"Great stay at the High Hill Farm Cattage."
It has a great location of just 5 minutes walk into Keswick. It is also central to a lot of walks. We did Walla, Catsbells, Lattig and Skiddaw. The cottage was very clean a spacious with all amenities you could ask for.

Would benefit from a downstairs WC but plenty upstairs to choose from. The main downside is the wifi which is poor, intermittent and only works in certain areas of the house.

It provided the ideal base for our family group (six adults plus one dog) to enjoy the New Year in Keswick. The house is extremely well equipped and comfortable with enough room to give us all our own space when required. The location was perfect - sufficiently out of town to be peaceful and yet only a five minute walk to all the local facilities. As the town was busy and getting a meal out could prove difficult, we cooked on most days and the kitchen had everything we could possibly have needed and more. Our only slight criticism concerns the rug beneath the coffee table in front of the TV in the kitchen. It was absolutely filthy and this seemed so out of keeping with the rest of the house which was so spotlessly clean. A minor point, but one which would be easy to rectify. We wouldn’t hesitate to stay at High Hill Farm Cottage again and would happily recommend it to anyone looking for a comfortable and convenient place to stay in Keswick.

Plenty of space for the 6 of us. Big bedrooms, 3 bathrooms and large searing areas, all worked really well. Constructive suggestions. V small things w3 found that could be improved Doors that won’t open or shut easily. Locks that don’t work on bathroom doors. Basic maintenance? Supply of kitchen roll and spare toilet rolls. Only 2 dishwasher tablets for 6 people for a week? We dio not expect to have to buy these things ourselves. Overall however I would recommend th3 cottage and would also return again

"The cottage is in an ideal location."
Very convenient, comfortable, quiet and well appointed with facilities. Spotlessly clean. Well maintained. Very comfy beds. Easy to manage entry. Our group of friends would definitely book again in the future. Minor points are we would have appreciated a spare toilet roll in each toilet though. And even just one paper towel roll- there was none on our arrival. The exact bin day is a bit confusing. And the lack of provision for recyclables is disappointing. Keswick itself would benefit by having more recycling sites available considering the number of visitors it attracts.

There was so much space to have put one, also the garden wasn’t very pleasant to sit in as felt very neglected and uncomfortable garden furniture.

A few things like inside microwave and banister were dirty but generally clean house. Shame about constant digger beeping from building work. Therefore couldn't really sit outside in court yard.

"This was a well equipped house although the kettle could do with replacing!"
The rooms were a great size and there was plenty of space for our party of four adults, one child and a dog. I drive a Ford Kuga and with care we were able to just get it in the garage..just beware of the sandbags at the rear. It was well located and the building works had no effect at all on our stay. We were pleasantly surprised by the size of the rear patio area which was well used buy us in the nice weather. The negatives we have is that once you get to the property you see that there are notices saying that dogs are not allowed on the furniture nor upstairs. The furniture I understand as damage could be caused but the reason for not allowing dogs upstairs was to prevent future guests with allergies from having a reaction. This made no sense in a property which allows dogs, especially when there were items of furniture that were costed in dust! In order to prevent our dog jumping on furnishings overnight we closed the doors to the living areas, but there is no door to block off upstairs. Thankfully we’d brought our pet bed and was able to coach our dog to stay in the hall, but it could be an issue for other dogs. Also, the property was only supplied with three toilet rolls which seems quite low for a 5 star property that sleeps six.

"An excellent property."
Spotlessly clean with everything you could want for a perfect holiday. We were three couples sharing the house and we had plenty space, more than adequate crockery and cutlery and glasses. The three bathrooms were beautiful and the outside seating area was private, a sun trap. The beds were so comfortable which is necessary for a good nights rest. The building work across the way did not disturb us at all, in fact it was so quiet. Was only a few minutes walk to the centre of Keswick. Parking for three small cars (one in the garage). We will definitely use the house again when next holidaying in Keswick.

It is a 2 mins walk from Keswick which was ideal. The building work opposite caused no disturbance to our stay. We were a family of 2 grandparents, 2 parents and 2 daughters & a dog….it was ideal and we’ll definitely be back.

Stayed in some great properties over the years, but this must rank as one of the most well stocked ever - no shortage of cutlery, different glasses, crockery etc. Very high standard of finishes, better than expected - and nice views over towards Cat Bells from the side windows of the property. Very cosy area in the kitchen for sitting and relaxing as well as a lovely lounge.

the microwave oven was dirty and the cooker grill pan and tray were not clean. The welcome pack was a lovely idea but unfortunately the biscuits and coffee were well past there sell by dates. sort these issues and you will have a great property

Everything you could need was provided and more lovely size property all round. Just one thing that didn't go down well, that we weren't told about was the building works going on at the front of the property, new hotel being built, some early noise that woke us up, but all in all we loved the place.

The property
Step inside to the hallway that links the living accommodation on the ground floor.
The spacious sitting room with dining area has comfortable sofas arranged around the TV and fireplace and the windows frame the views to the northern mountains of the Lake District.
The dining area is presented with a large family dining table.
On the otherside of the hallway is the well-equipped kitchen with breakfast bar and an additional sitting area with TV and to the rear of the house is the utility room with laundry facilities. Choose from one of three bedrooms, the first is presented with an ensuite bathroom with feature bath and the further two bedrooms are complemented by a family bathroom and separate shower room. To the front of the house are the two parking spaces and to the rear is a westerly facing patio with outdoor garden furniture and benefiting from beautiful views to the mountains. Just a five minute walk from High Hill Farm Cottage is Keswick’s market square with a great array of shops, cafes, bars and restaurants.
Walk just a few minutes further and guests arrive at the shores of Derwentwater.
Walkers will be delighted by the great choice of walks from the town including high level walks to the mountain skylines or low level valley or lakeshore strolls.
Mountain bikers will be drawn to the mountain bike trails of the neighbouring Whinlatter Forest.

Bassenthwaite 7 miles, Ullswater 16.6 miles; Cockermouth 13 miles.
The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone.
