  • "Lovely property in a beautiful area."

    Unfortunate that the cleaners were still there when we arrived after 5PM when the property should have been available by 4PM. Duvet cover found with blood stains on it when retiring for the night requiring us to change the linen from another bed. It is asked that owners of animals remove faeces from the garden area which we did however, there was lots of evidence that others had not bothered. This may be due to the requirement of some garden maintenance. These things aside we had an excellent week.

  • "On arrival the property was just like the picture, inside it was much larger than I thought."

    Everything you needed was there the kitchen was very well stocked with everthing neededThere was more than enough space for all of my family The house was extremely well cared for and clean. The beds were comfortable and plenty of bathrooms to go around. The garden was great for the dogs and with plenty of walks nearby..It is a beautiful house and I would recommend this house for anyone's holday in a beautiful part of the country.

  • "We had a great time at Comraich House."

    Lovely spacious house at wonderfull location. Nice and clean with everything you need. When we've been leaving we wished that we booked it for longer. The only problem were the tiles outside - when wet they are quite slippy. But overall very happy with our stay. Thank you for having us.

  • "We had a wonderful 2 weeks in comraich house."

    Unfortunately I wasn’t well so most of the time we were at the house. It’s laid out beautifully, lots of space, comfortable beds and sofas. Every window had a lovely view. It’s the first place we have stayed where there was no welcome pack whatsoever. The position of the house was lovely overlooking the loch. We would definitely stay again. .

  • "This is our 4th year at Comraich House."

    What can we say, we love the area, the tranquility of the woods and loch as second to none. The house meets all our needs (3 Adults & 2 dogs), we love looking out of the kitchen window and seeing deer early morning, then sitting listening to the birds. As previously commented and along the same lines as everyone else, a second shower would be really useful. The new WIFI is much better, thank you. Thank you once again for an amazing stay.

  • "Comraich is a very comfortable spacious house, beautifully-designed and well-situated in lovely countryside."

    It was also very clean! Suited to a large family, with abundant hot water for baths after long walks in the wilds and drying space, we had a very pleasant stay, thank you. ( Some minor observations include : there was a wet dog smell in the sitting room that lasted all week ; some of the larger window blinds need refurbing as they’re very difficult to use, with broken central supports ; the garden looks relatively unfinished and neglected ; but these things were overlooked in the general pleasure of being there.) Overall, a great location for a comfortable family holiday.

Being dog people ourselves we welcome dogs but hope all guests follow the protocol of using the utility room shower to wash them off and dry them after long muddy walks on the hills or in the forest.   • "Truly amazing property - very tastefully decorated with a lovely feeling of space throughout and very clean and well equipped."

    In a wonderful quiet location with rugged enclosed garden which our dogs loved along with splendid forest walks from the doorstep. Access to the loch for morning kayaks and swims was a huge plus and so peaceful - never saw another soul out there. All in all a fantastic property we really didn’t want to leave

  • "What an absolutely stunning place!"

    The house is amazing. Modern and spacious but also cosy and homely. I actually looked it up to see if it had been on Grand Designs! The location right next to the loch is so gorgeous. It's peaceful and quiet and so relaxing. There are some great places within about an hour's drive: Blair Castle with a live bagpiper; the Falls of Bruar - just walk up behind the House of Bruar shopping centre for stunning views. The new internet works brilliantly, which was a lifesaver for our 14yo. Minor feedback points: As others have said, a proper shower would be good in the main bedroom en suite. Could do with a drying rack for dishes you wash by hand. A curtain on the glass door by the shower in the utility room would be nice. The living room smelt of dogs.

  • "Splendid house that all the guests including the dogs thoroughly enjoyed."

    Facilities were excellent but do agree with previous reviews that a second shower unit upstairs would be helpful. New wi-fi system is very good and we had no problems with it. Owner was very helpful and answered all our queries quickly. Midgies were a pain but this is Scotland. Would certainly recommend property and hopefully will come back in the future.

    Great to get this feedback particularly on the new wifi system. We will continue with a phone line in the house for guests to use for UK calls, though Teams and Zoom are now excellent online We will get a quote to fit a shower unit to the east master bedroom and go ahead with this if it makes sense Do please come back whenever you like...no midges in the cooler months!   • "Beautiful modern house with stunning views, facilitated by the huge windows."

    Comfortable and well equipped, mostly, with one or two surprising deficiencies - only one decent sized chopping board, only two tea towels, no mirror in one of the bathrooms, no instructions on what to do with glass recycling. We couldn’t get the TV to work, and the wi-fi was pitiful.

    These were our last guests (using to BT line-based system that most have to use around the loch) before we fitted the wonderful new Starlink satellite system which is a game-changer, giving us comparable wifi speeds with urban locations So from now on even the kids will be happy with their download speeds There are definitely 3 chopping boards in the kitchen as we were there ourselves the following week. All recycling is handled by Piroska at the end of the week..guests just separate into the bags provided please We are short of a mirror., we noticed ourselves and will put in another one Meanwhile it's great to hear these guests enjoyed the week and the house in particular Property Owner

  • "Lack BBQ surprised us."

    The garden area could have been tidier and maybe more thought gone into families staying in the property.. outside games? Swing? Climbing frame?

    The garden is consciously kept wild to match its setting on the edge of the forest. We often get Pine Martens and deer as a result which is a wonderful reward. We do get the grass cut twice a year and the benefits in biodiversity are really what we are hoping to achieve In terms of play equipment there is an adventure playground in Kinlochrannoch. I guess we could consider putting a swing onto the adjacent annexe land which we own but I worry about whether we would need to up the insurance to cover this. Besides this is the first time this suggestion has been made over the years so perhaps we will wait and see if others wish to go down this route With regard to BBQs we are happy to let people bring disposable versions but we do worry about how dry the forest gets in the summer months so we ask guests to be careful and leave no trace Property Owner

  • "Beautiful house, big, comfortable and well equipped!"

    Large enclosed garden which our dogs loved. Plenty of crockery and utensils, cups, glasses etc. we really enjoyed our week. Like others before me, I really think they should consider putting a proper shower unit above the bath in the master bedroom. In fact why not the other bathroom as well? It’s a huge master bedroom with en-suite but my wife & I both found ourselves using the shower in the utility room, which wasn’t quite “en-suite” ! Oh, just a l couple of wee things , some champagne flutes would’ve been nice. Everyone is drinking “fizz” these days! A basin and draining rack for the kitchen. Not complaints, just observations, we had a great time!

  • "Loved the house and location, Clean comfortable and well equipped."

    Only irritation being the swarms of midgies which meant windows needed to stay closed despite the heat. No phone signal and limited wifi - which was completely taken out by a thunderstorm (not that a digital detox was a bad thing!)

  • "This property is exactly what we wanted, Remote and peaceful whilst providing the quality of furnishings that made the stay great."

    the only very minor downside is that you seem to run out of water some times so im not sure if there is a supply issue. dogs loved the place and the walks around the area are stunning.

However it may be that if the washing machine and/or the dishwasher are in use when the hot tap is run, it can seem slow.   • "We loved Comraich House."

    I don’t think the picture do it justice. Firstly there is nothing close to the property, it’s quite far around the loch. The views from the house are amazing, has a massive garden which the dogs loved. There are plenty of walks for dogs around the house. Everything was spotless. It’s extremely well equipped. Plenty of glasses, cups, plates and cutlery. The beds where comfortable, the house is nice warm and cozy. The double bedroom on suite could use a mirror as there isn’t one in there, and the blinds came down in the twin room but these are minor issues. There are games, books and dvd’s. There is wifi however it’s patchy at best. I don’t think there is anything that can be done to rectify this. We had arranged for a Morrison delivery as there really isn’t any shops close by. I watsapp the owner and he was super friendly and helpful. We also met the house manager and she was lovely.

  • "We had a truly amazing 3 generation family holiday at Comraich House."

    The house's location, with the loach view and the magic Rannoch Forrest, makes it a perfect place for total relaxation. The beautiful house is the perfect place to stay for a family holiday, it is spacious, cosy well equipped. The big kitchen with the great views makes cooking and eating an absolute pleasure. We highly recommend staying at Comraich House.

  • "We have recently spent a lovely week at Comraich House, 3 adults, 3 teenagers and a dog."

    The cottage is very remote, the road to the nearest village of Kinloch Rannoch is single track and around 7 miles/20 minutes whilst Pitlochry with all its shops and cafe's is around 30 miles/45 minutes. There are lots of lovely shops and cafe's in Pitlochry, including a very high quality butchers and a well stocked Co Op. The tea room at Rannoch station was very nice, well worth a visit and the village of Aberfeldy is around 25 miles/50 minutes away. There are lots of walks and cycling paths nearby, some further afield like the Hermitage and Faskally woods are worth the travelling too. The house is just as described, set in beautiful woodlands and right opposite the Loch. The gardens were well loved by our dog who enjoyed exploring safely and the outside table got plenty of use in the sunny weather. The house is large, airy and well equipped as a home away from home. The internet is indeed very slow (as described), you couldnt really use it for browsing but emails came through intermittently. There was no mobile phone signal at all but a landline phone is installed just in case you need to access the outside world, the TV had Sky along with a few DVD'S for the evenings and there were board games & books for any rainy days. The sitting room was well laid out and comfortable with plenty of space for everyone, it was nice having the patio doors in here open on sunny days. The kitchen was well equipped, although the dinner plates didn't fit in the microwave and there was no whisk, otherwise it had everything you would need. The kitchen also had a large dining table which we used most of the time making the separate dining room a bit surplus to requirements. You could probably convert this area to a downstairs bedroom for less mobile customers. The downstairs utility room was really useful with an extra fridge and chest freezer for larger groups as well as a downstairs shower which came in really handy. The 4 upstairs bedrooms were lovely, two were ensuite and there was a family bathroom as well. 2 out of the 3 upstairs bathrooms had baths with hand held shower heads whilst the third was a walk-in shower. We all ended up using the walk-in shower ensuite, or the downstairs shower for ease, so adding shower fixings over the baths in the other two bathrooms would make things a lot simpler for most families. Water pressure was good for the first person to shower but some time is needed between users for the pressure to recover. The whole area had a power cut on our first night in the cottage just as we were cooking dinner, luckily we have been holidaying in the Highlands for 20 years so were well prepared for this. We had plenty of torches and had brought a BBQ with us so managed to finish cooking the meal by torchlight, however a few torches and/or candles readily accessible in the house would be helpful for anyone less prepared for this. We weren't sure what to do with our rubbish when the bins were full so we emailed the house manager on the details provided and he replied quickly explaining the housekeeper would dispose of it so no need to put the bins out on a set day. All in all the house is lovely and we would recommend it, a few tweaks as mentioned would make it even better.

We have booked the house ourselves in mid October and will be addressing the small things that need to be updated, replaced or changed. One of the constraints with a property this popular is that you do get a little wear and tear from enthusiastic guests and there is often little opportunity to do these jobs between bookings.   • "We throughly enjoyed our stay."

    The house was so spacious and really good for the dogs. Being able to leave the house and enjoy all the tracks for cycling and walking the dogs. The road outside was excellent for cycling on plus the loch was close for watersports. We all loved the house it was a beautiful layout.

  • "This is a fabulous house, very well furnished & spacious."

    We enjoyed a really chilled week (emphasis on chill as the weather wasn’t great). The location of the house & surrounding area are really beautiful with lots of lovely walks. Country Store (8 miles) has a good supply of most essentials but it’s worth arriving well stocked as it is quite remote & whilst 8 miles might not seem far, it’s single track road with passing places all the way. Our only negative comments were the lack of kitchen scales (plenty of cake tins which takes blind baking to a new level!) & no mirror in the en-suite upstairs bathroom which made it impossible to have a shave. Not a problem as there were only 3 of us so we could spread out & use the main bathroom but if we had been a full house it would have been.

  • "We had a fantastic stay in Comraich House in June this year."

    6 adults, 1 baby and 2 dogs. The cottage is very spacious, clean and well equipped. So very big. We did two walks from the cottage up into the hills and forest with brilliant views and saw on osprey over loch Monaghan. Rannoch Station is worth a visit along with Loch Laidon’s beach on a sunny day. It is 15 years since I climbed a Munro, so the challenge of Schiehallion called, which I conquered, but it may be another 15 years before I do another. Comraich house is a great place to stay.

About the location

KINLOCH RANNOCH

Pitlochry 20 miles; Perth 46 miles.

Kinloch Rannoch grew from a tiny hamlet in the mid 18th century under James Small who had served in Lord Loudon’s Regiment and which consisted of discharged army soldiers and crofters who had lost their land. Roads and bridges were improved to allow ease of movement for soldiers at the nearby Rannoch Barracks. The Sleeping Giant is a hill near the village said to resemble the upper body of a man and local legend states the giant will awake upon hearing his master’s flute playing. The main activity today is tourism and Kinloch Rannoch is ideally located for walking, sailing and angling. The small market town of Aberfeldy is close by and boasts a cinema, leisure centre, restaurants and shops. The town is also the setting for scenes in the Outlander TV series. The tourist town of Pitlochry is also nearby and provides many shops, cafes and restaurants as well as the famous Pitlochry Festival Theatre boasting a different show every night of the week.
