  • "Description of property did not make it clear what floor the bathroom was on."

It would have been helpful to have a floor plan to view. The cutlery drawer took a while to find. It would have been helpful if the sign for the drawer was more visible, possibly facing up from the main drawer rather than on the front of the cutlery drawer.

The main bathroom is on the first floor (with two bedrooms) but there is also a shower room on the ground floor. We have left instructions on where the cutlery drawer is (it is below the worktop in the kitchen). We are sorry that it took a while to find. I will try to make the instructions clearer. • "I've finally found a rented property with comfortable sofas."

I LOVE your house. I love everything about it. Well possible not the being at the top of a steep hill. But even that wouldn't put me off buying it as it is. The view is outstanding from both of the balconies. The beds are comfortable, with plenty of pillow options. The facilities in the house are lovely, with a lovely sized TV and sound system. The main town centre is a short, steep downhill walk. This is not a disable-friendly walk. Everywhere is steep. That does not detract from the beauty of the house or surrounding area.

Thank you for posting this lovely review. We are glad that you found the house comfortable. Dartmouth is a rather hilly town but rewards with attractive views. We bought the house because we wanted a view that would entertain us even on days when it was raining. Twenty six years later we are still enjoying that view and the ever changing activity on the river. We do hope you will return to explore Dartmouth further. Property Owner

  • "We had a brilliant stay at 13 Above Town."

The views from the balconies are hard to explain and photos don’t quite do it justice, but we’d come back just for the views! The layout of the house was great, the location was fab, and the house had (pretty much) everything you needed. We were a family of four adults and two dogs and had plenty of space. We also find the guide/book left by the owners with lots of tips and opinions very helpful. There were only two things I think could be improved - the garden was a little overgrown and felt a little neglected, which was a shame as it could have been beautiful. There were a few things missing that we typically expect to be included for the price, including bin bags and dishwasher tablets. However, these small things wouldn’t stop me recommending the house to friends and family, or from coming back ourselves!

Laura, thank you very much for your positive review. We bought the house for the views - because there is always something to look at whatever the weather, whatever the time of year. Thank you, also, for pointing out that the garden was overgrown and that there were no bin bags or dishwasher tablets. We pay for a welcome pack for every guest that includes these items - and have a gardener that should visit every month. We will be contacting Coast & Country to ask that these matters are attended to. In the meantime, please accept our apologies for these annoying oversights. We do hope that you return. We promise not to change the views! Property Owner

For me & ideally there would be fewer ornaments & clearer surfaces so that I could more easily fill the place up with my own clutter

Thank you for your positive feedback. We are glad that you enjoyed the home and the location. Property Owner

  • "A very well equipped but homely holiday house."

The views are lovely, the bedrooms are beautifully furnished and the kitchen is incredibly well stocked.

Thank you for your review. 13 Above Town is a home first and a business second. We try to make sure that everything you might have at home is there - and then we add the view! As keen cooks we are frustrated when there are not enough pans or untensils - and we hope this will never happen here. We do hope that you had a good holiday and that you will return soon. • "Really nice 4 story property!"

Very close to town center and pub at bottom of stairs. Would 100% stay again. Property needs a bit of TLC though and the downstairs lounge is cold in winter. All the heat goes upstairs could do with a curtain. Few things to fix. Curtain master bedroom and clean window. Master sink not draining. mold in bath master bathroom. frying pans all bent in middle, missing some kitchen utensils, top balcony floor needs cleaning and gullies emptied so not dripping below, door is difficult to open. Gutter down pipe leaking seems to of been wrapped together with elec tape. garden decking rotten on curved edge so wobbles. did have maintenance out as bedroom tv wasn't secure. I guess as end of season these will be seen to over winter.

Firstly, we apologise for the issues you encountered and hope that these did not spoil your holiday. Our cleaner for many years has had to stop work due to ill health and we are having some teething problems with a new company. All the matters you listed have been drawn to the attention of our agents and should be rectified quickly. Thank you for your business and we very much hope that you will come back soon. • "Comfortable, clean and spacious."

The views as expected were fantastic with the whole of Dartmouth harbour spread below you. A very nice week thank you. Our negatives were that there was really no explanation of rubbish disposal. The two guides said the other would detail! And there were no bin bags for towels and sheets, we provided our own. I did mention to a member of staff who phoned me that the bathroom washand basin could do with unblocking as it drains only slowly. Also no protective mattress covers on our bed or one pillow. However none of these detracted from our enjoyable holiday.

We are glad that you found the house clean and that you enjoyed the space and the views. We will ensure that there is a clear explanation of the rubbish disposal. The requirement to strip bedding was a Covid precaution and should have ended some time ago. Coast and Country believe that they may still be texting this requirement by mistake - they are investigating. The missing protectors are being replaced and the basin drains are being attended to. We are very sorry that these annoying details were overlooked but are genuinely grateful to you for bringing them to our attention. John & Mary French Property Owner

  • "This is a really lovely holiday home with beautiful views over the Dart and looking across to Kingswear."

The house was well equipped with comfortable beds and great facilities. It’s spread over 4 floors which, together with three levels of terraces/balconies, actually allows everyone to have a bit of space if they want it. We liked just how close the house is to the town centre but without any loud noises (except for the seagulls!!!)

Thank you very much for taking the time to post a review. We are really pleased that you enjoyed your visit. Although the house looks small from the street it is a bit of a Tardis - and our main reason for buying it (many years ago) was the view. We hope that you will come back again and become one of our loyal guests who return year after year. Above all, we hope that you have happy memories of your time in Dartmouth. Property Owner

  • "Beautiful property, location and views."

High standard, fully equipped kitchen and bathroom and very comfortable beds. The outside area was overgrown on arrival but got rectified the same day, so was a minor plumbing problem. The middle terrace from the kitchen requires TLC and a deep clean and the removal of dead plants. We sat on the top terrace, which was much nicer with amazing views over Dartmouth and enjoyed looking at the sailboats and listening to the seagulls. The street leading up to the property is very narrow and steep and our car could only be brought up to unload bags, as double yellow lines. We didn’t use the garage, as too small for a bigger car but the owner provided a parking permit for the central car park. Overall we had a very enjoyable stay as a family of 4 with two dogs and would recommend the property for its quirkiness. Our girls particularly enjoyed the lower lounge for privacy with its own big smart tv and two comfortable leather sofas.

Thank you for your review. We are really pleased that you enjoyed the property and its views over the river. Apologies for the overgrown garden. In summer everything grows very fast in Dartmouth and our gardener had been on holiday. Fortunately he returned just in time to tidy things up! Property Owner

Thank you so much for your review. We have been enjoying that view for over 20 years - and so have our guests. We originally chose the house because of the view. Whatever the time of year, whatever the weather, whether it is day or night - there is always something to look at on the river. Property Owner

  • "The tv in the downstairs lounge did not have any signal and also the cold tap in the kitchen drips."

We had an amazing stay in your gorgeous house and I think it’s the most comfortable bed I have ever slept in. The views are just amazing from every floor and the house is fully equipped and has everything you need. We had a lovely week and hopefully will be back one day. Thank you.

Thank you very much for pointing out these two issues. I am sorry for any inconvenience these caused you. We have arranged for both to be repaired. Coast & Country is a very efficient agency and would have arranged for repairs during your stay, but I know sometimes guests would prefer not to be disturbed during their holiday. I'm really glad that you enjoyed the views and hope that you will return one day soon. Property Owner

  • "What an amazing stay!"

As you walk into the house you are greeted by the view over the estuary and what a view! The house is like a home from home with stunning views from 3 of the 4 floors. This property has everything you need from super comfy beds, modern bathrooms and kitchen and 2 options of lounges- perfect if you have kids and they want to watch something different on TV. We also loved the pack describing the area and all rooms of the house had clear instructions on operating TV’s, cookers etc. We thank the owners as this really made our stay in lovely Dartmouth even more of a pleasure, WE WILL BE BACK!

Thank you very much for this review. It is always good to know that other people feel the same way about Dartmouth, the house and the view that we do. We would be very pleased to see another repeat booker. When families return year after year we feel reassured that we are doing something right! Property Owner
