  • "Picture perfect house with amazing garden and views."

    House had everything we needed and was very comfortable. We had a lovely stay and our dog was very happy in the garden and the little stream. It’ took us about 45 minutes to walk to the nearest pub which had very nice food and was very welcoming. I would maybe recommend the owners switch broadband provider as we didn’t have any phone signal all week. It is good to switch off from tech but would have been good to help plan days out, etc. All I all we had a lovely stay and I would recommend.

  • "Just what we all needed."

    Facilities were great. Loved the relative remoteness . ( the road comes with the territiory).Fabulous place for our men folk to begin their cycle rides straight from the door. Not far to Hawkshead for essentials . Ate at the Manor and the Eagle - both provided more than acceptable menus. Lovely views with that gorgeous upstairs sitting room. Our labs loved the stream and the large lawned garden was a huge bonus. We sat out one evening. Instructions on how to find things and how they worked were exemplary. Thank you! We would highly recommend this property for a family and friends getaway. Neighbours were lovely and met the Emus in the paddock opposite! Struggling to put anything negative

    Garden fantastic with the stream an added bonus for the kids. Lovely quiet location but perfect for easy access to Grisedale forest and the mountains too. The cottage was cosy and homely. A fabulous ace to stay.

  • "We all loved staying at bank barn the beds we super comfortable my daughter said she had the best sleep ever and wants a mattress topper the same as at bank barn,the only thing would be the wispy spiders we found all over the barn in every room in the corners but it wouldn’t stop us staying again views are amazing and thank you to the owners for making there property available for others to enjoy."

  • "Thank you for allowing us to stay in your lovely home here in Icklethwaite, in such a lovely peaceful surroundings."

    A relaxing escape from the busyness of life, it has given us all time to reflect and recharge our batteries & for our dog Ralph - time to add more to her already charged batteries - she has had a lot of fun running around the garden & beautiful countryside around here. We look forward to returning.

  • "My Family and I have had an amazing holiday here at Bank Barn."

    It is a beautiful house and has a lovely garden. We loved the swing and paddling in the beck and so did our dog Henry the Cockerpoo! We particularly enjoyed our evening walk to see the Donkeys, Emus and Peackocks at the nearby farm. We also loved walking to the Manor for beautiful food.

  • "Kitchen surfaces/ oven and bathrooms very clean."

    Bathrooms lovely and very modern. Overall though, house is quite dusty in places, with a number of cobwebs throughout. They don’t bother us much, as we live in a rural area, but I can imagine would be off-putting to some guests. I did an online shop with Morrisons for when we arrived, but found I couldn’t use much of the cupboards or freezer when unpacking my shopping. Freezer is in desperate need of defrosting. Once I had removed all the ice trays and broken freezer doors that were stored inside it - I managed to use one of the shelves for my food. I’d say it’s currently around 50% ice - so needs attention. It’s definitely a “home away from home” as felt lived in and is lovely and warm. Everything you could need is in the kitchen - but it is bordering being cluttered. All of the cupboards and drawers in the kitchen are full. I unpacked/tidied one of the cupboards and moved items around, so that I could store my shopping. It would have been nice to have just one empty cupboard to unpack my shopping into. I understand it’s a dog friendly place, so again we can turn a blind eye, but there was dog poo around the front of the house and on the grass, which was nothing to do with our dogs. We removed what we saw so the kids could play outside. We are very vigilant with picking up after our dogs, but realise some people aren’t - so this is not the fault of the cleaners really, it’s just annoying. The furniture in the tv room is tired and somewhat uncomfortable, but the furniture in the second living space is lovely, with a lovely view. Finally, the lighting throughout is tricky. Only the kitchen and bathrooms have ceiling lights. The rest of the rooms have just one or two lamps. This was ok for some of us, but my Mum, for example, struggled to read upstairs and opted to get ready in the bathroom due to the lighting in her bedroom. We therefore spent most of our family time in the kitchen, eating, chatting and playing games around the big table, which was great. I think overall, nice enough, but maybe a bit too expensive for what it is. We wouldn’t stay again. But have enjoyed our holiday away from it all. Thanks.

    Dear Stephanie, I am very sorry that you have experienced some problems at Bank Barn. With the property being let I have not had the availability to go and defrost the freezer, however I have arranged to go and defrost it next week so I apologise that it was frosted. We have been working with our cleaners for many years and I have always found their work to be of a very high standard when I have been to stay, nevertheless, I will pass on your feedback regarding the cobwebs. I will also ask them to check the cupboards to make sure that the kitchen equipment that I have provided is stored correctly. I can only apologise if the previous guests have not stored equipment away neatly. I provide a whole empty store cupboard to the right of the fridge which is large enough for 1 weeks food supplies, so I'm not sure why this was not adequate for you. With regards to the lighting, we have chosen a delicate lighting arrangement in keeping with an old Barn with all lamps being fitted with LED bulbs to ensure brightness and reliability. Replacement bulbs are stored in the utility room for guests use. All bathrooms, W/C, kitchen and Utility room are fitted with bright ceiling lights. All bedrooms have been equipped with at least 2 lamps with the brightness checked and the living areas have adequate lighting. I appreciate for reading a reading light would be useful in the living area so I will supply one of those. We have chosen our furniture very carefully to reflect the ambiance of the property and we are happy that you found it in general 'lovely'. With regards to the outside we have a regular gardener who visits Bank Barn every other week so I will ask him to be vigilant for dog waste, I have to say in all the times I have been this has never occurred before. As we are a dog friendly house we can only rely on the previous guests to ensure that they clear up their dogs waste before they leave. I hope I have answered your concerns and apologies once again.     Ideal Place to get away from it all, great Neighbours couple if Emu's and a few Peacocks definitely one to get off Grid Wi fi in Barn but outside no coverage for a good mile so ideal for those wanting to get away from it all Stunning views and a great place to explore the area very spacious and wonderful place to take the family including the dog :) who thoroughly enjoyed it too highly recommended

  • "This is a wonderful place to stay."

    Peaceful, remote, comfy and clean. A stream at the bottom of the garden was a big hit with the dog and the kids. The accommodation is amazing. The kitchen is a bit basic compared to many air bnbs we’ve stayed in, but we made it work. The rest of the place more than makes up for it. And there’s a emu next door. What more could you ask for? Loved it and will certainly be going back.

  • "We had a lovely holiday."

    Beautiful property in beautiful location. We did have difficulties with the key box not opening. Luckily there was an extra box with keys for maintenance which we were able to access. Also when we did get in there was a key in the back of the main door so the key wouldn't have worked anyway. Because of the remote location we had to drive to get a phone signal in order to call the office. I am thankful there was a second key box they were able to tell us about otherwise it is likely we would have had to wait for upto an hour. With significant effort my partner was eventually able to open the box but it was not at all easy and other customers may experience similar issues.

  • "Location was quite, just what we needed, walks from the door, which was a bonus."

    The Let and the garden were superb. We had a problem with the water ( brown tinge). The Visitor book does mention the water and says that it’s safe to drink. Apart from that,fantastic holiday.

    Good walks from the house into Grizedale forest and access to Blencathra. Visited Coniston and Hawkshead and did some walking around there. Great weather with plenty of Sunshine was a real bonus!

    A wonderful location to explore from, with stunning views. We have had a brilliant long weekend full of walks, sights, relaxed meals and lots of laughter. Toasting marshmallows on the fire pit and watching the sunsets was the 'best bit' according to the children. A perfect end to the longest and strangest of times!

Bank Barn at Rusland is an outstanding holiday cottage.

Take in the surrounding hills and bridleways on foot or by bike - Grizedale Forest is nearby and represents just one of the great outdoor experiences for you to cherish.

Bank Barn at Rusland is a great base for all manner of outdoor activities and is exceptionally maintained throughout. Set in it’s own private grounds and looking out to the Rusland Valley, the impressive gated driveway leads to the house and straight into the kitchen with a separate pantry / utility room with a washing machine, fridge freezer and storage for walking gear.

There are three delightful double bedrooms on the ground floor, one with en suite facilities, plus a house bathroom with shower to service the other bedrooms. A large lounge, on the first floor and dining space with an open fire and comfy sofas are complimented by a second lounge with floor to ceiling glass across the whole room making for an incredible room to take in the view.

Finally, Bank Barn at Rusland is wrapped by a large furnished patio, ideal for Al fresco dining.

The garden has manicured lawns, a pond and is enclosed - so no need to worry about dogs or children.
