"The photos do not do this property justice."
It's a fabulous apartment for 2 couples. The master bedroom is actually a huge suite. The location is great too - only a few minutes stroll from the shops and with easy access to the trail to the woods. The only very minor issues were that some of the lamps had no bulbs in them particularly in the smaller bedroom and there were only 4 forks in the cutlery drawer - lots of spoons and knives though!

"Property was fine."
Only one bedroom was en suite not as advertised although this was not an issue for us. Correspondence with owner was good. Sakes send too many emails. Reference in emails to "usually" such as the owners usually ask you to.... As a guest I need to know what is required not what may be required. I have asked for a vat receipt twice but sykes have yet to supply this. They refered me to the owner for this. The owner is not who I payed so sykes must issue receipts.

"We absolutely loved our stay at the penthouse."
It is a beautiful property that is kept to a high standard. It is fully equipped with everything you need and perfect for a relaxing break. You can park right outside the property which is handy. It is close to some stunning scenic walks and close to the beach as well. Moffat town has everything you need, shops, restaurants, cafes and takeaways within a 5 minute walk. Missing the penthouse already, will be recommending to my friends and family. Would love to return soon.

Shame the main entrance door area is not very welcoming but this didn’t distract us from enjoying the apartment. Would have been good to be able to see up into the bell tower better via the window. The apartment was excellent, the facilities were great and the location superb.

It’s well equipped, clean and comfortable, with lovely art pieces throughout. Moffat is a great location for exploring the area. We’d happily return to this accommodation if we’re in the area again.

"It’s a very comfortable and unusual property with character."
It has a really nice master bedroom suite. It is well located for access to the town of Moffat with everything in walking distance. A number of things didn’t work or were missing which suggests the property is not that well maintained. You have to be ok with stairs as it is three floors up which wasn’t a problem for us. The apartment could be a bit claustrophobic as there are no clear window views but there is sufficient light coming in from existing church windows and skylights. We only stayed 4 nights which is probably ideal in this sort of property.

"Everything about the apartment was wonderful except for kitchen facilities."
Limited and cracked crockery, no bread knife, empty salt & pepper shakers. These can be easily fixed. Although it was June, we needed the heating on for some of the time. It worked fine, but we were not sure the thermostats were adjusting the temperature.

"Further to my rental of the above property, I would make the following comments."
* On arrival, I found it rather disconcerting that the main entrance, and the apartment entrance used the same key code number for access. Although there was a lock for the apartment, no keys were provided meaning that one left the apartment with a distinct feeling of unease that security was a little limited. Was this an over site in not providing keys, or is there another explanation? * By Saturday evening, the apartment was noticeably cool, and adjusting the room thermostats had no effect, further investigation revealed a boiler that had no visible signs of life! As there was a local agent to contact, we waited until Sunday morning and then after a cool shower, visited the agent. A prompt response was received from the owners, quote “We have had this periodically. It’s a new system but sometimes a water pressure issue” Unquote. The electrician arrived and resolved the problem within minutes. I expressed my admiration and his response was that he knew exactly what the problem was before arrival. He said it’s an old boiler and they he’d been having problems getting spares for it. That boiler failed every 24 hours, usually during the night, ensuring that the underfloor heating was ineffective, and the water wasn’t heated. After the third visit I requested instructions as to how to reset the boiler myself - at least that way it alleviated the need to constantly call for repairs. To complete the sorry episode, on the Thursday before our Friday departure an engineer arrived to dismantle the boiler and fit replacement parts - he arrived Thursday as he’d been told we were leaving that day. We obviously weren’t, communication not at its best. * We saw on previous reviews (March) that one bathroom had an inoperative radiator, since March that problem has still not been addressed, it’s still inoperative. * The other bathroom came complete with a red bucket under the sink. Unusual? Undoubtedly, but it did serve to collect all the drips from the leaking sink. * Finally, as has been mentioned in other reviews, there are many small details that are quite frankly at best disappointing, but taken together manage to prove indicative of a lack of attention to detail. In no particular order, and as mentioned in other reviews: *There is a lovely bread shop in the town but no bread knife in the apartment- there’s several carving knives (one with a broken blade) but no bread knife. Making do, you end up with crumbs everywhere, but…..there’s no brush, neither is there a small brush and pan to clear up. * There a a sum total of four mugs (one badly chipped). So, every time they are used they have to be washed - it doesn’t make sense to use the dishwasher for four mugs. As there is no washing bowl you use the sink - obvious really- or at least you would use the sink if there was a plug. That would be after you’d worked out that the red on the tap produced cold water and the blur produced hot water. (When the boiler was working). * The curtains in the main bedroom are excellent, sadly they are too small to fit the windows, so if you are a light sleeper morning can arrive a little early. * There are numerous lights inoperative throughout the apartment, from stairway lights to under cupboard lights complete with missing switches. All in all, a beautiful location with the potential to be a superb apartment, but definitely not one we could recommend.

"Lovely modern property with quality fittings."
The beds were comfortable and roomy. Additional lounge area in the large bedroom with tv which we found to be more comfortable and cosy for evening. Everything we needed in the kitchen was provided. Lots of steps to climb to get to this property but not a problem for us. We would return.

"Location and uniqueness were what attracted us and this didn’t disappoint."
However, there were a few small but important issues that would prevent us from re-booking. For us there was just to much clutter in the form of ornaments/objets d’art all through the apartment. Surfaces that we required to use; dining table, kitchen island, coffee tables needed to be cleared of these in order to be usable. We found dirty cloths in the bathroom and left in the washing machine. We also informed the owner that the washing machine itself when put on a delicate cycle made a loud banging noise, showing signs something was wrong with the drum. Other simple things like no bread knife, damaged blade on one of the large knifes. No egg cups. No bin in either of the bathrooms. The radiator in one bathroom was not working a few lights in the kitchen area were not working. For us these are the simple things we look for when we go to holiday lets, it is the simple attention to small detail that matters.

The decor and the quality of the furnishings made this feel super special. Moffat is a lovely little town, with charming winding narrow streets, and a few curious places - the oldest pharmacy and the narrowest hotel - quirky!

It has been so well converted from the church with a high level of comfort but retaining so many of the lovely original features. It was within easy walking distance of the village and provided an ideal base from which to explore the surrounding area.

Everything was so clean and tidy really pleased we chose to stay here. Beautiful fixtures and fittings and so comfy. Had contact about the door code a few days before we arrived thanks to Jane for being so organised. Easy to get to and great little town plenty of places to eat out, loved Brodies Russell is a fantastic chef. All in all had a fantastic time and would recommend this place without hesitation.

We went for a much needed family break - my husband our 19 month old son and I. We had a fantastic time - our host, Jane, gave us a very warm welcome as soon as we had booked by offering advice/suggestions on the local area etc. The apartment is absolutely amazing - we really enjoyed staying there and it was a shame to go out!! Even now, several weeks on we are still reminiscing about how much of a great time we had and that we would love to return.

Nestling in the Annandale valley, Moffat developed in the 17th century from a village to a spa town where the sulphurous waters of the Moffat Well were held to have the power to heal and this led to an influx of visitors throughout the 18th and 19th centuries. Many of the buildings in the town date from this period and the present Town Hall was originally developed as a Bath House. The original well can still be visited and is a 1.5 mile walk from the town into the surrounding countryside. In addition to its renown as a spa town, Moffat also grew in stature due to the wool trade and also its position as a stopping point on journeys between England and Scotland.
