  • "The farmhouse is comfortable and has everything you would need, the kitchen is well equipped and the garden and house are dog-friendly, it is in a superb location but the half-mile lane from Priestcliffe to the farmhouse is barely passable at about 3-5mph in an ordinary car in good weather, I imagine it would be impossible in bad weather when there are puddles."

    Would love to go back here again. Definitely a location I would love to live. The cottage had lots of rooms and really enjoyed the log burners and the bath was amazing. Cottage had everything we needed except a pen so we couldn’t write in the book sorry.

  • "We stayed for a week at Lees Farm over Christmas."

    The drive is just under a mile long and rough, but we negotiated it without any problems in a Ford Focus, Honda Civic and Skoda Yeti without any problems, despite it being a wet week. The farmhouse is remote but had the benefits of not being able to hear any traffic noise and we did not see anyone on the public footpath which runs adjacent to the property. There are numerous circular walks from the property so remoteness was not an issue. However, the pub mentioned 1 mile away is down a steep, stepped path, probably best negotiated in daylight the first time. The kitchen was exceptionally well-equipped and had everything necessary for a full Christmas dinner. The lounge was cosy, particularly with the underfloor heating and wood burning stove, but we did feel the layout could be improved by moving the dining table into the upper living area to avoid having to carry food etc down 2 steps. The Wi-Fi was very good throughout the house. The beds were very comfortable. Upstairs, the radiators in 2 bedrooms and the bathroom did not heat up beyond lukewarm. The housekeeper came out very promptly on Christmas Eve to investigate the problem. However, this continued to be an issue for one couple in their bedroom, and the bathroom remained chilly throughout the week. Overall, a good week.

    we will come back in the summer when the flowers are out. windy location but this meant great walks 1 mile from pub but up down and upon very steep slope so not able to go for the evening. warm log fires meant we stayed in with nice glass of red would have been nice to have some matches for us to use on the first night handle to lounge was loose from the wall

  • "The wow factor of this property and it’s location is unrivalled, it’s absolutely incredible and the setting is idyllic!"

    I’m sad to write there were negatives but there were a couple which can’t be overlooked. A few of the beds were very uncomfortable and mattresses could do with an update, very hard, very creeky and unfortunately this was disruptive of a good nights sleep. The kitchen was very well equipped and was ready for larger group catering but it was silly things like only half of the toaster working that caused an issue when we had 8 hungry people at breakfast. Lastly ofcourse was the access, luckily all of our party had 4WDs so although a bit ropey we had no major issues but if you did have a saloon you would risk vehicle damage on the approach. I think this is perfectly acceptable and the lane is well worth the bumps to reach the house but I don’t understand why it isn’t highlighted anywhere upon booking to prepare bookers and allow them the opportunity to bring a suitable vehicle. This property sells itself so addressing the bed situation would be all it would take to make it exceptional, unfortunately it’s very hard to enjoy a holiday fully when you are very tired and it’s the only thing that has let the property down.

  • "The house was lovely and in a particularly fantastic location."

    It was really cosy in the evenings with the 2 log burners going. The kitchen is well stocked with all the equipment you need for feeding 8. The bedrooms were all very cosy with very comfortable beds. In summary, an extremely well furnished and comfortable cottage. Would certainly recommend! We had 3 cars up at the house and all the drivers were absolutely fine with the muddy, rutted approach road, but I suspect it may take a few drivers by surprise, especially in the winter months. Perhaps the listing needs to make a little more of this farm track road. The radiators and underfloor heating didn't work throughout our stay. This wasn't an issue as the weather was mild and we had the 2 burners going in the evenings. The information backs, while very comprehensive, could do with updating. There is a small leak at the base of the RHS of the downstairs shower. The flush button sticks open on the downstairs toilet. There must be a leak in the downstairs bedroom as there is a patch of damp on the ceiling that needs looking at before it gets worse. One ceiling light out in the upstairs bathroom. The lights on the shaving mirror in the upstairs bathroom, operated by pull cord seems to have jammed.

  • "We had a great time with the superb isolated location with great views."

    Sykes responded promptly to communication. recent garden furniture was a real bonus. Description does not make clear that 2 bedrooms have skylights not proper windows, this was disappointing for the adult guests in our party. Other than the 2 master bedrooms, the 2 secondary bedrooms (with single beds) have poor ventilation due to the skylights/high velux windows only. One of the double beds was broken, ( the top section was not fixed on.) Clothes airers are still broken - indoors one for over a year according to previous feedback, outdoors too, (even a normal old-fashioned clothes line would be better than nothing.) Carpets smell musty downstairs. We had to bring lights from upstairs into the lounge to be able to read. An outside sun umbrella would be of benefit. Kitchen was well- equipped. Showers are good. Barbecue was small and missing bits - we had to fashion our own grill surface from 2x disposables. Overall we enjoyed our stay and had a great time, in a rural cottage we were not expecting anything fancy, but for the price for a week that we paid we would expect these fairly basic straightforward things to be fixed - and not keep recurring in the comments/feedback.

  • "Fantastic views, hadn't actually realised how good they would be."

    Really a superb spot, completely isolated from neighbours, perfect place for a relaxing break. Looks like owners are investing in the property, looked like a new air source heating unit and garden furniture added which were great. The living spaces are comfortable and clean. The kitchen is a little old but quite ok. The range cooker was great to prepare food on. Double bedrooms a little tight to fit in a travel cot (we had two toddlers in our party). Downstairs bedroom ideal for older children or single adults. Bedroom with views down into the valley did have a slightly damp smell which is mentioned in other reviews. It is a very old cottage and moisture is a bit inevitable, it wasn't intrusive or really unpleasant. One thing to keep in mind is the farm track, if you have anything lower than an SUV/4x4 you will need to take it very carefully. XC90 was absolutely fine but our party had an Audi A4 which scraped up the hill in parts.

  • "Really good stay and great cottage."

    A couple of small issues were some of the wooden outdoor furniture was unusable as it was broken. 4 chairs we couldn’t use. Also the big wooden table at the front of the property is split down the middle so we couldn’t move it at all when the sun moved slightly. The wifi also didn’t work for the full week of the stay. We tried turning it on and off again a few times but it didn’t work at any point. Apart from that all was great. Thanks

  • "There were a few silly things that marred the property and they are petty."

    Only one dish tablet per day for 9 people, some of the outside chairs were broken as was the clothes airer (which had been mentioned in the visitor book previously). The worse thing for us though was the gardeners turning up as we were loading the car, not good with dogs. Otherwise a beautiful property in a wonderful location.

  • "We have just returned from our stay at Lee's farm."

    Overall we had a great stay, the location of the house is 10/10 couldn't be any more perfect. But for the price we paid we where expecting a higher standard in the house. The house was incredibly damp, one of the bedrooms the skirting was literally crumbling off & the smell throughout the whole upstairs was unbearable. The heating was ok. This was very tempermental, with plug in radiators in some rooms. due to raidiators not working. Drainage in all toilets, it needs 2/3 flushes to flush any paper down the toilet. Dishwasher does not work at all, it comes on & trips & turns off after 30 seconds, we tried chaining fuses etc but no luck, it wasn't that urgent for us to call anyone out. The whole upstairs carpets are DISGUSTING! no reflection on the cleaners i think years of stains on them without a proper clean, i understand the house allows dogs but this shouldn't be reflecting of the state of the carpets, we stay 3-4 different places a year with our dogs & have never seen anything quite like it. Things like the guest information is almost non existent. apart from a pack about what the house includes, a book on walks & a book for the appliances. local things to do how far the nearest shop is etc would of been very helpful. The house does have everything you need to stay comfortably & a good supply of logs to keep everything warm. Unfortunately the damp is the main thing that would stop us returning & it does bring down our expectations especially that we had our little baby in one of the rooms i understand this is an old house & damp is an occurrence but i feel it needs some major treatment. The driveway near the house is great , half way down the lane where there are some major homes in the road, any other car apart from a 4x4 which we had would of majorly struggled. how much does some hardcore cost to fill these major holes cost (There are about 10)

  • "The farmhouse was a wonderful place for a family stay."

    The kitchen was really well equipped, the rangemaster stove was brilliant to cook on and really easy to work out how to use. I have never used one before but soon got to grips with it. Loved the outside table and chairs as we had some lovely weather and were able to enjoy outside eating. Everything in and outside of the house was very good quality (although apart from the barbecue which was really too small for a family so we bought some disposables to use as well). We loved the location at the top of the hill with only cows and sheep, and the occasional rabbit, for neighbours, but only an average of about 30 mins drive from various tourist attractions (show caves, Castleton, Buxton, Bakewell, Matlock Bath). Obviously the drive can be tricky but we felt it was a minor negative compared to all the positives. Check in and out is easy with the key safe, and there was good communication with Margaret from Sykes Cottages when I needed to contact her. All in all we had a wonderful week there and would recommend it to any family.

  • "Lee's Farm is an absolute gem."

    The photos does not do it justice. There was not a single thing that you would want to add, take away or change. Tescos delivered right to the door! So no need to source a supermarket, which helps with packing and travelling. The instructions to get there were very good and easy to follow. It was the best thought through and executed place we have ever been to. It was pristine. It was maintained to such a high standard. Everything you might need was in the cottage, even household items even little night lights! It was also very well situated for all attractions to see and do in the area. We all had a super time, and coming back to a very cosy, warm cottage, especially after a day in torrential rain, was like coming home!

    The surrounding countryside provided amazing views regardless of the weather. The 20 minute walk (if you are fairly fit) to the great pub meant that although you are literally in the middle of nowhere you can get a great feed and drink without having to get in the car! All in all I would definitely recommend Lee’s farm for small or large groups

  • "Back again in this well positioned and provided for cottage in the centre of the Peak District, well located for the Monsal Trail and surrounding visitor attractions."

    The unmade road to the cottage continues to be frustrating, but once arrived, this is soon forgotten about. There is a good level of provision throughout, except that the lounge area would benefit considerably from additional lighting; and strangely no hair dryer is provided. These niggles aside, this is a nice cottage and well up to use by families, great and small.

    The track leading up to the property was very rough in parts and if you had a low car you would srltruggle to get up it. The location was very good, near to the monsal trail and the house was very large and comfortable for all staying.

  • "Loved our stay at Lees cottage, great location up on a hill with awesome views, so peaceful!"

    The half a mile bumpy track is something to consider, all 3 of us managed in and out most days with only one with a little damage to underside (was still drive-able), all part of the charm of staying in beautiful rural location! Our daughter thought it was hilarious and learned the word ‘bumpy’. The big kitchen was well equipped for big meals together, electric oven took a bit of getting used too and high chair needed a good clean on arrival (just little things). The box of jigsaws and games in the utility room was very handy, also the books and dvds in house. Bedlinen was lovely, duvets and pillows were so soft. Our four poster bed was a bit creaky but our 2year old slept happily for ten hours each night in the travel cot....glad we brought our own cot sheet and cellular blanket as not supplied. Perfect proximity to Bakewell and Matlock, lots to do for families (ladybower resevoir, Abraham heights cable car, pooles cavern, blue John cave in Crich, Matlock farm, tram museum...some of the group went in bike rides and long treks) loved the antique shop in Matlock and little boutique clothes shops. Lovely having Fresian cows peering over the garden wall whilst the sun sets...Would definitely stay here again. Glad we took advice from another review booking a Tesco online shop to arrive on the day we arrived as nearest shop for pasta (forgot this on list) was 40 mins round trip, just put Sat Nav in brackets in address. Highly recommend this cosy place!

    The farmhouse is warm, cosy and well equipped - the underfloor heating in the main living room was wonderful. We stayed in November (during some strong winds) and despite being very exposed the property felt very safe. The drive up to the property was no problem at all in a 4-wheel drive - although it was narrow in places, and a local grocery company (Tesco) were able to deliver to the address without any problem.

PRIESTCLIFFE

Bakewell 7 miles.

Priestcliffe is a small hamlet of farms and dwellings, sited between Taddington, the River Wye and Monsal Head. This is the scenic heart of the Peak District, with high limestone hills offering fantastic walks. Monsal Head is a famous beauty spot, with a magnificent view down Monsal Dale and up the Wye Valley. The position is at a spot where the Wye, on its passage eastwards to meet the Derwent, encounters a band of harder rock and is forced to make a sharp turn southwards and carve its way through a high ridge of limestone. The view is spectacular, with the river far below, winding through a steep-sided and often rocky valley. The route of the former Midland Railway makes its way along Monsal Dale and was carried by a viaduct over the river and into a tunnel which goes right beneath Monsal Head. This is now part of the Monsal Trail, a popular route with walkers. The attractive market town of Bakewell is just 7 miles away and offers visitors a good selection of shops, restaurants and pubs, as well as frequent local farmers’ markets. An ideal location for exploring the Peak District National Park.
