"It was quite hard to find, had to ask a few people."
The number on the house isn’t big enough. The windows were filthy! Apart from that all good. I think we’ve left my husbands dressing gown there and I’ve not heard anything. Too far to collect it.

"We had a lovley stay in this pleasant and clean property."
Comfy beds and all. The owners were ever helpful at all stages and even called us at t he beginning to ensure we managed to acccess the property easily.
-
"Lovely and clean spacious accommodation for a short break away."
Very quiet and relaxing. We did venture into Appleby , Rutter Force and took a train to Hellifield which has a lovely cafe at the train station. Two small things to mention …. The mattress on the double bed with room upstairs with the long beam could do with being replaced it’s very soft and springy and also please let your guests know where the key lock box is for the house. All in all a lovely stay and we would recommend.

Very clean and super comfy beds.

"We loved every minute of our stay and will definitely be planning a return visit"
-
"We enjoyed our three night stay."
The house and facilities were all great as well as t location. It was a pity that the outdoor seating/picnic table especially seems to be on its last legs so we weren’t able to sit outside as a family.
-
"Clearer instructions re how to use the heating system would be useful."
Garden furniture is in need of replacement- and insufficient for 8

"Lovely stay at Colby House Barn."
The property was clean and tidy and well equipped. The location was stunning and wasn’t too far out from the village. A couple of minor touches such as there was only two rolls of toilet roll and two dishwasher tablets, this wasn’t enough for 8 adults over a full weekend. Again only minor touches but spares or a heads up to take your own would have been great!
-
"The property is very comfortable, clean and warm and lots of space for 4 adults and 2 children sharing."
Perfectly placed to explore such a beautiful part of the country. We will be back.
-
"A great holiday cottage with everything you could need."
The property was clean and decorated pleasantly. The beds were comfortable, as were the sofas in the living room. This is a great place to stay if you are visiting the Lake District. I would definitely recommend this property. Good value for money.

"Lovely cottage, great size, great location for lots of walking."
We loved it, thank you.
-
"Very clean, comfortable accommodation supplied with most things you would need in respect of pots, pans etc."
One small negative was that we could not identify a key to the garage as neither of the two supplied seemed to fit the lock which meant the advertised storage for bikes could not be secured. Overall, a very enjoyable stay in a property we would feel confident to recommend to others.

"Beautiful and well equipped holiday barn, big enough and a nice peaceful location."
Lovely beds and very comfy for a good night sleep. Took a while to find the key safe, maybe send the info with the key code. We had a lovely break away and lots of walks to do near by and Appleby is a lovely place to have a look around which is near to the property.

"A beautiful property in an ideal location for the 6 of us."
The communal spaces were clean and bright, with everything you could need, including jigsaws! The bedrooms were well appointed and clean, with lovely comfy beds and clean bathrooms. The 6 of us, aged from 45 to 75, had a lovely stay, with walks on the doorstep. We thoroughly enjoyed Sunday Lunch at The Stag in Dufton (highly recommended).

"Lovely comfortable barn in a great location."
Felt really homely and comfortable and convenient for many places to visit. Barn was really well equipped and didn't seem to lack anything. Many nice touches with a lovely welcome pack, Netflix, Amazon, books and DVD's etc. Owners very friendly and accessible. Simply lovely

"Beautiful cottage, lovely location, very well furnished and super cosy."
Loved the evenings when we lit the wood burner and we'd all snuggle down to watch a movie, after being out all day.

"Beautiful barn conversion ."
Lovely setting very tranquil , great location to visit venues in the Lakes. The village is a must for a visit, never been anywhere that has been that friendly and welcoming. This was a fantastic short break . Great butchers, bakers and everything you might need. Hoping to do a second visit in a different season. xxxx

"We loved the location and cottage, and appreciated the treats and products left for us by the owners enabling a needed cuppa and biscuit after a very long journey."
Beds were super comfortable and added bonuses like Netflix really added to the experience. Would highly recommend Colby House Barn.

"Due to covid, holiday had to be cancelled in April, and rebooked for June."
On both occasions I was very impressed with the way Sykes handled it all
-
"Beautifully kept house."
Super clean and wonderful gardens . It was idyllic in its setting and really lovely to be away from the business of the lakes but still easily accessed. The owner was easy to contact and very lovely in suggesting other places to go and what was where . We definitely will be looking forward to coming back .so peaceful and tranquil .

"The location of the property is brilliant as we were able to relax without the worry of others around us incase we made too much noise!"
The house is stunning and we loved everything about it, we’ve already discussed about returning in the future as we have fallen in love with the property. The care that Graham and Michelle have put into the property is clear as we felt at home in the house despite being so far away from our own. The attention to detail is amazing, there’s Netflix and Prime Video on the tv, we made use of this and they even turned the heating on prior to our arrival to the house would be nice and toasty for when we arrived! Local scenery surrounding the house is truly beautiful, we went for a walk on our second day and stumbled across a field of cows two minutes after leaving the property. The walk into Appleby isn’t too far either! We would highly recommend booking a stay at this location as you’ll immediately feel at home and if you ever need anything Graham and Michelle are only a phone call away. Gets an 11/10 score from us!

"Good evening, After arriving back from this short weekend away I can’t express how amazed I was with this accommodation."
The owners were pleasant friendly and extremely helpful. The house was immaculately clean and designed in a homey and cosy way. We were impressed with all the basics being provided such as bedding, towels etc. It was a great location surrounded by beautiful scenery. We really enjoyed sitting by the toasty fire. Great use of TV stations and WiFi connection. There were two bathrooms which was very useful and we loved the added decorations around the house. We are so happy with the location of the house, cleanliness and how easy it was to be in contact with the owners and receive immediate responses. Definitely would recommend and will definitely be going back some time soon with family and friends. Thank you for allowing us to have a great time!!

About the location
APPLEBY-IN-WESTMORLAND
Penrith 14 miles.
The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is nestled between the Lakes and Yorkshire Dales, so guests can enjoy the contrasting scenery of these two National Parks, plus numerous walking and cycling opportunities as well as the fantastic leisure centre in the town. Appleby has a wonderful selection of quality independent shops, cafes and delicatessens selling locally produced food and crafts. The picturesque street of Boroughgate, with some interesting old buildings, is at the heart of the town and links the well-preserved Norman Castle with the fine medieval Church of St. Lawrence. Appleby is a major stop on the Settle-Carlisle Railway, which is one of the most beautiful railway journeys in Britain, and still today many of the old steam trains wend their way along this line and over the historic and awe-inspiring Ribblehead viaduct. With the delightful Ullswater and the magnificent Lake District within easy reach, this is an ideal holiday location.
