Awesome views. Equipped with most things you need. I would say the bedroom could do with a fan. & Maybe a wipe around the outside of the door & window ledges. Lots of spider webs & creepy crawlies as soon as you open them up. Maybe some new pillows. The steps are difficult. I had read about them in other reviews. So I was expecting it. But the metals ones are more lethal than the stone ones. But that's just me being finicky. We had a lovely day. Perfect place to spend your holiday. Thank you.

"It's all about the view!"
and what a view it is. The apartment is very well presented - clean, comfortable and with all you need. The outlook is stunning. We sat many an hour just watching the sea, the beach, the boats, the clouds, the gulls and the swimmers. A few words of warning. Access to the property is difficult. On arrival the slog from car park to flat is hard work. If you don't cope well with steps - avoid.

"We loved our stay at 3 Beach Way House."
The property was perfect for us and the view must be one of the best in Lyme. There is plenty of room and the apartment is well appointed with everything we needed. If you are thinking of holidaying at the property take note that there are a number of steps up to the front door, and the steps down to the promenade are uneven. Don't be put off by this though as we loved our holiday at 3 Beach Way House.

"A fabulous location, though a little challenging to navigate the steps and bumpy path."
My only concern was the locking of the door. As a visitor to the UK I was not familiar with the technique of lifting the handle in order to engage the locking mechanism. I called the office and a very helpful member of the team came and sorted out the issue, promptly.

We were able to park up on the Main Street to unload/pack up and had no issues with paths and steps as we found it all well explained in the description and before arrival. Car garage easy to find and only a short walk away, can imagine this to be invaluable in high season. Thank you for the kind welcome gift full of goodies, all enjoyed and most appreciated. Such a great position, nothing in the town was more than a 10 minute easy stroll away and we thoroughly enjoyed a number of great bars and restaurants that Lyme Regis has to offer. We forgot to put our note in the suggestion box which were really minor suggestions which would have been a bonus but did not detract in anyway from our enjoyment (larger bath sheets or bath robes, nicer cutlery and maybe a set of binoculars to watch out to sea) The little balcony with the most perfect view, sliding bedroom wall, access to the beach, town position and overall comfort and cleanliness of this apartment make it worth its gold award. Hope to return.

The apartment is beautifully equipped and comfortable. Parking is great. The stairs to the apartment are a bit of a hike and worn so slippery in wet weather.

Easy access to the beach and high street. Good quality appliances and utensils etc, the only place we stay now on our regular visits to Lyme Regis.

good location within the town centre and next to the sea. Very well equipped and tastefully decorated. I hope to stay there again in the future. We left some suggestions in the suggestion box for some very minor improvements such as the TV was complicated. But overall would give this apartment 10/10. Thank you for a lovely stay.

"Great to see the blinds fitted since our last visit, they make such a difference."
Only slight issue was the very slow and unstable wi-fi but when we reported this it was dealt with in the usual swift & professional way that we have become accustomed to with Lyme Bay Holidays - I understand designated wi-fi will be installed soon for this property. We will be back early next year for an extended stay.

Come rain or shine the view is captivating. The apartment is really clean, nicely decorated and has everything you need for your stay. Fall asleep to the sound of crashing waves. The Welcome Hamper was full of Dorset and Devon goodies and was a real treat and very appreciated.

The apartment is tastefully decorated, and was spotlessly clean and tidy when we arrived. The big bonus, however, is the magnificent view of the Cobb harbour from the large windows which also gave the apartment a light airy feel. This beautiful space really helped make our short stay everything we'd hoped as we were celebrating our 30th wedding anniversary. Happy to recommend 3 Beach Way house.

"Fantastic. Walking up the stairs for the first time and seeing those incredible views was just wonderful."
The apartment has everything you need and more, it's really clean, bright, modern and relaxing. There was a lovely welcome pack left for us on arrival, no WiFi issues, the double bed was super comfortable and the parking space was an added bonus. The location's great and the beach access very convenient. Wish we could have stayed longer, we had the best time!

Well equipped,very clean,cosy and warm and panoramic sea views.The parking space was very handy and convenient.There were some stairs but wasn’t a problem,and we are in our 70s) it was perfect! We had a lovely time.excellent access directly onto the promenade and beach.

"Second time staying in 3 Beach Way House."
..and as enjoyable as the first time despite the rain. Views and the entertaining swimmers and wingfoilers made up for the fact we couldn't walk as much as we would have liked. However apartment had everything we needed and is very tastefully designed and decorated. Only petty slight problem was the fact that the only two rubbish bags were faulty at the bottom and when removing them from the bin the entire messy contents fell out all over the floor. (There wasn't a bag for recyclables.) However despite this a most enjoyable holiday and we would return but would bring our own binliners!

The apartment was super clean, very well equipped and very comfortable. The apartment is very close to the heart of Lyme Regis - café, shops, eateries and bars. You are in listening distance of the sea, enjoy the direct access to the sea front and easy walking distance of the Cobb.

"Whilst the view was excellent and the accommodation was clean and warm I do feel in other areas it lacks any attention to detail."
The very little armchairs in the lounge area are more for children and we're uncomfortable after a short while.the sofa was hard and upright again very uncomfortable and for the money that we paid we expected a much more luxury there was no where we could snuggle up in comfort all furniture was mismatched ..the odd side table that was there was old and badly stained and marked there was a big stain on the rug and marks over the dining table . The bed dipped in the middle making it again very uncomfortable so our sleep wasnt great think it needs a support in the middle ...We expected a TV in the bedroom again for the money it lacked any attention and I feel that it's just sold for the view. The kitchen was well stocked although had no carving knife or potato masher . The bathroom was very nice with a good shower . I do think also you should be more open about the mission that you have to go through to get to the accommodation I knew there would be steps but from the beach door there are 40 steps some very steep very uneven and at times slippery also from the town side the little alley way is uneven and precarious we are quite a fit couple but struggled getting our luggage up and down and whilst there is a parking space it's a five minute drive away but a good ten minute walk which again you couldn't park and take your luggage from there this isn't stated in any literature about the accommodation. Also you charge Christmas holiday prices for the flat but apart from the welcome pack which I know is standard in your let's there was no effort made to make it welcoming for the holiday season. It was very disappointing and I believe if you are charging extra because its Christmas extra effort should be made . We tried everywhere to get a tree but we were unable too . So overall yes the view is stunning but all the attention to detail is missing and it lacked any care any comfort or luxury . I would not stay here again as we have stayed in better more comfortable welcoming accommodation for far less money .

We’ve made several changes in response such as replacing the ‘professor chairs’ with wider wicker chairs, strengthening the middle of the bed and replacing the rug. We agree that the views from this flat are excellent, in fact some guests have said they are the best on the Lyme Bay seafront. We have also had very positive comments from our guests on other aspects of the flat, particularly the decoration, fittings and furnishings, which are of high quality, and the works of art, which are original, mostly from local artists. "My wife and I had another wonderful stay at 3 Beachway house."
The apartment is excellent, maintained to a high standard and I’d be surprised if there’s a better view anywhere in Lyme Regis! It’s so convenient for the town centre and the beach and each night we fall asleep to the sound of the sea - so relaxing!!! Another really great stay and little things like providing us with a vegan welcome pack on arrival is the cherry on the cake! We’ve immediately booked up again for next year - looking forward to it already.

"Fantastic property."
What a treat to have such fabulous views of the sea and the Cobb. Photo's really cannot do it justice. Great also to have such quick access to the shops and seafront whilst commending such a peaceful spot. Felt right at home and started to recharge the batteries as soon as we walked through the door. This is definitely a property we have no hesitation in recommending and we certainly hope to return.

"Light, airy and spacious, 3 Beach Way House is very well designed and had everything we needed."
The most remarkable feature was the uninterrupted panoramic view of Lyme Bay, from Portland to The Cob, which no photos can do justice to. The flat is also well-situated near the supermarkets, bakers, cafes etc in the heart of the town. On the negative side, I don't think the description makes clear how many steps there are up to the flat, nor how far away the garage car park is. Park on Marine Parade or in the small Cob Gate Car Park to unload.

"The flat, facilities and comfort in the flat were excellent."
However there were noisy works in the adjacent building which we had not been told of and disrupted the week. Lyme Bay holidays dealt with the efficiently and we were given a refund however a number of days stay was ruined. The building next door is being rebuilt so future hirers should be made aware. We would not have booked had we known this despite the good location.

The only thing I'd comment on is that it was our wedding week accommodation and I mentioned this more than once in correspondence with Lyme Bay Holidays and it wasn't really acknowledged or referenced in our stay. It's just an easy win that would have garnered brownie points if it had been acknowledged in some kind of simple way. The personal touch would have been appreciated and it was just a shame that it went unnoticed on this occasion. But otherwise, a great stay.

"The view of the sea was amazing and we spent many an hour watching the comings and goings."
The door to the beach proved very useful and the walk to get the car was not arduous. We struggled a bit with all the luggage from the high street on the first day but when we left, we loaded the car below on marine parade and that worked well. The only downside was the building work going on right next door. We woke up to a electric hammer breaking up concrete on Monday morning. The terrible noise was not all the time but it did make sitting on the small balcony impossible at times.
