  • "The location of the property is excellent for accessing Orford by foot."

    Plenty of pleasant walks from the cottage, excellent for dogs. We only used our car twice during our week stay. The cottage is well equipped with all the essentials required for self catering. Some of the chords on window blinds were broken. The rear garden appears neglected and scruffy, it is enclosed and safe for our dogs. The information file at the house describes a welcome pack for visitors that was not provided, there was a bottle of wine which was most welcome.

    We are glad you enjoyed your stay in beautiful Orford and found the cottage well equipped, and that the garden was enclosed and safe for your dogs. Wine and biscuits are always left for our guests, welcome pack may be standard wording from Sykes which can mean different things. The wonderful village shop is open almost every day of the year and stocks really most things. We do encourage our guests to support the community by purchasing the locally produced goods. There is also a lovely market on Saturday mornings, we thoroughly recommend the fresh eggs, ginger flapjacks and prepared meals such as delicious fish pie, as well as just picked vegetables and salad (seasonal). The jam is delicious too and there also lovely non perishables to see. The blinds were working perfectly a few weeks ago however we can check them again, thank you for bringing them to our attention. Our gardener comes fortnightly to trim the shrubs skilfully and he always mows the lawn very professionally. The lawn was freshly laid last year, we have also put in a fence and gate to ensure a safe environment for dogs and children in the garden. We installed new patio paving for the Village Hall only last year and pale green table and garden chairs are provided. Whilst the lawn was beautiful earlier in the year, the hot weather has made it a bit patchy. We watered it whilst there but of course do not expect our guests to do the same. We are sure however it will recover with wetter weather and our gardener’s attentive care. We are so glad that your dogs enjoyed it so much. We are sure Orford will welcome you again in the future.   • "The house is lovely but a few things that could be improved:- 1."

    Dining table way too small, only comfortable for 6 people; there were 9 of us. 2. Tap on sink in the utility room very loose & no hot water. 3. Cooker old & didn't work very well, no grill pan, induction hob not working very well, made it very difficult to cook there. 4. Why leave just one dishwasher tablet, surely enough for the duration of the booking is not too much to ask. 5. No kitchen towels; this is a basic requirement. 6. Side door has a broken seal which made it very difficult to open; not ideal when I'm trying to get in from the pouring rain! Had to go round the back of the house to get in. £1500 for 3 nights is a lot of money and for that I expect more. I also tried to contact the company several times before my visit but it was impossible, the online chat, the SMS and the call back options didn't work & it was beyond frustrating not to be able to talk to someone to answer a question, pretty bad customer service. I've used Sykes for years but they were so much better as a small independent company than they are now.

    We are so glad that you thought the house was lovely and do hope that you enjoyed your stay in beautiful Orford. There are very few large houses in Orford so we do find that Town Farm House is a wonderful choice for family groups in Suffolk and especially for people who love Orford as much as we do. There are more large houses in Aldeburgh but generally the prices are much higher and for the number of people (9) the price per person is a fraction of the cost of a hotel or similar properties. We have had lots of lovely feedback on the quality of bedding and furnishings and the house in general. It was refurbished last year with 3 brand new luxury bathrooms and a large ground floor en suite extension as well as a separate en suite annex which is perfect for couples, teenagers or grandparents! We love the position of the house, so close to the recreational ground, the wonderful King’s Head pub, Pump street, the village shop and the quay. The dining table and seating is ample for 9 people as there are 2 extenders which you may have missed. Equally the Miele cooker is functioning very well, if you are unfamiliar with an induction hob (as we were initially), there are clear instructions on the internet for use. We completely understand it is different from a gas cooker! We tend to use the front door rather than walk round to the back of the house, however we will check that the side door is working smoothly and that if there is any stiffness, this is resolved for the next guests. We have also consulted the housekeeper and tea towels are available with a bag of dishwasher tablets under the sink. We also leave spare tea towels in the drawers in the kitchen next to the utility room. We are delighted to see that our guests normally give 5 stars for customer service which certainly reflects our experience with Sykes and Best of Suffolk. However for future bookings I’m certain Sykes will connect with you directly to address your concerns. Thank you for your feedback. Property Owner

  • "Only negative was no dishwasher tablets."

  • "The house was well-equipped, warm, clean, comfortable, and well-located BUT the locks need sorting out."

    We never managed to open the door by the garage. There is a space in the fence by the studio which could easily be filled. Our adventurous dog got out within 10 minutes of arrival. However, we had a lovely time. Thank you.

    Hello We are very pleased that you had a lovely time at Town Farm House in Orford and found it well-equipped, warm, clean, comfortable and well located! The house has recently been refurbished and the doors are new. Both were adjusted previously and opened very smoothly. The side door seems to have moved due to colder weather, Best of Suffolk are kindly attending to it for future guests. All other doors and locks including the front door and annex door are opening smoothly. Thank you for pointing out the small gap in the fence, Best of Suffolk are kindly assisting to fill it so as to protect adventurous dogs.   • "Very relaxing ten days with our doggie and for part of the time family joining us."

    Had intended to go further afield but the weather was great so we stayed by the coast here in Orford, Aldeburgh, and at Dunwich beach. Loved the little cafe in the chapel in Broad Street, the castle which now admits dogs inside the building, Pinneys for all sorts of fishy treats and of course Pump Street bakery. Both very dog friendly. Aldeburgh was a regular visit and the Cross Keys lets you eat your fish and chips there if they arent serving food that day, and its dog friendly. Lovely modern house and comfy beds.

  • "Thank you for a wonderful 5 nights stay at your lovely home."

    We really appreciated the books, games and art stuff here. Some fab visits to Woodbridge, Aldeburgh, family, Sutton Hoo and walks round Orford and would thoroughly recommend the Pump Street Bakery and The Crown and Castle- superb last night meal. We have very much enjoyed our stay in this part of the world and will come back again!

The property

Settled into the rural village of Orford, Suffolk, Town Farm House offers riverside views and easy access to local amenities, making it a perfect base for a family holiday.

Be welcomed into the sitting area after a long journey, where a selection of sofas encourages you to recline with a coffee and plan the day ahead of you beside an open fire.

If you fancy lunch before heading out to explore, then the well fitted kitchen will be a splendid place to whip up a family meal, with contemporary blue furniture and wooden flooring adding opulence and there is a handy utility to take care of all of your sandy clothes.

As the evening wears on, three bedrooms upstairs create a bubble of relaxation, each with storage and sharing a family bathroom, including a super-king-size, a twin and a single.

On the ground floor, there is the large bright master bedroom with super-king size with an ensuite shower room.

There is a new addition of the converted studio named 'The Village Hall', there is a king size bed, shower room and cosy kitchen area allowing full privacy from the main house.

The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse. Orford is surrounded by farm land and forest in an area known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty. Centrally located, just 12 miles from Woodbridge to the south and Aldeburgh to the north, and just 5 miles from the famous Snape Maltings complex. The village of Orford is steeped in history. Henry II commissioned a castle to be built in the 12th century which is a must see when you visit the area. Owned and maintained by English Heritage you can enjoy this wonderful 'keep' and from the top there are breathtaking views for miles on a clear day.
