep through the heat.   • "We had a really lovely week away at Grey Roofs."

    We went with two small children (5 and 2) and the layout and outside space really worked for us. The location was very unique, situated right next to Calwich Abbey. It’s very rural, with footpaths right on your doorstep that give you access for some great walks. The owners couldn’t have been more helpful and are close by if you ever need anything.

  • "Grey Roofs is an exceptional holiday home."

    Our first impression was how spotlessly clean it was. Set in a secluded courtyard surrounded by fields to walk in it is the perfect place to bring dogs and for those who wish peace and quiet. The long lane to reach the property has extensive views over the River Dove and the ruins of the Abbey next door have a fascinating history. All the specifications are of a high standard and it has been furnished and designed with such taste. The kitchen is fabulous, the bed very comfortable and the walk in shower superb. The garden is fully enclosed with a good lawn for our dog, the seating area and barbecue will be a delight for those that visit in the summer. Lastly I cannot thank the owners enough for such a practical and generous welcome pack. We thoroughly enjoyed our cooked breakfast on our first morning. All the produce was local including the bread and the butter. A superb place to get away from it all!

  • "This has to be the easiest 5* review I have left for any place we have ever stayed in."

    We have stayed at Grey Roofs for the whole of the last month and have had a wonderful stay. It truly is a home from home. The property completely lives up to expectations from the description and photographs posted on Sykes site. Everywhere in the property was spotless on our arrival, including all the kitchen cupboards, microwave and oven (things that are often not as good as they could be). The bedding and towels were obviously all freshly laundered and although we actually brought our own towels (we always do) I would have had no problems at all with using the ones provided. Dean, the host has been welcoming, helpful and friendly. We have had particularly bad weather whilst we have been here and he has offered to bring us shopping in from the local supermarket on more than one occasion. He should be very proud of what he provides in his holiday rental. On our arrival we were greeted with the fullest welcome hamper I have ever seen, everything for a full english plus treats for the dog, a packet of sweets and even suet rolls to put in the bird feeder outside. Watching the birds through the lounge windows, of which there are many and varied has been a real treat. The property is situated down a long lane which is bumpy to say the least so be aware that there are huge potholes at the beginning of the lane. There is a secure garden area so we have been happy to let our little dog have a roam around and explore with no concerns that she could get out. There is a lovely walk accross the fields to the local pub The Duncombe Arms in Ellastone. Due to the excessive rain this month it has been extremely muddy for us (nothing our wellingtons couldn't cope with), but it has still been a great bonus and I am sure when the weather improves, this will be an even better. The market town of Ashbourne is only 4 miles away with all of the necessary shops and amenities. The Tissington Trail is also only a short drive so there is plenty of opportunity for some fabulous walks. All in all we have had a fabulous stay and I can't really think of anything negative to say apart from the lack of sun!! :)

  • "Grey Roofs is the best holiday home my wife and I have ever stayed in."

    The location is idyllic. We particularly enjoyed the tranquility and privacy of the accommodation. Situated behind a walled garden the barn has been converted to the highest possible standard and is very modern in design, with everything you need for a really comfortable holiday . We liked it so much we have booked another 2 stays later in the year. Hardly any light pollution at night which means the night would probably have looked fantastic had it not rained all weekend. The poor weather just made the weekend all the more cosy though. Try the Duncombe Arms for a drink or food. One 0f the best pubs I have ever been in and only a mile from the door. Dean the owner was very helpful and obliging and provided a lovely breakfast hamper on arrival. I can not recommend the place highly enough

  • "This is our 4th holiday with Sykes and they just get better."

    The Barn totally blew us away, the pictures really don’t do it justice, we arrived in perfect weather and it sits next to part of Calwich Abbey which is derelict but somehow also beautiful. The Barn is much bigger than expected with a fab lounge area, an absolutely beautiful kitchen which was a pleasure to cook in ( I love to cook) and had everything you could possibly need. The bedroom we used was comfy and the best wardrobe space we’ve had anywhere, which was handy as we were there for a fortnight and the bathroom had an amazing shower. Dean had left a lovely welcome hamper and is really friendly and helpful and happy to chat or to leave you to enjoy your stay. The peace and solitude is amazing and the night sky’s are awesome, there were preparations for a wedding going on but this didn’t really impact us as we were out all day, the area had so much to offer for cyclists and walkers and also lots of National Trust and other houses nearby to visit. We really hope to return again soon.

  • "Fantastic holiday week at Grey Roofs."

    Me my mum and dog. Met by Dean who is lovely and friendly and arrived to a wonderful hamper full of everything to cook a full English breakfast, as well as dog treats for our girl which was amazing and we were very grateful. Beautiful 100% fully enclosed secure dog friendly garden, loved that the historic Abbey ruins form part of the garden enclosure, so much character. The accommodation is well equipped and very comfortable. TV in every room, lounge has Netflix and Amazon Prime for those who like TV. Loads of wardrobe space, and bedrooms are a great size. Kitchen is modern and everything you need is there. We were blessed with wonderful weather so out all day everyday averaging about 8-9 mile walks with our dog and for our 3rd trip to this area of the Peak District there is still so much to see and walk. Carsington water is a wonderful reservoir walk with great all weather path about 15 mins from Grey Roofs, great visitor center there with excellent restaurant, to walk whole way round is 8.5 miles but there are options for shorter if you prefer. The Tissington trail is great and you can walk sections of it from various points, we walked some from the start of the trail in Ashbourne, and more of it starting in Tissington village which has a couple of great dog friendly tea rooms. Eyam the Plague village is worth a visit with dog friendly tea rooms as is Ilam village parking on the Ilam Estate, you can also do the Dovedail walk incorporating the stepping stones from there. Ashbourne and other surrounding villages have tourist information centres and if you want ideas on where to visit or walk one of those is great, so many leaflets and walking books/leaflets, we bought a dog friendly pub walk and tea room walk book plus 4 other walking books around different areas of Peak District, easy to follow and parking details with points of interest during walk. You can even download the iFootpath App for more walks. Grey Roofs is a great accommodation in a great area for exploring, we would 100% recommend it and will definitely be returning when we visit the Peaks again.

    Dean is extremely friendly and genuinely seems to care about his guests. Happened to mention we didn’t have any sea salt or black pepper and within seconds he was passing them over the fence! He also asked us twice if we needed anything from the shops which was really kind and thoughtful! Ashbourne is lovely as is Tissington village! The only negative was there was building work going on just outside the gates which set the dogs off barking! Hopefully this is soon finished. Other than that a lovely stay!

  • "Hi, there is building work being carried out on the site which at times was quite intrusive."

    The noise caused my dogs to bark and I had to keep them in. I do think it would be fair to inform guests if such work is being carried out. As a consequence I didn’t benefit from the peace and quiet of the property which is one of the features that was important to me. Grey Roofs is a fabulous property, the welcome hamper was first class. I would recommend Grey Roofs to friends and family.

    Easy to walk out accross the lane to the small wooded area for the morning or evening, to stretch your legs and walk the dogs, through the snowdrops and then into the large open fields. Dean the owner is a really helpful owner, we had a small self inflicted issue with the hot water and he was around in a flash and sorted it. Also the welcome hamper was a superb little extra with even treats for the dogs. I highly recommend Grey Roofs and certainly will go back again.

  • "Although we live less than 45 minutes from this property it's unique location was so peaceful it felt like we were 100s miles from home."

    The property was brilliant, the underfloor heating kept us cosy warm and facilities such as kitchen and shower were of a extremely high standard. Location makes travelling for days out easy we visited Chatsworth house and Bakewell. Evenings were great as property so relaxing, we took full advantage of the smart tv and now tv film package provided. Fully enclosed garden was perfect for our small dog Bella we never needed to worry about leaving a door open. Welcome hamper, have to agree with other reviews such a excellent surprise. Dean the owner was great, he was available to answer any questions, but gave you full privacy. If you are looking for a high quality, modern property with super entertainment package but in a location which benefits from peace, quiet and walks from the door you can stop looking, greyroofs manages to meet all expectations. We will definitely look to return.

    Having selected Grey Roofs based on the glorious photos and proximity for where we wanted to be we were not disappointed if anything we were blown away. Grey Roofs accepts 2 well behaved dogs and is well suited as a holiday base for the energetic canine that likes to take their human companions on holiday with them. We received a warm friendly reception and the addition of a welcome pack is a very nice touch. There is plenty of good walking for the dogs and humans with a nice walk across park land and public footpath that can take you to rear entrance of a charming village pub that does great food. I would recommend a stay at Grey Roofs to anyone. Thanks for a great break.

    The Barn was well equipped with high quality furnishings, we felt very comfortable there. The Barn was well insulated and the under-floor heating was very efficient which was welcomed on the couple of colder days we had. The Welcome Pack was a hamper full of quality local produce, even a treat for the dog, never had a Welcome Pack so good. It was a lovely touch. The secure courtyard garden was great for the dog and beyond the ruins of the Abbey was beautiful parkland type countryside, ideal for walking our dog.   • "The location was as described but had it not been for earlier reviews we'd have likely never found it."

    ...after travelling over 100 miles it'd be easier if it was sign posted. The cottage was exceptional although it is in a rather derelict location but handy for the superb dog walks. The yard was perfect as were the facilities and space. We couldn't have faulted the westher so enjoyed sitting outside. The owners guidebook suggested it was a 10.30 am leave but Sykes email stated 10 am. We left at 10.33 am but still felt pushed out. Dean was polite enough but entered the property while we were clearly loading the car with the final pieces. He handed my poorly mum our dog beds as if to get her out which i did not appreciate. Consequently I didn't get to have a last minute check and left food which I intended to take and my hair comb. Everything replaceable but felt if Dean had waited a couple more mins I'd have definitely come back. Only disappointing thing was for the money, a king size comfy bed would be better than the low double with a not so comfy mattress. Yvonne

  • "Lovely cottage."

    Very well equipt, modern, spacious and clean; ideal for me, my husband, baby and dog. We received a beautiful hamper too to welcome us which was a great touch. Definitely something we appreciate in a 5* cottage. We also ordered a Tesco delivery who did manage to find the cottage so this was perfect. Ideal for dog walkers as there is a large field next door where our dog could run off lead. The cottage was also very secure for him as it’s all enclosed. Ideal location for Ashbourne and Dovedale and about 30 mins to Matlock (all places I would recommend, especially Dovedale stepping stones). The cottage itself is very secluded and right next to the Calwich Abbey down a very long lane. This was a little unnerving at first as we’re used to neighbours but we got used to it by the end of the week. There was a very strong smell from the septic tank which put us off sitting outside which was a tad disappointing. This could have been due to the heat and the fact that the owner is renovating the cottage next door. As said in a previous review...I would have liked to have seen a king size bed with a more comfy mattress In the main bedroom! I ended up sleeping in the smaller room for some of the week. All in all though a great find and I would definitely recommend this place to others, especially if you have a dog.

    The accommodation was first class, with a wonderful kitchen, comfortable lounge area. Comfortable beds as well. The shower was very much appreciated,rarely have we stayed anywhere where the shower was better than the one we have at home. We made use of the barbecue as we were extremely lucky with the weather. The welcome pack was a lovely touch. The Derbyshire Dales are beautiful and we enjoyed lots of walks with our two dogs. They appreciated the doggy treats in the welcome pack, and we appreciated the totally secure garden, with peace of mind they couldn’t get out. A very peaceful setting that I am sure we will visit again.

    The bedrooms are large with plenty of storage. We found the beds extremely comfortable. There is a large walk-in shower with underfloor heating - lovely! Grey Roofs is set down a winding 'track' across farmland, but the track itself is well made so it's easy to negotiate. It's very peaceful. Ashbourne is a short drive away where there are supermarkets for your holiday needs and Grey Roofs location makes it easy to visit all the interesting places in the area. The patio area of Grey Roofs is large and there is a large B-B-Q - weather permitting! The hamper of local produce left for us by Dean and Fiona was much appreciated. We really enjoyed our week in Grey Roofs and hope to visit again sometime in the future.

We had a slight problem with the water heating but the owner responded immediately and was with us in 15 minutes to sort out the problem. Highly recommended.

Lying at the southern end of the Peak District, Ashbourne is a perfect example of an English market town - market place with stalls, eccentric street plan, narrow cobbled alleys, coaching inns and almshouses. In its heyday in the 18th century, the town was a fashionable social centre and many fine Georgian buildings remain from this period. Today the town still has much to offer in terms of restaurants and inns and is regarded as something of a haven for antique hunters - but don’t expect a bargain! For those who prefer more outdoor pursuits, the Dove and Manifold Valleys are close by. Alton Towers is just 20 minutes away.
