"Hopefully Landlady owner of property is aware of all the point of views reported over the course of the week ."
Mouse problem , Faulty Bathroom Door causing lady to get locked in during early hours ,Back door could not be opened due to faulty Broken door Handle , Dirty uncleaned area under kitchen sink . Fault with broadband Plusnet keep loosing Signal. On arrival Boiler or Heating not switched on chilled through out House took a day to Heat up .Top WC pan in Bathroom blocked due to poor supply of water in cistern .faulty Grill in Oven only came on at times . Overhaul land Lady was very pleasant about it all beyond her capability to be honest and explained she will be retiring after our visit and handing over to son to live in . I’m sure it’s been a pleasant stay in past for Travellers but think we had the end of line presentation . Wish her luck for the future but not what we expected after many bookings with Sykes . Money wasn’t well spent this time on accommodation .

"The cottage its self was well equipped, however it was listed as dog friendly!"
, there were so many don’ts listed on a sheet on the table it did not feel friendly at all. The garden/ patio was not suitable for dogs unless on a lead so no where for them to de-stress. The upstairs toilet door was broken when we arrived and the toilet didn’t flush properly making the room unusable and despite advising the owner and her promising to have it repaired we were still awaiting for this to be done the day we left a week later. The downstairs shower was tired and not fit for purpose.

My son, my Mother, Myself, my Sister and her dog stayed. The owner was very welcoming and friendly. She showed us all the features. The cottage was spacious and clean. The patio had a loverly peaceful view and we spent quite some time out there. It was an easy drive to Appleby and a short drive to the Lakes a good location.

The owner was very kind. Lots of information with things to do etc. The accommodation was comfortable, but could do with a few updates, for example the shower, and maybe some hand soap on arrival. Would stay here again. The location was lovely and scenic, need to plan your trips out and know that it’s a remote area, so can be tricky using sat nav/Google maps as the reception dips in and out. But we thoroughly enjoyed ourselves!!! Thank you! ☺️

"Lovely cottage for a visit with family."
Plenty of space in living room and bedrooms. Kitchen is small but was only for a few days so we coped. I would say it could benefit from an upgrade especially downstairs area and outside looks quite shabby. Listing was correct except for ref to an enclosed garden, it is a patio area and was not secure enough for our dogs especially with ducks walking past.

"Lovely lodge , it is exactly as advertised and very clean."
Ros welcomed us when we arrived and shared her knowledge of the area. We had wonderful weather when we stayed and Ros kindly let us use her washing line as we didn’t want to waste electric with the tumble dryer. The garden court yard is secure and a heat trap with lovely views to enjoy whilst eating breakfast. We were a party of 8 with 2 dogs and the only time we felt on top of each other was in the kitchen but we resolved that by making the men cook whilst the ladies relaxed in the garden or had takeaways from the nearest village Appleby which had Chinese, fish and chips, pizza and and Indian. We would highly recommend this cottage and would definitely rent it again in future.

The house is a great size it has three sofas and a big dining table in sitting room and also a table and chairs in kitchen so there was plenty of seating for us. There is a utility room with washer and dryer , ironing board , high chair ,mop and brushes also the recycling. There is a shower room on ground floor and a bath on upper floor.We were greeted by the ducks at the back when we arrived which was really cute.We had a lovely peaceful stay and would definatley go back . The only thing I would say is it needs a bigger tv not a big deal as you probably won’t watch it much . I would not hesitate to recommend this property .

Kitchen fully equipped for self-catering (we did not eat out at all). The directions to get there were clear and easy to follow. Plenty of table space (coffee table was big enough for puzzles and games) Host was helpful, welcoming and available. And when it snowed, she lent us a sledge for the little ones! Would definitely go back.

The house is a great base for exploring Appleby and there are some great walks on your doorstep. There was no guide within the property giving information about the property and what is expected for example the recycling, outdoor gates to be kept closed, rules around the outdoor area and where you can and can not go and this would be helpful.

The shower could do with updating but on the whole a fab place to stay, kitchen was great and loved the breakfast nook and large dining table for dinner. The sitting room was well laid out for family evenings too. We were out and about a lot during the day and it was great to come back to a lovely, comfy home.

Directions to the property are incorrect and take you to the wrong place, this needs amending to save complications. Hot water and heating system needs instructions on how to use them, ended up with no heating or hot water , rather inconvenient. Spotlessly clean though and fairly comfortable beds. Would stay again once clarified the boiler issues.

However we had quite an unpleasant experience with the owner from the start. She was very rude and judgemental of us, we got the impression that because we were a group of people in their mid-twenties, she assumed we had come to party (which we had not) and therefore were not to be trusted. As a result we felt incredibly unwelcome. The owner had not provided a handbook for the cottage so many things within we had to find on our own, and it also meant we had no knowledge of where was good to walk nearby, especially with the dog we had brought along. However the owner then complained that we had taken the dog somewhere we shouldn't have, in spite of no previous information and no sign on the one field we took the dog into. We generally had the feeling of her being overbearing and controlling and it turned what otherwise would have been a nice weekend into a rather stressful one. Additionally, the instructions to get to the cottage were wrong (if you do visit, it's the second right after the golf course, not the first. Down a private road, round the corner and it's the last house on your right), which meant we all arrived quite stressed. There were only 2 rolls of toilet paper provided for 6 people over 2 days and no spares on the property. The beds were uncomfortable, leaving several of us with back pain afterwards. The area around the cottage was nice, and there are some good walks nearby. We would recommend the cottage if it weren't for the fact that we felt like an inconvenience to the owner.

.. Lack of a welcome folder to explain heating, suggest walks etc. was a shame. Property is clean enough, comfortable enough, (one double mattress is extremely firm) and warm enough, just punch the 'one more hour' on the heating controls!... Shades of the late 70s is the general feel, shower room had a mouldy ceiling but plenty of hot water( once again use the extra hour button) and huge rad... Kitchen lacked a peeler, (tiny problem) Only real gripe is that the 'enclosed garden' was in fact just a patio with a tiny fence that any dog could have jumped over or wriggled through and had a lovely time chasing the neighbouring chickens, ducks and horses !!! ... So no letting Fido out for a quick wee while you made the morning tea in your PJ's... ... A few good quiet walks, traffic was rare and only a few minutes short drive into town... Take some plug in night lights, one bedroom is on a half landing so night time trips to the loo could be dodgy!

Arrived in torrential rain lost for 20 minutes with no phone contact provided. The accommodation was ideal for a dog friendly cycling holiday. Bikes stored under cover at the back and the practical furniture made it easy to relax. The cobwebs added character to the well stocked lodge. Absent of cleaning products and a working vacuum was probably COVID related. Lots of walks and cycling direct from lodge . Stunning location stunning views in a beautiful quiet location. Will definitely return.

The accommodation was ideal for a family gathering of 6 adults and 2 children. The location was in a very quite and peaceful area, and it was easy to get out to other areas. All in all, we had a fantastic family holiday.

Sitting outside at the rear of the property we were surrounded by bird song, enjoyed looking over the fields and watching wildlife such as Buzzards , pheasants and rabbits. The owner was very welcoming and informative. Clean and well equipped we would certainly recommend this property and plan to return in the future !

We enjoyed it very much. Lots of wildlife in the area. The cottage is very spacious and had everything we needed. It was very peaceful, no traffic and very dog friendly. The owner was also very friendly and chatty and helpful. We had no complaints and would stay again.

Unfortunately the heating went off just after we arrived and was not fixed for the duration of our stay. The power went off at 9.30pm on our second night which meant the one fan heater the owner supplied us to heat a 4 bedroom house was also no use. We got the distinct impression that were were an annoyance because we complained about the heating going off, the owner didn’t bother to check on us when the electric went off despite living next door. We spent Saturday night shivering under quilts in the dark praying for Sunday morning and home time to arrive. In hindsight we should have packed up and left. I called Sykes on Sunday morning to complain and the girl on the phone didn’t want to know, quoting “it’s nothing to do with us” well it does, your site recommended the place and you took my £337 for 2 nights. So far no response from anyone, will never book through Sykes again, terrible customer service.

"This holiday lodge was beautiful and in a beautiful location."
The owner and her daughter are friendly, tactful and helpful. There is no need to drive anywhere. You can walk for miles in all directions in this 'hidden gem' part of the country. Stunning mountains surround you. The roads are extremely quiet which makes them beautiful to walk on as you look around at the impressive hills. The neighbourhood's so friendly. We went in the snow and the views with the majestic mountains in the snow were irresistible. Everyone who saw our pictures said they thought it was the Alps. Thank you for a wonderful holiday.

"The emails we've received only stated the check in time as 15:00 and the check out time as 10:00."
However on the day of departure we were told that this should actually be 17:00 and 09:00 respectively. We were already packed so it wasn't an issue - we're not happy that weren't informed of this in any of the confirmation emails we've received though.

Clean and comfortable, it was a really enjoyable holiday. We had a little trouble pinning down the location upon arrival, but once we found it (with some help of friendly locals) we were well away. We had a shopping delivery setup prior to arriving, which made life easy and the seating and table outside was a picturesque location for breakfasts.

This cottage is not suitable as a holiday let in the current pandemic we are living in. Its unclean and very basic considering it costs's over £800 per week to stay there.

"It is fairly difficult to find, Anyone going/planning on going you need to go past the gold Club, Follow it over the next Cattle Grid and it is the Next Right and follow it all the way around."
Other than that the Lodge is lovely, Quiet and out of the way, The owner lives close by and will come to Greet you which I thought was a great Gesture, Very Friendly! Though it isn't too friendly to taller people due to the sloping roof on the top floor and small doors throughout, but it's normal to be ducking under things When you are Tall so it wasn't an issue! We forgot to write in the Guest book so we apologize for that.

Downstairs bedroom has damp and one of the upstairs bathroom has water motor in the room. on arrival beddings was not clean hairs could be seen on white sheets. Dishwasher was not functional. On the last day of our stay caretaker informed us about presence of bats in the adjoining building.

However, we thought that the attention to detail in the cottage decor and equipment wasn't great. Tha cottage is advertised to sleep 8 people, yet, we could only find 1 large drink glass and had to use our own plastic cups which we luckily brought with us. As the cottage welcomes children, it would be great to see some space in the garden with child friendly toys/equipment so they can also enjoy their time there. The decor, especially in the bathrooms and downstairs bedroom, is quite outdated and would benefit with a slightly more modern touch, which would also bring more comfort, as the shower downstairs is very dark, has extremely low pressure and although seems clean, is not very appealing. The house seems well mainted at first, but after closer inspection some dirty spots like cobwebs under the ceilings or under the stairs ( directly above the dinner table) are visible. As mentioned above, our experience was positive in general, as we are not overly fussy, but more demanding guest would easily find a ground for complaints, especially that the price fir a week stay isn't very low.

Fantastic cottage but rather annoying that they were unaware we had booked so cottage was freezing when we arrived and took ages to warm up which meant the whole first evening was pretty bad , cottage and area were fantastic though, exceptionally well equipped kitchen which made it so easy for our family get together

It is a bit hard to find but that is part of its charm. Ros, who manages the place and lives two doors down, was very nice and brought us a bbq when we asked to borrow one. Only thing was that it could use with a few extra toilet supplies - some extra toilet paper and soap at least.

Lovely location in the very heart of countryside but very close to the motorway. Not really suitable for small children due to the steps and our dog struggled with the wooden flooring. But overall a lovely place for a family or friends break. There are no shops within walking distance so a car is essential to get anywhere.

Brackenber Lodge rests down a quiet private lane, attached to Brackenber Hall.
