The property

Little Blagdon is a welcoming stone-built cottage resting in the rural village of Ashwater, Devon, framed by open countryside and far-reaching views.

With off-road parking for two cars, characterful open beams, and a woodburning stove, this good-quality retreat offers a peaceful base for families and groups looking to unwind in a scenic setting.

Step inside and you’re greeted by a sense of heritage and warmth, where traditional features blend seamlessly with thoughtful touches throughout.

The sitting room invites relaxed evenings by the woodburning stove, while underfloor heating in the lounge and dining room brings a gentle warmth underfoot during cooler months.

A separate dining room provides space to gather for long meals and conversation, while the kitchen/diner encourages shared moments over breakfast or dinner, with everything in place for easy self-catering.

Upstairs, three well-proportioned bedrooms offer flexibility for different group make-ups, including a king-size, a double, and a twin.

The main bathroom makes a striking impression with its freestanding bath and walk-in shower, creating an inviting space to linger after days outdoors.

Outside, the enclosed rear garden opens onto lawn and gravelled areas, ideal for relaxed afternoons, outdoor dining, or letting dogs roam safely while you take in the countryside surroundings.

Ashwater sits close to the Devon–Cornwall border, perfectly placed for exploring both counties.

Head to Holsworthy to browse independent shops and enjoy riverside walks, or venture to Bude for wide sandy beaches, coastal paths, and sea pools that appeal to all ages.

Launceston offers historic charm with its Norman castle, local eateries, and scenic walking routes.

Whether you’re drawn to coast or countryside, Little Blagdon provides a characterful and well-located base for a memorable rural escape.
