"Great size house, the swimming pool was the reason for booking."

"We booked this house because of its location and its great pool facility."
However, the house looks tired throughout and is not overly well maintained; for example one of the beds was uncomfortable and noisy, there were cobwebs and dust throughout and several lights did not work. Having read the reviews, we raised some concerns with Sykes at the time of booking and were assured that issues had been rectified, so it was disappointing to find it was not the case. We have holidayed regularly in similar sized properties across the country but at over £4000 for a week in August this house is not good value for money.

"Ther were ten of us plus two who stayed for a couple of days in their motor home ."
(9 adults 3 children , age range 6 to 76 , 3 family generations) . We all agree we had a great time because the house , the gardens and the pool were all very welcoming . Given we had the best weather of the summer so far we were in the garden and the pool a lot . The Olympics were also on TV and we were able to watch in comfort . The local wildlife was a bonus even though the local squirrels seemed to enjoy bombarding the motor home with acorn and hazel nut shells ! No harm was done….just moving the van did the trick . A great stay and place .

I think there is a lack of attention to detail, for the price paid a welcome hamper would have been a nice touch. The balconies and outside patio could do with a bit of TLC. A couple of the beds are really uncomfortable, could probably do with new ones. Noisy floorboards so if you're a light sleeper, avoid the downstairs bedroom. Owners are easily contactable as well as the pool maintenance team. Was nice to see deer, foxes, squirrels and even the neighbour's dog in the garden. Peaceful location.

The gutters were over-flowing to the rear with the rain, all full of leaves due to poor maintenance. The pool was great and our grandchildren used it at least twice every day. The pool was our deciding factor in choosing this property.

They told us they had made you aware the week before there were problems with the pool. Couldn’t walk around the lake trees had been cut back & dumped on the footpath, the internet down more than when it was on… a joke. We feel that we’ve been scammed & will be seeking advice on some sort of compensation

The pool is a fantastic asset. The rooms whilst being slightly tired are spacious and comfortable. Plenty of room tol ose yourself for a quiet read if you so desire. The grounds are fantastic with access to a fishing lake. Constant hot water meant no issues when wanting a shower or bath. I only contacted the owner once for access info. but instantly got the impression nothing was too much trouble. So other than the property could do with some general maintenance the only other issue we experienced was trying to keep the place clean as the wooded surroundings combined with the wet and windy weather made it nearly impossible after venturing outside. But as a special treat to experience a bit of luxury, this place is highly recommended. (I'm feeling a bit claustrophobic back in my own home)! Thank you Lisa & Alister for allowing us to share your holiday let.

The pool was the best and the grandchildren’s confidence in water has now come on leaps and bounds. In the gardens we saw deer foxes and squirrels. Whilst here we went to Peppa Pig World and Marwell Zoo all within a short distance, thank you again for our wonderful stay

For example main downstairs bedroom had 4 tablelamps, but only 1 was working. Hairdryer left in this bedroom did not work and on stripping the beds on leaving found the mattresses to be badly stained. The dinner plates in kitchen were badly chipped and some of the saucepans in cupboard were not compatible with induction hob. The settees in the large lounge had little support left and were well worn and had not been cleaned to a good standard. Another bed had polystyrene under the mattress to prop it up and another bedroom also had a badly stained mattress. Photos can be provided if necessary. General overall appearance of property looked very neglected and tired, leaves all over entrance porch and decking to back of property and would have expected better for £4k plus per week. On a plus note pool was beautiful, but we will not be returning.

The rest of the house however, I would suggest is many years behind in terms of general maintenance, and certainly did not feel as if it had been cleaned for a long time... Sky TV was an unexpected bonus, but there was a TV with no stand and no remote in one of the lounges which was odd... and the kitchen has a completely random selection of cutlery, crockery and utensils, for example, enough mugs for an army, but not enough glasses for a family... Final note - if you are taking dogs, plenty of room for them to run around outside, but no fencing or gates so you will need to keep an eye on them.

"This is our second stay at Abbots wood, it is a lovely house and fulfils our needs perfectly, but we was a little disappointed with our stay this time as we found the house in need of some TLC, the pool obviously has a leak and we found that we constantly had to fill it up, also the water temperature was on the cold side and We could not use it as much as we would have liked."
Also found the accommodation needed a deep clean, cobwebs etc.

Our stay would of been awful if it was not due to the indoor pool the local pub was closed down we had to go into Southhampton to eat out do NOT eat fish and chips from the village ours went in the bin things needed in the kitchen a whisk and good coffee machine plus 2 bins outside was unattended dog poo; patio not attended to windows not seen a clean not enough sun loungers for 10 people extra sun shades, inside the house bedding etc good but the inside dirty vacs all clogged up along with brushes /mops cleaners need to be addressed not doing their job dust throughout ;floors; cobwebs throughout the property needs pool table and a large tv in each room with controls that are up to date, could not recommend in its present state sorry

Lovely to have room for the grandparents and great grandparents to watch the children swimming. The house was very disappointing in terms of the description of luxurious…. The house is very tired and really needs a number of maintenance issues addressing. All the sofas need replacing as extremely uncomfortable to sit on as basically they are completely worn out. The smaller lounge with the carpet is very stained along with the sofa. Everything just feels rather grubby and really needs a thorough cleaning throughout. Such a shame that none of the issues are addressed looking back at previous reviews. As a extended family we all enjoyed our time together on holiday and exploring the surrounding areas as the location is great.

The house is set in a peaceful location and views of the lake and the wildlife in the garden were a bonus. We really appreciated having the pool and all spent a lot of time either in the water or watching the children as they swam and played. The only negative side to this holiday was that for such an amazing property it has a slightly unloved feel. Cobwebs, a couple of sofas that have seen better days, one rather uncomfortable mattress and other little things that need some attention. Guests should be made aware that gardeners and a pool man require access to the property during the week.

Abbots wood full of mice we left the house for the day came back to see mice all over the kitchen all over our food on the worktops by the pool my little girl who wasnt walking yet was on the floor alot she got a rash all over her face my kids were screaming the place down pest control came out put down poison same problem the next day for us to pay £2600 for 4 nites and having to leave because we just couldnt sleep and nothing else was done about it i think thats a disgrace never again

On our arrival the wow factor really hit us. Excellent facilities, beautiful house and gardens. The swimming pool was an amazing space and was the focal point, during our stay. The house was predominantly very well equipped. However for multi generational families, with restricted mobility, only 1 TV on the ground floor caused us some difficulty. (A 2nd TV in either the small lounge or in the downstairs bedroom, would have made life easier for our 89 year old parents, who were unable to climb the stairs). Overall a wonderful experience.

On arrival the house was amazing. Cobwebs on the coving, behind units ( when moved to suit our needs). Information booklet was out of date which confused us ( cooker information, rubbish/ recycling bins, pool water top up). We worked it out eventually but the book could have been more relevant. All little things, but attention to them would be great to keep their standard up We all had a good time and the the kids young and old enjoyed the fishing and pool.

Ducks swimming in the lake, even the fish popped up to say hello when we fed them. There were lots of places to eat nearby, shops were just a five minute drive away. We had lovely walks and the best thing of all was the fantastic pool- absolutely loved the pool! The friendly owners told us everything we needed to know and were just a phone call away if we needed them. Thank you.

Pool was excellent, & its the yellow hose you use to top it up, just so you know. Few little maintenance issues here & there which need seeing to, but that didn't spoil our time. Sofa's in TV room a bit flat, which do need a bit of a stuffing, but still comfy to sit on. There is only one large TV in one of the lounges downstairs, No TV in the family bedroom downstairs however all bedrooms upstairs have TV's, If you can take a small heater I would recommend this, for the downstairs family bedroom as it is a bit cold in there, I purchased one for £20 from Tesco's and it was perfect ) Watch out for the wooden pool stairs when coming down them, as i did take a tumble from the top step, as it was a bit slippery. (rubber treads would be ideal there) Other than that the house was excellent & we thoroughly had a great time.

There are a few things that you need to be aware of. Cleanliness was very below the usual standard we have had when holidaying with Sykes before, (cobwebs dead flies, dust under furniture, sinks needing some bleach, shower cubicle need a good clean ). Furniture needs to be up dated in the lounge, settees, very very used all the seat cushions are flat and looking very tied. Pans in the kitchen, loads of them but only a couple you could use on the hob as its a hob that needs specific pans. Pool is lovely, but we had to contact the owner to ask for the water temp to be turned up, which they told us how to do. Bedrooms, only have double beds which was a bit of an issue, but other reviews had stated this so we took camp beds, not ideal but it worked for us. The two bedrooms that shared the Jack and Jill bathroom were a nightmare, beautifully decorated but too hot to sleep in and the boilers kept coming on and off all night, they where very very noisy. We had to sleep with the balcony doors open all night which then let midges in. There was no cold water pressure in this bathroom which again was an issue, one of our guests is a plumber by trade and he said the whole plumbing water system needs an over haul. Garden furniture was dirty we had to wash it before using, the decking area needs some TLC, all doors on the rear and side of the house need some work doing to them as they where difficult to open and shut. The family room down stairs with two double beds was cold no heating in here, the quiet room at the end of the dinning room would make a lovely games room, snooker table, darts board etc. to us this was a waste of space but that's only our opinion. One of our main concerns was the balcony upstairs which you look down over onto the pool. This is very lose in places, if we had had small children with us it would have been a major issue, also the balustrade on the stairs from upstairs into the pool area this is lose as well, these need attention. It is a fantastic property in a lovely area and like I said we did have a fabulous time here but its crying out for some tender loving care.

"The house is fabulous and it is in an amazing location Our holiday was disturbed many times by visitors, as if we were full time residents but when you are on holiday you just want to be left alone and when you are a poor sleeper, you don’t need waking up by unwelcome ‘routine’ visits."
The worst thing was that it was deemed acceptable to access the house whilst we were out and we were not informed. This invasion of privacy was totally unacceptable and Sykes did nothing about it. For some unknown reason they think that a ‘sorry’ suffices? I strongly suggest that anyone thinking of hiring this home (and it is really lovely and extremely well equipped) checks that their holiday will not be disturbed as consistently as ours was.

"Before I comment on Abbots Wood Hampshire, I'd just like to say we enjoyed our holiday because we won't let anything ruin it."
It's supposed to be 5 star, no way, but it could be. Maintenance is none existent. Outside other than mow the lawn, nothing is done. The windows are dirty and desperate need of painting. The decking needs replacing, and the patio needs tidying up and repointing. There's old chairs and some other things stuck up the corner, needs removing and a good sweep. The balcony's have never been painted or cleaned it seems. The overhang from the roof over the patios in a bad state. The guttering has become detached in several places and is full of leaves, so when it rains it's like a waterfall. Inside the house again a lot needs doing, everything is well used which we expected as it's a rental property. In one room they had a job to get cold water in the sink, and when they pulled the plug out it really stank. It was also too hot in the room to sleep as there is a boiler in the wardrobe. Mind you the pool was lovely, as was the pond/lake if you like fishing. I know it sounds like I'm hard to please, I'm not. We didn't complain because we knew nothing would be done. There are lots faults with the place. We were not looking for a palace but it should be better. With the Coronavirus I don't think anyone would be using it. Why didn't they give it some TLC/maintenance. I don't think anythings been done for years. The house has a lot of potential, it's such a shame. I think properties need to be reviewed regularly to make sure of standards. Regards Mr Philip Higginson.

"This house exceeded all our expectations."
It was the perfect house in the perfect setting and perfect location. The only negative points, that would potentially affect us rebooking were as follows; *There was 1 bedroom that was so hot due to a massive hot water tank in the cupboard. This room was unusable as a bedroom and we consequently had to create a bedroom for 2 children in one of the sitting rooms downstairs. * Also, the other bedroom adjacent to the one mentioned above had the boiler/pump for the hot water tank directly underneath it in the kitchen. This would start up at very regular intervals 24 hours a day. It would run for a few minutes then cut out. It would then start up a few minutes later. This happened all day and night. This made it impossible to be used by anyone except some children as they tend to sleep more heavily. Aside from these problems, the week we spent at Abbots Wood was amazing. The kids (and adults) loved the pool. There was plenty of room and social areas so it never seemed crowded. The bar area was brilliant for relaxing and having a few drinks once the kids were in bed. It was close to the beach which the dogs loved, and beautiful Netley Abbey. It was comfortable and well equipped for large groups.

The only thing that could improve it would be a games room instead of the quiet room and the pool being slightly warmer but as a whole the holiday was perfect. We loved it so much that we have already put a deposit down for next christmas :)

The pool was used everyday. Lovely garden, the boys enjoyed fishing. I got to see a deer in the garden early one morning when getting out of the pool. Spacious rooms, my youngest granddaughter loved walking round the whole house holding my hand & helping me keep fit! A holiday we will remember forever.

The grandchildren loved their rooms, the pool and the fact they could fish the lake with our son-in-law. All in all a great get away from the usual madness during the school summer holidays. We have already booked another week for August 2020.

The garden and grounds are very relaxing, with frequent wildlife visits including deer. The pool is one of the best I've experienced in this country. The owners, Alastair and Lisa, could not have been more helpful whilst remaining unobtrusive. Highly recommended, we certainly plan to return.

"The house is very large, beautiful and set in stunning surroundings with some lovely walks."
However we felt that the property does need a little tlc in places. We got to the property and one of the curtains to one of the rooms were down which was soon addressed by the owners. The bedrooms are all great sizes with two having large dressing rooms and all having ensuites. As picked up by other residents the kitchen is very small with very little work surface however more or less everything you would need is in the kitchen including a lovely range cooker. However a new set of knives, a new can opener and some egg cups would be a great addition to what is already there. We marked the house down on cleaniness as we felt all the shower cubicles could do with a good scrub and bleach and was very disappointed that the glass to the windows and internal doors had not been cleaned from a previous visitor who had obviously had little children or dogs. To me this is part of a cleaning process from visitor to visitor. The chairs to the garden also hadn’t been cleaned and there were broken chairs around the lake which didn’t do the house justice. Having the pool was a real bonus and well used by all the visitors. It was lovely having some conservatory furniture and chairs to lay on a great addition to the area. If you do take a dog just a word of warning we were told by a neighbour that some of the residents down the lane are not keen on some of the wildlife visiting them and was told that a trap had been set to catch deer, foxes etc and it had caught their dog thank goodness we didn’t take our dog as this would have been a real worry for us. We had a lovely week and although the weather wasn’t great it just meant we used the pool more!

"What a great house, close to the sea, parks, little syper market and restaurants."
The house its self is down a secluded gated road. However the house is the crowning glory, one feels as if one is a millionaire. Indoor pool, multiple kitchens, and entertianment areas by the pool, large bedrooms with TV’s Outside patio with views of the lake. The whole house was beautifully decorated and generously equiped. We will be be back again, the host Lisa were kindness and helpfullness personified. My only reservation in giving a glowing review is that it will make it harder to book in the future.

The only small criticism was that instead of double beds in all the bedrooms there could of been a couple of bedrooms with single beds eliminating sharing.

"Lovely house as described,we had a problem contacting the owner for the entry codes to the house ,that was resolved in time for us to leave as planned,But only just ,when i contacted Sykes for help to resolve this i belive that Sykes did contact them & the customer responded to me with the codes."
But Sykes stated that if there was no response by the friday afternoon they would esculate the problem, as we were leaving the following morning i found this policy worrying,anyway it all worked out.the house is realy a millionaires habitate,the grounds,swimming pool for us a once in a lifetime experiance.We were not dissapointed

The house looked amazing with fabulous, tasteful festive decorations everywhere - we felt like we were in a Christmas film! The house is even better than its photos suggest . All bed and reception rooms are substantial and very comfortable . The kitchen is extremely well appointed with loads of crockery , cutlery , pots , pans and serving dishes - we’ve been caught out in other properties when trying to cater for a lot of hungry guests and AW did not disappoint . There are beautiful tiles, pictures and lamps throughout the property . Gardens , lake and general area all great . But best of all is the pool and mezzanine bar area .... WOW.... such fun .... brilliant location for partying and relaxing . Should also point out that the owners were really helpful and friendly - as were the cleaning team , The pool man and the gardeners . Thank you all . We hope to return to sample AW magic in the summer .

All the rooms are spacious. Wonderful swimming pool and mezzanine area. The lake was greatly enjoyed as well. I left my glasses behind and they couldn't have been more helpful. Even getting her mother to pick them up so they could be returned to me. The location is great, lots of interesting things to do. We particularly enjoyed a visit to Portsmouth Historic Dockyards.

"To celebrate my 70th I decided to treat my family to a holiday in Abbotts Wood, the venue was all as expected, beautiful location squirrels, ducks, cockerels crowing, & small deer passing through was quite an experience for us."
All gated & secure, very clean, lots to do around Hamble-le-Rice ( a visit to donkey sanctuary on little pink ferry is a must) everywhere is dog friendly, canoeing & crabbing was great fun, I particularly enjoyed the visit to the submarine. We all loved the pool, (a pity it had a problem after the first day & didn't heat) all twelve of us rubbed along great & I loved having my whole family together as my youngest grandson was celebrating his ninth birthday his little sister was off to school & my eldest grandchild was off to University, so we all had something to celebrate. The bottle of bubbly left for us was a nice treat, thank- you we all left with very happy memories & many many photos.

The shallow end is 4 foot deep and only extends for about a quarter of the pool area, before a steep drop to 7 foot.

This diverse, south Hampshire village is located on the eastern shores of Southampton Water, beside the Royal Victoria Country Park. The village takes its name from the 13th century Cistercian monastery there, its well-preserved ruins still remaining today. The heart of the village retains some of its traditional charm and is proud of its waterside heritage, with ample opportunities for sailing in the nearby village of Hamble-le-Rice. Nearby, The Royal Victoria Country Park was the site of The Royal Victoria Hospital, the first purpose-built military hospital. Now, all that remains is the hospital chapel and 200 acres of wood and parkland. There are lovely walks to explore and a variety of wildlife, as well as spectacular views from the top of the 150 foot chapel tower across Southampton Water, one of the busiest shipping canals in the country. Together with its beautiful setting, tea rooms and a narrow gauge railway, the park provides visitors with a fascinating day out.
