There were some significant issues at this property with cleanliness and maintenance, most notably dimly lit, dark and uneven staircases and a water leak affecting the electric lighting downstairs on the final night.
However, the owner was very responsive when we contacted her and addressed our concerns - she does not live locally but sent a local builder within an hour to inspect the property (including noting the cleanliness issues) and ensure the electrics were made safe in the short term. Within two days of our stay, she has replaced the bathroom to help prevent future leaks, asked the builder to replace lighting on the stairs with brighter bulbs, is asking Sykes to flag that this property may not be suitable for those with mobility issues given the number of stairs, and is finding a more reliable cleaning company.
Lovely place and plenty of space and well located to see Margate.
Overall we had a great time but the house needs better management, some TLC and a deep clean. Not sure if it had been cleaned at all before our arrival but it was very dirty in the communal areas and we had to do some cleaning on arrival. There were a few maintenance issues that had been left with showers not working properly.
Our group of 6 adults and 2 young children stayed at Ballarat House for 2 nights during August 2025.
The house was in a good location for beach and town access. Unfortunately the house seems to have been neglected for some time and needs quite a bit of tlc: The basement bathroom ceiling leaked water from the ceiling light fitting when the shower was used in the bathroom above. We were unable to use it as we couldn't safely turn on the lights. The basement apartment smelt of damp The middle bathroom shower temperature couldn’t be adjusted. the dial didn’t turn as the press-in button was missing. Also the bathroom floor tiles were breaking, grouting was coming out in small pieces, the floor felt wobbly & unsafe and it was dirty. Some door handles were loose and came off in our hands; there was a danger of getting stuck in rooms, especially not good when children around A number of floor boards were wobbly; there was a very loose/dangerous one on the middle floor between bedrooms. A nail was sticking up from the floor in the centre of the main living/dining area. The garden was overgrown and unusable, spiders webs everywhere, dead leaves, and pirate ship unsafe The coffee maker was not working. The house was very dark even during the day, which the young children didn't like. Sash windows were difficult to open/close.
