The games room was excellent, everything worked fine and was in good condition. We were lucky with the weather and used the bbq in the back garden. We would come again and recommend.

  • "Baytree Lodge is beautiful and the highlight for us was the indoor swimming pool, which is lovely and clean and maintained 3 times per week."

The kids frequented it daily! We did expect one bedroom to have a king size bed with a single bed so unfortunately we had to take a mattress from the room with 3 single beds to accommodate 2 adults and a young child in a room. All rooms are exceptionally spacious, nicely decorated and bathrooms excellent. The showers were a delight with highly pressured water. The kitchen is superbly stocked with plenty of crockery and glasses etc. which suited us as we cooked a lot. I was disappointed with the cleaning utensils as the mops and brushes weren’t very clean. We did have a fantastic week and would highly recommend it, especially as we were a large family with adults of various ages and 4 children in total. Thank you so much for a fantastic week.

Checked the property for booking next year, no surprise that it is fully booked, if you get chance to book it, do it quick. The only criticism and it is only a small one, is the size of the showers, looking at the detail put in for its rental value, they could be a little bigger, but thats just my opinion, apart from that, its a cracking property. I gave it 5 stars, but could easily be more..

Thank you for your positive feedback and we are pleased you had such a lovely time at Baytree. With regards to bookings for next year, we have now released the calendar for 2024, so it is now ready and available to book for the coming year. You have mentioned shower sizes, the 2 master bedrooms in the main house have 900mm wide offset quadrant showers, which should be a good size for most people. The other showers are 800mm wide offset quadrant so are a little bit smaller as a result. We really hope you are able to book another stay at some point in the future. Kind regards, the owners. Photos accurate although there isn’t a picture showing the view out the front which is end of a cul de sac. Never any issue with parking so wasn’t a problem just not as pretty an outlook as the back. Downstairs is spacious. Upstairs bedrooms spacious, showers all small. Pool a welcome addition ( room warm water fresh ) Fans would be a great addition we took some and still bought some it was very warm upstairs specially in this heat. I do agree with a previous review that the outside seating could be improved. Ok for eating but uncomfortable for chilling. Not necessarily a new patio area I would have been more than happy to have sat on a comfortable chair on the lawn and moved it around following the sun. And yes it’s shady but can always find some sun. All in all a lovely week away with the family. Would I book again probably not. We found it a little isolated from shops and the sea. Had to driving to most places but that’s not a criticism of the property just our personal choice for our next booking. Folders for appliances and where to visit are there to read although the where and what to do would have been great downloadable as a pdf maybe to read before going. Thanks

Pool and area was good. Pool table missing balls for a proper game. Tv in games room was not on and after calling service was told it has a switch which we were unable to find without that help. 2 of the ensuite had flashing mirror lights which where not considering stay. 1 ensuite shower water was tepid never hot but as we didn't need 5bedrooms one person used the other room during the stay and was not reported. All floors upstairs need sound proofing or screwing down as they are so noisy !! Outside area needs some comfortable seating to enjoy drinks etc. Outside chairs very uncomfortable and in shade alof of the time, perhaps another level seating area at the top of the garden (near gamesroom) would be nice to catch later sun. No sun loungers probably because garden mostly in shade. Garden slopes too much to enjoy evening sun,as you can't put the table and chairs out there to enjoy,we ended up going around the side of the house where the cars were parked which was not ideal. Garden grass full of weeds and daisies not maintained needs TLC.

Thank you for your feedback. We are very disappointed to learn that you gave Baytree such a low score. As owners, we do try very hard to keep the house up to a very high standard and are always spending money on it to make improvements and undertake repairs and renewals at the earliest opportunity. We are sorry previous guests turned the TV off in the games room by the switch on the TV itself and you were unable to locate this without the help of the local booking agency. Similarly, it would seem the previous guests broke one of the pockets on the pool table so the balls from that pocket were falling into the inside of the table and not being returned to the collection point (this has now been repaired). Thank you for bringing the flashing LED lights on the mirror light to our attention during the course of your stay, this unit has now been replaced. Unfortunately as you did not report the shower until you published your feedback, this weeks' guests have also encountered the problem but as they have now reported it, we have instructed a plumber to attend and repair/replace as necessary. The floors upstairs are engineered wood, lock together and act as a floating floor in accordance with the manufacturers instructions. The property is very large and open plan so sound does travel. Yes the garden does (gently) slope and is predominately north facing. We purposely created the level patio and BBQ area with table and chairs in a location which catches the sun at lunchtime and into the early afternoon. We will have a think about possibly creating another patio area near the games room for evening sun as you have suggested. No we do not supply sun loungers. We have a gardener who comes every two weeks to tend to the garden areas, we are not keen on using chemicals to control the daisies in the lawn but will see if there is some kind of organic method that can be used. Thank you for your positive and valuable feedback, we are very pleased you enjoyed your repeat stay at Baytree. We will look at the sink in the master bedroom en-suite but please do feel free to contact the booking agency next time if there is any maintenance niggle during your stay that you would like attended to; they are locally based and have the authority to carry out repairs and renewals on our behalf. If it is minor and you would prefer not to be disturbed, the Agency can arrange for something to be investigated and hopefully rectified during the next changeover if they know of it in advance. There were ten of us staying for a family birthday in February, the four children (ages ranging from 5 to 13), had plenty to occupy them and the adults had plenty of space to get away from them if necessary! The property was more spacious than expected, very warm and well equipped with two fridge/freezers and two ovens and two small microwaves. There was a 'Dorset Happy Hamper' and milk in the fridge on our arrival which was a welcome surprise. All bedrooms had the same corner shower which worked well for us all but some people may find the space a bit tight. However the family bathroom was very spacious. The triple bedroom and one of the doubles are above the swimming pool and there was a slight hum from the boiler noticeable in both bedrooms. Although this did not disturb us, light sleepers may want to sleep in one of the other bedrooms. The property is set back from the main road with no noticeable traffic noise and there was ample parking for our four vehicles. It is a short stroll from the coastal path and a nice circular walk inland to see the chalk carving on the hill. None of our group wanted to leave and we had to drag the children out of the swimming pool on the morning we departed. A great holiday in a great property - thank you.

Not a great start. Despite returning phone calls to you and sending emails which no one ever responded to, I was called a ridiculous number of times all week for the owner to arrange someone to come in and fix the microwave. We did not know our plans for the week and it really is a bit much to ask to be disrupted by an engineer on our only week together. Please sort yourselves out and get your repairs done on change over days. It is possible - I do it on my own properties you just have to pay the price!!

Thank you for your feedback. Keeping Baytree as clean as we would like is very difficult due to the size of the property and time available between changeovers. We have recently changed cleaners and have been pleased with the more positive feedback on cleaning we have received as a result but, we would always say if any guest is not happy with the cleaning or inventory we would ask that you immediately inform the agency as they have the authority to attend to any cleaning issues that may arise and can purchase replacement items too if needed. With regards to the microwave, this has proved very difficult to resolve. We put a countertop one in as a temporary measure while trying to see if the built in one could be repaired. Getting a repair engineer out on a Saturday during the changeover has been very difficult to arrange as appointments are usually AM or PM (8am to 5pm) and don't fit in with the window that we have for guest changeovers. We did not wish to upset any further guests by trying to arrange access during the course of anyone else's stay as has happened previously so we have waited until there has been a gap in the bookings to get the machine looked at. Unfortunately after a lot of time and trouble we have ben told the spares needed are no longer available so we are now waiting on delivery of a new machine which will be installed soon at which point the temporary countertop one will be removed. The Lodge is conveniently positioned and was a perfect size for our group with a one and a three year old. Such a treat to have swings, slide and climbing facilities in the garden for the children plus the swimming pool for everyone to use - so much fun had by all. Ample, indoor sitting areas plus the games room in a separate building where as much noise could be made without disturbing the sleeping little ones!! The kitchen and utility space offered great space for food storage, prep and movement of people on cooking duty along with the comfortable dining room furniture which is close by so we could chat, whilst cooking was going on. Bedrooms were spacious and flexible for our needs. Personally, I couldn’t fault Baytree Lodge as it offered everything and so much more for our awesome, long weekend stay.

The description needs to be updated on website as it mentions a back gate for private access to the fields - this is locked and when we queried it was told this was for maintenance people to gain access. Also was told not to use the pool between 8am and 9am as it there would be essential maintenance. .... This house is stunning. With the amazing warm pool and surplus of pool toys provided gave my children hours of fun as the weather was not great when we came. To the games room, separate from the main house, meaning noise from the children was never a problem. Everything was thought of down to the hair dryers in the room, the extra towels, the linen, the speakers, books, toys, games, Wifi. The list goes on and on! The owner was very attentive as we had a small issue with a loose tap in the bath, even bringing a bottle of Prosecco for our "trouble" even though it was no trouble at all! The location is perfect for visiting some beautiful beaches and villages, we were gutted we did not get to see everything as there was so much to do. The house is more of a home from home than my own home! it is by far the best UK holiday we have ever had and with 8 of us staying in one house, not getting on each others nerves is no easy feat, but with so much to do we managed just fine. We cannot wait to come back and cannot recommend this house enough with its impeccable service. One minuscule improvement would be, in the vast array of utensils, pots, pans and crockery... a large mixing bowl would be a welcome addition. We really had to dig deep to find that fault, we are British after all and complaining is our specialty! :)

A measuring jug would also have been useful. Whereas most of the property was very clean, certain bits had not been cleaned (under the sofa by the front door).

The Lodge itself was excellent. All of us said if we won the lottery it would be the ideal place to buy. Having been a visitor to Weymouth pretty much every year for over 40 years in all sorts of accommodation this was by far the best and we have staying in some lovely places along the way. As a stroke survivor, the pool enabled me to do my hydro-physio (albeit slightly adapted) helping keep me mobile. Although we were all adults staying the pool would be excellent for families with younger children too. We were very lucky with the weather so were out pretty much every day enjoying the local sights. However on the couple of days we had as rest days, we still had plenty to occupy us in the property from the pool to games room so no-one was bored. Although it seems expensive for a 'uk' holiday, when you factor in 1) no hassle with airports. 2) easy to get to. 3) fascilities at the property and locally. 4) cost split down to no of people it can accommodate. It acutally is more than worth the cost. All in all, an excellent holiday location and can't recommend it highly enough...

The pool is the best bit, the kids loved it. It has everything you need for a really good holiday. We went as a family 6 adults and 4 children under 10 and it was perfect. The main house is amazing, very spacious. I only marked down comfort because we were in the annexe where the ceiling slopes on either side of the bed and we did hit our heads a couple of times. At least it was very quiet there. In the main house the noise carries, so once one child woke up - so did everyone else! It was also very hot in the bedrooms and thick duvets were a bit too much for us, I would have appreciated a sheet so I could use the blanket that was provided. However, this is only nit picking. We really loved it and it’s so close to Weymouth and Lulworth Cove, there’s plenty to do and shops and pubs are close by.

There were 10 of us and because of the size of the house we didn't get under each other's feet at all. The open plan kitchen, dining area and seating area was perfect and we spent a lot of time there. The pool was great and although maintenance was carried out every morning we weren't aware of it as there was a separate entrance, even though the pool was attached to the property. The situation of the property was great too, and there were lovely walks around the vicinity, and just a 20 minute walk or so to the beach, which was quiet, probably because of the steep steps at the end of the walk. The house was very well equipped, although if we found fault it was that there was not a pair of oven gloves, the knives for cooking were very blunt, and the tin opener didn't work. As a family we all enjoy cooking, so did notice this, otherwise there were stacks of glasses, china and cutlery etc. The large fridge freezer in the utility room was great too for the overflow from the kitchen fridge freezer. Practically perfect in every way!!

There are plenty of food storage cupboards and fridge freezers, and all necessary kitchen equipment etc. A couple of minor problems were dealt with promptly and efficiently. Thank you.

  • "Thank you for a lovely week in Weymouth!"

When we arrive at the house we were all amazed and thoroughly enjoyed our stay making the most of the pool, games room and garden area. The kitchen and downstairs area are great for an extended family holiday giving plenty of space for everybody to 'muck in' with food preparation, be together but also have their own space if needed. The location is good for easy access for Weymouth and all it's facilities. Stayed June 2018

About the location

OSMINGTON

Osmington village, sits on the Jurassic coastline of Dorset, just 6 miles from Weymouth with it’s infamous beach and historic harbour and just 11 miles from Lulworth Cove and Durdle Door. Home to the famous Chalk hillside carving of George III on horseback, cut into the hillside to commemorate the Royal visits to Weymouth, this landmark can be seen from miles away. It is also the place that John Constable spent his honeymoon in 1816 and where he completed his painting of Weymouth Bay that now hangs in the National Gallery. The South West Coastal path runs through Osmington Mills, a tiny hamlet on the edge of Osmington. Here many walkers start their coast path walks at the Smugglers inn, where reputedly there are historic connections to smuggling. Be sure to visit to find out all the stories. A short drive will see you reach a local convenience store at Preston. Weymouth offers a larger variety of shopping, eating and entertainment choices.

Note: Please note that the swimming pool, games room and children's play area are all unsupervised and are therefore used at your own risk.
Note: Please also be aware gardeners will be attending the property intermittently throughout the year for essential garden maintenance.
Note: The heated swimming pool will be closed on Monday, Wednesday and Friday from 8am - 9am for essential pool maintenance (except bank holidays). Maintenance contractors will access the pool via the garden and not through the house.
Note: 1 x King-size bedroom is situated outside the main house above, the games room.
Note: First basket of logs for wood burner fire provided between Oct-April

Note: Good House keeping bond of £200
