  • "We have had a very pleasant relaxing week in this clean, comfortable, peaceful cottage."

    We feel fully recharged after our break. The dogs loved the enclosed garden. There are many things to do in the surrounding area and the scenery is stunning at this time of year as you drive to explore some of the nearby towns. We thoroughly enjoyed our time at the cottage and would recommend it.

  • "Good location with great outside enclosed space for the dog."

    Modern interior, with well stocked kitchen and comfortable beds. Two bathrooms was great but ensuite shower head needs looking at - it sprayed all over the room. Easy to walk to and along the river for beaver spotting and some red squirrels out the front. No walkable shop but close to Dunkeld for fish and chips and co op or short drive to the Nisa in the next village. Also highly recommend the Dunkeld vet if needed.

  • "First impressions were amazing then went into the en-suite and was so disappointed to see black mould all around the shower base and paint flaking off the ceiling above the shower."

    It is impossible to use the overhead shower unit as it is so corroded the water goes everywhere and ends up covering the bathroom floor.

  • "All good. Location quiet but convenient for local attractions."

    Only constructive criticism would be to add a decent bread board and knife. There was one single compressed log in the basket. It wasn’t cold so we neither needed to use the compressed log or buy some..We took out a National Trust Scotland membership which gave us some purpose and focus for the week.

  • "We had a fantastic week as a first for this part of the country and fell in love with the area."

    The property was perfect for us, although we were supposed to be a party of three instead of the two so the two bedrooms and bathrooms were not required, but would have been perfect. The property was actually better than the pictures portrayed especially in terms of the location and presentation which is not always the case. The only negatives that meant we have not given top marks is that there was no welcome pack, disappointingly and crockery could do with overhauling and increasing. A dishwasher instead of a washer (as keen cooks) would have been preferred but this is not a huge negative neither was the lack of toilet roll on offer. We couldn’t fault the cleanliness or comfort and we would so so love to return without hesitation.

    The cottage is in a fantastic location and we enjoyed so many walks nearby. The log burner and comfy sofa were for the dark autumn evenings. The dogs loved the garden, although our spaniel did nearly manage to wiggle under the gate, so we kept him on the lead after that! We had such a great time we’ve already booked to return next year.

  • "This cottage is beautifully decorated and located however it was hugely let down by poor housekeeping."

    When we arrived we spent the first half an hour cleaning, the floors had not been swept and the kitchen surfaces including the dinning table were covered in crumbs. Only the middle of the carpets had been hoovered, there was dead flys all along the edges and also on the window ledges. I emailed over a review the day after check out and haven’t had a response.

    Dear Guest, The things as described by yourself are without a doubt not acceptable, I have passed you comment onto the cleaning team for an urgent response - thank you for bring it to my attention. Unfortnally this is the first time I am hearing about any issues you had during your stay, I wish I had known at the time and I would have rectified immediately.     The bed was rather small. Caputh is a hamlet without facilities, There is a little supermarket in Dunkeld. Beautifull surroundings for nature- lovers: birds, a squirrel in the garden....very peaceful.

  • "This is a lovely property in a quiet spot."

    Sofas and beds are comfortable, which makes for a pleasant stay. One thing we were surprised by is having to remove the garden furniture cover, no problem but never had to do it before. We went to hoover the night before we left only to find the hoover absolutely full and very smelly so went no further maybe this is the reason we found a small pile of dog hairs in one corner (we don’t have a dog), and as a seasoned holiday home person I would like to make a suggestion of a decent pair of scissors for the kitchen. All that said I would recommend this cottage.

  • "Lovely location and a nice property, generally very well equipped and nicely presented."

    I do have a few recommendations though: The towels could do with replacing, preferably with larger, thicken ones. Additional crockery would be nice and there was only one glass tumbler, everything else was wine or pint glasses. If it’s a non smoking property don’t allow the cleaners to smoke on site. There were cigarette butts in the gravel and in a metal pot by the back door. Some outside light bulbs have cracked/broken and need to be replaced.

  • "This cottage was a little bit of luxury in a quiet spot accessible to many areas around."

    We visited Edinburgh, Perth, cairngorn national park, Pitlochry, Blairgowrie and a gorgeous river and forest walk just over the bridge from the cottage and a walk from dunkeld as well as the hermitage. The cottage itself was very clean and tidy. Had everything you would need. We throughly enjoyed our stay. A week was not long enough! The large enclosed garden was wonderful as well as the large but cosy living area. We will recommend and visit again. Thank you for sharing your beautiful cottage with us!   • "This was a great choice for two of us (and the dog)."

    Not sure how four would manage if cooking meals. Needs a decent size frying pan, probably a decent set of new pans overall and new dining service rather than the mush mash of bits and pieces. Would also benefit in the kitchen cupboards being sorted out to give more room for guests. The accommodation though is well designed and looks spectacular and is very comfortable. We were there at Christmas and the fantastic log burner was really appreciated. This was a bit of an exploratory visit for as we intend to return to the area with mountain bikes. The property has a huge garden but no storage for bikes other than to take them into the house. Adding a decent size lockable shed to store bikes and other sports equipment would expand the range of potential users for this property. All in we really enjoyed our stay here.

  • "As 2 adults in the twin room, we struggled for storage."

    It really needs some type of drawer units in. Also the sink in the bathroom, for all it looks quirky, is impractical to keep clean. Overall, we had a very enjoyable week and found the property very clean.

  • "We arrived on Saturday 27/8 ."

    It began to get chilly in the evening so we turned up the thermostat, nothing happened, the man next door was the father of the owner and we asked for advice, he said he wasn't very sure but to turn it right up and see, eventually there was a trickle of heat but very small. The next day (Sunday) we spoke to the father of the owner and he said he would phone his son. There was no heat coming through at this point. He did so while I stood next to him .The owner asked me to connect to the internet. He said the heating was controlled by app and there was an error showing... We were told an engineer would come the following Tuesday! The owner asked his father if he should come to the property and he said no... We were basically left with no heat ,there was a stove and we used it one night but it was horribly hot and we just wanted ambient heat we could control,especially in the bathroom which was very cold. We left keys for the engineer ,when we returned from our day out there was a note from the father of the owner saying they weren't coming until Thursday and 'sorry for the inconvenience'. The engineer told us there was a software problem... We were leaving on Friday ... I phoned Skyes to complain and asked for some heaters to be delivered, explained all of the above. I spoke to a very unconcerned woman, who said they would be in touch. I was sent a complaint ref, but I never heard another thing.We are now at home and still nothing from Sykes or the owner. We spent every evening sitting with blankets and hot water bottles on our laps. It was very unpleasant and put a real downer on our week.I will hopefully hear from somebody at one point but I am not holding my breath .Very disappointed clients, won't book with Sykes again .

    Thank you for you feedback, we are sorry you felt so cold in our cottage, we did have a issues with the heat pump during your stay (which is now resolved) which means it was only working to 50% capacity. There was still heat emitting from the radiators but not at full working capacity. We do provide a lovely wood burning stove, sorry this was too hot for you. We were monitoring the cottage temp during stay as we knew there was an issue, and I know the internal temp of the cottage never dropped below 21C. The issue that has now been resolved seem to stem from someone switching of the outdoor units main power supply. Property Owner

  • "Loved our stay in this cottage it is stunning and the location is superb."

    So peaceful and well equipped. Plenty walks on the doorstep which our dog loved. Hamper gift was very much appreciated and was a very kind gesture. Couple of tiny issues such as lack of cupboard space in kitchen for groceries due to a high volume of cleaning products being stored in them. They could do with a little tidy out to free up some space. A bag of salt for the patio slabs could prevent an unwanted accident as they were pretty slippy after a cold snap other than that the place was perfect. We will most definitely rebook for early next year as we loved the cottage and watching the sunrise from the living room window each morning was a joy. I felt so at home I didn’t want to leave.

  • "Fabulous cottage, well equipped and very comfy."

    The welcome basket was lovely with a scotch and sweeties. I particularly enjoyed the irn bru bar but couldnt find anywhere else to buy them. The en-suite shower was great. We were lucky to have good weather so enjoyed sitting out in garden both for breakfast and evening drinkies! The dog loved the garden as plenty big enough for ball throwing. Great base for exploring the area. We highly recommend.

  • "Looking at the front of the cottage you’d never guess how stylish it is inside, there’s lots of equipment for cooking, (except a colander), nice to have a coffee machine, radio, sky tv and WiFi too."

    Very cosy with the log fire on in chilly evenings, and despite being May, this year has been cold. It felt spacious inside and the garden was a decent size, our dog found a large dog ball which he enjoyed playing with a lot. It’s fully fenced off so no worries about escapes. Nice walks along the river straight from the door, Dunkeld is lovely and the Deli and both Bakers were great for bread and treats, we tried the evening tapas at the Deli and it was fun and very tasty, also had a great evening meal at the Meikleour Arms, with a short detour on the way back to see the worlds tallest hedge. Birnam Hill was a nice walk for views and a picnic lunch, also the river walk from Dunkeld. Glen Lyon was well worth a car trip with a stop at Bridge of Balgie for a light lunch, stunning scenery. Definitely would be happy to return to Middleton Cottage.

  • "Once it warmed up, the open plan sitting room and kitchen was comfortable and a relaxing place to be."

    However, the main bedroom let it down a bit as the double bed was uncomfortable and pretty small. A dishwasher would have been a welcome addition too. The shower rooms were very nicely finished and modern.

  • "The property was beautiful and overall was comfortable."

    However there were a few issues. 1. The welcome hamper contained several significantly out of date products. 2. The crockery was mismatched and not very nice (out of keeping with overall high standard of property). 3. The towels seemed thin and old and I thought they had an unpleasant smell. 4. Bad smell of drains in the bathroom - we had to buy various air fresheners as the smell was so foul. 5. I didn’t find the heating warm enough, even when turned up it didn’t get any hotter. But at least there was the fire, which was lovely. Overall a lovely property but let down by the issues stated. Great to have Sky TV. Peaceful location.

  • "Lovely cottage with a very homely feeling."

    Unfortunately, the maintenance of the shower silicone sealing in the en-suite needs some addressing. There is unsightly mould in a couple of spots in the corners. The general housekeeping is good but when cleaning before we departed there was a lot of dust under the couch in the sitting area. All the cups and glasses were not 100% clean on arrival. The ceramic hob was in need of attention before use... The baking trays need to be thoroughly cleaned. I'm being very picky but when spending over £100 per night one expects an establishment to be 100%. I don't know if the owner's themselves do the cleaning or a contractor does it but they need to be more vigilant.... Otherwise it's a very comfortable cottage in a quiet location. Enjoyed our time there but spoilt a wee bit by the comments above regarding the cleanliness. May well return in the future.

    An extremely well equipped cottage with a lovely ‘welcome ‘ basket, what more could you want! Very peaceful, with a walk along the riverbank or up through the trees. An ideal location for central Scotland and the Highlands. We found the Co-op in Dunkeld was ideal for essentials. Will definitely visit again.

  • "This immaculate, beautifully finished cottage was a fantastic base for exploring the local area."

    The cosy, well equipt home was a delight to return to at the end of the day for two of us and Molly the dog. The thoughtful welcome pack made it easy to settle in on our first day. The pictures did not do this property justice, situated in a quiet village but near enough to local towns with a range of shops, cafes and pubs making cooking an option not a necessity. Dog walking from the door as well as easy access to longer distance walking with nearby forest/hills. Couldn’t recommend this cottage highly enough and aim to return soon.

  • "This is a really nice cottage but it really needs space to hang coats and put boots,bags and shoes away,There was a closet near the back door which would have been ideal but was locked."

    There are no drawers in the bedrooms to put clothes away in ,which meant the bedrooms looked a bit messy. also for such a smart cottage the crockery and glassware were not really up to scratch ,especially for laying a nice table at christmas. The owner was very accommodating letting us check out late because of an ageing parent. He also left some extra wood for the stove. We all had a relaxing ,traditional xmas and would return

  • "1 Middleton Cottage is a great cottage in beautiful surroundings overlooking fields which run down to the River Tay."

    It is a very quiet location...the only sounds are the sounds of birdsong...delightful! It was in a good central location, easy to travel to major tourist areas in all directions. Some excellent restaurants nearby. The cottage has been renovated and furnished to a very high standard, with lots of homely, cosy touches. The eco heating system is very efficient and heated radiators, heated towel rails and water extremely well. We loved it!

About the location

DUNKELD

Dunkeld 4 miles; Blairgowrie 12 miles; Pitlochry 13 miles; Perth 14 miles.

The River Tay flows through the small town of Dunkeld and there are plenty of places to enjoy the views, either from the cathedral gardens or from the Taybank bar where you might be lucky enough to hear some impromptu music performed. The town itself dates from the 9th century and boasts a wealth of history from the Dark and Middle Ages to more recent history with Thomas Telford’s bridge over the Tay. The forests surrounding Dunkeld and nearby Birnam are known as Perthshire Big Tree Country and are celebrated in Shakespeare’s “Scottish Play”. The Hermitage is a National Trust site of beautiful forest which contains Ossian’s Hall of Mirrors, a folly built as a tribute to the 3rd century blind poet Ossian on a rocky outcrop near the Black Linn waterfalls. With the Loch Of The Lowes nature Reserve nearby and also the Victorian village of Birnam with its famous Birnam Oak and a Beatrix Potter exhibition marking her regular visits to the village, this area is one of the most spectacular and varied in Scotland and well worth a visit.
