    Good base for the beach and Snowdon. Is surrounded by a beautiful working farm with cows and sheep- garden safely enclosed but keep an eye on small dogs, and don’t forget to bring fly spray!!!! Happily recommend and would stay again. Thank you.

  • "This was our first time visiting the barn we were truly overwhelmed with how perfect it was."

    There was literally nothing missing. The barn was so cosy and comfortable. We were close by to all local beaches and walks for the dogs. Would highly recommend. We were there for one week and we didn’t want to go home. We booked again for next year.

  • "The owner was responsive when a problem with the toaster."

    The property is in a beautiful location with great views from inside and from the lovely gardens. We had a great time overall. Facilities were generally good but we found a lot of minor issues that start to stack up. The washing machine was out of order for the full week, the toaster was replaced when reported to be tripping the electrics, the conservatory leaked on the first night (under extreme conditions), no welcome pack with even basics like a pint of milk. No condiments other than pepper. I usually find some bits and bobs from previous guests (eg, herbs, cooking oil etc) there was nothing. No surface spray. As stated all relatively minor issues but for a property circa £1800 for a week you expect more. The main issue for us was the cleanliness of the property. At a glance the property was well presented, bedding was fresh and clean but the floors were filthy. The sofas has crumbs and dirt under them. The tiled floors throughout the open plan living areas appeared to have only been vacuumed as they were filthy when wiped. The surface of the dining table was also dirty with food and crumbs engrained in the cracks. I don't think the owner is local and you can tell. It wouldn't take much to turn around what is essentially a lovely property. All in all a great holiday and property but lacking in attention to detail.

    The view is amazing the resident Peacock was lovely and friendly. The back garden is fully enclosed and made the stay all the more enjoyable the patio furniture and sun loungers were used as the weather was gorgeous. We will definitely stay again. The property is clean and well maintained.

  • "Garth Morthin is a beautiful converted barn in an idyllic situation surrounded by rolling countryside… once there you feel totally relaxed!"

    The barn is equipped with everything needed for a fabulous holiday it’s very comfortable inside and very bright and airy….. maybe a couple of sun loungers would just finish off what is a perfect place to stay! The games room would be great for anyone with children.. it would certainly keep them amused for hours! Absolutely loved the birds that visited so many different species and of course our daily visits from the peacock! We would definitely return and would consider this our new favourite! ☺️

    ! The Barn is absolutely beautiful, garden and views breathtaking and dog friendly . Porthmadog is a wonderful little town with lovely pubs and the best fish and chips ever!! So many wonderful things to do, from a twenty minute walk to the Black Rock beach. Three castles and many beautiful towns within one hour drive.     Kitchen has everything ,spacious living room with views of open fields and mountains ,and comfortable beds . Short drive to the beach and town which has the Glaslyn Tandoori Indian for great food and service . Sygun Copper mine is well worth a visit . Would definitely book again in the future

    We were 7 adults staying here but the 2 bedrooms with 2 single beds in them are quite small, ideal for kids. The rest of the house is open plan with plenty of room etc.

    The views at the rear of the property are the best we have come across from any accommodation we have stayed in, the garden is secure for our dogs who love looking over the wall at their neighbouring sheep, and the barn itself is luxury. The location is perfect to visit many surrounding towns/villages. We will return every year to get our ‘barn fix’

    We had a wonderful time and really couldn't fault the property. Very modern open plan feel downstairs with all the facilities required for our stay. Secluded and peaceful with wonderful views and a big enough garden for the kids to play lots of games. Paul was always at the end of the phone if we needed anything and was extremely helpful in recommending places to go.

    The view is amazing, so peaceful, wonderful scenery. The Barn is very big ample space for everyone. Kitchen is very modern and well equipt. We loved the games room, lots to do in there, snooker, darts and football table. Loads of board games to use, plus dvds. The location of the Barn is excellent, very close to Porthmadog centre, and also the black rock beach.

    It’s just a shame there were some problems with cleanliness and a broken cot. Having said that the owners responded very positively, promised to replace the cot and arranged to investigate at further at hand over.

These types of comments are very unusual for this property as it always receives high scores for cleanliness There was 1 infant on your booking confirmation and the property was advertised as having one travel cot.     Highly recommended. Beds not the most comfortable (but that is a personal preference only). We would however very strongly recommend some wire or similar on the gates at the side and the back of garden to make the rear garden fully 100% dog proof - especially with the sheep just the other side of the fence. We resorted to using garden furniture to block the back gate from our small terrier who was able to fit through it easily.

    Very comfortable furnishings and secure garden ideal for a very happy collie that could watch the sheep in the adjacent fields! The barn has all the utensils and equipment needed, some a little tired but still adequate. We would definitely recommend this accommodation for a relaxed and secluded holiday, with local supermarkets and beaches only a few miles away.

    The cottage was perfect for two couples with plenty of space and comfortable seating and a kitchen with everything you could possibly need. It was also perfect for our two dogs with a safe and secluded garden and access to many dog friendly beaches (from September) and coastal and country walks.

  • "Everything you could possibly need was in the cottage."

    A well equipped kitchen and a great oven where we cooked all our meals for a week for 6 people including 2 who were vegetarian, as restaurants were only just opening after lockdown, and only doing takeaway all our meals had to be cooked in the cottage. Everything was spotless and we felt safe there, beds were good but an improvement from double to kingsize would be welcome. Our dog and granddaughter were secure as the garden was fenced off with gates, it was peaceful and in the midst of great countryside Only one problem was the rubbish was only collected by the council every three weeks, so the green bins and the recycling tubs were almost full when we arrived, as there are three cottages on the site. The internet had only just been upgraded days before we arrived, and had teething problems ,it was almost impossible for more than 2 people to get Connected to the internet which then crashed after half an hour. The owner tried his best to sort it with his tech company, so hopefully the problem is now resolved.

    There is a long list of ‘snags’ that would be easily put right with more attention to detail which this barn definitely deserves. I don’t know if these would be the responsibility of the owner or of Sykes cottages but am happy to discuss these with both to help raise the standard to outstanding!

    Had outstanding views over farmland and hills. Excellent open plan architecture and well appointed kitchen A problem with hot water was speedily dealt with. The sofas were comfortable but shabby.   • "The property was spacious with fantastic views."

    We loved relaxing in the garden with the bifold doors open, looking at the beautiful scenery and watching the cows and sheep wander by. We had difficulty finding the property from the post code though, as Google Maps was convinced that the road we needed to take was not a through road and it tried to send us down a field track! The owner was very helpful on the phone though. Make sure you read and print off the instructions about how to find the property. One of the twin rooms is very compact, more suitable for children than a couple. Twin beds cannot be pushed together unless you leave the door open! We loved nearby beach, not crowded even on the hot days. The sand is so soft, great for walking on and building sandcastles! The property feels very private and secluded, but there are lots of convenient supermarkets and restaurants within a short drive, and some great local restaurants. Perfect for relaxing with the family. We would love to come back again.

    The property Has superb facilities being short of nothing. We have stopped here before and will be booking for next year. The owners came over one weekend they have their own property next door, popped round to say hello with a bottle of wine. If you want a relaxing setting with the sounds of owls and sheep with a beach 1 Mile away stay here, great for dogs. Highly recommended.

  • "This is the second time we have stayed at the Barn and it didn't disappoint again."

    Clean, warm, welcoming and comfortable, with a well equipped kitchen (although there were several items not there that had been the year before, although nothing that you would need on a daily basis.) Its a lovely walk on the footpath through the fields to the beach and we didn't need to use the cars everyday. The beach stretches as far as the eye can see and at low tide you can round the promontory at either end on the sand, however the dog friendly bit of beach doesn't include the area nearest the point with the caves and where you can walk round to Criccieth. Make sure you check the signs on the beach before taking dogs on there. Would definitely recommend staying here if you can get booked. We were already limited on times for next year !

  • "This is our 3rd visit and we have already booked a 4th."

    Really really clean and very well equipped cottage in a beautiful setting. There is a problem with the hot water system though as it went off after our 1st night and was off for 2 days. We phoned the owner who talked us through how to switch it back on on the boiler which wasn't easy and it kept going back off again repeatedly. This was a prior problem the owner was clearly aware of before we arrived as the front cover of the water boiler had already been removed. The only other dissapointment was on our last morning we were ready to vacate by 10am as per the rules but the gardener arrived at 7.30am to cut the grass with a noisy mower in front of the large glass windows leaving us with no privacy and then the caretaker/cleaner turned up at just after 9.30am and parked up to wait for us to leave. Not the quiet last few hours of peace and relaxation before our long journey home that we had paid for and planned. Despite these small issues though we really love the cottage and will be going back.

    The attention to detail on the property is second to none. The location is great, everything within easy travelling but you still have a quiet remoteness when at the cottage. Had a problem with the hot water, but it was sorted out very quickly, the owner was amazing, that's what makes the difference, very impressed. There were three generations of family holidaying, teenagers, parents and grandparents and we all loved it and would go back.

  • "Beautiful property in a wonderful location close to beaches and mountains - accommodation is very comfortable with bedrooms over ground and first floors - a double and twin plus bathroom on each floor which makes it ideal for 2 couples or 2 families."

    The huge lounge, dining and kitchen area is practical and well furnished and the ability to fold back all the patio doors (bifold) makes the patio into a seamless extension of the indoor space for perfect meals outside and relaxing over drinks while enjoying the views. Walled and fenced back garden is a safe space although dog owners need to be aware that that the fields around the property are likely to be full of sheep!

  • "A lovely place to spend a week with the family."

    The barn was everything we hoped for and more. Well equipped kitchen, including a stick blender, electric hand mixer and slow cooker. Bedrooms were comfortable and clean as was the living area. Loved having the underfloor heating and we did have the log burner on one evening. Would like to be able to take more than two dogs and to be able to leave them in the Barn if they were contained as it precludes doing some activities as a family such as White Water Rafting and the Zip Wires. Lots of lovely walks from the doorstep and it is only 1 mile to the beach by road or slightly shorter by footpath. Great to have washing machine but weather wasn't always good enough to dry stuff outside.There is a clothes airer though and the huge glass doors across the back combined with the underfloor heating meant we could get stuff dry in 24 hours. Thoroughly recommend the Barn and we have already booked for next year.

    excellent property Well appointed fantastic views and a delightful patio area, the garden is enclosed so our Border Collie could roam around without is having to worry. 15 minutes walk to the beach. A couple of lights out which we informed the owners to sort. It must be popular as we have tried to book it again in September but it is fully booked this year just about So in short if you want a get away from the crowds in rolling countryside in luxury no light pollution at night just the sounds of owls, go here.     Everything required from a holiday let. We packed a few things that are normally missing (potato masher, fish slice, decent frying pan) we were pleasantly surprised that none were needed. More than equipped for a family of 7 plus dogs, we were so impressed we have tried to figure where we can slot in more time here. Only down side was the house is so well insulated that we struggled to make good use of the log burner but that is a probably the best negative that could be found :). All in All a lovely place in a great location, easy to get around, close to lots of main road links yet in the middle of nowhere. Black Rock beach is a must, our dogs loved it, with the added bonus you can drive on the beach so can pick your spot park up and walk as far as you wish!

  • "Excellent barn restoration, clearly benefiting from serious capital investment for the development."

    Set in an attractive scenic, apparently isolated, location yet within easy reach of supply shops at Porthmadoc. Lovely! The barn benefited from quality slate flooring throughout which ran into the patio area, accessed via bi-fold doors. Good outdoor seating and comfortable leather seating inside. Generally equipped to a high and comfortable standard. All in all an excellent property that few would feel unhappy with, however I do have a few small caveats that detract slightly: 1) Not really suited to 8 adults (well at least not 8 equally): - Two double rooms were pretty good and two twin bedded rooms were really pretty poor by comparison - only suitable for the "poor relations"! - The smaller twin rooms were really better suited to child accommodation and had VERY limited floor space. - One twin room had no wardrobe and only a very small chest (wardrobe cupboard across hall) - this would be better fitted as a single room. - Another twin had beds, end to end, and a very small, shabby wardrobe - quite out of keeping with remainder of barn furnishings. 2) Cleanliness and presentation not quite 5 star: - Whilst by no means filthy or squalid (as some low rated accommodation can be) the cleaning turnaround team should try harder. - It's churlish to suggest it's not a lovely property, but it's a little let down by minor issues detracting from it's 5 star potential. - e.g. Corners hadn't been properly cleaned in bathrooms. - e.g. One could easily find cob webs and a little dust via close inspection, suggesting only a superficial clean and a bedding/towel change. - T towels (minimal supply, despite direct query and assurance there were plenty) looked grubby. Of the two, one was more like a red towel. - Kitchen equipment was seemingly haphazardly arrayed in different cupboards, some proving hard to find. - Some equipment possibly missing. - I was glad I brought my own sharp knives and other kitchen kit (following kit query) so wasn't caught out - apart from T towels. 3) Technical kit / facilities generally good but a little variable: - Good to have a shared games room (pool table, books, CDs, DVDs etc) only issue was key not available until 3rd/4th day. - WiFi signal very poor and often unusable. Separate WiFi code advised during week - this was better, but still not great. - Chopping board set provided after we rang to say we couldn't find any boards (we did later find in an isolated cupboard) but this demonstrates the owner/Sykes commitment to delivering quality, which we appreciate. - Mugs were a little limited in number meaning regular re-cycling needed. Ideally there would be a few more. Plates probably OK. Glassware variable. We brought additional cookware to ensure we had that which we felt essential for self catering. - Lighting set-up was very elaborate and a little hard to operate with themed zone modes alone, not always suiting our needs. Quite hard to ascertain how to override for multi zone use. Whilst we liked, we felt it was perhaps "a bit to clever for it's own good" and needed clearer programming. Notwithstanding the above "niggles" the barn really is a quality property set in an ideal location and provides the basis for a most enjoyable stay. Provided one books, knowing that two small twin bed rooms are far below what the main two doubles offer then one won't be surprised. Don't expect the cleanliness of a daily serviced 5 star hotel and accept that all properties suffer from a little wear and tear and you will likely be delighted with this barn.

    Plus we went further afield to the Talyllyn railway and Betys y Coed. With 2 small grandsons the fully enclosed garden, with sheep to see through the gate, was a real bonus. We thoroughly enjoyed our stay.
