"This property is lovely and tranquil."
The Hot tub is a big plus. A shame that not all the jets in the hot tub worked. Previous guests have also mentioned this. The rest of property is very accommodating. It does have a Dishwasher which isn't mentioned in the description which was a plus. This should be added to the description of the property. Thank you Briony for the precise directions from Tiverton to Linhay they were really helpful. But 13 minutes from Fishermans cot to Linhay down single track track twisty roads was NOT something I enjoyed, encountering several near misses. For this reason I wouldn't return. It was lovely to meet you Briony, and the welcoming scones were a lovely touch. We did have a lovely time exploring Devon and all it has to offer.

"Remote location but excellent accommodation with great facilities."
Loved the hot tub which we used a lot. The rural location was peaceful. The kitchen was well equipped and the TV provided a range of viewing options. WiFi was very helpful as phone signals were not great (as you would expect in such a location).The nearest village (Cadeleigh) is about 10min drive away and Tiverton is about 25 mins drive away. We used it a a base to travel widely through South East Devon as well as North to Minehead. The owner was very helpful and responded promptly to any questions we had.

"Briony was extremely welcoming for our stay at the Linhay and we were welcomed by some delicious home made scones with some milk the fridge."
The property was more remote than we had realised however we soon got to know our way around and the closest place to “life” was a 15 minute drive. The one thing that really let this property down was the cleanliness, it really did let it down. We found the bed extremely uncomfortable too which made for a long stay and we left a night early because of this. Whilst we enjoyed our week away it could have been much more comfortable.

It's so peaceful, clean and modern we honestly couldn't find fault. When we arrived Briony, the owner, had prepared a Devon tea hamper for us with scones, clotted cream and jam which was delicious. The location made it easy for us to visit Dartmouth, Brixham, Exeter, Sidmouth, Clovelly and Barnstaple. The Great Western Canal path is just a couple of miles away and such a lovely walk. The hot tube at the end of the day is bliss listening to the birds. Perfect!!

Property was clean and tidy, guidance from owner informative. Further from the village than first thought, you do need a car for this property unfortunately my husband was taken ill and due to the location and the fact our son dropped us off and needed the car for the week it was unfortunate as my husband’s condition usually ends up in a hospital stay so we felt the right decision was to go home. Next time we will make sure we are mobile.

The property has been well looked after. It has everything you need for your stay. The hot tub is a perfect addition. The owners are very friendly. We received a lovely cream tea when we arrived.

"When we arrived, our first view was of two large derelict barns, and this was our view from bedroom two."
The beds were terribly unclean, all eight pillows were heavy soiled, the bed quilt was also soiled as was the mattress protector, the mattress also was heavily stained… Briony did respond to our text message, replacing 4 pillows with new, this was late afternoon, by then we had washed and dried, the bed quilt, mattress protector and the two pillows … The bed framework had split away from the bed leg and gave way Wednesday night, we moved into the two single beds for the remainder of the night… we decided to leave the property Thursday, as the disruption of a bed changeover would be two much for us. We did text Briony regarding the bed collapsing and she did respond in the afternoon, by that time, we was on our way home.. Your description of the property doesn’t match what we saw, the photograph of some of the views did not exist. We would appreciate a refund of three days, because of losing a day washing, and two days not sleeping there. Ps. Your company did not inform us of the 300 yards approach to the property. The poorly maintained road, singletrack, not good! This is the first time we feel let down by yourselves, hence the low, scoring of 5. It is this particular property, we could not recommend.
I am sad to receive this feedback as we have always had excellent reviews, particularly with respect to cleanliness. Subsequent guests have gone out of their way to tell me that they completely disagree with this assessment of The Linhay. I have no idea how the bed became damaged and broken, but did provide the refund for the lost days (despite being advised that it wasn't necessary to do so). I believe that it is common practice with management companies to include a few photographs of the general area and the views from the property itself are truly lovely; I feel blessed to live here and I am sorry that you couldn't appreciate them yourselves. I do wonder whether, if potholes in the council roads and barns in the farmyard are negative points, a break on any Devon farm is the right choice in the future. Best regards, Briony. Property Owner

Briony (the owner) was lovely and very helpful. The only draw back for us was the location. Not only is there the listed single track road to acces the farm but there is also miles of winding narrow county roads with very few passing spots to get to Tiverton. Yet saying that if your happy to not go out much then its perfect.

Very modern and clean and generally a lovely environment. The host was great as she was available but not intrusive. It is very remote which is lovely for the peace and quiet and the clear starry nights. Unless you’re going out for a walk then you do have to get in the car to go anywhere but we didn’t mind this. We would definitely stay here again.

The hot tub was a lovely addition which we used every night. The location was excellent for visiting Somerset,Cheddar Gorge, Clovelly, Dartmouth, Lynmouth and Linton and Plymouth. The welcome pack was a lovely surprise. Would definitely book this property again.

It’s clean, comfortable and in a brilliant quiet private location. It’s within sensible driving distance from the whole of Devon and all the places you would like to visit. What a nice way to spend the evening in the hot tub after a day out too. We will certainly be staying again when we revisit the area.

Accessed via long winding country lanes followed by a single track road, this luxury property is the perfect base for a couple, small family or group wanting to discover the heart of Mid Devon's picturesque countryside.
A few steps up onto the porch provides a perfect place to leave any boots or coats, before heading inside the property to discover a warming ambiance, thanks to underfloor heating throughout.

TIVERTON
Crediton 12 miles; Exeter 14 miles; Taunton 21 miles.
The largest town in Mid Devon, visit Tiverton for echoes of the past including a romantic castle, and horse-drawn barge trips on the idyllic Grand Western Canal. Occupying a strategic position on two rivers, the Exe and the Lowman, brought Tiverton wealth as a flourishing textile town, resulting in many fine buildings.
