Only thing I would grumble at is the smell of deep fat fryers from restaurant underneath, making the entry in to the flat uncomfortable

"It's a characterful little apartment bang in the middle of Lyme Regis."
Wooden beams on the ceilings, 2 bedrooms upstairs one a nice double with a high ceiling and the other a small twin with 2 single beds, (the twin is a very small room but 2 adults were fine in there for sleeping). There's a living area and kitchen downstairs. To get to the flat you walk through a pub/restaurant, out the back and up to the 1st floor; this might not be to everyone's taste but it's only for coming and going. There was no noise from the pub either. It's perfect for a couple of nights in Lyme Regis - you can't get any more central so the location is great. Parking is via a free permit for 1 car that's left in the house and you stick in your car window, only valid at the local car park which is a short walk (5-6 mins) up the street; not right outside the flat but very close. We were 4 adults and the place suited us perfectly. It's not luxurious or spacious but it's got charm and it's cosy, plus has a little kitchen if you want to cook. If it's going to be very hot then take a fan with you for the twin room as the window in that room is small. All the check in stuff was fine too.

"Unfortunately this property did not meet our expectations, firstly the courtyard we had to walk through was dirty with overflowing rubbish bins and empty cartons cooking oil from the restaurant with a nasty smell, the apartment was dusty with plenty of cobwebs, rubbish found under the beds, we found the stairs up to the bedrooms very steep especially coming down, this property is not adequate for 4 adults and the television set in living room needs updating as it is far too small, we left the property a day early due to finding the beds uncomfortable, keys handed into the office on Saturday morning."

"We arrived bank holiday Monday (21st April) and found that the TV in the main living room and bedroom only had one channel available to watch."
We reported it on Tuesday 22nd and someone did come out the same day to look at it. However, he was unable to resolve the problem and said he would arrange for an aerial engineer to come, hopefully the same day. We had no further communication from anyone about the problem with the TV and it was not fixed during our stay. This was pretty frustrating and we wasted a lot of time checking it each day to try to get it to work / see if it had been fixed. Feedback in the guest book suggests the previous visitors had had the same problem. Followed up and reported it to Sykes again upon our return and still no response over a week later! Shame really as the accommodation was as expected and the location in the town was great.

"There was no communication beforehand about where the parking permit would be."
It would help to just mention that it's in the accommodation on arrival. It was a right faff parking, collecting the keys, driving to accommodation, trying to park, getting the door open – and making sure it was the right one – and getting into the property through the lobby and up the metal stairs. Your W3W on the email was wrong. Had we known about the faff getting in, going through the lobby, through the bin area and up steps to the place, we wouldn't have booked. Why not have a keysafe nearby?
The stairs were deadly and my mother and child had to go down on their bottoms! It does mention quirky stairs on listing but it doesn't give the impression of just how bad they are! Would definitely not have booked if had known. Only suitable for fit adults who don't drink alcohol. There's not enough seating for four people in the living space either, the WiFi code in the book was wrong and the TV requires an engineering degree to work.
We stripped the beds but completely forgot to take the rubbish out (sorry), we did take the recycling home with us though. Hopefully that was ok but when you're paying £200 a night you don't expect to be a housekeeper too. We did leave it tidy as that is normal but I object to working on holiday – stripping the beds and emptying all the bins. There are a lot of rules here and I suspect it's the impact of AirBnB (who I don't use).
We were staying two nights, checking in on Sunday evening, and the accommodation info said I had to take the bins out for collection on the Monday morning. So I got up at 6am to do this as I presume you can't leave them overnight but I could not find them at all as all the bins outside were for the restaurant. There was a locked shed but otherwise I presumed that because of the dates of our stay, the cleaners would have dealt with the waste on changeover so I gave up and went back to bed. I would have phoned the office but they're only open in office hours obviously so no point. Had no contact from LBH during our stay.
Oh and finally, the light in the entrance had gone and it was roasting hot. We turned the radiators off but there must be an override as it made absolutely no difference so we just had to open the windows and let all the heat out. Bonkers!
Overall, great location, it was clean, but really disappointing stay and wouldn't come again.

and can say with confidence that they are both in good working order with instructions in the property if they are needed to refer to. Heating instructions are also provided. We apologise for any confusion caused with refuse. We do ask all of our guests to adhere to the rubbish program that each property has as they are self-catering. It is noted on the website that the property may not be suitable for the elderly or young children due to the steep stairs. We do not contact our guests while in residence unless it is necessary but are always at the end of the phone during office hours for any queries and for any emergencies outside of this. "Great value."
Enjoyed stay. Great welcome pack. Very happy generally. Fab location.
Lights a bit problematic in evening. Entry dark and no light working from top of stairs and also entry to flat. Would also be good to have light that is motion activated outside. Bit dark for 80+ year old.
Sorry the lights in the lobby and top of the stairs had developed an issue but were subsequently fixed and the outside lighting is motion sensitive

"Firstly, it was a nightmare finding the apartment even though we were trying to follow the direction."
There were two fish restaurants with similar names and this property was located inside one of the restaurants in a very narrow side street. This made parking and taking our luggage out of the car near the property a nightmare. The parking provided was up a very steep hill and inconvenient to carry our luggage. The approach to the apartment through the restaurant created a very poor impression as it was dirty and smelly. Greater effort should be made to keep the place clean and up to hygiene standards. The inside of the apartment living room was very poorly furnished with a very worn out ragged looking sofa and a dirty reclining chair.
We are sorry you had difficulties finding the property and are not aware of any previous problems in this regard as we do advise the address, postal code and What3Words reference within the travel instructions, and advise that there is no on street parking. We are also sorry you were disappointed by the yard which isn’t part of the flat. The property details do explain that the apartment is located above a restaurant, so inevitably there can be some commercial impact. The apartments' central location offers convenient access to local shops and restaurants. The owner was actually at the flat just before yourself and does accept the lounge furnishings have started to look tired, and will be addressing this over the winter but hope that overall you were still able to enjoy your break.

"Entrance and courtyard filthy,washing machine not working."
Church View cottage clean,
Sofa very uncomfortable and shabby, cottage well equipped but looking tired.

"The entrance courtyard could certainly be cleaned up as initial impression was very poor."
Even though we stayed when the restaurant wasnt open the smell of cooking fats etc was strong all week. The garden was neglected and no idea where the shared washing machine was as all outside sheds and cupboards were padlocked. The position is ideal for access to the town and is the area we prefer to stay.
Thank you for making us aware of the issue of not being able to locate the washing machine, we will look at making our instructions clearer for guests. The apartment does not have access to the garden. We do advertise the apartment as being above a restaurant. The apartment is located centrally for access to the beaches and the many local restaurants and shops within the town.

"The property is fine but the customer services as provided by now Sykes Cottages are appalling."
It took a visit to the office + 3 phone calls to obtain the refund of the security deposit and then I still had to spend additional time setting up an online account that I don't wish to have.
