"Lovely stay at Paddock House."
In a beautiful location and the views are fabulous. Paddock House had everything we needed with good quality glassware, tableware and plenty of lovely mugs. The table tennis table was erected when we arrived so we had to put it away as it was not needed and in the way spoiling the feel of the place. The property could do with a tumble dryer. We had a dry week but had it have been a wet one we would have needed a tumble dryer or a boot/drying room as nothing worse than having clothes hung over radiators. The welcome gift credit at the deli was a lovely touch. Would definitely recommend Paddock House.

"Amazing property."
Accommodates fully for 6 adults with so much space. Cannot fault any of it. We loved it that much we have booked Paddock House for next September! Cannot wait to be back. The best bit for us, the unbelievable breathtaking view!

"Lovely cottage with beautiful view."
We had a very enjoyable holiday thanks to the owner of the property. Arrived to find 10 tog winter duvet on the beds, called Sykes to request summer duvets as the rooms become very hot in summer. Sykes answer was: sorry there is nothing we can do for you. Fortunately I had the email address of the owner, she kindly arranged summer duvet to be delivered the next day, it was much appreciated.

"This really is an excellent holiday cottage."
All of the rooms and facilities were of a very high standard and very comfortable. Heating and hot water on demand, plenty of space for everyone, bathrooms and kitchen very well equipped. We enjoyed the games, books, table tennis and hot tub. The view is wonderful. We had a very enjoyable and relaxing stay and would love to return one day.

The owner provided a generous welcome box, for which many thanks. The bedrooms and en suites are all very comfortable, of good quality, and everything functioned fully as expected. A most enjoyable stay and we would certainly consider visiting again. One addition that would enhance the property would be some improved means for drying walking gear, pet towels etc, overnight, even if just a tumble dryer. Better use could probably be made of the garage space to provide a boot room and drying facilities, knowing how wet the Lake's weather can sometime be!

"The property and setting is absolutely stunning!"
Beautiful welcome box! Thank you! We had an amazing week! That would have been even better if we could actually had a half decent shower! I can understand water pressure can be slower, but to only have dribbles you can’t even wash soap off never mind rinse your hair! Upstairs actually the water stopped altogether! Even the sink taps upstairs water stopped! Such a shame! Made it very difficult to use the hot tub! How are you able to shower before and after when this is happening!? I felt that there were areas that needed deeper cleaning, downstairs bathroom radiator yellow stains. Dust around the bedroom, chairs stained and mismatched. Beds and bed linen really good! Considering there is a hot tub, more towels would be helpful? There were blades from a Stanley knife left in upstairs bedroom. Overall it was amazing! But just really let down by the water situation! Put me off using the hot tub! Which was one of the reasons we booked it.

It is a real shame we were not aware of the issues until the end of your stay as we would have loved to have the opportunity to solve them as soon as possible, and do all we could to ensure you had an issue free stay. "A fantastic property and we loved our stay."
The only drawback for us was that the garden, although enclosed, was not secure which meant we were unable to let our springer off lead whilst at the property as he could easily get through the fencing even though he's not a small dog. Biggest issue we had was with Sykes - we asked a simple question regarding a clothes airer and their response was "We advise if you really need a particular item to use during your stay, to take your own. We wouldn't ask an owner to confirm this". It turns out there were 2 airers at the property, so we took ours for no reason at all and as it is quite a bulky item to have to pack we were not impressed. As this service falls below our expectations of good customer service, we are not looking at using Sykes again when booking our next holiday in the UK and will not recommend them to our friends/family. A shame, as the property itself is fantastic and well maintained.

"Beautifully decorated house in a glorious setting with views you will never tire of."
Spent the week feeling blissed out and totally relaxed after a hectic year. . Loved the bedrooms upstairs - felt like you were in a hotel. We had some wonderful evenings in the hot tub looking at star filled skies. . Enjoyed all of our walks from some old Lake District favourites but using the owners cards and book of the area also explored some new places and had some great walks from the door too. Lots of very thoughtful touches which combined with the house, views and location make this is a very special place to stay.

Paddock House is a stunning, architecturally designed property set overlooking Lake Windermere, a couple of miles south of Ambleside in the Lake District.
Surrounded by nature and tucked away from the hustle and bustle of everyday life, this spectacular property enjoys a private setting with a large, secure garden and hot tub, perfect for a week away with family and friends.
Upon arrival, pull into the off-road parking area and enter through the large front door.
Step into the open-plan living space and you’ll immediately be captivated by the jaw-dropping views over Lake Windermere and the surrounding fells: Claife Heights, Hawkshead, Wray Castle, Coniston Old Man, Bow Fell, Crinkle Crags and even Scafell Pike can be admired from the living room.
Curl up on the sofa before the woodburning stove and enjoy a movie night on the Smart TV, or enjoy an evening of friendly competition on the ping-pong table.
A few steps up lead into the kitchen, complete with a fantastic range of appliances, sure to encourage home-cooking.
The first bedroom sits downstairs, offering a king-size and en-suite bathroom, whilst upstairs lies a super-king-size with en-suite bathroom and a double with en-suite shower room, both neatly presented and offering exceptional views.
Outside, admire the views from the hot tub after a long day of rambling, or perhaps start your day in style with a quick dip before showering off and venturing out to explore.
It is possible to do several walks from Paddock House: to Ambleside (through the woods), to the summit of Wansfell (great views of Ambleside and the length of lake Windermere), to Troutbeck (with a couple of great pubs) and down to Brockhole (with outdoor activity centre, high ropes courses and café/shop).
Just down the road also lies the Low Wood Bay resort which boasts 2 restaurants and is a just short drive (or walk) away, The waterfront area also provides a tranquil setting for leisurely walks and it is possible to hire paddleboards, canoes, sailing boats, go wake boarding/ wake surfing and hire motor boats allowing you to soak in the stunning views of the lake and the surrounding fells.
It’s easy to walk down from Paddock House, or you can park there for free if using facilities.
The Holbeck Ghyll Hotel also welcomes non residents and is just 2 minutes’ walk from the house, and the Samling (recently awarded a Michelin star) is very close by.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants, and pubs in the village to suit all tastes, including the popular eateries of Misto, Sheila's Cottage, and The Lily Bar. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
