    We loved the property and really enjoyed our stay, but in the interests of constructive feedback the following are improvements that could should be made The heating was far too hot and we could not easily control it having to resort to leaving windows and doors open to regulate The equipment and appliances too clever by half, not instinctive or easy to use especially dishwasher, cooker and grill/microwave The entrance to house is positively dangerous No visibility, extreme slope which has to be negotiated very slowly and car grounded repeatedly, getting out was only possible with helper standing out in road to give all clear This must be improved and is serious health and safety risk and will result in accident if it hasn’t already Besides these time in the house was a joy and we would come back

  • "In general, property was lovely - with a super design and very well kitted out."

    However, we had some issues. The dishwasher was woeful - far too small for party of eight and didn’t work properly anyway - so we had to hand wash just about everything. A maintenance visit was planned but on the final day of our stay! We also had some issues of cleanliness - there was litter and other debris under beds and sofas. The hot tub maintenance guys were obtrusive walking right in front of the massive main window whilst we were preparing breakfast. Finally, we have two electric cars and we were only told the chargers weren’t working a day or two before our stay. We were told by the owners that they had asked for a goodwill gesture from Sykes - so far we’ve heard nothing.

  • "A lovely location and a lot of the experience was positive but dismayed to arrive and find muck from the hot tub having been emptied all over the decking steps and a used ashtray left out."

    After some initial cleaning by us, further issues arose from being unable to use the main oven for two days before we chanced across the mains switch hidden behind umpteen pans (which had all seen better days) in a cupboard. The wine chiller unit wasn’t working, neither was the ice dispenser in the fridge. Had these been labelled as not working, we would not have wasted time trying to work that out. The dishwasher is straight forward to work but buttons worn out (and it is very small and doesn’t clean well) so take your marigolds as you’ll be washing up all week. We couldn’t adjust the temp of the hot tub which was set at a ridiculously hot 40 deg. We had to wait until tub man came on 5th day of our stay. The roof windows in upstairs bedrooms had fallen out with their control units so we were unable to open them - very uncomfortable as we had hot weather. We found it difficult to get managers to deal with all these issues as there is no one living locally. We singled out several chipped items of crockery and washed dirty pan found in cupboard. We’re very dissatisfied with derisory compensation offered subsequently as felt our holiday much compromised. Feel place very overpriced given all these difficulties.

    Thank you for the below feedback, I have included some comments below to address some of the issues that have been raised. - The company responsible for cleaning the hot tub between guests have been made aware about the sediment that was visible following the water change. - As mentioned in the several text conversations the cooker is not turned off between guests and we have asked the cleaner to check that in future. - We ask all guests to ensure all crockery and cutlery is cleaned after use so that it’s ready for the next guests and that they report any broken items so we can get them replaced. - The wine chiller was out of use whilst we waited for a new unit to be installed, this has since been done. My apologies that you were made aware of this in advance. I should point out that there were 3 other fridges in the property to use. - The size of the dishwasher is constrained by the fact that the kitchen is handmade and won’t accommodate a standard size unit. Regarding its performance we have scheduled a service. - The hot tub is set to 38 degrees following the guidance from the maintenance company. We did advise that the water temperature can be reduced slightly by removing the cover and putting the jets on before use, however this was deemed to be too much of an inconvenience. - Regarding the remote-control Velux windows we did send someone round to property on Monday to take a look at this but no one answered the door. We were then let down twice by an electrician who had offered to attend. Our apologies if this resulted in any discomfort. We responded to your multiple messages in a timely manner and were somewhat surprised by the issues that were raised to us, including finding cobwebs on the external brickwork. We consulted Sykes regarding the 50% compensation that was being requested and determined that this was not commensurate to the issues that had been raised.   • "A super property, we couldn't fault anything."

    Very well presented, clean, comfortable, excellent layout. It was lovely having a bathroom each and really useful having the 'snug' for the children to escape to. The house is in a good location, easy walk to the village and Coniston Water. We made good use of the hot tub, and it would be lovely to be there in the warmer months to enjoy the outside space. Great space, great house, lots of useful information for our stay. We agree that the appliances are harder than average to use, but all the information was there and we got the hang of everything. We would return in a heartbeat if we visit the Lake District again. 5* property.

  • "We loved this house- so comfortable and spacious and the perfect place for a large family group wanting to do lots of walking, swimming and self catering."

    Really close to Coniston village and the lake. Great walks from the doorstep and nice pubs nearby. Despite a lot of rain we had a really good week and the hot tub was a real bonus. Only issues were that the dishwasher didn't work most of the week so endless washing up (!) and hot tub was emptied early on our last morning when we had hoped for a last dip post swimming in the Lake. We would definitely recommend this house it wasn't cheap but it was really worth it. It is a lovely space to be in with everything you could need.

  • "An absolutely beautiful property we will continue to go back here every year."

    Lots of care and attention has gone into this house and it shows. We feel the check in and check out times are however too late for check in and too early for check out. We had a little toddler with us so had to rush to get him sorted then clean the house and strip the beds all before 10am. Apart from the check in we felt every little detail had been thought about to ensure our stay was perfect. The other slight issue was the large patio doors in the kitchen one of them wasn’t working properly and wouldn’t lock so this was a little concerning when we left the property and on a night when we went to bed , but this can easily be repaired and sorted out. All in all we give this property. 5 star rating for location and all round comfort it was just perfect for us as a family .

  • "Coniston is a fab location."

    The property is very large with nice views. It definitely has the wow factor.We had issues with the underfloor heating though and found the property chilly.The kitchen is beautiful to look at but sadly not very practical, we spent a lot of time reading instruction booklets in order to work each appliance, we never managed to use the cooker extractor as it required an app to be downloaded. The hot tub was fabulous but sadly due to a week of torrential rain we only managed to use it once.

  • "Wonderful property situated at the edge of Coniston."

    Excellently equipped and perfect for larger groups, with the ability to open the kitchen into the patio a real highlight. The hosts were incredibly responsive and made minimal disturbance when investigating an issue with the electric vehicle charger. Would definitely return to the property. Due to the nature of the large windows upstairs, some blinds or tinting would be beneficial as it can get very warm during the day, but opening the balcony door helps with airflow to cool it down. Overall a fantastic holiday, and would strongly recommend Gatesgarth as a property to others.

  • "We enjoyed our stay."

    The bedrooms & bathroom facilities are perfect for a group, well equipped comfortable & nicely styled. Good sized & plenty of towels for inside & out in the excellent hot tub If there was one thing to change maybe a comfortable chair in the downstairs living area for a morning tea would be nice. We also found the hi tech kitchen difficult to master. Otherwise a fabulous place to relax after a day’s exploring. Dogs had a great time.

  • "The house is stunning."

    But much closer to the road than the impression the description give you, the turning in is very tight and steep. Once on the drive parking is good. The beds were not comfortable, found hard by all of our party. Facilities on the house are great no issues there and other than the beds the house is very welcoming and comfortable with superb views. Location good for walks, exploring by car and getting to various pubs. Unfortunately the hot tub was broken during our visit which was a big draw for us when booking, we wanted to soak our aching muscles!

  • "Location was perfect."

    Central access to various lakes and villages within 40-60 minute drive. Enough local pubs to choose from. Highly recommend the Coniston Inn. Unfortunately the hot tub was empty on arrival and took two days to fill, and took a while to reach a good temperature: contacted owner who swiftly responded and sent someone out, however we did choose this house specifically because it had a hot tub, disappointing that we were only able to use it 5 out of 7 days. Wasn’t the cleanest on arrival, we tried to vacuum the dust but the vacuum was completely jammed with dust and clearly never been emptied so didn’t suck up anything at all. Kitchen unit doors were a little grubby and needed wiping, the kitchen is well stocked with appliances and utensils. Not sure about previous reviews regarding freezer and fridge as there were 3 in the house, plenty! Dishwasher was tiny and didn’t work very well at all so we ended up hand washing most of the time. There was a broken wine glass left on the side on our arrival. The house itself is very impressive, stunning views, beautifully decorated and perfectly located. One thing I would add, there are a LOT of big spiders , 4 in our room during our stay and many others around the house but I guess you can’t go to the Lakes and not expect a few house guests!

  • "I would like to reiterate what the last review (JULY 2022) said The kitchen was definitely form over function: the fridge and oven were not clean on our arrival the dishwasher was too small for the size of the house and was difficult to operate there was only a very small freezer compartment in the fridge in the utility which was not adequate if you have 6/8 guests the oven was difficult to operate (even with the instructions) there were only a couple of serving dishes and no water jug (difficult if you're planning a meal for 6/8) We didn't use the barbeque as it hadn't been cleaned."

    We also experienced (as did the review above) the warning light on the hot tub stating it was '48 days overdue cleaning' During our weeks stay we had a problem with a blocked sink and blocked shower tray this was mentioned to our contact during our stay but nothing was done to rectify the situation. We also had a problem locking the front door and opening one of the velux windows these two problems were rectified during the week we were there. For a 5 star property it was badly let down with no attention to detail. I would not recommend this property.

  • "Beautiful house and stylishly decorated."

    Nice location although the first night there was a lot of noise in the campsite in the school field below the house. Luckily that was just a weekend thing. Beds comfy and most people liked the pillows. Kitchen is very stylish but slightly form over function. Dishwasher is too small for the size of the house. We were surprised with a large kitchen and utility room there was no freezer (although the icemaker was a hit). We should have read the info closer as had brought up frozen stuff which we then had to cook that night. Oven and dishwasher tricky to get the hang of (even with instructions) and the extractor fan needed an app to work, which despite downloading we couldn’t get to work. House was clean. Oven and many of the pans were not and the barbecue looked like it had never been cleaned. I had asked about whether there was a vacuum as with two shedding dogs and people who are allergic we hoover at least once a day. Unfortunately it was completely clogged and my husband had to cut out all the hair from the brush which wouldn’t rotate. My eyes hurt after using it and my husband took the filter out to find it had at least a cm of thick dust around it. Worked better once he’d sorted that too. Could do with a water jug and a few more larger bowls and cutting knives, but lots of nice plates, side plates, small bowls and mugs. Also an outdoor shower would help and some hooks around the hot tub to hang towels and dressing gowns. Also a few more places to hang towels in the bathrooms would be useful. The hot tub was lovely. We turned it down from 40 to 38.5 as 40 felt too warm. The warning flashing that it was 42 days overdue cleaning was slightly disconcerting and I did hope that the same people who are responsible for the oven and the barbecue were not responsible for cleaning the hot tub! The electric car charging point was much appreciated by the Tesla driver in our party. We were a party of 8 for the weekend and 6 for the rest of the week, with two dogs. We all had a great time and would recommend the house. The large kitchen table, patio table and sofas in the lounge make it a very sociable house. Be warned that due to the amount of glass your dogs may think it is later in the morning than it actually is so you may get woken up early than you were hoping for!

  • "Unfortunately, the hot tub took 3 days to gain an ideal temperature so we couldn't use it."

    This was an essential criteria, of our stay as it was my sisters 40th birthday celebration. We raised the fault, but they were awaiting on the manufacturer. The quality of the water when examined was quite horrifying. We also thought the inside of the tub had not been cleaned and there were signs of growth. The bedrooms and bathrooms were lovely. Great entertaining space but the upstairs space was hard to use after the sunny days we had. The windows wouldn't open and despite the balcony door being open, temperatures were 36 degrees. Location great, views amazing despite being next to a builders yard Great additions like an ice maker but basics such as good crockery for cooking and serving were disappointing. Overall, given the price we were disappointed and the inability to use the hot tub made it incredibly disappointing

  • "The house was stunning, the pictures do not lie."

    The rooms are very spacious and well thought out. Fantastic family area upstairs with breathtaking views. Felt like a home from home with all equipment available. Communication and recommendations for local amenities was very helpful. The surrounding area is beautiful, lovely walks and great local bars and restaurants within 5 mins walk. We booked this for a special birthday for one of the family and had an amazing meal within the house with a private chef, it was a fantastic experience and overall week.

  • "Gatesgarth is an amazing place."

    The whole property is stunning inside, with generously proportioned rooms, an open plan style for living and kitchen areas, use of quality materials and careful finishing, all done with a very satisfying attention to detail that makes you smile. Gatesgarth has been well designed to take advantage of the amazing views from the property, which can be enjoyed from upstairs, downstairs or even from the hot tub! And with Coniston centre and the lake only a very short walk, it’s hard for us to imagine staying anywhere else now. We can’t wait to return.

The property

Surrounded by countryside, with the Old Man of Coniston as a backdrop and with views of Coniston Water, this luxurious, contemporary, converted property has been tastefully and thoughtfully designed by award winning architects Ben Cunliffe.

In 2020 Gatesgarth was awarded the prestigious prize of Best Residential Build at the Northern Design Awards, highlighting the build and design quality of the property.

Using creative cutting edge design the property has been built to the highest standards and showcases local materials and craftsmen's qualities from stonework to joinery to roofing, to produce a stunning and exceptional holiday home for large families or groups and all within a 5 minute walk of the centre of Coniston, with the many pubs, shops and restaurants it has to offer.

Ideal for those wanting to retreat to a peaceful rural location, but within easy reach of busier towns and local amenities, Gatesgarth is an opulent haven in the heart of the Lake District National Park.

Off the main road, you will find parking for up to five vehicles with a charge point for electric cars.

As you walk towards the entrance of the property, you will be amazed at the quality of the local craftsmen's stonework and the large areas of minimalist glazing in the walls, roof and particularly the front of the property, which has floor to ceiling glass so you can enjoy the glorious views towards Coniston water and allowing the natural the light to flood in.

Such is the impact of this spectacular house that it was a major 6 page feature in the May 2020 edition of Cumbria Life.

Entering the property, you will be met with the large and spacious kitchen/diner, with a long wooden purpose-built dining table built by local artisans and seating for eight on resin chairs made with local Herdwick sheep wool.

The wall to wall and floor to ceiling sliding doors open fully onto the large, quality outdoor decking area, with the option for outdoor dining or taking a dip in the private Scandinavian wooden hot tub; all while basking in your peaceful surroundings and taking in the property's glorious rural views.

Subtle lighting gives the decking an elegant touch.

The unique kitchen is minimalistic and was designed, hand-built and installed by the Rusland Movement, a local Arts and Craft company based in the Lake District.

Of exceptional high quality build its colourful high-end design with Decton worktops incorporates a fridge/freezer and dishwasher, which are hidden inside drawers, and also features built-in oven, microwave and even a wine cooler.

The electric halogen hob is discreetly built into the island worktop, you may not even spot it upon first glance!

A top quality Nespresso coffee machine and Quooker tap, which provides instant boiling water, completes the technology to provide you with the utmost convenience for that morning tea or caffeine fix.

In addition, there's a separate utility room featuring a dishwasher / dryer, sink and additional fridge.

The house has been built for easy wheelchair access from the car parking area to the front door and to the downstairs open plan kitchen / dining area, utility room, large decking area and 2 bedrooms, one featuring a wet / shower room suitable for wheelchair use.

Please note there is no easy wheelchair access to the 1st floor.

Up the uniquely designed staircase, the mezzanine-style sitting room has large wall to wall, floor to ceiling windows that make the most of the views towards Coniston, along with a choice of modern quality seating around the Smart TV and a cosy woodburning stove.

There is even access to a decked balcony area where you can take a moment to yourself to absorb in your beautiful surroundings.

Next door, the purposefully built TV room / snug, with a sofa and bean bags, is perfect for watching TV in private or for children to keep themselves entertained for hours.

The property was built using Structurally Insulated Panels (SIPs) with further added insulation and double glazing throughout to provide a very thermal efficient home.

In addition, to provide exceptional air quality, a heat air exchange system has been installed, along with underfloor heating and supplementary radiators in the bathrooms and living areas.

The result gives the vast space a cosy and homely feel.

The property has been built with the holiday maker in mind, with all 4 bedrooms being en-suite and of equal size, each immaculately designed with built-in wardrobes and furnished with high quality furniture, carpets, local artwork and seductive lighting.

On each floor there is one bedroom with a super-king-size bed and a twin-bedded room that can easily be converted into a super-king.

Each room has its own TVs discretely built into the wall.

The first-floor bedrooms feature velux windows angled into the wall and roof angle to maximise the stunning mountain views.

On the first floor the TV room has a sofa bed that can be converted to a double bed, suitable for 2 children.

Each en-suite has been individually and tastefully designed with their own sink, shower, toilet and discrete lighting.

On the ground floor one of the en-suites has been designed as a wet room for wheelchair access.

On the first floor there's an en-suite features featuring a very inviting oval free-standing bath and shower.

All are finished to an immaculate standard with high-end furniture and tiles in a modern style that suits to the house.

There's also Jack and Jill access to an en-suite on each floor.

Coniston village is just a short walk away, along with a small selection of cafes, restaurants and pubs, along with The Ruskin Museum, where you can learn about the extensive and important history of Coniston.

Coniston Water is a short distance from the property, providing plenty of activity options for watersports enthusiasts, or simply enjoy a picnic and a lakeside afternoon stroll.

• Dogs are not allowed on the furniture or beds

• Dogs must not be cleaned using Gatesgarth towels

• Dogs must never be left alone in the property

• You must always clean up immediately after your dog

• Do not allow your dog to bark freely outside
