The property

The Old Watermill is a stunning home with a self-contained, two-bedroom annex within the grounds.

It has been tastefully and sympathetically converted from a working watermill and the water wheel is still on show.

The house is situated in the countryside, surrounded by farmland, on the outskirts of the pretty village of St Mabyn.

With beautiful, large gardens and tasteful decor throughout, this property is ideal for groups of friends or families looking for a getaway to Cornwall.

You enter the house, up some steps, into a first-floor, spacious kitchen/diner.

The kitchen is well-equipped and encourages guests to cook up a storm and enjoy a hearty meal.

The living/dining room is a stunning space, full of light and is ideal for seating a large party for dinner, or for inviting evenings by the fire.

The main house features four bedrooms, beginning on the first floor, with a king-size bed and en-suite bathroom.

Three further bedrooms await on the lower ground floor, all with king-sized beds and each tastefully fitted to encourage guests to get a good night’s sleep after a day of adventure.

The lower ground floor bedrooms share a spacious bathroom with a large walk-in shower and a jacuzzi bath.

There is also a separate cloakroom and a sauna - perfect for warming up after a dip in the sea.

This wonderful home also offers the bonus of a games room with pool table, table tennis and air hockey.

The garden is particularly special – with many peaceful places to sit and read a book, enjoy the bird life on the lake, or to simply enjoy a drink.

There are little, hidden pathways for hide and seek or treasure hunts and even some tiny fairy houses to be found in two of the trees.

Guests tend to congregate on the deck for evening drinks - the comfy corner sofa and swing seat are perfect for relaxing.

There is also a large table for al fresco dining.

The garden features a small lake and a stream, with pretty ‘Monet style’ bridges across and delightful woodland areas.

There is a BBQ and a fire pit with a good stock of wood for burning so that you can sit out until late and look at the stars.

The annex offers additional accommodation for four / five guests, with a contemporary open-plan living space, creating a light and airy social hub for guests to cook, dine, and relax.

Here the bedrooms consist of a zip/link king-size bed and a king-size bed with en-suite shower room, plus a second stylish shower room.

There is also a double sofa bed in the annex for extra guests.

St Mabyn is a lovely village with a thriving pub and a village shop where you can pick up essentials.

Close to the property you will find attractions such as Pencarrow House and Garden and walks at Poley’s Bridge, whilst fishing can be enjoyed at Temple Trout Fisheries.

You can walk or cycle the Camel Trail or visit the little towns of Wadebridge and Bodmin where there are many independent shops and cafés.

Delve into local history by visiting Bodmin Obelisk, Bodmin Town Museum and Bodmin Jail Attraction.

For a day at the seaside, Polzeath is a favourite for surfing or bodyboarding and water sports facilities can be found at Rock.

Other places to visit include Daymer Bay, which is popular with windsurfers and swimmers, Harlyn Bay, Constantine Bay and of course the famous Padstow.

Newquay is a short drive away with its aquarium, Golitha Falls and Carnglaze Caverns.

A civil parish and village resting in the heart of Cornwall, St Mabyn can be found sitting in close reach of both the coast and countryside delights of the county. A picturesque village, the area is also home to the hamlet of Longstone. with its name deriving from a standing stone which was broken up for gateposts around the year 1850, as well as manor houses including Tregarden, Tredethy, Helligan Barton and Colquite, there's plenty of scenic wonder to be discovered in the area. Visit the coast of Padstow to find even more enticing history surrounding its maritime past, as well as sea life safaris and a wide selection of waterfront restaurants to choose from.
